Issue with hot water in bathroom

It’s a great location, reasonably priced as we were attending a wedding nearby.

The shared kitchen could do with a bit of ‘love’ - as the oven door didn’t fully shut! You don’t get to see anyone as it’s all done by codes - but this may be great for other people.

Beautiful house in a clean, quiet location in south Liverpool. Large, clean room, spotless bathrooms. Other guests were very quiet. Overall a top quality property in a nice part of the cityl, at a very reasonable price. Will stay here again next time I'm in the city, and would reccomend it to anyone.

I couldn't fault the place, it exceeded my expectations.

Comfortable, spacious, and clean bedrooms. The kitchen and toilet were both clean at very high standards. The whole building was always quiet, and you can hardly hear others in their rooms, except if you meet, then at the stairs, you know someone else is in the property. Check it wascvery easy and secure. We received the access code just at the right time. No faf at all.

Very comfortable bed and quiet spacious room. I slept very well which isn't usual for me. Staff where friendly and check in was simple. It was hat weather but the windows opened wide and there was a fan provided so it was cool and comfortable. Quiet with very good sound proofing so even though I could hear tv/talki g in public areas I could not hear anything in my room.

Room could do with a repaint.

Lovely secure house with secure door code. Clean and couldn't ask for much more. Owner came back to help with the sofa bed as we couldn't get it out. Toilets were clean along with kitchen.

The rooms were very warm at night even with the provided fans on but it is the summer and it was a very warm day

Communication with owner was good ahead of my arrival. Facilities available for everything you could need. Everything was functional and clean with quite a large and quiet bedroom and a comfortable bed. It was very reasonable with parking and transport links nearby. If needed, I could have cooked for myself there which is great if budgeting carefully.

My fault entirely but I had forgotten how much I don't like shared bathrooms as my timing is always bad. Considering the price though it is important to be realistic.

No warm water when I arrived at night I was traveling a long way and a warm shower would've been nice

I like the fact that it has kitchen and washing facilities. It really made everything easier. The property was quite comfortable and clean. The host was quick to resolve issues.

The rooms are very clean, when you get in you just breeze the good smell of the bedsheets. Was big enough rooms with table, storage place, warm enough and for summer there are fan in every room. Common fridge in the corridor. Very clean bathroom too. Very good communication with manager and cleaning staff, we arrived abit earlier, but they let us in the rooms. The rooms have water boiler and from the kitchen you can take thee filters or nescafé. They have also good common kitchean area with plenty of storage, fridge, washing machines and dryers.

Maybe if the matrasses are abit more comfort, then be perfect place to stay.

The room wasn't vaccum clean properly, hair was all over the floor of the room and the bed. Beside that everything was perfect.

Coffee/tea was in kitchen, toilet/shower was shared and needed a lick of paint. Carpets were tired and ill fitted. Broken table in room, and massive recliner next to the bed.

Theres something in that place that it felt like home to me the moment i went in. The owner is very friendly, accommodating and very concern. He make sure everything is fine and achieve my expectations.

No onsite parking. But theres few roadside available all the time and we are made aware during booking.

We stayed 1 night and rooms were spacious, comfortable and clean. Absolutly nice area with massive green field right opposite the house. Free car parking was very helpful. We enjoyed and hope to revisit in future. Thank you.

Bathroom little outdated.

El baño aunque era compartido siempre estaba muy limpio. No vi al personal de limpieza pero si que se notaba que hacía muy bien su trabajo. Sin duda si vuelvo a la ciudad volveré.

Great location. Clean, easily accessible and great value for money.

Shared bathroom not ideal, but we knew this is advance so was perfectly acceptable. Pillows were a bit uncomfortable and Venetian blinds instead of curtains made the room quite light all night long.

i have stayed a few times ober the past year and will continue to use the guesthouse as my stay in the future. spotlessly clean! gorgeous little garden area :) the house is facing a huge park area which we used for picnics in the summer, plus a 2 min walk to the shop and chinese takeaway. thankyou for a lovely stay again. x

Authentiek huis in een rustige buurt.

Best wel ver van het centrum. Zeker als je met het openbaar vervoer reist zoals wij gedaan hebben kost dat veel tijd en is het een gesjouw met de bagage Geen enkel fysiek contact, geen ontmoeting met de eigenaar vind ik toch wel jammer. Gemeenschappelijke badkamer en toiletruimte is ook niet echt geweldig. Inrichting kamer zeer matig, weinig sfeer.

Me enganto la comodidad y el enorme espacio de la habitación. Exelent🤗

I stayed here for the third time in this guest house, and it is very nice, clean , and quiet.

The room was clean and spacious, and the owner of the guest house is very helpful and copartive. I definitely recommend this place.

The location was super nice, lovely tree lined streets. Felt very safe to leave the car. We took the bus into Liverpool taking 10/15 mins. There was a Aldi not far to get provisions and was only 10mins from John Lennon airport. Highly recommend this guest house.

The location, which is why I chose it. I remembered the building from my childhood, and was returning to Liverpool for a school reunion nearby.

The absence of staff is fairly standard these days, but it makes little niggles hard to resolve. I learned to cope with the entry code procedure, eventually, but it gave me a few awkward moments. Hand gel was available, but the 20p honesty box sounded very cheapskate. Anyway, I didn't want hand gel, I wanted shampoo, and as far as I could tell, there wasn't any, so my hair went unwashed the week-end. This is not what I expect from any overnight stay. You may think it is a small thing, but I am unlikely to return here, because of it.
