935 Ocean, a Beachside Inn

3rd floor view of the ocean. Room was cute! Directly across from the beach.

Room very small, table and chairs were outside. So in rainy weather there was no where to sit but outside with no awning. Bathroom toilet had 2 shelves right overhead, so CAUTION when standing.

Beautiful views! This property was so thoughtfully appointed and exceptionally clean. Would 100% stay again!

The room was so cute and cozy with a great view! Having live music and a snack shack in the back yard was so convenient! And the beach was right across the street.

Beautiful little gem. Totally remodeled across from the ocean and away from the busy down town area.

It would benefit from an elevator.

A few things where broken. I did report it on Tuesday. The outside light on the porch over 101 door out stayed on all night was a little to bright.

Hotel was clean overall, it was nice having music and food and drinks on property outside

Pool was disappointing, small kinda yucky. Our room was right next to main entrance door and they just give everyone a code to door so all day, night and early morning you hear peeping and everyone coming in hotel, our shower was tiny and a little on the yucky side, it was the only thing in room not upgraded

Location was great, loved access to beach and pool. A family friendly vibe. The onsite surf beach club with entertainment and lite bites was a surprising plus. Air conditioning was spot on and adjusted well to day heat and evening coolness. Nice homey touches to updated clean room and comfortable bedding.

While we didn’t experience any loud voices, door slamming or disturbances, you could hear normal conversations clearly in the next room. The keypads pinged on entry and every door entrance was heard pinging every time. Being sensitive to sounds, this facility has no soundproofing. No convenient stores were walkable. Food overpriced at onsite surf bar.

Evidemment avoir un grand balcon se paie : la chambre est petite et la salle de bain toute petite. Mais le but étant d'être dehors c'est un choix assumé je suppose.

Great location, cute room, excellent balcony. Love that it’s across the road from the beach. Super cute lil fridge and nespresso machine. Nice decor.

There were ants in the bathroom, pillows are old and squishy, mini split makes loud noises like it needs a cleaning.

Everything! Well located, unique real beachside Inn, staff, small bar + good vibes.

Only thing that could be slightly better (rated 4/5) is comfort - beds & pillow.

This place is beautiful and the views are amazing! It was a bit on the pricier side but not too far off. Overall it was beautiful and comfortable. I would book again for short stays.

The stairs are only access to 2nd floor where u get the best views. Balconies are not entirely private neighbors are right there. Maybe a board or curtain to separate them would be cool. I could hear every door close and every time someone used the key pad to enter.

Views and location to the beach

Location was nice as close to the beach (across the street from the wall). Note that north beach (across the street) is a rocky beach (the sandy beach is the main beach a few mikes away). It was also easy to park (free parking) and nice layout for two people traveling together (where separate beds are needed).

The two twin beds did not have top sheets…only the fitted bottom sheet and a bedspread. The shower curtain was the old style that was not rounded so the curtain touches you when in the shower and there was very little storage or shelves in the bathroom. We were also wondering why all the door handles throughout the unit were positioned very low??

I'm giving 100% , excellent in every way. I can not fault anything about it , staff were super friendly, service brilliant, our family suite was super clean and equipped with all our needs. The location was excellent , across the road from 395 Ocean Boulevard is the Beach . Short trip to all facilities / restaurants/shops, ect, on the main Hampton Beach Strip. We will definitely be back again 😊👍

Beautiful rooms, very clean, great staff. Outdoor fun with lots of seating and a nice outdoor bar offering delicious drinks!

We didn't get the room we had booked but still had a very nice room.

Clean and comfortable accommodation. Nice cosy design. The room was spacious and comfortable, parking in front and ocean across the road.

We have been given a different room than we specifically booked and communication about it was not honest. Just to be aware of - but you hear noise from upstairs rooms and outdoor stair (e.g. steps)

The Inn is very close to the beach and welcoming, safe, clean, well appointed and stylish.

Unfortunately, I called when we checked in because our room was supposed to have an ocean view and a king size bed and we did not have it either of those things and that was very disappointing.

The view from our room was excellent. The room was very clean and the inn appeared to be well kept.

I have no complaints on any of the inn or grounds.

L’endroit est moderne, chaleureux, les lits sont confortable, on ne manque de rien, j’aime l’accès a la plage qui n’est pas tres loin. Établissement propre et bien entretenu! On a manqué de rien on c’est senti comme a la maison! Le nouveau Surf Shack pour les cocktails et la nourriture ajoute une belle ambiance pour le 5 à 7 les cocktails sont bon.

La piscine n’était pas claire. Cependant elle étais tres chaude ce qui était agréable.

oh.... missed breakfast. the area in back was great. Your driver was exceptional. All the satff was very hospitable. We have tild many people and we are excited to come again.

Good location on the main road to Portsmouth. Nice size room with a small kitchen unit and bathroom.

Great location and view. Very clean. Despite the small size of the room there is a fridge, iron, and a microwave which can be useful. Easy hassle free self check in. Parking in the premises.

The room is quite small. And for those who need to know the check in is strictly after 4 - no flexibility, which is pretty late for a hotel.

Location overlooking the sea, balcony with sea views. Nice room, great shower. Staff at check in were very helpful.

No elevator/lift, so climbing stairs with bags wasn't fun. Booking.com said Sea View but that room wasn't at the front and so the description was misleading. The hotel kindly moved us to a front, sea facing room.

Room could have used a chair to sit in. I understand that I was in a smaller room and there is seating on the balcony but it was too cold to sit outside. Also was disappointed in the television streaming service that was literally nothing to watch. I personally prefer fewer channels with some local TV

Smallest bathroom ever. Never saw or interacted with a staff member. Pillows were flat and bed not comfortable. I totally get the allure for families during the high season, but not for an older couple wanting some comfort after a long day of travel, it wasn’t great. Also-stairs.

I couldn’t get the coffee machine to work and the heater was complicated. There also was a musty smell in the room.

My car got hit in parking lot over night (Not property’s fault). If you get the couch to sleep on it’s not comfortable

I didn’t know when I made the reservation for an oceanfront room that I would be on the 3rd floor with no elevator. The first set of stairs were outside and narrow. We arrived during the Nor’easter and it was so windy and hard to put the key code in with the pouring rain. The heater in the room was so noisy that it kept waking us up during the night.

Fun location.

Tiny, tiny room. Not even enough space for a chair. And it was a loft, which meant you had to stoop to avoid hitting your head in about half the already small room. I had to get on my knees to see in the bathroom mirror while shaving.

Older facility, but very clean. We were on the 2nd floor and there is not an elevator.

This property is amazing. It is renovated, cozy and clean with ocean views. We arrived on Friday night, there was live music playing in the backyard, firepit going, and good drinks at the bar. The atmosphere was welcoming and fun. We truly enjoyed our stay. Thank you! Also super easy check in and checkout was a bonus.

Location perfect! Nice balcony to enjoy beautiful view. The outside eating area nice with good music and convenient for guests. Check in / out staff was very friendly.

Having a ramp to get to 2nd floor instead of just steps would be nice. Bathroom very small, but acceptable. Shower curtain should be attached to wall instead of setting on thin wall bracket to fall easily.

Die Wohnung war riesig mit einer gut ausgestatteten Küche. Der Pool ist sehr schön und der Garten mit Snackbar toll.

Die Badezimmer sind viel zu klein und das Schlafsofa war sehr unbequem. Die Meersicht gabs nur am Rande.

No breakfast that I was aware of

Checked in online but the access codes provided didn’t work. I had to call and they provided another code which worked. The response was quick though and appreciated. Don’t see value in the additional $25 dollar resort fee

Kym in the office was so friendly and helpful in getting us situated when we had an issue with our keypad entrance. Hotel is charming, and our room was clean and super cute. Easy, scenic drive into Portsmouth. Lots of Oceanside walking. Highly recommend.
