This is a great location for a terrible hotel. Extremely run down, cracked hand basin, shower head built at about 5ft 4. Shower basin feels like there is very little support under it. First impression of the room was passable for an inner city hotel, however, there were spill/ splash marks on the wall in the room. The bed needs replacing it was so uncomfortable. The electrical certification on the electric blanket (checked out of curiosity) expired in 2011 according to the tag. Carparking was available in an open shared lot across the road. Be careful where you park. We would never stay here again and certainly wouldn't recommend it to others. I would like to suggest that hotel management/owners stay in room 221 and see how they feel about it!!!
Good location near octagon area with parking across the road. Man on reception was pleasant enough and welcomed us on arrival. Modern room. What let the place down are the housekeeping staff. Poor cleanliness in the room with clumps of long black hair all over the place which hadn’t been tidied up. Check out was 10AM. As early as before 9.15AM, housekeeping staff were very noisy however we managed to get back to sleep briefly. One lady banged on our door at 9.30AM and once I opened the door in shock she said house keeping in a rude manner and said check out is at 10, no apologies for rudely waking us up. The plan was to sleep until 9.50 then quickly get out of there before 10 but we were woken up multiple times by housekeeping then another knock by housekeeping, very rude as if trying to rush us out of there too early so they could do a poor job of cleaning again and just get out of there sooner with no respect to the guests. Due to the rudeness and carelessness of the housekeeping we had a poor sleep before a long drive. Mostly confusion as to why they would be knocking on the door so early, especially more than once. I felt like there was no privacy because of them.
Overall it is a cool place to stay, but it would be a lot nicer if it was maintained. The windows were cracked and thin, mouldy. The bath tub jets do not work - nor the power in the bathroom. The carpet is so old and worn out that it’s lifted up leaving a trip hazard in the room. It was also quite dusty. A little TLC and it would be worth the price.
Comfortable stay for a reasonable price. Building had character
Close to everything. Staff were so friendly and helpful
Loved the history of the hotel. Its charm was stupendous
From the outside, there is no appeal to stay here. It really does need a lick of paint etc. However, pleasantly surprised inside. All the common areas have been restored and refurbished, all look good. Mind you, didn't use the bar or restaurant. The room we were in had been similarly restored/refurbished. Compact, but what you would expect from an old hotel. It's definitely central, less than 5 mins to the Octagon and also the Railway Station. Overall, better than I expected. Would i stay there again? Only possibly, would have liked more space in a room.
Enjoyed: the beautiful architecture of the building and convenience to central Dunedin Could be better: was quite cold, would’ve like more provisions to keep me warm during stay. Also, would have preferred if housekeeping replenished the soap etc. during room service
Have stayed there before as a truck driver i find this Hotel very good
The hotel itself is pretty cool with the age of it but its noisy, our bed was way too soft..both of our meals were undercooked and the staff didnt really seem motivated to be there..the shower was awesome but to be honest we will not be staying there again
Historic, convenient, central close to where needed
Easy to get to, good staff
Near center of Dunedin
Broken bed, ceilings flaking paint. Cheap though.
I lived It
Ok, it's a basic hotel but if you're looking for somewhere cheap in central Dunedin with parking, you’ll go a long way to beat the Leviathan.
Well located great price continental breakfast over Easter was great to have. Room great apart from raw bleach in toilet brush holder was overpowering in the room. Realised and got rid of it and then no complaints. Would definitely stay again
Use to always have a cooked breakfast that was excellent.
It was convenient for what we needed
heritage building, close to station and native displays also walking distance to octagon . If u pay cash for a meal make sure they record it on order or get receipt, as they included mine on room charge
Awesom place awesom people clean staff was very helpful loved it
No heater in our room.
Well worth driving past
The hotel is very handy to walk to the centre. Only problem we found both this time and last time we stayed there, is that the bins must be directly under the bedroom window and they are emptied at 5.30 in the morning. Not nice when you are there to enjoy a relaxing sleep in.
Satisfied with our 3nights stay. I like the vibes ❤️ The hotel is so beautiful 😍 we will definitely book again if we got a chance to go back in Dunedin 🥰
Very good. Handy to everything
It was convenient for me in more than one way
Beautiful old hotel, getting a little warn around the edges. Staff were fine, beat thing about this 130 plus year old hotel is the location, easy to get to, and everything is with in walking distance.
This place is grimy and needs a refresh.
Dont judge the book by the cover! At first sight, the outside looked a bit ify, but they have done a great job of the inside. Looked fresh, and was impressed with with it. Will be staying here again in future.
It was so convenient for the bus stop, just a few minutes away. The room was clean and really comfortable I was very happy to have stayed here
Even though the building is older in years the staff do their best to keep it looking clean and tidy, my room was clean, tidy quiet. The receptionist was lovely and friendly, very helpful.
Had an awesome stay! Clean and comfortable, we had the best room!! ...only one bad thing was, spa bath didn't work. Paid for bigger room for a spa bath... We will definitely be back 😊
A very fit for purpose property, good price clean room and felt welcome. So exactly what I needed for my one night stay.
The hotel is a fabulous historic building so as long as you accept this then you will enjoy your stay. Free parking, a lovely welcome and very friendly staff. Room was clean, bathroom had towels, soap, shampoo etc. Bed was a bit saggy and road noise kept me awake for a while, old sash windows do not seal completely. Would definitely stay again
great old property that has been well maintained and refurbished . some great features kept in keeping with age .
close to restaurant's
Nice room, fresh and clean with a lovely outlook. Staff friendly. Was quite noisy at night though with the dual lane road below.
Please do not stay here . I have backpacked around the world and this was up there with the worst nights ever. My room was filthy. Nothing had been moved to vaccum and the shower curtain was mouldy, to name a few things.Bethroom floor was lifting and carpet stained and filthy. Matress was so old and uncomfortable. Worst part was though really got no sleep as everytime someone opened a door or walked along the hall my bedroom door shook like someone was breaking in. Luckily by 3am I figured out if i put towels under the door it limited the movement enough to just be a little shake. I had already tried other things. You could also hear everything in the next door rooms. I didnt expect fancy for the price but clean and functional would have been nice. Sad to see a historic building treated like this
Good as a practical hotel for short stays, historic buffs and best of all, budget and close to Octagon and surrounds. No complaints, I read poor reviews - didn't turn me off - happy to save money to spend else where in Dunners. Front counter staff maybe could do with a little updating on 'warm service'.
Not a great review. Black mould on the shower silicone, spa bath and bathroom extract fan not working, from my point of view lacking in daily house keeping, and no reply at all from the hotel staff addressing these issues. On the positive side, location was extremely central, a very spacious room, reception staff were friendly and very accessible hotel specific parking (across the road).
Such a convenient location.
A very old classic Hotel in the downtown area, keep this in mind and you will not be disappointed. It has some great old furniture to look at.
I loved the wood paneling
Was very relaxing and beautiful.
Loved staying the night there basic but u had everything
If I could give this zero stars I would! From the minute we walked into reception the man behind the desk was rude and abrupt to another customer on the phone. We got to our room to find the door very difficult to unlock this was maybe a blessing because upon walking into the room it was worse than a prison cell. The paint was peeling of the walls, the carpet was hideous and torn and there were cracks in the walls. The window didn't even shut the bathroom was mouldy and the shower was so low I had to bend double to wash my hair. The beds... where do I start. The mattress was 2 inch thick at best and you could feel every single wooden lat below. Not only that but the lats were so unevenly spaced you could fit a whole person through them, this is definitely a massive safety risk as you could fall from the top bunk. We all had very little sleep and have started the morning crippled from a bad back from the awful beds. The toilet leaks and is constantly running and the bathroom door doesn't even lock. The decor of the room looks like something from my dead grandmas basement, it is dated and unsightly as well as unclean. We thought the hotel could revive itself with breakfast as it was advitised as included online but once at reception it was revealed it would be an extra $15, and that was for only toast and cereal! I would not pay to stay in this hotel a second longer than necessary. We have stayed in some questionable places but this definitely takes the top spot!
Only comment is that breakfast is not value for money.
Convenient location. Pleasant staff
Clean and tidy inside a little rough outside bed was comfortable okay for the amount paid
The location was very central, which was nice. Staff was sarcastic. Room was cramped for 4. Did appreciate receiving the hair dryer. Finding your room was a maze.
I liked the historic character of the building. Easily walkable everywhere. People there nice.
Ok hotel old and it shows Very noisy on a window side of the motel.
.
I liked the authenticity of the property. I didn't like the beds, and bathroom space around the wc.
Excellent, so close to everything. With free parking too
Great place to stay as it's so convenient. Lovely staff. The housekeeping was a bit hit and miss but clean and tidy. Will be back!
A great location and friendly staff. This hotel is a heritage hotel as it says in its name but met our needs. There was a restaurant in this hotel but lots of places to eat in the area.
Why do you even list this property ? From the outside looks like its ready for demolition. Sheets were grey.
ok for a overnight stay.
Historical hotel, clean and spacious rooms. Good check in experience. There was corridor noise.
Super central to everything; Toitu museum, railway station, eateries & cafes - & included parking was a bonus. This hotel has charm, was clean & tidy; i will definetly stay here again.
My mother checked us in, said she got a cold reception. Free parking across the road. Very old and dated with scary lift that closes superfast (there is a sign on the lift) - the receptionist was not sure if it was working which did not put a lot of faith in it when she said she thought it was fixed. The cold water tap was really noisy and made a huge noise when turned on. Bed was really soft and aged. Not a pleasant nights sleep.
Lovely old hotel In great condition Great parking even if your towing or big rig straight of motar way Easy Walk to everywhere bars meals shopping
This is a good old fashioned hotel from a bygone era that offers a clean and comfortable stay in the heart of the city at a reasonable price. You can’t tell a book by its cover.
The breakfast was very poor. And there was often no coffee left.
The showers where very dated in fact the whole bathroom was very dated Was a bit creaky but understandable for an older establishment The older style elevator was very cool and unique
Simple but does the job really well!
Close to Octagon CBD, where there was a large variety of eating options. Easy access to Otago peninsula, botanic gardens, and university of Otago.
All good.
Very comfortable.Loved the heritage feel about it.Good value for money
A Beautiful building Convenient for walking around central Dunedin, clean , affordable , Restaurant onsite ,even though it is on a busy intersection the traffic noise isn't an issue .
Particularly impressed with service
Great value. Very comfortable.
Overall lovely staff, nice historical place. House keeping was great though place needs some upgrades. Few creaks here and there but not too terible. OK stay for adukts, wouldnt recommend for kids.
Value for money.
Good character and easy free parking included
Very friendly staff. Great value for money. The facilities are not modern. But they are adequate and felt very safe as a single female. Had breakfast and dinner menus. Easy walk to town. Easy parking. Highly recommend
If you like old world charm then this is the place for you however foes need a bit of updating
As above
Very convent for central and walking to the stadium
Very good value for money the room was clean quiet and spacious I would definitely go back
Great place if you need a bed for the night as has free parking and is walkable to the city centre. It’s a very old building, so a bit dated but clean and comfortable. Feel safe here as a solo female traveller and I stay here whenever I’m in Dunedin.
Pretty Reasonable Price For the Stay
Great location. Basic but comfortable, apart from the mattress, which was a bit tired.
No restaurant facilities in the weekend but at least they had some where you could go
Entering the Leviathan is like stepping back in time it has that grandeur and class about it. Unfortunately the old girl is showing her age as she looks tired and the carpets are not in the best condition. Furniture is hapazardly placed all be it all rotan. The room we had was comfortable but cramped. This hotel is a gem with a good polish it would shine as a classic example of how hotels used to be.
the whole interior i=needs to be upgraded and the layout feel so crazy.
We had a tiny room, overlooking the main road (as many rooms inevitably do). The en suite was tiny and the breakfast looked disgusting. However the hotel is well situated for central Dunedin (there are plenty of breakfast places in and around the Octogen close by) and is cheap.
a good place to stay, few creaky floor boards and guest kitchen needs a restock, but great value for money
Very loud fan in bathroom
Great location Very helpful staff The hotel was affordable and exactly as advertised
Furniture is old, one of the mattresses in our room should’ve been replaced long ago. Chairs in communal lounge were so worn out. Communal kitchen was cold, smelled like urine and was poorly equipped. On the plus side the entrance way and dining hall were nice
I spent two nights at this centrally located and budget priced but a rather old hotel. Staff were friendly and helpful. Entertaining lift that tries to trap you with its fast doors and a bit of a rabbit warren to find your room. Upon checking in I went to my room and found the fridge missing (much to the surprise of the desk lady when I told her). After some shuffling she moved me to another room where the TV wasn't tuned in - someone had fiddled with it and the lady came and fixed that quickly enough. Quaint old wooden interior which was quite creaky at night when people moved about. A snug but well enough appointed room - decent bed and shower. Free parking across the road seemed safe enough. While between two busy streets, I didn't notice traffic noise. Opposite the museum (worth a look) and near shops. Reasonably priced continental breakfast with a fair range of cereals, toast and spreads, juices and good coffee!! Plenty enough to start the day.
Room was very small, nowhere to open one suitcase let alone two. It was clean though! Building is older but to be expected. Parking is across a busy road with no lights/cross walk and lot is very rough/ uneven so not the most user friendly. The elevator is rickety but works!
For economy accommodation it was exactly as expected, clean and basic. For location it was perfect, close to the museum and walking distance to the octagon and cafe's and restaurants
Old fashioned quality, excellent shower, simplicity
Very well located
Great location. Older (aka Heritage) place but incredibly everything still seemed to work just fine. For central city the price was great and with parking right across the road from the front door it was perfect.
Customer service was excellent. Afforable prices for our stay. Fortunate to get an extra night after a cancelation. Would definitely stay again
