The owner of the property Cecilia was wonderful easy communication and was happy to assist wherever she could. Great accommodation!

So many stairs that is my fault because I don’t travel light and also I’m going to serve several destinations which range in weather so my luggage is a little bit heavier than usual but I should’ve read the fact that there is quite a lot of stairs and getting the superior room also has stairs to get to the level. Just bear that in mind.

We loved the location, close to everything but very quiet and serene. It was easily walkable to all of the sights and restaurants/shopping were all nearby.

We were aware that our room had a spiral staircase to access it, however, we didn't know that we were on the third/fourth floor with no elevator... so it was very exhausting to walk up 3 1/2 flights of stairs then a spiral staircase. Only for this reason, would we not book again. We'd prefer either something on a first floor or at least have an elevator.

The location was very central though off the main tourist drag. The area felt very safe and had lots of restaurants nearby.

At the time of booking we were aware that our apartment was on the third floor but the nearly 90 steps were challenging

The hostess was super kind, helpful and very knowledgeable of the place and area. The location is quite yet only a short walk to popular spots like the Rialto bridge and St marks square. Breakfast was served in the room at the time that best suited us it was a mix of sweet and savoury continental very good

Az épület kiváló helyen van, a kapu egy hídról nyílik - ez már eleve nagyon tetszett. A zárt, belső hall igazán autentikus hangulatú, és tiszta. A földszinti apartman, amiben egy hetet töltöttünk, nagyon ötletesen és szépen felújított, kiválóan felszerelt, és mégis őrzi az eredetiséget. Külön figyelmesség, hogy a konyhában volt kapszulás kávéfőző és hozzá sok kávékapszula, illetve volt teafilter, és pár kis "snack" is. Az ágy nagyon kényelmes, éjszaka kiválóan tudtunk pihenni. Az ablakok egy csendes utcára néznek, és mivel az épület előtt itt víz van, ezért reggelente nagyon friss volt a levegő. A tájolás is szerencsés, mert nappal nem sötét az apartman, mégsem forrósodik fel (augusztusban nem kellett állandóan a légkondicionálót használni). A fürdőszoba is nagyon tiszta, új állapotú. Udvarias dolog, hogy az időközi takarítást, ágynemű-és törölköző cserét előzetesen megbeszélt időpontban végezték. A ház közvetlen környezete éjszaka és nappal is nyugodt, mégis gyalogosan a legközelebbi hajóállomás (F.te Nove) csak kb. 10 perc, élelmiszerbolt kb. 5 perc, Szent Márk tér kb. 15 perc; kávézó és étterem már 0,5-2 perc távolságban is van. Az itt töltött egy hét alatt igazán otthon éreztük magunkat - külön öröm, hogy egy eredeti velencei lakóépületben lakhattunk! Köszönjük szépen!

Ca’ Capellis is situated in a beautiful 14th century building. The location is fantastic, away from the tourist centre but within a 10 minute walk of St Marks Square. The staff are incredibly friendly and welcoming.

Nice traditional building. Lovely large room and air- con was a godsend. Breakfast delivered to room each morning was nice and fresh and there was plenty of food.

A full length mirror in the bathroom would be useful.

The air conditioning units are not very efficient. It was very hot in the middle of July. The apartment is a little bit dated, although it does add to the vintage type feel or charm

Die Lage des Wohnung ist gut, jedoch im 3. Stockwerk, welches nur über viele Stufen erreicht werden konnte - für ältere oder behinderte Personen unbrauchbar. Es ist ein großes Apartment mit vielen Räumen und 2 Bädern. Ein Bad davon ist sogar groß. Ein Wohnzimmer welches ebenfalls ausreichend Platz bietet. Die Hausverwalterin war sehr entgegenkommend hinsichtlich unsere Gepäcks, dass wir es bei der Abreise noch ein paar Stunden bei ihr lagern durften

Was leider nirgendwo wirklich ersichtlich ist: Das Apartment befindet sich im 3. Stock. Die Stockwerke sind außergewöhnlich hoch (ca. 5–6 Meter pro Etage) und es gibt KEINEN Aufzug. Mit schweren Koffern oder viel Gepäck kann das schnell zu einem echten Problem werden. Bereits am zweiten Tag wurde ich von der Hausverwaltung darauf hingewiesen, die Kurtaxe zu bezahlen. Dazu erhielt ich per WhatsApp einen Link zu einer ausschließlich italienischsprachigen Webseite, auf der nicht nachvollziehbar war, wie die Zahlung funktionieren soll. Nach längerem Hin und Her bot mir die Betreiberin schließlich an, die Kurtaxe direkt bei ihr zu bezahlen. Ich gab ihr mein Handy und bat sie, mir zu zeigen, wie die Zahlung über den Link funktioniert. Zu meiner Überraschung konnte aber auch sie auf der verlinkten Seite keine Möglichkeit finden, die Kurtaxe zu bezahlen. Sie hat mir mitgeteilt, dass sie Booking.com präventiv informiert hat ... Außerdem wirkt die Küche bereits ziemlich abgenutzt und teilweise desolat (hängende Türen, fehlende Fittings usw). Das WLAN ist ebenfalls sehr langsam und für zuverlässiges Arbeiten oder Streaming kaum geeignet. Die Aussicht war nur auf einer Seite des Apartment akzeptabel. Alle anderen absolut häßlich.

El alojamiento está bien ubicado, había botellas de agua en el frigorífico y zapatillas de hotel. Aire acondicionado potente.

Todos los comentarios hablan de lo simpática que es una tal Cecilia, pero nosotros no hemos hablado con nadie en todo el tiempo que hemos estado allí. Hay una clave para entrar en el edificio y las llaves de nuestro apartamento estaban puestas. Tuvimos suerte de que nos tocó la 105, en la planta baja, porque subí para curiosear y había muchos escalones. La bañera era muy mala, la mampara, que estaba sucia, tenía forma curva, lo que limitaba mucho al ducharse (podéis ver en las fotos el baño con bañera). No nos avisó nadie de si vendrían a limpiar o a cambiar las toallas. Un día llegamos y teníamos toallas limpias, pero no se habían llevado las viejas ni habían limpiado absolutamente nada. Me gustaría que nos hubiesen indicado si vendrían o que pudiésemos dejar un cartelito. Por último, por el precio (carísimo) que hemos pagado, qué menos que dejarnos una hoja con recomendaciones cerca, supermercados cercanos, etc. Todos los apartamentos lo hacen. También podría habernos indicado de qué forma ir desde dl aeropuerto. Ya os lo digo yo: línea blue de alliguna hasta ospedale o F.te Nove. En fin, en general el apartamento no ha estado mal porque tenía AC y la cama era más o menos cómoda, pero no creo que repetiría. Con la persona encargada solo hablé el primer dia, puesto que me pidió por whatsapp foto de los DNI, y el último, que me pidió que pagase los 40€ de tasa turística. Además, el vestíbulo en el que se encontraba la habitación era una vergüenza, las basuras llevaban ahí días.

This hotel should never be classified as "luxury"—not on any platform; this is a major mistake by both Booking and the hotel itself. The entrance is appalling—right next to trash bins when you open the door—and there is no reception area. There is a complete lack of clarity when booking the rooms, and it was impossible to actually stay in the room originally assigned to us because it was non-functional; the bathroom flooded, and the room was on par with a hostel. There were no amenities, the room was located in the hotel basement, the check-in experience was a disaster, and the price was exorbitant for what was offered. It is absolutely a bait-and-switch. I had never experienced anything like this in Venice, a city I have been visiting since 2001. I hope never to go through this again, and I hope Booking verifies that this hotel is taking advantage of its customers.

So comfortable and unique. Cecilia went above and beyond to see if we needed anything or if we were interested in specific time of breakfast. Bed was super comfy.

80 degraus para subir(para quem vai com mala é muito ruim), um dos ar condicionados não funcionava, o restante estava tudo ok.

We had a great stay. The apartment was very spacious with plenty of room for our family of six, so everyone was comfortable. The location was convenient—it was about a 25-minute walk from the train station, which was manageable even with our luggage. The neighborhood was quiet, but it was still an easy walk to St. Mark’s Square and the main attractions. The laundry facilities worked well, which was a huge bonus during our trip, and the air conditioning was excellent, keeping the apartment cool and comfortable despite the summer heat. We’d definitely recommend this place to families visiting Venice.

El único problema es que carece de ascensor

Établissement qui dégage une atmosphère folle dans un immeuble vénitien authentique La chambre est très grande avec des hauteurs sous plafond de près de 6m et décorées avec goût. Service petit déjeuner servi sur charriot dans la chambre. L’établissement est idéalement situé dans un quartier plutôt calme et charmant tout en étant situé à seulement 10min de la place St Marc Enfin la maîtresse de maison vous accueille avec élégance et gentillesse. Que dire d’autre que Parfait et Merci !

Great location in a beautiful old building.

Sehr gute Lage - zentral und nicht überlaufen. Nur wenige Stufen von der Anlegestelle zum Hotel - eine besondere Annehmlichkeit mit Gepäck👍. Klimaanlage, elegante Holztäfelung. Wir kommen gerne wieder.

Die Lage ist fantastisch und die Gastgeberin sehr freundlich und hilfsbereit. Ein tolles Frühstücken kann man auf wunsch auch haben und wird einem direkt ins Zimmer serviert.

Nicht gefallen kann man nicht sagen, aber man muss sich in Venedig bewusst sein, dass es keinen Lift gibt und Treppen steigen angesagt ist. Fitness pur ;-)

Great location. Spacious rooms, big living room, full kitchen. Great host who was very helpful with everything we needed. 1 shower (in the small bathroom) and one big bathtub (bigger bathroom).

Understand there isn't an elevator so it's a bit of a haul to the upper floors.

The location was perfect: in an area not too busy, but still very close to the tourist sites and easy to reach from the airport. It was lovely to stay in a monumental Venetian house from the 13th century. The breakfast was good, even allergy friendly upon request. And manager Cecilia did her utmost to make us feel welcome.

Not a problem for us, but you need to climb a few flights of stairs to reach the B&B. Less ideal for people with reduced mobility.

Stepping into the property was like stepping through time to imagine what Venice was like in past centuries with modern conveniences of course. In the apartment we stayed in, we had views of the canals with tips of the gondolas passing by. While looking out, we also saw the rooftops and churches. The rooms were spacious and the beds were comfortable and we slept well with cool air conditioner. One important note that the view comes with a rise to the top which means steps. Our host, Cecilia was so gracious and helpful. We were welcomed and seen off upon departure. We will definitely return and next time, we will stay longer.

Une grande et belle chambre dans un bâtiment historique typique, très haute de plafond, avec une table ronde pour le petit‑déjeuner et une belle et grosse cafetière à capsules. Chambre confortable, propre, avec une belle salle de bain. Un super accueil de l’hôte, adorable. Un petit‑déjeuner servi dans la chambre, sur une table roulante. Notre hôte s’est adapté aux contraintes spécifiques que nous avions (notamment des horaires très tôt en raison d’un événement sportif). Nous avons adoré.

À part un wifi peut‑être un peu lent à certains horaires (ralenti mais utilisable quand tout le monde le sollicite, je suppose), tout n’a pas été clair avec la clim (la prochaine fois, je me renseignerai).

We stayed in the top floor apartment, 96 steps up to the room each day which is an important consideration The hostess was a lovely lady, extremely attentive and the apartment was clean and comfortable. We were very happy to have chosen this as it’s location is excellent for all sights and some wonderful restaurants and bars

Unfortunately the window had been left open to our room and there were no mosquito blinds. The mosquito plug in was empty sadly so we were bitten to death the first night despite closing the window.

Good location, within 20 minutes walk of pretty much everywhere we wanted to go. A bit hidden in a good way, even though it was on the cusp of a bustling area. Good communication from the property manager.

The apartment was clean but in need of upkeep. The shower seal leaked, there was some issues with the appliances being broken or in bad shape, and it was a bit dingy. Overall would be much nicer with just a bit of a refresh and newer amenities.

The host was very friendly and was there to help us whenever we needed. The breakfast was delicious and varied, and the view from the room was fantastic

We stayed in the two bedroom apartment which is spacious, clean and comfortable. The host is very nice and responsive. We enjoyed the stay very much.

The two bedroom apartment is located on the 3. Floor. The many stairs are a bit hard for us especially with a lot of luggage as we stayed there for two weeks.

There was a bit of a funky smell coming from the shower drain as we were on the canal, but it was rectified.

Nous n’avons pas déjeuner dans l’établissement

De locatie, de ruimte, de bedden en de hygiëne. De eigenaresse hebben we ontmoet, vriendelijke dame, begaan met haar gasten en de staat van haar appartement. Er was iets stuk en dat werd dezelfde dag nog gerepareerd. Het appartement ligt in een rustige straat, maar in de directe nabijheid vind je winkels, supermarkten en restaurants. Ga vooral naar restaurant Dolfin (4 min lopen). Loopafstand: Rialto brug - 4 min San Marco - 15 min Peggy Guggenheim museum - 25 min Restaurant La Vida: 22 min (ook een toppertje)

Niets. Wat tegen zou kunnen vallen is dat dit 4-kamerappartement, nr 106, drie hoog is. Geen lift, dus trappen lopen. Wel mooi uitzicht vanuit het appartement! Eén tip: een set keukendoeken zou fijn zijn.
