Location

Access steps to basement flat are tricky. Inside the standard of decor was poor and overdue for upgrade. Sticky tape had been used to hide areas where paintwork was in disrepair. Much of the furniture or items were due for upgrade showing chips and other wear and tear. All night there was a low level hum - source unknown. The main window looked out onto bins and the cleaners store, so it felt privacy was compromised

Great location. Very clean. Has everything you need. Easy access.

Room was too warm. Could open window but didn't feel safe as ground floor. Could hear room above and they were very noisy stomping about at 5am.

Die Lage ist Top und das Preis Leistungsverhältnis ist für London super. Die Wohnung verfügt über alles was man braucht. Ja, es ist am frühen Morgen etwas lauter auf der Strasse, aber wer in einer Großstadt in so zentraler Lage bucht, muss damit klar kommen. Check in lief super unkompliziert.

Wenn ich eine Sache bemängeln würde, wäre es die Tür des Apartments. Die wirkt nicht so super sicher. Es gibt zwar einen Safe, aber Wertgegenstände haben wie nicht dort gelassen.

Easy to access, clean and great location

Extremely disappointing stay – and even worse handling of the complaint I would strongly advise anyone considering this property to be extremely careful before booking. I specifically booked this accommodation because air conditioning was important to me during the summer heat. The information available when I booked indicated that air conditioning was provided. However, when I arrived, the reality was completely different and the room was unbearably hot. What made the situation considerably worse was the way the complaint was handled afterwards. Rather than taking responsibility and trying to resolve the issue properly, I was subsequently told that air conditioning had never been advertised. This was particularly concerning because I had specifically searched for and booked accommodation with air conditioning, and I have screenshots from the booking information supporting what was shown. I contacted Booking.com, provided photographic evidence and screenshots, and spent a ridiculous amount of time chasing the matter. I was repeatedly told it would be investigated or that I would receive a response, yet I was left chasing again and again. For me, this goes beyond a faulty or inadequate amenity. Problems can happen in any property; what matters is how they are dealt with. In this case, the combination of the actual conditions, the subsequent denial of what had been advertised, and the complete lack of satisfactory resolution made the whole experience unacceptable. Had the property simply acknowledged the problem and dealt with it fairly, I would have viewed the situation very differently

It was close to everything we wanted to see and to Victoria station.

It was smaller than we expected and the rumbling from the trains in the underground end at around midnight and start again at 5 AM. If you are a light sleeper like me it will keep you awake.

Location was great. Comfortable bed.

Bathroom a bit tired but very clean.

Great layout, and location and clean. Could easily have 3 peeps stay w the pull out lounge . Kitchenette facility is fab and the shower pressure solid. I was in below ground unit.

Only to note : It’s was 21-24 degrees in london the preceding and days I was there. If I didn’t leave the doors and windows open during the early mornings and also later arvos , ) the space was quite warm at night which surprised me being below level. The portable fan worked well, but if there was more than one person you’d have to share the fan and that might be problematic. There is a portable aircon unit that works well, but conversely also throws heat out the back to generate cool air - which is counterproductive to cooling the room.

The apartments was great and a prefect location.

I need to invoice asap for work and it will be two weeks this causes me an issue and may prevent me staying again. if you travelling for work be aware

very tidy, very clean, easy instructions for check in. Fan/AC was provided plus a very considerate instruction sheet on how to handle the heatwave!

The shower was not amazing and the pub across the road a little noisy but nothing dramatic!

Less than 5 mins from Victoria. Spotlessly clean and ticked all the boxes.

No where to leave bags like you could in a hotel so had to pay to leave them at a bag drop

I have stayed here 2 times before because the location is amazing. Of course, you can hear the underground but it is just so convenient when arriving with a big suitcase to just take the Gatwick Express directly to Victoria and the only walk 5 min instead of having to take other transport. The apartments are a nice size - the basement ones are a bit bigger (door between room and kitchen)

Honestly, I will never book here again during a hot summer. There are only windows to one side and I couldn't open the window in the room. A floor fan wafting the 35c hot air around was nowhere near enough. It was so uncomfortable to be and sleep in the apartment.

I liked the layout, how clean it was and great location.

I think it could have done with a little foldable table and chair set just outside the door. It was a lovely day when we were there and the steps were too small for us to sit on properly and enjoy our coffee in the sun.

Easy check-in process, lovely apartment, excellent facilities and all you could need for a few nights stay. Comfortable bed and pillows, and good fan provided.

It was very hot on the top floor but that couldn't be helped apart from if AC was installed. A good fan was provided though. An important point to note is that the tube/underground runs directly underneath the property up until past midnight and again from early morning (5am). It is definitely noticeable, you can feel and hear it, and affected my sleeping so perhaps something to consider for light sleepers (again not the fault of the apartment).

Very impressed with finding the apartments, a nice change from a bustling hotel stay. Fully equipped mini kitchen, iron and board, toaster kettle etc

Nothing to spoil our stay would have liked a couple of milk sachets or similar for the tea/coffee.. A small empty shelf near the mirror between the towel rail would be handy for toiletries but I am being beyond picky.

This apartment is lovely, super location right by Victoria station. So if you want to be in the hustle and bustle and be able to jump on the tube, train, or are going to the theatre it is ideal. It's modern and had all the things we needed including a pub across the road to watch the World Cup matches in the evenings. For the location of course there is street noise and a rumble of the underground. Didn't bother us at all. It was very hot in London and this old style building does not cope well with the heat so it was stiflingly hot in the apartment and the stairs up to the apartment. There is a Dyson fan. With temperatures across the world set to rise I imagine the owners will put in some kind of AC but in the meantime one fan didn't really cut it, but it was certainly better than no fan.

I'm sure the owners will be improving the AC situation with the high temperatures London is experiencing.

Excellent location! The apartment was cozy and comfortable, perfect for one or two people. The bed was top, there was even a large desk for WFH.

There was absolutely nothing to be dissatisfied with.

This was amazing value for money. It was a fantastic central location, but on a quiet street. The apartment was spacious and very comfortable. It was a hot day and I appreciated that they had set up a fan that had been running for quite a while, so the room was cool when I arrived. Check in to get the key was easy and straightforward.

It was fine for me, but I was in a basement flat. The steps down from the street level were very steep. It wouldn't be suitable for anyone who was at all unsteady on their feet and I don't remember that being included in the info. But not a problem for me. As a basement flat, you could hear the rumbling of the tube trains. It wasn't noisy, and obviously doesn't go through the night, but for those who go early to bed or lie in later in the morning, and are light sleepers, it might be a problem, but not a problem for me.

The location is amazing and for that location it's a really solid value. Nearly any other time of year visiting and this would've been a perfect rating. Getting the keys was simple and secure. It had a washer, and small kitchen and fridge which were lovely. Lots of restaurants nearby, Victoria station is across the street. We were in town for Hamilton which was just a 5 minute walk away.

The ac in the flat was both not strong enough to sufficiently cool the space, but also kicked out way more hot air out the back of it than it cooled off the front. It really needed to be piped out a window or something. Nearly any other time of year when it's not incredibly hot in London, this would've been the perfect stay. But it was simply oppressively warm in the flat and due to it being downstairs, even opening the windows didn't create much airflow.

The location of the room is great and the instructions to collect the keys were precise.

The 10am checkout is a bit aggressive.

The property was clean in general

There are two things: 1. There was an unpleasant odour in the washroom 2. The makeshift AC was throwing all the warm air inside the room only due to which it was not cooling the room properly

It had limited facilities, and whilst ok (ish) for 1, having a second adult in the space would have been unbearable. I was surprised to see a shared key safe with keys in a brown envelope with my name and apartment number written on it and visible to all.

Location was excellent.The bed was extremely comfortable and the apartment was very clean.

No lift and we were not advised that the apartment was on the 3rd floor. Stairway quite narrow which made carrying the luggage very difficult. No air conditioning only fan.

Cute studio with all the amenities. Great location near Victoria station and easy to get to from heathrow or gatwick. Room was clean, relatively modern and bed comfy.

Bathroom was clean but some mould in shower and shower could be more powerful. It was also a bit warm in peak summer but the dyson cool fan did help.

No air conditioning made this accommodation unbearable - we left after one night of a three night booking. Small room, tired furniture, peeling paint in bathroom. Noise from train.

The location is very central and makes it easy to move around the city with public transport

Our apartment was a basement unit with no air conditioning, which turned it into an oven. It was simply impossible to stay there during the summer and we could barely sleep at night... the heat inside was unbearable, and there was no way to cool the place down. Opening the windows wasn't an option either, as the apartment was at street level on a busy, central street, making it noisy, unsafe and offering no privacy. Overall, we found it uninhabitable in warm weather.

Extremely clean , easy to access, very central and well priced! We will be back!

La localisation est parfaite, juste à côté de la station Victoria, l’appartement est très bien et confortable.

Nous sommes allés à Londres en pleine canicule (35°), aucune climatisation ce qui est commun en Angleterre, un ventilateur était à disposition mais il était fixe, c’était donc insupportable et comparable à un four, la douche n’était même pas froide et les fenetres ne s’ouvrent pas en entier ce qui rend les nuits très compliquées. Mention spéciale pour les oreillers durs comme du béton.

I was happy it was on the ground floor and feel it's important to give travellers a choice. I would be unable to get my suitcase up a staircase, and these apartments have no staff checking you in. The instructions for checking in - finding key etc. in lockbox - were clear and concise.

Unfortunately I have a fragrance allergy so was a little uncomfortable with the scent sticks in the bathroom etc. The room was beautifully set up, but a table laid for a romantic dinner for two seemed a little over the top! (Welcoming a single occupancy). Would have been more useful to have some space to put things on the table. Couldn't find a light over the kitchen sink. The bedside lamps are painfully bright.

The location for us was lovely … however I did think the place was overpriced!

The fact that only two Tea Bags /Coffee sachets were left for a one night stay … for two people.. and no milk left even though there was a working fridge ! The weather was amazing but the windows couldnt be opened… a fan was left but we didn’t know if you could have left it on all night! I’m afraid for what we paid and I was a bit dissatisfied with what we got 😢

Es un pequeño apartamento que está bastante bien equipado; es cómodo, está muy limpio y la cama es cómoda con almohada fantásticas. La ubicación es perfecta : muy cerca de Victoria Station , del Palacio de Buchingham, de Hyde Park, de casi todo ...si eres andarín puedes ir a todas partes caminando. Lo único malo es que es una planta baja y se oye el metro pasar por debajo y al ser una calle céntrica hay ruido de la calle también...pero a mí no me pareció un gran inconveniente. El acceso al apartamento es una escalera estrecha no apta para personas con movilidad reducida.

Ubicación excelente, desde la estación de Victoria puedes llegar perfectamente a cualquier sitio de Londres. Barrio tranquilo, aunque se escuchaba el ruido del tren, es algo soportable y te acostumbras. Tienes muchos pubs, y sitios de desayunar por la zona.

Breakfast was not provided. Tea and coffee were available but no sugar was provided.

The heated towel rail in the shower room was so hot that I burnt 2 fingers and had to get medication. A warning should be shown nearby.

There was a continuous humming noise in the bedroom, like an air-conditioning machine. Then people were using the dust bins, just outside the front window, around midnight and then well before 7 in the morning. Finally you could hear a near continuous rumble from the Underground. The narrow and steep stairs down into the flat was VERY inconvenient with the suitcases. Definitely not recommended for elderly people and impossible for disabled persons.

Met our criteria: super clean and fabulous location just a block away from Victoria tube station, Victoria bus station and Victoria train station.

1. Tiny spiral staircase super hard to carry small suitcase to top floor for 68 and 73 year olds. 2. Very hard to find any accommodations in London that don’t get rumbling and noise from the otherwise wonderful underground system. This was mentioned in previous reviews as especially bad in the basement units but was barely noticeable on top floor, where we were. 3. Very hot and not air conditioned. Would not stay there if outside temp > 70. 4. The Victoria pub across the street was wildly loud the first night, and had to keep our windows wide open to get some air. But live band knocked off at 10 ish and was ok after that and other nights (not Friday). 5. Street noice at the crack of dawn (4:00-6:00 AM) was worse noise than the live band. And again windows were open to try and get some air. 6. Pillows were worthless, huge, hard blocks and had to sleep without any pillows.

Comfortable bed, quiet and easy to access. Highly recommended!

Apartment itself was grand, clean and well appointed. Great location within London - which was good and also not so good, see below.

And that great location also meant that the underground ran under the building - noisy ; and my particular studio was right at the front door, ground floor and pretty much directly on the street- so also noisy. So for a work trip I wouldn't book again I just didn't get about sleep.

The location was excellent for us and what we wanted to see and do. The apartment was clean and the directions to enter were clear and easily followed. We especially appreciated the fan, because the temperatures were very hot in London while we were there.

We wish there was air conditioning in the apartment, also ice trays.

Great location for Victoria Train station/tube/bus station and London attractions. Clear instructions to obtain key. Comfortable bed- surprised how well I slept. Mostly clean with a couple of minor bits that were dusty. Good shower.

Could do with a refresh. Paint is a bit tired, cracks need filling. Replace the rusty bin in the bathroom and although clean there is a thick layer of dust where the bathroom sink pipe goes into the wall. Struggled to open windows. Could hear the tube go by. As a single lady I personally wasn’t too keen going down the steps into the basement flat late at night. This is purely from a safely aspect.

Great location!! We were able to walk to the Buckingham palace and the Big Ben in the morning before our flight. It was perfect. And the host was quick to answer my questions! Great stay

Never had any issues but wouldn’t trust the door in terms of security. Flimsy, no deadlock from the inside only a single chain. Kept all valuables with me when out which is not ideal.

Perfect location for Buckingham Palace, the apartment was better than I expected, clean, well equipped and comfy bed, even provided a couple of tea bags which was amazing.

It’s is small and being close to Victoria you can occasionally hear and feel the rumble of the metro/subway/tube. This unit, being on the second floor was not too bad.

La cama, es muy baja , suena y un poco dura . Para nuestras experiencias. Es lo único en que reparamos , todo lo otro muy bien.

It’s very comfortable. And the room was clean and well prepared. I thought it would be a little unnerving to have the occasional train rumble coming through the floor, even though that’s to be expected being right next to Victoria station. But it wasn’t a problem at all, actually. And the staff was fantastic and very helpful. Whenever I had a question or request, it was replied to and accommodated right away.

The only thing I didn’t like is the relative thinness of the walls and ceilings. Footsteps and conversations occasionally seep through the walls. But there’s really nothing the management can do about the construction of the building, right?
