Great location! Across from Giovanni’s pizza, near a yoga studio, and havelock mall which has a cinema and good restaurants.

ASK STAFF TO SHOW U HOW TO UNLOCK THE STREET LEVEL DOOR FIRST. Key for outside door of property is confusing to unlock, so other guests tend to ring the doorbell a lot because they can’t figure out how to get in. The staff were gone (this was a weekend) so we had to go downstairs and outside and answer the door for the guests that were ringing the doorbell. (Frequent occurrence). Doors are glass so some light gets in through the cracks. Otherwise nice property, lots of natural light, well-equipped. Tea and even milk cartons in the mini fridge was a nice touch. Also provided drinking water.

Plenty of mosquitoes and cockroaches. My room bed linens not clean plenty of stains on pillow covers and bed sheets . I have to ask them to change it. Maybe they're not caring about that. Second night, my room air-conditioner stopped working. I didn't slept whole night. I called property owner plenty of times but his phone was switched off. Next day morning when staff came, upon my request they gave me another room, that room also air-conditioning was not working properly.Six days I stayed at this place. Most of the nights were very uncomfortable. Internet was very slow and was not working. I had to contact the property owner several times to sort out the problem. Especially for emergency, no one stay on property at night. It’s not worth for Money what I paid it.

Cozy guesthouse with three rooms (two of them were occupied by staff), clean, quite big room, very friendly and helpful staff (though sometimes you need to ring more, so they hear you 😀). Nothing bothers you there

However, this is a self service guest house. There are 2 staffs whom you will not find throughout the day as they have other properties to look after as well. They have some serious repair works to do e.g., the glass door of my room was faulty, washroom door didn't have a lock or may be it was not working, and it was a very hard auto closing door which is not a good idea for bathrooms. Kids always needed help to enter. For 3 adult room they provided a couch for the 3rd adult which we did not expect. However, if you are visiting with friends or only couple, then it will work otherwise it will be challenging.

The staff were really friendly and helpful, the room was clean with a tiny cute back yard. And at my Arrival o got a bowl of fruits and fresh juice which was really nice.

The wifi speed wasnt good, the room door is Glass next to the reception table. You could clearly hear people talking outside. There is also instructure going on next door which they were starting 8 in the morning and it was annoying.

Das Lotus Guesthouse ist sehr schwer zu finden . Google Maps findet es nicht und die Kommunikation mit dem Betreiber war etwas schwierig . Wir buchten ein Apartment , was wir erhielten war ein Bett ein Schrank eine separate Spüle und eine Nasszelle . Das Bett allerdings war sehr bequem . Die Terrasse kann man nicht als solche bezeichnen . Die oberen Zimmer sind besser und komfortabel ausgestattet . Das Apartment allerdings möchte ich keinen empfehlen .

Kein gutes Preis Leistungs Verhältnis . Der Service lässt zu wünschen übrig . ( kein Service ) Der housekeeper ist nur zu unbestimmten Zeiten im Haus . Die Kommunikation läuft nur über Phone . Alles sehr schwierig !! Für warmes Wasser um zu duschen mussten wir anrufen und dann warten bis sich jemand kümmerte .

Très bon séjour dans cet établissement. Ruvan a été très réactif et attentif avant et pendant notre arrivée, notamment pour l’organisation du transfert et les informations pratiques. La communication a été fluide et rassurante. Un grand merci également à Kanchana, le gouvernant, pour son accueil, sa gentillesse et sa disponibilité. Nous sommes arrivés très tard dans la nuit et tout était parfaitement organisé pour que notre arrivée se passe sans stress. La chambre était propre, confortable et conforme à la description. Merci

Great stay! The staff were very good and helpful. The room and bathroom had no issues. There is a kitchen with all the tools needed if you want to cook, which was very convenient. The TV had many channels, and there was a big fridge as well. Overall, a comfortable and pleasant stay.

There were a few areas that were not completely clean. Also, at night light came into the room from outside, which was most uncomfortable issue I found.

I really enjoyed staying at the property, it is so cosy, and has all the facilities I needed. I am ever so grateful that the owner arranged high speed internet for me to work without disruption. It is at a safe and convenient location with easy access to a variety of restaurants, cafes, banks etc. Would definitely book again next time I visit Sri Lanka.

A szállás Colombo központjától délre helyezkedik el, egy jó és biztonságos környéken, ahol éttermek, pékségek és közértek is vannak a közelben. Nagyon szépen és stílusosan van berendezve a szoba, képekkel és egy különleges csillárral. Az ágy kényelmes volt és a fürdőszoba nagy méretű. A zuhany kiváló volt. Tiszta és jól karbantartott volt az egész ház és a szoba is. A műfűves tetőterasz is használható egy kis pihenésre. Tea, víz, gyümölcslé és cukorka is volt a szobában. A személyzet kedves volt és a tulajdonos kimondottan segítőkész volt. Taxit is küldtek elém a reptérre.

A bejárati vaskaput nehéz kinyitni. Háromszor kell elfordítani a kulcsot.

The location was very good (for me) as it is close to some good restaurants, etc.. The staff were very friendly and helpful. The room was clean, comfortable and bright. Although facing the main road, it was pretty quiet.

Some of the facilities were a bit wonky: e.g., the only accessible electrical socket was nowhere near any furniture - so I had to charge my phone by laying it on the floor. The wall facing the hallway was translucent glass, so the room was never very dark at night - great if you need a nighlight but less so if you want a proper sleep. No desk, so I could not set up my laptop. There also seemed to be leaking problem just outside my room every time it rained, which of course it did a lot.

An absolute gem of a stay! From the moment we arrived, We were greeted not just with smiles but with a platter of fresh fruit and juice that made me feel like royalty on holiday. The fridge was generously stocked with water (a small detail, but such a lifesaver!), and the amenities were top-notch. The real standout? The flexibility! I was unfortunately unwell and instead of the usual rigid check-out times, the team graciously let us stay until the evening of my flight — a kindness we’ll never forget. The staff are wonderfully helpful, the atmosphere welcoming, and the level of care beyond expectations. If you’re on the fence about booking, don’t be. I’d give them 6 stars if I could.

Mauvais accueil : les deux salariées de l accueil ne parlaient presque pas anglais, elles n’ont pas été en mesure de nous donner une serviette de corps propre et sèche à notre arrivée, il manquait du papier toilette, n’étaient pas capable de nous donner le bon code wifi..puis un autre salarié qui ne parlait pas plus anglais nous a demandé de régler des notre arrivée le séjour. Nous avons eu un énorme CAFARD dans cette chambre / cuisine Trop forte luminosité pour bien dormir le matin En fait l hôte anglophone n est dispo que par téléphone … c est très particulier Enfin les salariés ne nous disaient pas bonjour le matin

It was a modern facility and the owner was responsive when I had an issue. It is perfect for a family as there are only two rooms and a tiny kitchen in one of the rooms. Only one staff member who was a kind and friendly person.

As a solo traveller I felt scared to be by myself in this property one evening as there were no other guests or a staff member until the owner upon my request sent the staff person to be there until 11 PM. The night before the other guests left the gate wide open and the front door did not lock. (This needs to be fixed). This was unfortunate and I think never happened before but added to my discomfort the next evening. As a Sri Lankan staying here alone, it was not calming . The owner was kind and concerned. Yet, I feel measures have to be taken to provide security for guests. I opted tor the delux room but that was not great. No widow to open and a glass door with a lock that was difficult to open. Uneven tile levels in the room and a wet bathroom that could have been slippery. Honestly, after staying in many guest houses in Colombo and in Hatton, Unfortunately, this was the lowest experience I had. I move to a much nicer place that had a staff person in the property residing for the same price. No room other than the two rooms. One afternoon, two young guests who played loud music and I was not able to rest after a long journey.

Everything was fine and the location excellent. The only thing that bothered us a little, it might not bother other guests, is that the bed was too hard.

Nice location. Lots of eating joints nearby. Comfortable rooms (there are 2 of them). We had a little difficulty in opening the main gate, but that was solved. I think it is a great value for this price.

There is a massive difference between the 2 rooms available, one is very modern and luxurious, the other is a bit more outdated with a strong smell

Great host. Reliable, responsive and attentive. Air-conditioning turned on for arrival 👍. Came out to meet us in the rain and help with bags. Clean room and nice edible extras.

The staff were so lovely, Ja was very helpful and welcoming! The owner was great, very communicative and helped me book a taxi from the airport and accommodated an early check in free of charge.

The location of the hotel is on a pretty Main Street so it can get loud at night, but to be expected in Colombo!

The room was large and quite organized

Although the apartment was clean, we found a cockroach in the bathroom when we entered the room. Also, there is no reception 24h so you have to inform in advance your check in time, in order not to wait 40min. Outside the building like me.

We did enjoy our stay! A bed was very comfortable, and a room was equipped with everything necessary. Janaka is the host, who took a very good care of us! We received a beautiful plate of local fruits as a welcome gift. And other treats that were served in a very cute way. Janaka was always there to help us out when we needed it, despite the fact that his English is not very good. Also, the owner Ruvan was also very helpful, and we could contact him anytime for extra questions.

The owner arranged a taxi pick up from the airport and was easy to contact. We were welcomed by a lovely man and drinks for our stay. The room was clean, good size and water and tea bags to enjoy. A great stay!

Great location and excellent value! It's a bit of an odd building but the way they've arranged the place is very tasteful.

The host was hyper welcoming, he did our check-in early and gave us fruit juice and gummy bears. He was super helpful and kind. We requested to pay with credit card, and he went above and beyond to grant it, which was a big plus. The shower gels, shampoo and toiletries in the bathroom were good quality. The bed is massive. The room is big and has plates, cutlery, complimentary tea & coffee and bottled water. They also have a flat screen tv with international shows and movies. It is clean and cosy.

The host is super nice but his English is not very good, so it was a bit hard to communicate with him. The guesthouse is a big far from the city centre. Aside from that, everything was good.

Spacious and comfortable room with a big comfortable bed, air conditioning, tea and kettle, cold water in the fridge. Convenient location only 5 minutes to the centre by tuk-tuk and there are ATMs and some restaurants within a 5-10 minute walk. Nice welcome with a refreshing mango juice.

You can hear the traffic as the hotel is next to the road and the windows aren't sound-proof,, although this didn't stop us sleeping. Hooks needed in the bathroom for towels and clothes.

Overall the place was clean and surprisingly quiet, even though it was located on a busy street. We had the room on the first floors right side, which was on the backside of the house. - easy communication through the booking app - Ruvan organized a taxi to pick us up at the airport. - We used early check in and late check out with no additional cost. - room has a fully functional AC - there are supermarkets nearby and the room had a refrigerator, which was great. There even was a kitchen, which we didn't use.

Door lock a bit janky

This is my 2nd time stay in this property. 100% recommended. Friendly Staff. Comfy Beds, Ample space in the Room, Clean room and bathroom.

Facilities were great. If there was an issue, it was resolved promptly. Any extra requests were met graciously. The staff on site was very helpful with all needs.

Lovely relaxing room and chadelier. Bowl of fruit was nice. Good location opposite a popular pizza restaurant/takeaway giovannis. Easy to get a tuktuk to wherever and we walked back .We ate at kiku one night not far away.

There is not someone on site all the time so I should have let them know exactly when we were arriving but all was OK when we got hold of them.

The staff were wonderfully supportive, helpful and responsive, available at the arranged times with supreme efficiency so any anxiety we had about the lack of 24-hour reception was unfounded. The room was very clean and super comfortable with higher-end decor and stocked with toiletries, coffee/tea, and ample fresh water in lovely glass bottles. Lots of cafes within a short walk for quick food, including Sri Lankan style. The property feels completely secure too, and generally this area of Colombo is walkable at night anyway.

The frosted glass entry doors for the room give a striking first impression, but are somewhat impractical. Clothes hooks in the bathroom are needed.

The room was exceptionally clean and comfortable, providing a relaxing stay. Its location is perfect, with Chinese and Japanese restaurants nearby. Overall, an excellent experience that exceeded expectations.

Central location, easy access to restaurants, shops, and sights. We had the place to ourselves, so it felt like home. We had a set of keys, so our movements were not restricted. Janaka was very helpful and always had a smile on his face. Even when staff were not around, it was easy to communicate because they answered messages on Booking (thanks, Ruvan!) and phone calls. Attention to detail: welcome drink, fruit basket, streaming service and Dialog TV, all the toiletries are made by Lotus

Parking can get a bit tricky as there's only room for one vehicle. However, they're expanding, so this may not be an issue in the future.

The place was very clean, all was there as advertised, the staff was very friendly, very private, can go out and come back any time with the private key to the gate, the gate always kept closed and felt safe.

It would be better if there was a small table insdie to use a laptop, eat food, maybe a folding one which does not occupy space when you don't use it.
