Extremely disappointing experience – not suitable for families We booked this villa based on the photos and description on Booking.com, however the actual condition of the property was completely different. From arrival, it was clear the villa was not properly maintained. The front desk appeared disorganised and unprofessional, and when we entered the villa the difference between the advertised photos and reality was shocking. There was a strong unpleasant smell throughout the entire villa. When we opened the fridge to store water for our children, we found old food left inside, which clearly had not been cleaned. The bathroom was in very poor condition and unhygienic (photos attached). Our children were uncomfortable and distressed, and as parents we did not feel it was safe or appropriate to stay. We checked out shortly after arrival. We then attempted to request a refund. The staff told us to contact Booking.com, who advised that written confirmation from the property was required. The property staff said their manager would respond the next day and process this. Unfortunately, this never happened. Booking.com later confirmed the property did not respond to their requests. We attempted to contact the property multiple times by phone and WhatsApp without success, despite them being responsive before our booking. We were forced to book alternative accommodation at short notice at our own expense, which added significant stress to our family holiday. Based on our experience, we cannot recommend this property due to the condition of the accommodation and the lack of responsibility shown afterwards.

Completely disappointing. This is not a 4-star hotel. I booked this hotel expecting the standards of a 4-star property, but it was far from that. The facilities are outdated, poorly maintained, and cleanliness was unacceptable. The bathroom was dirty, with visible mold, and the common areas were also in bad condition. The worst part is that the hotel supervisor promised a full refund for the three nights due to all the issues we experienced, but after that promise, they stopped replying and I have not received any reimbursement. A truly disappointing experience. I absolutely do not recommend this hotel.
Location is perfect, love the concept is so close to nature and beach, staff are so nice and friendly. The only thing need to improve is the maintenance abit run down, the rest we love it. Definetely will come back
awesome
nothing
The staff are so lovely. The room is enormous and very comfortable. Very quiet, mountains in the BG. Good for couples or people looking for a quiet relaxing stay. Location is OK- on a main road (which is the same for many places in this area). Can walk to facilities/ restaurants if you want. This is a quieter part of Senggigi and would not stay there if you want to go out to bars/ restaurants every night.
The room is spacious. Green scenary. Nice environment. Beach in walking distance.
It was a sale price and I was able to stay there very cheaply. I probably wouldn't even be able to get a private room in my country for the same price.
Considering the price range, it probably wasn't very clean. There were a lot of spider webs on the sidelights, and the bathroom was full of mold and mold residue, so I had to step on it while showering. The air conditioner was broken, so I had to turn it off when the heater started, and then there were two power outages, so electronic devices didn't work. Given the conditions, I didn't feel like going into the pool at all.
ummm for starters the long pool was amazing, i had a great lounge in there. the staff were excellent, not having a. buffet for breeakfast did suck a but bit it kept my figure, my waist is snatched. but the food was very tasty, the options were superb. The rooms were great.
the door lock was hard to lock but got there in the end, the wifi didnt work on the toilet which was annoying because when i did my morning poo i couldn't scroll instagram reels.
We had our own villa with a private pool and thought it was awesome. The breakfast was ok but it was enough to start your day. Not so far away from restaurants and shops. The staff was really helpful.
We had some monkeys running around on the roof couple of the nights.
Great in every aspect
Ideally located
Big rooms, huge pool
Not clean at all, this place needs repairs. Crazy bad smell in the bathroom, not cleaned bedsheets. While walking to the room, my wife almost fall due to the floor broken. It could be a crazy hotel but look like they stopped taking care of it since years... Sad. I wouldn't recommend to stay here.
Friendly staff and great location to watch sunset at the beach.
Das Frühstück war nicht ganz besonders
Great location, amazing nature around the hotel. Pool was a very nice addition. Staff was very lovely. Would come again.
Habitació còmode, guapa i neta.Els jardins i piscines molt xulos.
Fantastisk personale fantastisk lokation
The pool is endless. Beds are very comfortable, breakfast was good
/
The hotel has a very nice position, in the middle of the giungle, but also very close to the Main Street The staff was very kind
Breakfast didn't made up to the expectations
Prima accommodatie
Beautiful villa! Location is great and it is in the peaceful forest surrounded by beautiful trees/plants. The staff are absolutely incredible, so kind and friendly and go above and beyond for their guests! Lovely place!
Rooms are lovely, spacious and clean! The long pool is beautiful and surrounded by gorgeous trees plants and flowers! The staff are incredible and the breakfast is exceptional. Highly recommend this place! Great location!
So peaceful! Amazing pool, restaurant and breakfast.
We will definitely book this again. Highly recommended. Very quiet idylic resort. We had a stunning 2 bedroom suite with a private pool and garden. There are 2 additional pools too both were excellent. Its a 5 min qaln to a unspoilt idylic beach. Loved the art market and restaurant there too. Service is impeccable!!
Great location in Sengigi. We had a pool private villa and was very affordable. Unfortunately the property is very tired and needs a facelift. Boardwalk to villa was in desperate need of replacing as slats broken and not fixed down, villa not appointed with enough of usual necessities such as pool towels for the pool, utensils, glassware etc. mattress was not comfortable, pool light needed putting back on as was hanging off in pool, tired pool chairs with ripped sun lounge mattresses, safe not fixed down. However, staff were very friendly and willing to accommodate any of our requests and fixed pool light as soon as requested. Could be a fantastic place to stay with these minor things rectified.
Villas where amazing
While the staff were pleasant, the hotel was old. Not much to do (if anything) to do in town. Left and went to Kuta.
Pros: The staff was wonderfully friendly, and the pools were beautiful. The room was very clean. Meh: The furnishing in my room was fairly basic. I might not have even noticed/commented except other "resorts" at this price point in Indonesia were beautifully furnished. Cons: The location was not particularly walkable, which put a major damper on my enjoyment of the property.
My family booked 2 family rooms over Christmas and New Years. Stayed a total of 8 days. We weren't expecting much because we had booked this hotel at a very reasonable price, but we were wrong. This place, if you can believe it, looks better than the pictures. The staff are wonderful, always polite and friendly, and the hotel itself it very picturesque with all the surrounding greenery. The rooms are large and spacious, and they all have nice balconies. There are so many little things that make Kebun lovely, the 24hr pool, the complimentary extras, the friendly staff. BREAKFAST WAS PLENTY AND AMAZING. The hotel was in walking distance to Sengigi beach, local food stalls and M Mart. Yes, its aged over the years but still value for money, The pool itself blows you away. Great for families and couples.
Sweet villas and resort! In convenient location close to beach. Nice pool and nice rooms.
Room was nice and spacious but did not change bedding when doing room clean. The power kept going out and then coming back on several times throughout the trip. also breakfast was really bad. We did not eat breakfast apart from the first day as a result of the food not being fresh and they did not have a working coffee machine in the restaurant.
Best resort I’ve ever stayed at best stuff
Enjoyed the place. Peaceful and nice
Good location, lovely private pool villas and relaxing stay. Very rundown needs a lot of maintenance but everything is clean. Staff are friendly but service could be better. Breakfast was good but not amazing. Great stay for relaxing by a private pool
We absolutely enjoyed our stay at Kebun. The staff were amazing and extremely helpful. Our room was comfortable, but a bit run down. The pool was amazing, however the surroundings looked a bit tired and could benefit from a little ‘face lift’ We would absolutely stay here again - good value for money.
The room was very dirty, we found a cockroaches… lot of noise, they cut the grass at 9:30 in front of the room and knock on the door to bring us the towels at 10:00am …
The staff was lovely, they were so friendly and accommodating. They even gave me free coconuts for drinking. The property is nice and good location. But my room bathroom definitely had mold visible on all walls and was just very unclean, nothing was even simply wiped down like the sink and shower glass. The bedroom was okay and clean but the bathroom was gross.
We stayed here in March 2023. The hotel was empty apart from us taking up 2 rooms (unless we missed other guests). The hotel was lovely but it was just very tired. It really does need some updating, but we totally understand that what with Covid and the earthquakes Lombok suffered, recovery has been slow. The rooms were clean and tidy. Only issue we had was that we struggled with the wifi. Each time it went out, we contacted reception and they managed to get it going again, but it was a regular gripe that it would only last for a short time and then have to be reset. Not the end of the world, but we did chose a hotel with wifi as we need to be in contact with work. Due to the lack of guests at the hotel they were running a very limited menu which wasn’t even open of an evening. Again, we understand that the costs of keeping it open for the minimal guests is not cost effective. However, we would have liked to know before we booked. Luckily, we found a very lovely restaurant (The Office) just over the road. Our friends had been here twice in previous years and therefore know how lovely this hotel used to be. We hope it manages to recover and get back to where it once was.
Luckyly found this resort when searched online. located near Senggigi beach with a hill background. Quite big room I get and got a terrace although I get this room only about 400k rupiah. Nice hotel staff and warm
Room K7, Air-cond not cold the 1st night. Bathroom with smell, no exhaust fan. Overall ok.
The villas were in great condition, close to everything (walking distance) with taxi’s available to take you to the large shopping malls
We stayed here over xmas and new yr we had originally booked to stay in mataram for a few nights 1st then kebun villas were picking us up to stay with them for the new yr we were not happy with the hotel in mataram and thankfully kebun helped us out and we stayed there for our whole stay in lombok thankyou kebun villas. We had stayed here in 2013 not much had changed the pool is lovely the food in the restaurant was amazing the room was large and clean if there was anything it was that there were not many lounges to sit on near the pool and no umbrellas to protect you from the sun. This hotel is cheap cheerful and was definitely worth the money and the staff were very good.
We (couple) stayed at the Kebun Villas and Resort for 10 days, using it as a base from which to explore Lombok and we loved it. Comfortable, clean and quiet. The resort, only a short walk from the beach and on a quiet and tranquil hillside was perfect for us to retreat to after full days of sightseeing, island-hopping, snorkelling or bush-walking. While in Lombok, we visited a couple of other resorts (5 stars) and while some were on the beach itself or had bigger and better pools for kids, the rooms were generally smaller and older than ours and many had minor plumbing/cooling problems and other little niggles that ours didn't, but cost considerably more. The views of the mountains and forest from the balcony rooms really afford a feeling of seclusion, with very little night time noise of the town. The gardens are quite natural and invite many little native birds to flit about around the infinity pool and shady lawns as you relax or have a swim. The staff were generally helpful, though somewhat laissez-faire with time-keeping, but always smiling and friendly. The 'restaurant' makes for an OK breakfast stop if you have things to do and don't have time to go out, but the cafe at the front of the resort makes the best coffee in Lombok and the food was very much better than in the resort. To get to the beach, you'll need to walk down the hill, past the Marriott and through the Arts Market where the local women sell the most delicious street food from 5pm on weekends. There is another option though. Visitors can buy a day pass to the Marriott resort (directly opposite Kebun) for about 150,000 rph ($15 Aus) which gives you full buffet breakfast, bar, pool access and beach access (including towels ect) all day. Do the maths. It's also right beside some fantastic beach warrungs so its only a 40 metre walk on the beach to buy cheap lunches, dinners and drinks. Outside the front gates of Kebun on the left there is a small travel stand. We used the guys there for all our day trips and they were happy to take us to many of the natural springs, forests, national parks and villages that tourists don't often visit, which we loved. We found them to be very honest, reliable and reasonably priced (though you should haggle). Ask for Billy. Overall, we were very pleased with our choice to stay at Kebun villas and would prefer to stay there again over many higher-rated resorts on Lombok.
The bathrooms where really let down and not maintained, no circulation, mould and dirty meaning staining. Also there was no way of getting out of the swimming pool in the deep end
Well as nice as this place is you need to be fit like a mountain goat as it is not a flat resort.. quite a steep ramp takes you up to the pool area then you have steep steps up to your rooms. Note there is no railing on the stairs and no balcony fence so quite dangerous. There aren't any stairs or railing to help you in and out of the pool making it quite difficult . But can really recommend spending the extra money and stay in the villas, that's a whole different luxurious experience and the pool has easy stairs access. The breakfast is limited so don't expect a big buffet here.
So dissatisfied, come here because pool looks great, can't swim.... the pool is extremely dirty. The reception staff had no explanation, simply a shrug of shoulders, and that was it. I stayed here in 2016 and it was excellent condition then. It my opinion not good enough.
Stayed at Kebun hotel for a few days, so peaceful, room was clean ,spacious, water pressure shower was great, & hot, biggest ,longest pool, great, breakfast was good device staff efficient,, friendly, could improve on the croissants, & muffins, chewy, may be a new recipe,!! Its Not far walking distance to main part of Senggigi, where there's small shops, & restaurants, Art market, has 3restaurants one good Spices, eat there a couple of times, but a little inconsistent,, but overall good, would recommended Kebun hotel ,but I don't think it meet's the requirements of a 4 Star hotel, as they say they are, compared to other 4 star properties, but Nice.
I was attracted by the view of this hotel in their website. I was worried that we wouldn’t get the view as in the photos. In fact, the room and the view were 10 times better in reality. We couldn’t believe how good the location is. It’s in the main part of Sengigi but tucked away out of the busy road. When you were inside by the pool the view of surrounding trees and green hill give an essence of nature tranquility. It felt like I was away in a forest. The breakfast menu was good, noting how inexpensive this hotel was. We arranged a pickup from the airport which was rather expensive but worth for getting away from other taxi drivers noise and it was an hour drive. All in all, this hotel is worth more than its price tag.
We were really disappointed with this resort. The pictures promoting this place are a vast difference from what the reality is like. The resort and room were very dated. The place is in bad need of refurbishing. Most of the items displayed on the menu were unavailable at the restaurant. Don’t bother wanting to have a drink there either because they didn’t have any alcohol except Bintang beer (although the menu said otherwise). There aren’t many places nearby to walk out to for meals either. The area is pretty dead. The bathroom had a bad stench every time we had our bath, probably due to the drainage not being cleaned in a while. We will definitely not be returning to this place.
We came with my wife to spend so times in Lombok in the south and after in senggigi before going to the Gillis I was so disappointed in this hotel It look old Cracked in many place , on the floor Nothing look fresh There was a crazy women shooting after the guests at the reception ( peoples telling me she was the boss or wife’s owner I just enjoy going up the road with my motorbike I have rent to see the beautiful view And to enjoy the road from Senggigi to bengsal I like the area but definitely not this not well maintained place It is like they want to save money in every corner The light in the room so so little also We Should have gone to the Sheraton
Excellent and exceptional friendly staff but rooms need major overhaul as it’s getting run down especially the toilets. Property is NOT elderly or child friendly so be warned.
My ipad has been stolen out of my room. The staff didn’t want to help me because I didn’t have proof. They said I should call the police and they were laughing at us. They also said that they have cameras but ofcourse there are no cameras in the room.
Great food and pools. Wifi was spotty to non-functional. Easy walk to Sengiggi beach and Art Market.
I'm traveling with my friends, we got good room to stay, close with another. The room is clean, the bathroom is clean, we can access pool whenever we want. They provide 4 bottles of water a day and all minibar such beer and sodas are free. And the location is in heart of Sengingi and in the entrance of the villa there "Gula Gila" coffee shop, they gives us extra 10% because we stayed in Villa.
You can see that at one stage this would have been a luxury resort (about 10 years ago) I appreciate the earthquake may have been responsible for some of the structural damage but it goes way beyond that, the place is in a state of disrepair and in dire need of a refurb. As other guests mention: mouldy bathrooms, rotten decking, pools which look almost like a swamp. Another thing that really irritated me is you are asked to sign a disclaimer upon check in accepting you’ll pay for any damage, even most of the 5* hotels I’ve stayed in haven’t asked for something so ludicrous and it doesn’t end there, there’s a price list in the room for all the things they’ll charge you for (I kid you not down to the teaspoons, fittings, fixtures etc) if lost, stolen or damaged. I heard the owners are from Singapore so I’m not sure if this is a cultural thing as a Friend rents an apartment in Singapore and apparently a similar disclaimer / checklist also has to be signed. They also make sure you stay at reception until a room check is completed upon check out.
Booked the only 3 room villa for my family of 6. Was fooled by the pictures in the FB & IG pages. The villa badly needs a revamp. Pool was green & murky. Requested staff to clean up but only added some chemical to turn water blue bust still murky. The wooden deck was very worn & some were infested withe ants. We were ‘greeted’ by a gecko in the roof who kept us up all night. Kudos to staff who came in at night to capture it. It was a damper to our otherwise positive experience in Lombok. Paid premium for the villa but couldn’t use the pool.
This place is a disaster so stay clear and avoid at all costs. We booked here via Agoda before the earthquake and despite good reviews and assurance by the resort everything is all ok. We'll come a few days before our stay booked for 30th December for 4 nights we decided to drop in for a look. Thank God we did because what we found was nothing short of disgusting... As others reviews have mentioned the main pool was very dirty and looks toxic, the decking is so rotten it just about collapsed under my feet. The room although tidy the bathroom was disgusting. There clearly was some big damage from the earthquake and still half the resort is being patched up. Take a look at our "real" pictures for the truth. We tried to cancel our booking via Agoda but they did not want anything to do with it. The hotel directly also refused. We are disgusted Agoda can allow this to happen and have no recourse in getting a refund or credit. We ended up not staying at this resort and booked another place as we would not risk catching any bugs or disease from this place. It should be shut down. Shane on you Agoda and shame on you Kebun Villas 😡😡😡
Amazing introduction to luxury island life. The surrounding area is touristy but the private villa are idyllic. Our daughter loved the pool.
Hotel with green area surrounding that's why having fresh air and nice view but not for the pool, service for breakfast, electricity and water supply
We stayed in kebun Villas for a few days in August and absolutely loved the resort. We booked a pool villa and could not have wished for a better set up. The villa was clean and spacious, with a separate bedroom and living room. Between the two buildings housing the sleeping and living area was a private pool set in a private garden. If you venture away from your private quarters, you can swim in a huge infinity pool, surrounded by jungle. There are lots of trees and nature around, a beautiful beach over the road and a local stores and cafes. It's a great place to relax.
I had a fantastic stay at Kebun Villas & Resort, the property is magnificent! The property is nestled in the forest but very close to the many restaurants, Art Walk and shops in Sengetti-- all walking distance. Here you will find well-kept gardens, beautiful smelling flowers, monkeys (occasionally) and a bird watcher's paradise!! The rooms are clean and comfortable with a stocked fridge of beverages and personal items in the bathroom -- all of which are restocked daily!! The pool is huge and uncrowded. Staff is kind and helpful. Food could be better, wifi was ok but sometimes a bit difficult.
good view & scenary but toilet too dusty, minibar included in the room rate but we couldnt exchange from beer to soft drinks since we didnt drink any alcohol
We arrived a little bit late at night but the staffs still waiting for us at the reception. We were tired and hungry from a long flight, and their restaurant had closed, so they offered to send one of their staff to buy KFC for us, but my husband wanted to try Indonesian food only. So they tried to ask the chef (who just finished work and about to go home) to cook a Nasi goreng for us, and the food was brought to our room with care and nice decoration. We needed to go to Gili Air but had no idea how to get there, and they gave us all information for the taxi and boat prices.
Booked a trip to Kebun with my boyfriend after hearing fantastic recommendations from our friends and the stay turned out to be waaaaay better than what they described 😍😍 We opted for a stay in the villa which was the best decision ever. Highlight of the villa was the very well-maintained private pool, a nice cosy bed, the rainfall shower and A BATHTUB. Breakfast was brought to us in the villa, (would highly recommend the Mee goreng), and it felt so nice to be able to enjoy a romantic breakfast from the comfort of our villa :) Service at the resort was fantastic, very prompt and friendly service and the counter and whenever we needed help in the rooms. Best part of the trip was really the surprise dinner and massage my boyfriend planned. The hosts and staffs of the resort are really MASTER OF SURPRISES. if you email them or contact them privately, they can pull off any surprise, from proposals to anniversary dinners, highly recommended. All in all it was one of the best vacation I've ever been on, especially with the love of my life ❤️
We only stay for 2 nights at the hotel but it was enough time to realized that it is a hotel where you would like to come over and over again. We highly recommend it. Due to work, I stay in different hotels many times a month, so to be impressed by a hotel, it’s difficult. This hotel really impressed us in a very good way. The rooms are huge and the infinite pool is the longest I have ever seen. All sorrounded by palm trees, cactai and many other types of trees. We spent the second day in one of their Villas. It was just like being at home. They make you feel that way since you walk in the hotel. The Villas are amazing quality/price and I would definitely will come back to one of them next year. The pool and garden divides two wooden ceilings buildings: one is the living room and the other one the area with the bedroom and the huge bathroom. They are so private and elegant. But the 10 is gotten by the people who work there. The manager is so friendly and has a genuine smile all the time he talks to you as the rest of his team are on the same way: friendly educated and resolutive. We had a little problem during our stay there and they found a solution to it right away. If you are in the area, there is not better hotel in town. And maybe in Lombok.
Unable to connect wifi in room.
Kebun Resort has many steps and uneven surfaces. There are no steps leading into the pool so it is hard to get in and out of. The beds are rock hard and the breakfast is inedible. The view and gardens are beautiful.
Great location. Breakfast was good. Pool was awesome.
Unfortunately the hotel has not really been maintained very well. The staff were very pleasant and helpful, but the room was a disappointment. There were many steps and trip hazards on the way to the room. There were dozens of flies outside which needed to be sprayed. The room was very basic and dated, as was the bathroom, with poor lighting and fly mesh to the service area out back. Breakfast was not up to the standard of previous hotels. There was a free mini bar with a can of beer and 3 fizzy soft drinks and also a good selection of TV Channels and good picture quality, for the limited time I flicked through them, at least. The pool didn't look very clean, but we didn't want to go in to try. Location was great for the beach, just a short walk and it was good as a single night stop off en-route from Gili to Lombok Airport, but I would think that it was more like a 2-3 star hotel. I can imagine when it first opened it was very nice. We also popped over the road and ate at a name brand hotel, which also seemed tired and worn, so perhaps it is just the way.
nice property ,pity AC was not cold ..hot
Good service, good location
Great position in quiet serene location yet only 10 minute walk to the Art market and lovely restaurants on the beach. Rooms are spacious and comfortable beds with nice linen Staff are very friendly and helpful. Pools are nice and well maintained. A lovely resort and value for money
Friendly, helpful staff. No need to leave the resort. If you need a relaxing break, Kebun is the place for you
We had to move rooms after the air con stopped working in the room, extremely annoying. I will not stay here again of coming back to Senggigi.
Longest infinity pool in Lombok, so it wasn't nice to have that right outside our room. Complimentary mini fridge, including beer and 4 bottles of water a day! The best we've seen in our trip to Bali so far! Breakfast wasn't but great however, but it was free so that helped us stay energized for the day! The also had a cool little safe at the front of the hotel where you could relax (with extra cold air conditioning) to get some good wifi, coffee, treats, and little knick knacks for the room (charger, SIM card, cards, etc). Would definitely stay here again!
Awesome services, especially from staff Ramli. Good location, comfortable bed, good pool..
Not friendly for wheelchairs, no rooms without steps.
Awesome stay~ service&facilities were excellent!
Kebun is on the edge of the main section of Sengiggi. It's a short walk into the many restaurants etc. If you get it at a reasonable price the accommodation will seem fine; pay too much and you will be disappointed. The air-con in my room didn't work. They did manage to fix it so it cooled the room the next couple of days. Adjusting the temperature via the remote still seemed impossible. The bathroom was big enough but constantly smelt; it was mouldy and it seemed like there were drainage problems, hence the smell. Breakfast was free but you can only choose 1 of a range of options. It is not a buffet style. You choose one and that's what you get. You do get fresh fruit to start you off which was welcome. Some more options other than just green tea in the room would have been welcome. The free beer and soft-drinks as part of the mini-bar is certainly a bonus. It is a quiet location. I was happy to stay there at the price I had. There are plenty of options in Sengiggi so shop around.
This is a nice hotel close to the Sheraton and the Art Market. Rooms are clean and spacious with comfortable beds, a/c and a good sized bathroom. There is a good selection of cable TV but wifi connection is poor. The food in the restaurant is limited and breakfast is at best average. But for the money, this is a good hotel in a great location in Senggigi.
Hotel was peaceful and quiet. Room was comfy and breakfast was good.
Horrible food dont eat here, but our villa was huge and very clean. Staff was friendly.
Wonderful staff, infinitypool is amazing, free minibar is one of a kind, and location is good, lots of eateries nearby.
The room was spacious and nice. Great pool and nice location. The only problem was the smell from the bathroom drain.
good hotel. Nice rooms with free mini bar which got toppedb up everyday. toiletries also refreshed daily. breakfast was to order and came with a plate off fruit and drinks. decent breakfast!
