It was very spacious and had a beautiful garden. Owner was very friendly and arranged a delicious local breakfast in the garden. Definitely recommended!

Peaceful and truly beautiful home in a quiet neighbourhood of Anuradhapura. Still very easy to get around, with 200-500LKR TukTuk’s to nearby restaurants, the centre and historical landmarks. Prageeth was an excellent host. He served us an amazing breakfast and was there to support all of our needs, including organisation and transportation of our train journey. If you’re coming to Anuradhapura and want a place to relax, this is it!

Het was een super aangenaam verblijf! Alles wat je nodig hebt is aanwezig. De eigenaar is super aardig, gastvrij en heel behulpzaam. Het geserveerde ontbijt is ook erg fantastisch.

Misschien is de woonkamer niet helemaal goed te koelen. Maar dat stond ons niet heel erg in de weg.

Very nice garden, spacious rooms with living room. The host is very hospitable and friendly, helped us to plan our visit at Anuradhapura during Poson Poya! Very reliable suggestions. Also help to arrange the transfer to Dambullah.

If can change newer curtains will be better:)

Der Gastgeber Prageeth war sehr herzlich und äußerst zuvorkommend. Direkt bei unserer Ankunft hat er uns einen Plan vorgeschlagen wie wir unsere Zeit in Anuradhapura am besten nutzen können und einen Fahrer organisiert. Der Fahrer hat uns hervorragend durch die Stadt geführt und uns auch am nächsten Tag nach Trincomalee gefahren. Während der Stadttour glänzte er mit einigem an Wissen über die Stadt und die Tempel. Auch die Unterkunft ansich war super, der Garten ist toll gestaltet. Dort haben wir am Morgen auch ein fantastisches Frühstück bekommen.

A beautiful outdoor area where families can relax

Super spacious apartment with a kitchen, living room and the two rooms with AC. The owner was very kind and attentive, giving us a lot of information on what to visit and when, where to dine, and gave us a lot of nice insights into the history and the culture of the area. Breakfast was plentiful, simple, but great. Overall Prestiva Stay is such a nice example of the renowned hospitality of Sri Lanka, we highly recommend to stay here when visiting Anuradhapura!

The service was really great, for example we said we were washing our clothes and they set up a clothesline in less than an hour, very prompt and attentive and ready to make your trip a success. The driver that the property recommended (I think he is also the chef) was very great for exploring the ancient city. The facilities were clean and roomy.

The main thing keeping it from a 10 rating was the location, which is in an area of many gated houses and there aren't stores or restaurants just nearby, nor can you walk to the ancient city from there. So you need Tuk Tuk transport or bikes to go anywhere, but they have bikes to rent for a nominal fee.

Everything was beyond expectations! The property is spacious, beautifully maintained, and has a luxurious feel like a 5-star hotel. The host was incredibly welcoming and attentive, making sure every need was taken care of. The food was absolutely delicious—freshly prepared and always served on time. The rooms and common areas were super clean and organized. The location is perfect—very close to the main attractions, but peaceful and relaxing. The garden and outdoor seating areas were lovely for morning tea or evening chats. The ambiance, hospitality, and overall comfort made the experience unforgettable.

Honestly, nothing to complain about. Everything was perfect.

Nice accommodation. Two bedrooms were air conditioned and the living room had a fan. TV with satellite tv was available. Kitchen was available with refrigerator, electric kettle and rice cooker. There were other amenities available for a reasonable extra payment. A cot was provided for the baby also, which is a difficult thing to find in most of the places around Anuradhapura.

Alfresco, uthentic delicious Sri Lankan breakfast

Breakfast we had was typical Sri Lankan fare with hoppers, curry, coconut sambal, roti, fruit. Excellent food and we even got a cooking lesson showing us how to prepare this at home.

The host was very welcoming and friendly. He offered us homemade dinner and we got to peek into the different local tastes at breakfast. PS. use the opportunity and ask him or preorder for homemade dinner. Host is very knowledgable guy. He took his time to talk about Sri Lanka and made many suggestions for our trip, for excample Ritigala Strict Natural Reserve - which we visited, Thank You for that! Room was also very nice and comfortable. Small improvment is to add a watermop, to dry the shower/toilet room after showering, but it seems to be the same in all Sri Lanka.

We had the pleasure of visiting Prestiva Stay for the second time in 2024, and once again, it exceeded our expectations. The owner, Mr. Prageeth, is an incredibly humble and gracious host who goes above and beyond to make his guests feel at home – truly a "home away from home" experience. The property is impeccably maintained and beautifully organized, with every little detail thoughtfully attended to. From the cozy and comfortable bedrooms to the spotless and well-equipped bathrooms, everything exudes quality and care. One of the highlights of our stay was the surprise celebration Mr. Prageeth helped us arrange ,going above and beyond to ensure it was special. He insisted that it be “on the house,” a gesture that speaks volumes about his generosity and dedication to guest satisfaction. Throughout our stay, Mr. Prageeth was always ready with a warm smile and eager to fulfill any requests we had. His personal touch and attention to detail make Prestiva Stay a standout destination. A special mention must go to their incredible freshwater fish curry – an absolute must-try! To top it off, Mr. Prageeth even arranged a portion for us to take home, ensuring we left with not just fond memories but also a taste of Prestiva to cherish. We wholeheartedly recommend Prestiva to anyone seeking a relaxing, well-cared-for getaway. With such a dedicated host and an outstanding property, you’re sure to have an unforgettable experience.

Very clean. Host was always available to help us We got all 3 meals from the location. Choice of food ranging from rice, milk rice, string hoppers, pittu,fish, chicken was exceptional in taste. Price of food was very reasonable too Very good place to have a relaxing family holiday

We had our own space away from the main house, but host was on hand when we needed something. We traveled during a weather event and we were offered flexibility in booking which was so reassuring.

Separate accommodation for our driver would have been great. But again they put an extra bed in living room at our request so problem was solved.

We had a wonderful two days stay at Prestiva Stay in Anuradhapura. We thoroughly enjoyed the experience, and couldn’t be more pleased with the hospitality. The staff were incredibly friendly and helpful, going out of their way to ensure we were comfortable and had everything we needed. The rooms were cozy and spotless, with the bathrooms being exceptionally clean, which added to our overall comfort. The highlight of our stay was the delicious food prepared by the chef — every dish was flavorful and beautifully presented, exceeding our expectations. For the quality of service and amenities provided, the stay was definitely worth the price. Prestiva Stay offered a perfect blend of comfort, cleanliness, and warm hospitality. We would highly recommend it to anyone visiting Anuradhapura and look forward to returning in the future!

The property, interiour and garden were super nice. Very comfortable and clean. The host was incredibly helpful with everything and made sure we had good plans and great meals. He even helped us catch a train at 5 in the morning.

Prageeth, the owner, may quite be the kindest individual I have ever come across. His property was in a quiet location, away from the hustle of Anuradhapura centre. There was no noise other than the wildlife outside. The check-in procedure was extremely simple and straight forward. Prageeth met us as we arrived and showed us around. He mentioned that we were his first foreign guests! The house was very clean, it was well furnished and whatever we could see wasn't provided, Prageeth provided for us. We required a gas cooker and some plates, he got those for us within 30 minutes. We talked to Prageeth about our plans and he kindly offered to organise a tour for us around Anuradhapura Ancient City. He joined in with the tour, using his personal car to transport us from place to place, whilst a tour guide and another tourist couple were alongside us. His service during the tour was second to none, and we were even extremely lucky to be given the honour of participating in a Buddhist ceremony, something that even the locals do not participate in! The day of our departure, we had planned to use Uber/PickMe to organise the transfer to our next stop in Sri Lanka. Prageeth, not wanting to let us depart without knowing that we were safe, offered to transfer us to our next destination, with a stop in Polonnaruwa along the way (this saved us a lot of stress in organising a tour the day after). He did charge for these additional services, but they were significantly cheaper than similar services from tour companies and I can guarantee we would not have received the same service. I cannot stress enough the service we received from Prageeth. For our first time in Sri Lanka, it was the ultimate welcome from the kindest person.

The only downside to the property was that as it was so new, Prageeth had not had the chance to install air-conditioning, so during the night, it was still quite hot, despite the use of fans. But he reassured us that the air-conditioning was being installed within the next week or two, so for future travellers, this will not be an issue.

Excellent hospitality. Very kind and friendly staff. Cleanliness and comfort is upto the expected level. The place is very calm and quiet. Overall it is much worth for the money. Thank you for the service.

Very easy to reach. The rooms, living room, kitchen and bathrooms are very clean. Dinner and Breakfast was delicious and healthy. Beautiful location. Good service and highly recommend.
