This is our second year in a row so it speaks for itself. It feels more intimate/Family vibe than staying in a hotel. Owners and staff are great too!

I wish the toilet is air-conditioned. It has windows, just being spoiled. Not a deal-breaker.

It's a gorgeous space at the beach. The perfect place to bee. From the apartment you have see view. There is a private beach for the guest en the sea is two steps out of the private area. Before I booked I was a little bit worried about the noise of the planes. But there are just a view little planes flying over, but because the place is so good and it is a lot of joy, you don't even are disturbed by the noise every now and then. You can cook your own food, but there are also nice restaurants in walking distance (and supermarkets).

Dogs barking all night every night of the 4 nights we were there. The managers didn’t seem to care. It was truly a frustrating experience to be woken up and be kept awake multiple times every night to the sounds of barking dogs. It was relentless.

Everything was great! Owners, staff, location, room, etc. It's a family owned property and very lovely. Evening happy hours with the owners and other guests was a nice way to get to know other travelers. Will be returning!

There's no pool, bar, or restaurant onsite but there are options within walking distance.

This is THEE perfect beach vacation residence. This was my second visit and this time I participated in the Happy Hour(s) and St Patty's Day dinner! The views are exquisite! The APT was comfy and very well equipped. The owner, Debbie, is a gem!

Doug is an amazing host, I loved the idea of the happy hour, sunset view is simply the best. Supermarkets and restaurants are close by. Super nice, sandy beach just right in front of the house.

Sinceramente, todo nos encantó. El lugar es hermoso, amplio y luminoso, y desde el primer momento transmite una calma que se siente en el cuerpo. La habitación es cómoda y el balcón ofrece una vista maravillosa al mar verde, ese tipo de paisaje que uno podría mirar por horas. La limpieza es impecable: cada día la habitación queda como nueva, la cama tendida, las toallas cambiadas y hasta guardan con cariño lo que queda en el escurridor de platos. El detalle de las flores frescas cada mañana nos robó el corazón; son pequeños gestos que hacen que la estadía se sienta especial y muy cuidada. El espacio privado previo a la playa es precioso y acogedor, y tener la salida al mar a solo unos pasos es un verdadero privilegio. Se disfruta muchísimo esa combinación de serenidad, naturaleza y buena energía. Los dueños son extremadamente amables, y hasta los vecinos —que vuelven desde hace años— fueron atentos y cálidos con nosotros. Y, por si fuera poco, las mascotas del lugar son un amor: mimosas, respetuosas y parte de ese encanto que te hace sentir como en casa.

We like it being beachfront, wide verandas, spacious unit, host and staff were excellent!

If you want to be front and center on a beautiful beach, just walk out on the sand. Guesthouse is lovely. Full kitchen. Balcony where I spent part of each day watching beautiful clear water, sound of waves is always present and wonderful. I bet you start each morning with a swim in the CaribbeanSea. Cute dogs and cats around sometimes. "grocery" store, restaurant and bars within 5 minutes walk. Parking inside the property if you rent a car. Secure location. Great island 🏝 with welcoming and polite people.

I don't know what I could possibly write here. I had a great time and did not want to leave. From talking to some of the locals that's exactly how they ended up on that island - they came one day &, never went home, but made a new home in St Maarten!

With only 8 rooms you have plenty of privacy. The staff are wonderful. It's like visiting family.

The location on the beach was wonderful. It's a quiet beach. The separate private beach area was great. The room was spacious, clean, and well stocked. Nice restaurants are within walking distance. We liked The Palms (excellent ribs) and the Vesna Taverna. The Atlantico bakery is great for breakfast. There are small supermarkets nearby also. Many of the other guests are long-time repeat visitors, which speaks to what a gem this place is.

This property is amazing for all things, location, facilities , staff and friendly calm environment! We had some issues with luggage and they helped us easily sort it and make it the least stressful situation, forever thankful!

Fantastic Customer Service!! There are 3 dogs and a cat that wander around the property - they were the BEST! I sat on the beach every day for hours and drank Prosecco. It was quiet, all guests were respectful of one another. I would highly recommend!

Debbie and Doug were amazing hosts! Room was cleaned everyday, they even did the dishes for us which was unexpected. Parking was easy, and the beach was practically empty everyday which made it feel even more exclusive. Beach front beauty.

You can't beat the location. Simpson Bay Beach is calm and has very few people. Debbie and Doug are amazing hosts. They make your stay very relaxing and peaceful. This was our second time there, and it did not disappoint. We can't wait to go back again!.

Absolutely nothing. What you're not going to like is that you didn't have more time to spend there.

Location is about 10 minute walk to local restaurants. I like Roxy Beach one the most.

My stay in Simpson Bay was fantastic in a word. The location right on the beach is amazing, and the apartment was delightful, equipped with all conveniences. The view was breathtaking, truly something you need to experience for yourself to believe. The owners are incredibly friendly people and very helpful; they really went the extra mile to make our stay as comfortable as possible. Everything was spotlessly clean and looked exactly like it was promised on the website. This stay is definitely recommended for anyone who wants to have an unforgettable time.

The seafront location is 10/10 for my early morning and late evening swims. Kitchen was adequate for making full meals. Housekeeping kept the unit clean. Both private parking and the remote gate, facilitate renting a vehicle. The garden area was well-designed. Angela was an absolute sweetheart and stepped in as a capable host, with her high energy, effervescent persona and confidence-inspiring presence on the property as Philippe brushed past us on Tuesday. Thankfully, the weather cleared by Wednesday & the adventure continued. Thanks for a memorable visit =)

we loved our stay at the horny toad, you get a great view of Simpson Bay, relax in a quiet area and also walk to Maho beach. Many restaurants are nearby and also grocery stores are close.

The staff was extremely accommodating, and the beach was exceptional. We asked if we could drop bags early, and since our room was ready, we were able to put our bags in our room, and were able to check in early. Our flight the next day was later in the day, and they offered to let us hang at the hotel and beach until we were ready to catch our flight. There are lounge chairs just outside the rooms, which are 30 feet from the water. There are foot washes for each room to help keep sand out of rooms.

I had to make a change to the reservation and the owner was extremely accommodating. She even helped with local area shopping. Not just where to go, but personally taking!

I visited St. Maarten back in April and was lucky enough to find the Horny Toad Guest House. As I was traveling alone I was worried about safety and getting around. From the moment of my arrival, they met me at the gate to welcome me, helped me to my condo, and gave me all the info I would need for my stay. Everyone at the condos were so friendly and enjoyed happy hour in the evenings. The location was close enough to walk to the market and some restaurants. And anytime I needed a cab, they were always accommodating to call me one. The room is not fancy but has everything needed, and having the kitchen makes it so nice to keep a few groceries at hand. And the view from the balcony and the private beach area can't be beat, so peaceful with no crowds. My vacation was such a wonderful experience, and the Horny Toad played a big part of that.

The rooms are great, and the guest house is right on the beach. The waters are mostly calm and the beach is well kept up. This was so enjoyable. Hosts Debbie and Doug are just wonderful and accommodating. We love this place.

Debbie and Doug are great hosts and make this place a small paradise. The view of the beach from the terrace was amazing, even better than on the photos. From the atmosphere, one could easily understand why their guests are coming back.

That we could stay only for one night, would gladly stay longer!

Wonderful hosts, fantastic location on the beach. Perfect guesthouse/inn vibe. Rooms not elegant but 100% perfect for our needs/price point. Quiet, lovely gardens, beautiful beach, relaxing & fun. Very accommodating hosts.

The host, Doug and Debbie, are fantastic!! Could not have been more accommodating. The location is right on the beach in a very popular location with restaurants within walking distance on the beach. Slept great, and was close enough to the airport. Will come back again.

The bathroom was a little old school, but perfectly ok.

The view from this property is amazing. Debbie and Doug are amazing hosts and want this to feel like home for you. One of the best experiences with a room I have had. The pictures do not do this place justice. It is so much better than it shows. I WILL BE BACK!!!!

The room was huge and very clean. The owners were very friendly and available at anytime. The location was perfect and were were able to use the private beach right outside our door. Can't wait to book again.

If you are allergic to resorts look no further. This place is quiet, relaxing, well maintained, and to top it off has an amazing view with 8 large rooms directly on the beach. It's a little oasis in the hustle and bustle of St Maarten. Nice touches such as sunscreen by the BBQ, beach towels, mini library in your room, fresh flowers on the table and tons of storage for your swimsuits!

Peaceful location with view of the water and gorgeous sunrise and sunset. Comfortable and spacious room. Impeccably clean with everything I needed in the kitchen. Hostess and staff were super helpful and friendly.

The view from the room was unbeatable, and just a few meters from the shoreline. Nothing more relaxing than sleeping with the sound of waves. The Kindness of the owner (Debbie) and staff (Cherry). On the same Guesthouse beach, you can go snorkeling and see hundreds of fish, of a wide variety of species (French Angelfish, Sergeant Major, Smooth Trunkfish and Yellowtail Snapper, among others) Margarita, Daisy and Betsy, The Horny Toad mascots, for helping us on our petting needs. There are a lot of restaurants, supermarkets and shops nearby.

The photos online don't do it justice! This place is beautiful and RIGHT ON THE BEACH! It was perfect. Great balcony to sit and have beers overlooking the bay! Close to the airport and most places we wanted to go! Friendly staff and awesome room - everything we wanted.

Loved the views, the privacy and the beach at your front door. But to top it off Debbie & her Husband went out of their way to make sure I was good my whole stay. Definitely recommend & will definitely be back!
