The setting of the hotel was beautiful, on the edge of town and overlooking the river.
We felt the dinner menu could have been more imaginative.
Very comfortable
Nothing
Beautiful hotel, great location and lovely staff!
Great location and nicely decorated hotel.
No view from window, but overcoming given the good price for this room.
Location and classic building
Lovely situation and location
Bit dated
Lovely hotel, beautiful surroundings Friendly staff
Only complaint is the bar did not have diet lemonade
Location
Nothing at all
Excellent stay at the orangery , beautiful room . Great breakfast and good choice for evening meal , well priced . Staff very helpful too .
Kelso is a great location with places to visit and ednam house has lovely grounds and views, great staff and food
The orangey we stayed in had a few spiders and the odd wasp got in but I don't like spiders anyway so maybe not an issue for some but the room was nice otherwise.
Location and parking
Slightly shabby
The location and characteristics of the place
Food and service was disappointing and expensive for what it was
I have stayed in Ednam House Hotel on a number of occasions whilst visiting family, who live just outside Kelso. I always find the Hotel very comfortable, very convenient and all aspects of the stay fulfil and even exceed my expectations. It is my preferred accommodation in the area and I am already looking forward to my next visit.
Cannot think of anything.
Hotel with character, excellent food, we ate there every night
The bed was a little too hard for me , a mattress topper would have been ideal.
Very friendly hotel staff, excellent cuisine, beautiful grounds and close proximity to Kelso town centre.
Our room could have been better, the layout wasn't great. That said, the bed was comfortable and room clean.
Staff were great, as was the overall feel of the place. You could say it's a bit dated but it's got character and is spacious and bright. Unfortunately the weather wasnt great as we'd love to have taken advantage of the lovely gardens / terrace seating - nice to look onto though (as was the river).
The breakfast buffet options were good but the cooked plates were a bit underwhelming.
Quirky and interesting. Obviously well looked after.
Nothing
Location, staff , good room with garden view. Beautiful building and gardens backing directly on to River Tweed. Good restaurant.
Lovely hotel in the centre of Kelso. Friendly staff. Big room with hanging space.
Location perfect, ideal for the village
In need of an upgrade
Breakfast was good but there was a long wait each morning after ordering.
EVERYTHING. Such a peaceful stay. The grounds are spectacular. Idyllic to sit by the banks of the River Tweed and watch the wildlife and soak up the tranquility. The staff were friendly, helpful and let me check in much earlier than usual. The evening meal was exceptional. A large portion of crispy cauliflower bites with tahini sauce. Sensational. My green salad had a beautifully light lemon dressing and an assortment of leaves. The chicken supreme lived up to its name, so many elements all perfectly cooked. I had confidence enough to know a dessert would be worth the calories and the creme brulee was perfect, a caramelised crunchy topping and sumptuous creme. Just wonderful to sit in the exquisite glass dining room surrounded by the beautiful garden. My Scottish cooked breakfast was lovely and piping hot. My bedroom had views over the river, a wonderful surprise. Recently decorated, everything was spotless. I had a very peaceful night This hotel gets mixed reviews but I'd encourage you to stay here. It was perfect. Thank you all. I left feeling incredibly relaxed and like I'd been properly pampered. I'm a huge fan and will be back any time I am near Kelso again.
The few negative reviews almost put me off. So glad they didn't.
Beautiful setting right down town. Good value for the price.
While it was clean and staff were friendly, it was a bit well worn
Great historic hotel in a superb location with some beautiful rooms
There was a long wait for breakfast and slightly disappointed when it did arrive
The room was clean and bathroom. Good Location
The cooked breakfast was not good . It fell along way short of the photos you see on line
location friendliness of staff
Bit noisy with the deliveries in the morning
Everything
Would have liked to be informed of service charge
Location by the river is good especially if the sun is shinning
Had poor bedroom a little bigger than a cupboard. Shower was pathetic in relation to power.
We was ag a wedding was perfect
Everything was fine
Location was great
Beds uncomfortable, Interiors dated, Breakfast was delivered cold, Room had cobwebs and dust
Loved the location and the staff were wonderful. The evening dinner was very good.
Parts of the hotel were alittle tired and while the room had a kettle and cups for tea and coffee, i would suggest including some glasses for water.
Convenient location for our requirements
Building a tired. Gardens need some tidying up.food over priced for quality. Bed was two single pushed together 2 mattresses and uneven levels
Its location and classic building were great
Some evidence of things regarding attention eg shower broken and garden furniture looking dated and tired. Also only slim line tonic available in the bar - really
Lovely room, spotlessly clean. Quality of the food was excellent - I would really recommend
The location is fantastic.
The EV chargers were not working but there was no signage to say that this was the case. The bar is a mess - chronically understaffed and in dire need of refurbishment. The bed was unbelievably uncomfortable. We hardly slept a wink. The breakfast was worse than ordinary - we literally didn’t like anything that was served up.
Plesent overnight stay. In main town and food was lovely. Definitely pop back.
Nothing.
Good room
Breakfast speed
Location in town centre. Suite in the Orangerie was very roomy and pleasant.
It’s a glorious building but so lacking in atmosphere - it could be so much more impressive.
Beautiful setting!
Nothing!
Das Zimmer hatte alles, was man braucht.
Locatio
Bedrooom was not upto Premierinn standard bed was low and uncomfortable bedroom was cold all night because window was fastened open bathroom was lovely Staff friendly My wife took ill on the first night so we had to leave on the Saturday morning Breakfast was not good hot food was like eating tasteless plastic orange juice was lovely
The situation was superb and the staff very helpful. The dinning rooms public areas etc were very tastefully decorated. The barman was splendid and was very helpful.
In my single room no 1 it was difficult to operate the shower head as 2 showers plus bath water were operated by same mechanism, and temperature control was non existent. My outlook was also rather drab and there was no wardrobe.area for hanging clothes. These were little problems which can be easily rectified
Beautiful views from the bedroom window and the restaurant. Access to gardens was great from the restaurant and bar. Beautiful lounges, great features in each. Dinner was excellent.
The pillows were very uncomfortable and difficult to position for comfort. We went down towards the end of breakfast service and saw only 1 jug of milk, so I presumed there was no oat milk. I am dairy intolerant so I had to miss out the cereal. The cooked breakfast was advertised as freshly cooked to order so when it took a little time to be served I thought nothing of it. However, when it arrived it was dry as if it had been kept warm in a hot plate. The beans were congealed, the bacon dry and the sausage tough to chew.
Good location , good food , room clean but not great location
Room was the furthest from restaurant . Breakfast staff rude and ill-mannered and didn’t speak appropriately to us and it took 35 minutes to get more food
Location is superb
Nothing
Location & character
Ran out of breakfast “staples” at 8.30 am.
As always, excellent.
Very nice hotel wuth some very spectacular public rooms.
We had a ground floor room which was overlooked by the garden path. No privacy and we had to keep the curtains closed all of the time.
Absolutely stunning 18th century mansion. Excellent value for money
Almost everything.
Our room had the basin in the bedroom when it would be better in the bathroom.
The location
It was a bit dirty and could do with a freshen up
Beautiful location, looking down into the river, in the heart of Kelso, lovely old building, pleasant room. Very helpful staff. Continental breakfast was good.
The staff were overworked and doing their best but ordering anything, drink in particular, took a lot of time. The meals at dinner were disappointing, I would not eat there in the evening again.
Stunning outlook.
We stayed in an exceptionaly hot room. A fan was provided which was 100% necessary to survive the heat.
Lovely location staff very friendly and helpful. They made super porn star martinis
47 steps to my room no lift. Could not bring my husband because the hotel is not wheelchair friendly.
Fabulous Bedroom and ensuite, beautiful location gardens and views, friendly professional staff, great breakfasts and dinners, comfortable beds and lounge
Nothing
I loved everything about this hotel. Fantastic location, beautiful decor excellent food and really welcoming staff - especially Margaret!
Nothing.
Lovely historic venue, in a beautiful little town. We were lucky to be there during Kelso Civic week so we enjoyed the festivities alot.
Nice big room, fan provided. Easy parking and good location for our needs
The room was very bright, the blind did not block out much light nor the curtains. Room could have done with a bit of an update
Location and views a Ross the River Tweed plus Receptionist was very professional
Bed was so uncomfortable and the room was not as described or match any pictures provided and nowhere near the size advertised, deeply disappointed and believe I was not given the room I paid for
The staff were very good, helpful and pleasant. The location was ideal for our planned motorbike tour of Northumberland., with good parking for the bikes. The hotel was obviously old with some history, this was good but it is definitely in need of some care and attention.
The staff were obviously overworked and understaffed. The 2 in the dining room were struggling to cope and the dining room wasn't particularly busy. I ordered a meat pie at dinner and after 10 minutes was asked if I was willing to wait 20-25 minutes whilst it was made fresh, this wasn't a problem as we weren't in a rush. However, I had to chase it after 45 minutes. They even had to had the one member of staff from the bar to help a couple of times, and this meant people in the bar had to wait. Suffice to say, we ate elsewhere for the rest of our stay. The breakfasts were ok, but again the staff appeared to be struggling. I was asked to do my own toast to have with scrambled eggs as the chef was too busy... The communal rooms were clean and tidy and although looking a bit tired their history was present and interesting. We were in the 'attic rooms'. The bedrooms were clean, a bit tired, but perfectly acceptable. The biggest disappointment was the bathroom, it was clean but it was desperately in need of renovation. Although it had a new power shower, the whole room needed sorting. Paint was peeling from the walls (several layers), and the bath looked dirty. It wasn't, it was just so marked and stained from many years of use. Unfortunately, I didn't take any pictures as that is not my way. Overall, the issues didn't ruin our stay but it could have been better. I mentioned my concerns to the lady on reception as we left, she said that she would pass them on but the owners were aware of the problems. Also, I believe these problems meant that the room charges are too high.
Beautiful views over the river Tweed .
Nothing to report
The room overlooking the Tweed
The riverside location was excellent.
The room was very basic and in need of decoration. The furniture was very poor.
Deluxe room was large. The hotel was in a lovely spot on the river and very central for walking around Kelso.
We were hoping for a fridge in the deluxe room.
Staff were friendly. Beautiful setting. Food was OK
Decor dated. Room needed modernising.
Public areas were excellent
The room was in need of refurbishing and was very tired
Stunning location, beautiful room and friendly, helpful staff
Despite the garden suite/orangery being a huge room with excellent facilities it was let down by only having a double bed when there was enough room for a nice, big super king
only ate breakfast at the hotel which was very good with a wide choice available.
There's nothing I don't like. I have stayed there before and whilst it's not the most modern of hotels I like it and will probably go back again. It's good value for money.
Our room and the outlook.
Breakfast was a bit disorganised, but cooked breakfast was excellent.
Great location, nice grounds , polite staff Nice bar area
The bed , pillows and quilt were terrible. Bed and pillows very hard and lumpy , quilt very heavy. Plus the room we were in was in a separate building ( didn’t know this on booking) To go to the bar or restaurant, you needed a coat if it was raining. It’s all very tired looking.
Beautiful view and very well located. Loved the history of the hotel and found the public areas were in keeping with the historic past of the building. All staff were helpful and professional especially when I managed to lock my room key in the room! The price paid as a solo was amazing given the quality of the breakfast and the room was quiet and had a lovely view of the river.
Sadly, the rooms are needing a wee bit modernisation and was quite bare considering the ambience of the public area. The room was very warm (even with the window open) and the bed was very soft for my liking. Breakfast was awesome but would have preferred coffee and tea served rather than a teabag and urn.
The staff were extremely helpful and welcoming.
Should have spent a bit more and upgraded to a larger room, although the room was adequate, clean and had a view.
The hotel is breathtakinglysituated beside the river Tweed, with views upstream to Floors Castle. The grounds are beautiful and perfect for sitting in on a lovely summer’s evening with a glass of wine. The hotel itself is a lovely old building, however is in need of a little TLC. The breakfast was delicious and the staff were polite, helpful and friendly. Our room was very comfortable and quiet.
Cobwebs, dirty windows, flaking paintwork and stained carpets let down an otherwise stunning hotel.
Location in town centre, gardens, quiet.
Some staff quite off hand. Quite expensive for a 3* hotel.
Setting
Steep stairs to room and no lift
Breakfast was good , location was excellent , staff were helpful
When we arrived it was impossible park the car and very few cars belonged to guests !!The single rooms were small and I should have booked two doubles .. We had two dinners in the hotel, which were just OK but could have been better , for example a bread course for two of us should be more than two small slices of white bread which had gone stale
Excellent location for access to the town. Fabulous old building with an amazing bedroom. The breakfast was lovely with great choice of cereals, fruits, pastries and cooked.
The mattress was not great but was sufficient after a long day exploring
Had character with modern facilities
Nothing
Great location - Lovely breakfasts - Polite & friendly staff.

Good location in town and beautiful view of the river
The property was fine. The bathroom for my room was very tired and not of the standard I would expect (chipped bath, painted tiles, ill fitting shower screen over a bath). From the party I was with, it seems many bathrooms have been refurbished, mine had not, but it needs to be done to give better value for the fee charged.
Dogs were allowed. Room very quiet.
The location the room the grounds and being pet friendly
Not much
Enjoyed my stay
A lovely characterful hotel in beautiful grounds. Good food and a comfortable room. Very good stay overall.
The staff were very helpful, the location was perfect, rught in the centre of town, food was excellent.
Nothing comes to mind,
Clean, a bit tired, but this added to the age of the building.
Staff helpful. Building and surrounds beautiful.
Very pleasant and helpful staff. Good food. Clean room. Good shower. Large gardens and dog poo bins. Very dog friendly.
Room a little small but just had room for dog cage. Double room but only one chair.
Good traditional breakfast. Lovely view over river Tweed. Right in town centre.
Pictures on the wall in bedroom were old and faded. The hotel garden overlooking the river needed a good weed and tender loving care.
Beautiful setting
Very hot, base of bed badly stained.
Close to the show ground, great with the dogs and allowing us to eat and bring them with us and not leave them in the room.
The loft rooms could do with a renovation.
The receptionist was exceptionally helpful at check in. She sorted two rooms together which had been overlooked previously despite phone call and message. Bar staff, one girl was very busy, but coped well. Excellent facility with dog.
Bed wasn't too comfy. Three broken panes in windows. Original booking had placed one in 16 and the second in 46 despite stating my daughter's additional needs required two rooms together. Two of us had fish and chips in the bar. Fish was tasteless. Chips were real not fries and they were good.
Wunderschönes Hotel
On arrival the hotel was a beautiful building quite impressive. On entry we were disappointed it is very sad and somewhat shabby. It has a heavy smell of old cooking, new cooking and deep dust smell, constant fired fish smell. We were in the garden room. We liked the room but it’s very cold and took a long time for the chill to go away. We had dinner in restaurant on first night it was not good my husband had lentil and chickpea curry which he said was totally bland. I had Ednam burger which was very tough and over cooked. We did not complain because the girl serving was so lovely and all alone doing everything we felt sorry for her. We must say all staff were genuinely lovely and helpful. The grounds are beautiful and views spectacular but all of this aside the main hotel has this heavy smell of aged dust and cooking fat. It’s such a shame I don’t think it would take much to improve this maybe clean carpets and have some fresh lilies/flowers in vases dotted around would help. Overall my husband and I were very disappointed because we have stayed at the sister hotel Doxford Hall numerous times and we expected the same/similar but it’s not at all. We paid £683 for three nights and we do not feel it was money well spent.
It had beautiful view and a lot of promise
