Staff was wonderful, yummy breakfast and great location. Once we parked we were able to walk to everything. So many great shops and restaurants. The sofa area was perfect for my teenager to lounge.

The room was clean and updated. The room felt newer than the rest of the hotel for some reason. Staff were really nice.

The lobby had a weird smell, the pool room was hot, and the breakfast was just ok. It was not too clean by the time we got there and was under staffed. Overall, nice place and we would probably stay again IF we could get another good rate. At retail room rates, it’s too expensive and I’m not sure how it gets a 4 star rating. It should be a 3 star.

Convenient clean and comfortable

The hotel itself was clean and comfortable, and overall we enjoyed our stay. The facility was nice and we had no issues with the room or cleanliness.

Unfortunately, I was charged twice for my stay. I paid the full amount through Booking.com, but then an additional charge was also made to my debit card by the hotel. I called the front desk several times to try to resolve the issue, but the person I spoke with was very avoidant and kept hanging up on me. I was eventually told that the manager would look into it and email me, but I have still not received any follow-up or resolution. It’s disappointing because we enjoyed the hotel itself, but the way this billing issue has been handled has been very frustrating.

Breakfast was good. The location was awesome. We were within walking distance to everything that we wanted to do except for the zoo, but it was not very far away at all. There was a convenient store across the street. The tattoo place was across the street tons of great little stores to stop at and fun things to do. The park was beautiful in the evening. The weather was awesome. The streets felt safe to walk down and there was barely any homeless. Our room was almost perfect. There were a couple of things that we did not like.

The bathroom sink faucet was so stupid. It did not fit the design of the sink very well and it was hard to access the water. You need to find a better faucet that allows more access to the water. The faucet sits too far back on the counter. The shower did not drain very well, so we were standing in a pool of water when we showered, and the itty-bitty table did not provide much room for us when we sat on the couch we brought some dice to play Yahtzee and it was very hard to play on a table that was only meant to hold a drink or two.

We enjoyed our stay. The pool was comfortable to swim in, the breakfast had dairy free/gluten free options, and the beds were comfortable. We came through for just one night on our road trip, and since it was a Saturday, there was a lot of street noise and sirens. But we enjoyed how walkable it was and overall had a good stay.

Good location for walking to restaurants and downtown events. Beware that it is a rough area with homeless around the building. The hotel isn't very sound proof to the outside, so you will hear traffic and yelling throughout the night. Overall quality of hotel was good though.

Don't know what was going on with the elevators, but it was a 5-10 minute wait every time to get on one. Also, the rooms aren't sound proofed at all. I could hear all kinds of street noise (even while on the 8th floor) and constant noise in the halls as well.

Location was great, staff was nice. The breakfast was not as expected, and I did not receive the room that I reserved. We made do without complaining.

The location of this hotel was great! Unfortunately when we arrived, the man that checked us in was not very nice. We weren't greeted and when I asked him a question over the pool location he was not nice and made it seem like it bothered him that I asked. The value of the room was fine. The cleanliness of the room was not great either. When we took off the cushions of the couch to make out the sofa bed for our kids, there was cushion that had dried up boogers, and the sheets were thrown on the mattress and looked dirty. The other thing that was not great was that there were three alarms during our stay that went one, one being at like 6 am that was an "emergency" but we were asked to stay in our rooms. There was not communication either during or after to ease my "anxiety" of what it could be but got an ALL CLEAR instead.

This Hyatt Place is an ideal location for exploring downtown. It's very walkable and there's a lot to explore including restaurants, bars, shops, the sculpture park, and the waterfront. There's also several offerings in the arts district (plays, concerts, comedians), although we did not partake as we were just there for 1 night. The complimentary breakfast had a lot of variety (waffles, eggs, bacon, oatmeal, yogurt, fruit, breads).

I Complaint Regarding Misleading Property Information and Additional Charges I am making a formal complaint regarding our recent stay. The property description and photos on Booking.com were misleading and did not accurately represent what we were paying for. We specifically paid an additional $50 for a room with a bathtub. When we arrived, we were told that a bathtub was not available. The hotel blamed Booking.com for the incorrect advertisement and refused to take any responsibility, despite us having paid specifically for this feature. We therefore paid $50 for something we did not receive. There were also issues with the information provided by reception. We were not told what time breakfast was served. When we went down at approximately 6:30 AM the following morning, breakfast was not ready, leaving us unable to use the breakfast service as expected. Additionally, the property placed an extra $50 holding charge on our credit card without informing us beforehand. We only discovered the charge after seeing the money deducted from our bank account. When we questioned the property, we were then told that it was a credit card holding fee. This should have been clearly explained to us before the charge was placed. Overall, we feel that the property failed to provide accurate information, failed to deliver what we paid for, and did not properly communicate additional charges or basic information about the stay. We are requesting a refund of the $50 paid for the bathtub that was not provided, and we would also like Booking.com to investigate the misleading listing, the undisclosed holding charge, and the poor communication from the property.

Seemed to have some homeless people right outside the front doors. It was a public sidewalk and they did require keycards to swipe in. The toilet seat kept falling off, I didn’t call anyone because it just snapped back on. Roughly 5-6 times an emergency alarm started going off announcing there was an emergency but it was on a separate floor. No idea what it was about but it occurred during the day and woke me up through the night and morning. We got back from our concert during a thunder storm and there was no cable. I called and they said it was to the storm. So we sadly had no cable the whole night.

The elevators are very slow. Room needed updating. The drawers did stay closed. The fridge cabinet door was wonky. Found crumbs in the phone. Water pressure was awful. The sink in the bathroom was so far from the mirror. The faucet was placed weird and you ended up getting water everywhere. Breakfast was ok. No waffles or pancakes.

This hotel is in the perfect spot for a visit to Omaha! Plenty to do within walking distance. The staff is great. They’re very accommodating and friendly. The lobby is clean and breakfast is better than most. The beds were comfortable and the rooms are big. The hotel could use some updating as wear and tear is evident but the rooms were very clean. I would stay again without a doubt.

This was the 2nd time staying here and I just like everything about it, especially that there's so many things and places around if you're hungry or if you want a treat or if you just want to take a walk.

The breakfast is good, but I would like it more if they change the manu a little bit.

I booked this room for my daughter and her son and his friend and his mother for a small birthday party. They had a really good time and loved the pool, the location and the room was spacious and the price I paid for a downtown nice hotel was phenomenal.

They had no complaints at all.

I love the Old Market area of Omaha so the Hyatt puts you right where you can enjoy all of it on foot. Staff was very courteous and helpful. Rooms are well arranged, bed comfortable and pillows are perfect. I love the shower, great water pressure. Rooms are clean. I felt the rate was a bit high. I did ask for that east view and an upper floor, plus I was charged $25 a night to park in the garage.

No free parking for guests, the view out of our window was disturbing (dungeon of the damned), noisy nights because it’s downtown, breakfast was not good, but have seen worse

The mens restroom in the lobby area after breakfast was not working. Both urinal and toilets are not flushed. Went to the counter and told staff. It had already been informed. Too bad someone didn't go place sign on door not working before going in to find the problem .

Visited June 2026 for a short one-night family trip to the zoo. We were traveling as four adults so we had two rooms (one on floor 10; one on floor 7). Parking was self-park and very convenient/secure with doors that go right into the hotel from the garage. The front desk staff were friendly and helpful. We had a slight snag with one of the rooms and it was taken care of quickly and to our complete satisfaction. The rooms were spacious and comfortable. Everything was spotless. The refrigerator did not seem to be cooling, so that was a downside. We had a cooler, so I didn’t bother about it. There are wonderful blackout curtains so the room gets very dark, despite the surrounding area. The hotel is locating in an ideal location close to shops and dining. There is a fun candy shop/pinball arcade museum/vinyl shop (and much more) right across the street. Bring quarters. It’s a fun place! I won’t go into all the options for dining and shopping, but I will write a separate review for our favorite, Shucks Fish House, which is also super close by. If you are coming for the zoo, you are 5 minutes away. We will definitely come back and stay again!

Hotel was centrally located in the Old Market area - very walkable, and lots of shops and restaurants to visit. Ramp parking was nice to have, and for our stay, it was comped as the pool was closed. Breakfast was a bit disappointing, as there was only 1 hot option - scrambled eggs. Staff was very helpful throughout our stay. I liked the fact that there was no carpeting in our room, and the sectional couch was comfortable for our adult son.
