The guesthouse is wonderful, and Kevin, the manager, goes above and beyond to ensure a comfortable stay. It is conveniently located just a 15-minute walk from Kyoto Station, and about 20 minutes from both the historic and commercial districts. The neighborhood is marvelous, situated right in front of a quiet canal where local kids fish and no cars pass by. There is also an onsen right next door that stays open until 2:00 AM, which is fantastic for unwinding before bed. The guesthouse operates like a self-service apartment and is fully automated. Everything you might need is conveniently stocked in the entrance—cables, water, cleaning supplies, a microwave, and a kettle. While the entry area is a bit cluttered, you quickly get used to it, and for any questions, you can simply WhatsApp Kevin. Although we originally booked the garden view room, we asked if anything else was available, and Kevin gladly upgraded us to a two-room apartment on the third floor, making it truly feel like our home away from home in Kyoto. To top it all off, he was at reception during check-out and drove us to the station—an absolute lifesaver since we had so many bags!

The host, Kevin, was so nice and caring. He checked in with me when I had a query and always tried to make my stay better. The bathroom was also incredible! The best and cleanest bathroom I have ever had in.

Three things: The location was pretty far from the main area of kyoto. In the heat, the amount of walking to the train and walking was giving me headaches. The second thing was the fact I was on the first floor, there was a few bugs in the room and I didn’t have a great view like the pictures say. The third thing was the laundry. There is no laundry there. Coin laundry is nearby but it isn’t good and I had to go somewhere else and it took a while and my clothes didn’t dry properly.

靴を脱ぐ場所がわかりにくかった。スリッパも見つけづらかった。 ベッド脇のコンセントの場所がわかりにくいのと、スタンドのスイッチを入れないと、電気が流れない仕組みがわかりにくかった。 水やアメニティなどがエントランスでゴチャゴチャしていたのと、それらを持って上がっていいのかどうかわかりずらかった。

ロケーション最高、部屋も2部屋あり飲む人と寝る人が別々の人には最高、ベランダもゆっくり出来て最高、泊まった部屋は湯船ないけど徒歩15秒で朝からやってる銭湯あり問題なく最高でした。京都の狭いビジホとかより広いし安いしコスパも最高！ 部屋の角のホコリなど、全く目立つ訳ではないが、それがしっかり掃除できてたら、もう120点ですね。 オーナーさんも優しい感じで安心です。また泊まりたいです。

The hotel owner was incredibly responsive, helped us with everything we needed, and spoke excellent English. We'll definitely stay at this hotel again on our next trip to Kyoto—best choice of the trip.👍💙

I really loved this hotel. One of the best hotels, if not the best, I ever stayed at. The owner was one of the nicest persons I’ve ever met, when I didn’t have any coins for the laundry, he gave me 500 yen. He was sure the property felt nice, clean and comfortable and even left free detergent and water at the counter. The hotel was very practical, since you could come in at any time after your check in. The doors are locked by a number lock, which is given to you, before you arrive. This makes it very practical and you don’t have to take your key or card with you everytime. The location is also very good, all the big sightseeing spots and Kyoto station was very close by. Even the shopping street, the river and conbinis where very close. The communication was mostly through WhatsApp, which is very practical since I always had my phone with me and I could contact him at any point. Replied were very fast and he came over every morning to make sure everything is alright and I even got to see him one time and he was very nice. I really recommend this hotel to everyone who wants to stay in Kyoto, the price is very good, the location is great and the owner is very nice.

Schöne Lage am Bächlein, super zentral, alles gut erreichbar. Zimmer ist sauber und groß, bequeme Betten. Kevin der Vermieter sehr freundlich und hilfsbereit ohne sich aufzudrängen. Es gibt Wasser, Kaffee, Amenities zur Selbstbedienung. Großes Bad.

入室方法が不慣れな客にはわかりにくいシステムかなと思うのですが、遠隔スタッフの方がこまめに連絡をくれていたので安心感があったこと

•スタッフ不在なのは特に問題無いのですが、ホテルのフロントに本来バックヤードにあるような掃除道具や洗剤などが散らかっていたこと •2人で一泊しかしていないのですが、お風呂の排水溝が詰まっていたようでシャワーの使用中に排水が溢れてきた。掃除が行き届いていなかったのかなと思う

Such a beautiful place. Everything from the tatami-matted rooms and sliding paper doors to the very kind host, this is one of those accommodations that will always remind you of Japan. The neighborhood was quiet with plenty of shopping & restaurants nearby. Hoping to come back again one day.

Location was really great, area was quiet, but really close to train stations. Place was everything we hoped for. Owner was super informed and gave us hints about local events. We really enjoyed our stay. Really good service also for non-japanese speakers since all information is available in English.

1階の受付？のところにものがたくさんあって、フリードリンク？のお湯とかお水とかティーバックとか、使っていいのかどうかよくわからなかった。

部屋の中がものすごく静か。エアコンの作動音しか聞こえない。檜かどうかわからないけど木の風呂がとても落ち着けた。スーパーや牛丼屋が近い。簡単ながら品のいい中庭が癒し。

寝間着はほしかったかな。指定された暗証番号を押して開閉する玄関と、部屋のドアは、開かなかったらどうしようという不安に駆られた。IHコンロがついていたが鍋とかフライパンがないので使いようがなかった。

値段の割に、トイレバスが別々だったところ。 清掃はよくできていました。 テキストでのやり取りは、丁寧で対応も早かったです。

エントランスが、倉庫かと思うほど汚かった。 こんなにも整理整頓がなされていない宿のエントランスは初めて見た。 値段設定の表記が、常に大幅値下げをしているように見せているのは不誠実だと思う。安く設定されている方の値段相応の宿でした。

Odalar genel olarak hasır kaplı olduğu için bir miktar havasız. Banyosu küçük, lavabosu koridorda olduğu için biraz kullanışsız. Ama bu otelin kötü olduğu anlamına gelmiyor. İmkanlar dahilinde her şey güzel.

初音位於鴨川附近，門口一出來就可以看到小溪，很愜意～他的廁所跟浴室是分開的還不錯這樣就不會有用濕的問題～雖然是自助入住但是該有的都有～還有熱水器可以泡泡麵，還有瓶裝水可以免費拿，只是房間有點小，但不影響整體的入住體驗，讚讚可以去！

駅から近い。高瀬川沿いで、鴨川も通りロケーション良かった。檜風呂の部屋でとても気持ち良かったです。スタッフと全く会うこともなくメールでのやり取りだけで、気楽でよかった。

TVがなかった。風呂桶がなかった。エアコンの音がうるさかった。近くに店がなく、キッチン付きだったので調理しようとしたけどフライパンなど備えつけて無かった。

Séjour court mais très satisfaisant ! Kevin, l'hôte, était très sympathique. L'emplacement exceptionnel, au bord d'une petite rivière très propre, tout à fait charmante. Avec pas mal de sites touristiques et historiques dans la proximité. Petit plus : la salle de bain avec baignoire en bois, et sauna !

숙소가 넓고 욕실과 화장실 분리, 욕실이 목욕탕처럼 앉아서 씻을수있게 되어있어서 좋았습니다. 앞에는 천이 흐르고 사람들이 나와서 쉬고있기도 하고 분위기가 넘 좋았어요

다 좋았는데 냉장고에서 냄새가 났는데 방안에 가득차서 그이후로는 문을 열지않았어요 그부분만 조금 아쉬웠어요

房间干净，面积比在大阪时大，能打开28寸行李箱，这点很棒！周围环境优美而且入住期间比较安静。Kevin人也非常好！在最后一天早上本来打算带上行李箱坐bus去京都站的，但是Kevin非常热情主动开车送我们去京都站，帮我们省下了非常多功夫！下次去京都还会再来~

桌子面积稍微有点小，放置每日的杂物需要规划一下，不过其实也能放下，没有太影响

Beautiful location in a peaceful and quiet setting. We had a wonderful experience and truly enjoyed our stay. Shops and public transport were conveniently close by, making it easy to get around. The host was very friendly and helpful. This was one of the most memorable and enjoyable holiday experiences we have ever had.

We took only one week in Kyoto and this apartment. To know better, we take much more time on this place, it has been so wonderful.

Amazing location! Really close to Kyoto Station , the stay is located next to this scenic stream and the area is lovely. Really nice cafes around. The room was spacious and the bed super comfortable. Our host Kevin was so accommodating and sweet. Each time I had a question about where anything was e.g the iron he replied straight away. He also organised the transfer of our luggages to Tokyo which was so so helpful! When we come back to Kyoto we will definitely stay here again :)

I like the environment around there, it is residential area and nearby 鴨川 river. Queit and peaceful. The spaces are organised and separated clearly (bedroom, bathroom and toilet). Very comfortable to live in. Owner is very friendly and generous to drive us to the subway station when we going to leave.

Because it is inside the residential area, so quite a distance from the public transport. Had to walk along many houses and we felt our laguage dragging sounds might be disturbing. Some people forgot to closed the main door properly when they leaving.

Nice clean and cozy house, calm neighborhood, helpful owner, all was lovely.

Only thing - my room was on the first floor, so sometimes noisy in the mornings, and it was also not possible to open the window. Otherwise it was perfect.

京都河原町駅付近の家電量販店で仕事があり滞在させていただいたのですが、こちらのホテルのロケーションのおかげで、まるで川沿いに散策をしながら仕事に行き、帰りも同様にリラックスして帰ってこられるような、素敵な滞在となりました。設備も清潔、チェックイン・チェックアウトもわかりやすかったです。感謝いたします。

The check-in and check-out process was very easy, the staff was friendly and helpful. The room was very clean and had everything I needed. They allowed me to store my luggage there for several hours after and had free tea, coffee, and bottled water.

Everything was great, only wish I had a longer stay.

Amazing location: right along a quiet, beautiful canal with those classic Japanese Zen vibes. The place had all the comforts we needed, and the owner, Kevin, is one of the kindest people I’ve ever met. He doesn’t treat you like a customer, but like a guest in his own home.

四条河原町や清水寺が徒歩圏内で、繁華街へのアクセス抜群！ものすごく近いわけではないけどぶらぶらしながら散策するには十分行ける(1㎞ちょっと)！ 新緑と木漏れ日が揺れる川のほとりで、静かな場所にあるので、拠点にするには最高です。宿の前は一方通行で交通量はかなり少ない通りなのですごく静かで良かったです。 隣の部屋の音などは全く聞こえなかったので、一階には一部屋しかないのかな？と思います。上の階の音も全くしませんでした。 宿主さんがとっても良い方で、安心して、気持ちよく泊まることができました。ありがとうございました！ 徒歩1分ほどのところにサウナの梅湯があり、6時〜26時まで営業していたので朝も夜もそちらに入りました。銭湯好きには最高です！部屋のお風呂は使いませんでしたが、バストイレ別で広く、清潔そうでした。 チェックインはパスワードキーなので予定より早い時間から入ることができ、部屋にキャリーケースを置くことができたのも大変ありがたかったです。 逆にチェックアウト後も宿にキャリーケースを置かせてもらえて、手ぶらで散策できたのでとっても便利でした。宿主さんに、「置いても良いですか？」とお願いしたところ、「もちろん！ご自由に使ってください！」と笑顔で返してくださり、すごく安心しました。良い人…！ また、500mlのミネラルウォーターが玄関のところに段ボールでぼんっと、テイクフリーで置いてあり、暑い季節にはとてもありがたかったです。 使ってはいませんが、玄関のところに電子レンジやインスタントコーヒーなども置かれていて色々至れり尽くせりでした。

使用した部屋が一階で、玄関すぐ横の部屋だったので、夜間の出入りの施錠音は気になりました。泊まっているのも外国人のお客さんばかりだったので、部屋のすぐ外の廊下で話されると夜は話し声が気になりました。でも10分ほどで静かになったので、安心して眠れて良かったです。

La habitación es espaciosa, luminosa y el baño es también amplio con zonas separadas. Está situado entre la estación de tren y el centro por lo que puedes ir andando a los dos sitios. El barrio es precioso. Kevin ha sido muy atento, amable, es alguien con quien puedes contar para cualquier cosa que se necesite.

The room and all the facilities were so nice! Everything was super clean and modern but there were still some traditional touches. The communication with Kevin was great and he gave us some nice tips. The location at the canal was amazing, close to the center but quiet, and there was a super cute bath house nearby to end a day of walking.

The canal near the hotel was nice. The location is a walking distance to Kyoto station. The room was clean. The bathroom was big. The communication with the hotel management by Whatsapp was efficient and helpful.

Our room was near the hotel entrance door and the hotel foyer. The noise from guests entering/exiting the hotel as well as all the noises from the people using the foyer facilities went directly and loudly into the room. Because of all the noise we had rather sleepless nights. (( The advertised "garden view" was actually a city street view: you can look at the street (with a smallish garden near the hotel entrance) and the street can look at you. ) During our 3-night stay we did not see the hotel stuff at all. The front desk was absolutely unattended (and utterly cluttered with household stuff). The neighborhood is kinda tourist-tailormade: there are many small hotels and guest houses, not many good restaurants, many tourists, not many locals.

A környék csodás volt, nagyon csendes, meghitt és hangulatos, egy kis patak mentén található. Közel a kyotói vonatállomáshoz (sétatávra) illetve könnyen megközelíthetők a szállástól a belvárosi részek és egyes nevezetességek is. A közelben van reggelizőhely, bolt és mosoda is. A szállás tiszta volt és kényelmes, Hiro nagyon kedves házigazda, szívből ajánlom.

This is our second time staying at this hotel. Its undeniable advantage is the location — close to both the subway station and the train station. You can go for a stroll through the shopping districts, or you can walk to Guillaume fairly quickly. This year, we saw the renovated canal promenade, which definitely adds an extra pleasant atmosphere to the street. On the first floor, Kevin's place has everything you need. Kevin is a responsive and friendly host. He is definitely an extra bonus for this place.

La habitación es amplia y cuenta con una pequeña cocina y un baño espacioso. La zona en la que se ubica es preciosa y tranquila, y relativamente cercana a la estación de Kyoto. La comunicación con el anfitrión, pese a ser vía mensaje, es fluida y fácil.

Wir waren während unseres Japanurlaubs sogar zwei Mal bei Kevin im Hatsune Guesthouse. Die Unterkunft ist wirklich wunderschön an einem kleinen Kanal mit Kirschbäumen und Blumen gelegen, die Gegend ist einerseits ruhig, andererseits zentral und es gibt viele stylische Cafés mit Röstereien, Bars, eine Craft Beer Brauerei und kleine Restaurants. Unser Zimmer war sehr sauber, mit einem bequemen Bett und sogar einem kleinen Sento im Bad, den wir gerne genutzt haben. Es gab sogar Kevin stand uns schon im Vorfeld und auch während unseres Aufenthaltes mit Rat und Tat zur Seite und hat uns am letzten Morgen sogar zum Bahnhof gefahren. Uns hat es wirklich super gut gefallen und wir kommen eines Tages bestimmt zurück ins Hatsune Guesthouse und ins schöne Kyoto.
