Hotel is very atmospheric with its gleaming wooden furniture. Great location.
As an amputee, I found showering difficult.
Nice old heritage building with an inner courtyard
room
street noise
Quiet
All ok
How close it was to everything. Liked how it was kept the old way and furniture to suit.
Warm
I think its a fair service provided
Good location Good parking comfortable beds Clean facilities Not noisy Had a wee heater for when it got cold Excellent wifi Had a TV Just perfect for our overnight stay Afforable basic just what we needed
Nothing just perfect for our overnight stay
Good parking, easy walk to the Octagon.
Second time that we stayed. Very easy access, big car park and right in the centre of town. Process was smooth, very old school quirky building and set up. Room had everything that was needed and good value for money. Most sights in walkable distance.
Had an old-world feel enjoyed the old photos and furnishings
No cooked breakfast
Great location
A bit noisy
The location.
Rooms were great size, easy to get to and park, close walk to pubs, restaurants etc

Helpful staff
Cold outdated and expensive
Very good value for money. Clean and comfortable.
A little bit noisy
Good value for money. Location was good as catching bus to wedding just across the road.
It is a heritage hotel! Beautifully restored
Bed was not super comfortable
Friendly and helpful staff Fantastic and handy parking
Beds a little uncomfortable
Parking was fantastic and handy. Very friendly and helpful staff
Beds just a little uncomfortable
Great location. Close to farmers market for Saturday breakfast. Walking distance to Octagon and other good restaurants. Free car parking.
Walls are thin so can hear other guests but our snobs night there was no one next to us so it was great.
Location, rooms generally always available if rest of town booked out!, Close to town, within walking distance.Surprisingly despite initial impressions the bed was very comfortable,The bedding was clean. Pillows are comfy if needing a run in a washing machine.Shower was clean as was the toilet.
Not particularly clean. The carpet has definitely seen better days with some quite scary stains!,Wall plugs grubby,
Very nice old hotel it reminded me of the old hotels I stayed in in Britain
The shower was a little slippery, and from time to time the ghost would open the door apart from that it was good
Location
Rooms did not resemble the website photos
Location
The room was very cramped, the decor very dated and cheap, the bathroom had rust showing in the bath/shower, the inner courtyard view was dismal and to top it off you could feel the spring through the mattress. Very disappointed.
Great location, friendly helpful staff, it had what we needed clean comfortable bed, warm and able to make ourselves a cuppa and good shower! Thank you
Price, location, free parking
Didn't do breakfast Room was very old and a bit smokey. Shower was old and not up to standard, paint peeling and grubby. Sorry, but it was a shame that room was just old and not charming in any way at all. I like a thick towel and a bedspread not from the 70's, it was a bit depressing to be fair.
Old shower that was not inviting Dated linen Smokey smell in room
Location and parking was good
Bathroom could do with a tidy up
Clean, good food friendly staff, I enjoyed my stay
Information on restaurants maybe
The hotel was a few minutes' walk away from the railway station & is ideal for walking around the city.
One side of the electric blanket did not work.
Location
Not clean. Not comfortable.
The old school window
After the spa we had dirty water
I like that you can park easily at the Hotel and walk to anywhere in the CBD. And I love the polished wooden stairs and orignial, historic style of the hotel.
My room didn't have fridge, microwave or anywhere to hang clothes, unlike the rooms I usually get at this hotel. Perhaps the luck of the draw for a last minute booking.
Walking distance to some really great places to eat.
Out-dated - pictures on site don’t reflect the building. Can hear the people clearly in the rooms next door.
We had the suite up in the prow for 5 days. Suited us really well. We didn't use any other hotel facilities. Close to Octagon, had easy parking, the heater and all room facilities worked well, bed was comfortable.
It's a 2-star city hotel, we chose it, having run a similar place ourselves for years. No complaints. A grand old lady in turbulent times.
Proximity to Dunedin Railway Station. Liked the historical features of the hotel.
Carpark other side of a busy road. Noise through the walls from next door. My room door stuck and needed a good tug to close it.a loud band as it shut.
We didn’t eat breakfast there due to not what we expected
Carpet very worn and patchy, window glass cracked, shower was very basic, with a shower curtain. Lock on door wasn’t very secure. A lot of noise from other rooms.
Very close to town centre, good parking. All good for a nights stay. Friendly staff
Nothing
Good value, breakfast was a bonus
Its location was very convenient
The beds were very tired
Good value for money, clean functional and just 100 metres from the centre of town
Location was decent, but less central that I thought (without knowing the area in advance)
The room stunk of cigarette smoke, despite it being a non-smoking room. The front desk - clearly knew, they said, "oh, we left the windows open and sprayed room freshener! We can go spray more room freshener if you like?" Hotels charge a lot for cleaning up after a smoker uses a room because it takes a lot of work - clearly they had done none of that. They were unable to find an equivalent room and there was no other accomodation available in the city (as there was an event for the University). No compensation, apology or solutions were available, except cancellation and refund (at 6pm on a Saturday). Picture of stained furniture. Minimal insulation - heard every conversation in the hallway.
Great location. Clean rooms. Lovely old building.
Great location, friendly staff, not expensive. Lovely old building. Handy car parking. Sheets seemed clean
The rooms were shabby. The walls behind the beds had stains from people's heads. I had to scrub mine with the pan scrub in the kitchen - the dirt came off, so there is no excuse for the staff not cleaning the walls.
It is locates in yhe heart of everywhere. ,shops, suoer market, right behind First of Otago Church. Also Free parking!
The room is not clean. Too much moisture. The windows are literally crying and dripa to the walls and bed. I guess yes it cheap, but that doesnt mean that if the pricenis cheap it wouldnt be clean. The room has cigaret butts on the drawer and chewed gum.
Vacinity
Accessibility issues
The location was great. The kitchen facilities were extremely basic, and when we asked if we could have a sharp knife to cut a tomato we were told that they are a hotel and don’t supply things like that
The staff were rude and dismissive and were not at all helpful
Good size room. good location
Location
Smell was really bad and the towels were dirty
I absolutely loved the old antique furniture the lift was awesome and how historic it was
Na
Another very comfortable stay. A wardrobe or somewhere to hang clothes would be very handy.
Lack of somewhere to hang clothes. The alarm clock wouldn’t allow me to set the time.
Great view of the railway station, very comfy bed, cool building with history, well catered for.
Close to everything.
That they didn't respond to me on booking.com asking for later checkout
Despite being a dated historic building the rooms were clean and the hotel was tidy. I used to live in Dunedin and The Leviathan wouldn't have been a place I'd have recommended to anyone - until I stayed in it. If you're after five star luxury then this isn't for you, but if you want a clean, tidy and historically interesting building to stay in at a good price and great location then go for it. Would recommend wandering about the place and admiring the old photos and suchlike, the dining room is as impressive as it is old. Staff were pleasant and helpful.
Better signage in the carpark area across the road as some is leased and not available for hotel guest use. Even a big sign at the entrance to say 'use the parks to the right' would be enough. Trying to find signs on the ground by each park is hopeless, especially when many are missing.
A midtown hotel with all the amenities and the biggest free (!) parking lot I have ever seen in ANY midtown hotel. Well organized staff, very friendly and helpful, and from bed to bath to linen to towels all very good.
