Views from the room are great and the beds were very comfortable.
The grounds could have been a little more tidy.
The view and picnic amenities. Renovat4d rooms were clean and nice.
Room was a little cramped with 2 queen beds.

Rien
Breakfast was not offered. If it had been, I would have given a 10 rating. Staff was friendly and the room was very modern and clean. My only regret is that I had to leave early so did not have time to sit on a chair by the lake.
Confort totale
The kitchen facilities were very helpful to prepare food for breakfast and other meals. When we asked for oven mitts, a repair/replacement for the keurig machine, and another garbage bin, the staff kindly met our needs.
It was fortunate that we were able to have breakfast and dinner outside because there was a picnic table on the veranda just outside our door. However, there was an issue with wasps in the vicinity, so the staff should be more aware of this problem and set up deterrents (traps, etc.) to ensure that patrons don't have to deal with these pests. In the washroom, there were 2 lights, one that provided task lighting in the shower/bath area, and the other one (the main light, which was the brightest, happened to be connected to the ventilation fan). So, if we needed to have just that particular light on, the bathroom fan was also turned on and it was extremely loud (disturbingly loud in fact). The sink drainage was too slow---this needs to be looked at and remedied (not a major problem but annoying).
The bathroom was the only thing that was good, water pressure was amazing. The view was also very nice.
The lamp by the bed was all squished, the fire extinguisher was literally hanging from the ceiling and I could write my name in the dust. It's really sad because the place could be really nice with better cleaning and repairs. The money I paid for the overnight of $175.00 was way overpriced for what I got.
Renovated
Room small
The waterfront location was gorgeous. The staff were very kind and accommodating.
The curtains were super dusty I had the side of the bed near the wall when I layed down on the bed all i could smell was the stale dusty curtains made my nose super itchy and stuffed up made it hard to sleep next to them . Other than that the room was decent small but ok
The view in the lake is beautiful the room is clean but the train all night passing making a lot of noise !!!!……
The experience started well on the Friday afternoon as they allowed us to check in early. The rooms were average at best but adequate . Our microwave, fridge and coffee maker were plugged into a power bar that was plugged into an outlet inside the bathroom. To close the bathroom door it had to be unplugged temporarily. Not the motel's fault but we were without power for over 3 hours Friday night. Saturday night I went to go my room and the door was almost totally covered in some kind of flying bug. You guessed it when I opened the door, ( I had to get into the room ) it filled with these bugs. I noticed that there was already some in the room before the new ones came in. These things were everywhere, even inside the bed. When I contacted the front desk I got a ....well you opened the door. It's something I do before I go into a room ! I tried to explain that it was the outside light beside the door that was attracting then to which they acknowledged was a problem but hadn't fixed. It was not even possible to turn it off as it was on a timer. Around 11pm the bugs had subsided and we wanted to go to bed so we asked at the front desk for some clean sheets and were told that it's not possible because they're locked up. I slept in my truck. I confronted them at the front desk about returning all or some of my money and they just point blankly said no. It's too bad because it's a nice spot but never again !!
We booked and paid for a Deluxe Room, based on the photos and description shown on Expedia. Unfortunately, the room we received had neither a water view nor a kitchen and did not resemble the room that was advertised. This is a misleading listing. After a six-hour drive to Kingston, we specifically chose this accommodation so we could prepare our own dinner. Instead, we discovered there was no kitchen and had to drive back into downtown Kingston to find a restaurant, ending up eating around 9:00 p.m. The room was very small, directly facing a busy street, and we could hear trains throughout the night. Door was not secure and we could see light through corners and bottom of the door. Doors of the property does not lock and anybody from the street could have come inside the corridor we did not feel safe at all. It was also poorly equipped for three guests, with only two bath towels, one bedside table, and one roll of toilet paper. The air conditioning had to be controlled from the lobby, and it took several calls and messages before anyone responded. The most concerning issue is that the photos and description associated with this room category were misleading. 50 photos of the rooms and the property and they all have a kitchen, not ours. What is the Deluxe Room exactly? For nearly $200 per night, this accommodation did not meet basic expectations for comfort, service, or accuracy. Had the listing accurately represented the room provided, we would not have booked this property. Commodities were supposed to include food and beverages, a desk, wardrobe and dressing gown and toiletry items.. they were none of it.
The bathroms have been redone The site is on the water
The rooms were small and needed to be aired It is by a train track with frquent trains going by
Unlike some of the reviews about this place, my stay here was fantastic. We had a what seemed like a newly renovated room with a king bed, small kitchen and bathroom. It was clean and neat. Nothing was broken. The sheets and towels were fresh and clean. We were lucky to have a waterfront view, which was beautiful. The room was soundproof and the water pressure was great. The bed was super comfortable. Although the overall place looks a bit dated, you can tell the owner is working hard at making upgrades here and there. There is no breakfast served, but a Tim Horton's is directly across the street for that. Yes, there is a train track close by and yes you can hear the train whistle, but it's not as often as other reviewers would you have you think and when it does go by it honestly is not that bothersome. It certainly didn't wake me up at night if a train did go by. And we did not hear any traffic from the street either. It was very peaceful overall. A great place to stay at a great price to boot. The man at the front desk was very kind and friendly as well. I would recommend this without hesitation for those looking for a budget stay near the water.
Had a really pleasant stay, reasonable rates, comfortable room and a great outdoor area to relax by the water. Seeing an otter run past me by the water was a bonus! The host/ owner was nice and friendly.
Heat pump (air conditioner)because it was very hot weather
Bed was too small for a queen mattress and small room for a deluxe queen suite. I really think they gave me the wrong room for the price I paid.
Overpriced, too expensive for the size of room and facilities. It’s a 5h gap between checking in and out, unnecessary for the cleaning and tidying up such a small room ..
Waterfront view from our room, cleanliness, comfortable bedding.
No woods were available for bonfire.
The main reason I booked this property was not only for the location being closeby the relatives we were visiting - but specifically the beautiful spot overlooking the lake - what a treat to wake in the morning, sit on my balcony and overlook the serene and tranquil water. It was exactly what we were looking for in terms of our needs for this trip - and we would definitely return for another stay. The owner was friendly upon arrival - and although our room was delayed in being ready - this was due to a shortness of his staff which understandably can occur - it was only a 30 min wait - during which my husband and I took a short stroll to the Timmies across the road and sat down by the lakefront to take in the gorgeous ambience. All in all a beautiful location central to Kingston - great price point and thoughtful staff. Accomodations we chose had a kitchenette with a stove, fridge and all the amenities which we did not take advantage of this stay - on a longer stay I would definitely take advantage of. It was a spacious junior suite for myself and my spouse. We had a delightful time - and hope to return again this summer. Many thanks to the owner - 5 star rating!
Other than the delay in checking in - which as I say can happen - the owner rectified this and apologized also adding that we were welcome to check out the next day by 12pm it we wanted to.
Beds were comfortable
We stayed at Bayside Inn and Waterfront Suites for a Father's Day weekend, booking three rooms for our family: one for my sister and her husband, one for my father and his wife, and one for my husband and I. Unfortunately, our experience did not meet expectations. One of the biggest concerns was the location directly beside an active train track. The train noise was extremely loud and frequent, which made it difficult to relax and disrupted the peaceful waterfront atmosphere we were expecting. We had also requested that our three rooms be located close together, but this could not be accommodated. While we understand that room assignments are subject to availability, the front desk attendant repeatedly referenced the fact that we had booked through Booking.com, which made us feel as though our reservation was somehow less valued. The property itself appeared to be undergoing significant construction. There were construction materials scattered around the grounds, and a backhoe was parked prominently at the front of the building overlooking the waterfront. This detracted considerably from the overall appearance and enjoyment of the property. Our room was missing some of the amenities advertised, including robes, and it did not have air conditioning. There were also numerous holes and visible signs of wear in the walls, giving the room a somewhat neglected appearance. On a positive note, the beds were comfortable, and we were able to get a good night's sleep despite the noise issues. Overall, while the waterfront location has potential, the combination of train noise, ongoing construction, missing amenities, maintenance concerns, and customer service issues made this stay disappointing, especially for what was intended to be a special Father's Day family getaway.
Loved it was on our route home from Michigan. It was in a beautiful location and it was quiet.
The pullout bed was awful to sleep on. The springs were poking out and made it uncomfortable to sleep on. My son and nephew didn’t get a very good night sleep due to that. The two queen beds were fine, but it felt like I had dirt in the bed when I slept.
Italian restaurant just down the road.
Unpleasant smell from kitchen area. Not very clean. Bed falling apart under box spring. Workers doing upgrades on other units, on lower floor of building below our unit lots of random junk.
beautiful view and a lovely patio
It was clean, it was pretty comfortable, but we didn't expect the railroad located pretty close. Frankly speaking it wasn't bother us at night time at all. The owner was very friendly.
The view from the window ( the fence 🙃) wasn't awesome, but it's OK since we came late and it was one night only.
Extremely rundown motel with loud freight trains passing every 30 min right across the street. Quality of workmanship is atrocious! The tiles in the bathroom look like they were installed by a toddler and the door to the room had a large gap around it allowing light and noise to pass through. Terrible experience!
Room was clean and quiet but a bit tired
Good value and a great location for day trips. Beds very comfortable. This part of Lake Ontario is wonderful to visit and explore.
The location was perfect for us as we had our own vehicle . The view from the room and the balcony was very enjoyable.
the seating down by the lake was crawling with spiders and a daily sweeping of webs would have been a good plan. The kitchen was very poorly stocked with one fork and one coffee mug etc. when we asked at the front desk for another fork he said 'i usually tell people to bring their own stuff'. Unfortunately the room floor had been cleaned very poorly and there was food under the beds. I don't believe the floors have ever been washed. Dust and dirt on baseboards and tile. Just a basic good cleaning would go a long way. The property is another area that is in desperate need of a clean up
Peaceful friendly
Million dollar view
Outside deck off the room was dirt cigarette butts left Table outside dirty They advertise breakfast included Haven’t done that it 5 years Advertise a toast in room Nope. AC leaks water in the room. Carpets stained Pictures are not what the room looks like
Location was beautiful. Right on the water, beautiful view.
Room was dirty, staff unfriendly and unhygienic. Cleaning staff was accommodating once we brought the uncleanliness to their attention however management was not.
When we walked into the place first thing noticeable was the stains on the chairs in living room. Beds and bathroom were clean and tidy. Stove looked like it needed an upgrade.
Nice staff clean suite. Nice property
Cutlery drawer and tray dirty, some dirt on baseboards, otherwise very clean. Beds comfortable. Says they take pets, but they only take dogs. No other pets. Does not let you select the type of pet on Bookings.com
That it wasn't clear on bookings that it was dogs only. No other type of pets allowed. Little tight going into room as it steps down and the low to the ground sofa is there. No TV where sofa is. There was only 1 TV and it was across from the beds. I thought the listing said 2 TV's. Overall it was a comfortable suite for 3 adults.
Overall a good experience. Beds were comfortable. Room was a little small for a suite. Tiny fridge but a full size stove was strange.
We liked the proximity to the lake and Kingston. We were travelling Niagara to Montreal. It was a good stopover. It snowed overnight and we will never forget that in itself. We loved Kingston.
The manager wasn’t aware we had booked so it perhaps wasn’t as clean and ready as it could have been.. we were 3A & 1C. It was a bit cramped for room. My daughter was cold on the sofa.
The room was perfect. Very clean with a marble bathroom from floor to ceiling! Waterfall shower was beautiful touch.
Our stay was in the winter. With a wonderful view of the bay….im sure it would be so beautiful in the summer.
We were attending a function at the legion so this location, a short walk was very convenient.
It is a very moderate hotel. Bathroom was outdated, even the soap and shampoo was slightly used, no cream or extra coffee available.
The desk agent went out of his way to help us and apologized for not having the room we paid for.
We were sent to 3 tiny rooms first which were not what we paid for. The "apartment" we ended up in was not Lakeview, the walls were paper thin, we could hear the neighbour coming and going and cooking long before sunrise. The ac unit had open space on either side, open to the outside so cold air and street and train noise were coming in all night. It was also dirty, the tub had lots of soap scum, mouse droppings in kitchen drawers, dirt and dust bunnies everywhere. My husband stepped on something crusty in the carpet and the bathroom faucet wasn't even attached..and there was lots more wrong with the room... It was a disgusting room and nothing like the nice Lakeview suite I paid $223 for. Very disappointing, we feel we should get a refund. I took pictures of everything. This was our worst hotel experience ever.
Very disappointed. The website was deceiving. Too expensive for this level of motel. Our room was quite tiny, very dated and seemed to have been poorly "patched up" . We had to run the relic of an air conditioner at night in order to sleep as the noise from the train crossing was unbelievable... sounded like it was coming right through the room... whistles and all. Adequate hot water. Comfortable beds. But staying 4 nights with only 1 chair to sit in added to our discomfort. Fridge needed defrosting. This room was far too small for 2 queen beds. Pay a few extra bucks and stay in a better place. Check-in gentleman was quite friendly .
The room was large, warm and a good view The location was outside of town which was good for one night with an exceptional restaurant two doors down so no driving to get to eat or drt
Nice by the water, staff was lovely
Unfortunately there were bed bugs in our room and I got multiple bites as well as my family.
Chambre renove Personnel courtoie Propre Bien situé
Fijne kamer en personeel
Geboekt met ontbijt inbegrepen. Moesten bij uitchecken in eerste instantie ontbijt betalen. Werd later recht gezet.
Did not get the room we booked... but clean
The hot tub was clean enough but missing a few things, toilette paper holder, back of the remote. No view from our room but had a nice place to sit by the bay.
Beautiful view of the lake and you could walk to Tim Hortons and other stores
Shower was too short, some dead bugs in the sheets, boards in the windows, hot tub leaked, ran out of hot water, hair dryer didn’t work, stains on chairs, pillows, cobwebs on the lights, no soap/shampoo, poor maintenance/rads cracked, falling apart.
The room was very clean, the people were very friendly. Shower was excellent, bed was big and comfortable. I loved the deck, Sat out and had our coffee in the am. My sister visited us and we sat outside and had drinks.
The front desk person was friendly and the place was right next to the water. The beds were very comfortable and the room was big enough for three people and a small dog.
The pictures showed updated rooms, but we were in an old room, with few electrical outlets, we had a CPAP hard to use there.
Room was comfortable, but there was a lot of yelling and screaming in the parking lot in the middle of the night
Didn't know breakfast was available.
The hum of the dryer just below our room and the train horns disturbed our sleep.
My son and I stayed overnight as we traveled from Montreal to Niagara. This is a throwback motel just putside the West side of Kingston. Small. Unassuming. And right on the banks of the St. Lawrence river. Our two queen bed room was spotless and included a freezer/fridge, microwave and kitchen sink. The proprietor thoughtfully includes dishsoap and scrub brush. Bathroom was small, and once again spotless. The bathtub/shower is very small and the shiwer head is placed at a height of maybe 5ft 8 inches. So at 6ft tall I uad to bend into my shower. Water was hot and the pressure was good. Bed linens were crispy clean. The beds and pillows were superb. I saved the best for last. In the rear of the hotel thete is a yard with a firepit and a riverfront dock with Muskoka chairs and tables. We sat out with drinks and in my case my pipe and we shot the breeze and listened to music for about an hour. There are a few river-facing rooms you could ask for when booking. We paid $125 CDN all-in. It's not fancy...but if you want a clean, inexpensive little throwback to anither time, this is your place. One delightful issue though is a train track thar runs across the road. The trains come through regularly during the day and sound their whistles on appeoach into Kingston. This ends at around 10pm. I loved it. Some might not appreciate that little factor.
Nice view of the bay. Room was clean. Kitchenette was a good feature. Liked the patio.
Railway was near buy.
Clean and tidy. The lakeview is amazing. Plenty of parking on the property. Has all the essentials amenities for a comfortable stay!
NOTHING
The photos in the ad do not correspond to reality. Room 5 meters from a busy road and 20 meters from a freight train track. Infernal noise from the train and the road all night. Deplorable cleaning. Dead insects in the corners. Blankets with holes, dirt under the beds. Broken elements of the facilities. Broken air conditioning. We did not even want to touch the kitchen after opening some drawers and seeing dirt accumulated for days. Suitcase closet with a corpse smell (recent) The service is deplorable and the gentlemen who run the establishment have been very unpleasant throughout our stay. We asked for additional blankets and they did not give them to us. We asked to change rooms before even sleeping the first night and they did not attend to us despite being there for two nights. Finally we asked for a discount for the state of cleanliness (we showed them the photos that we attached to the comment) and their argument was that they would not give us any discount because they had NEVER had any complaints. NEVER AGAIN IN LIFE in this place. Booking should review and expel this type of establishment. In short, PIRATES of the hospitality industry.

I liked the Muskoka chairs on the dock right on the water, nice and quiet
Loud group of people yelling

The section with river view is great as well as dock and lawn where you can enjoy the view. Great location, close to everything.
Decor could be nicer for the money ( just some peronality and story to it). Also it could be great if there were mosquito nets on the windows to air rooms well.
