Beautiful design, loved the huge pool. Staff were so lovely and accommodating. Very very clean also. Great shower too.

We liked everything. Some small improvements could be made, but reallynthese are minor things and we'd recommend to others and will stay again ourselves! The stairs into our pool were very steep and close to the wall. There was nothing to hold as you stepped down a very deep first step, so it made it a little scary to entre the pool. The fridge was very loud as its motor faced the bed.... some sound proofing could be added, or the TV cabinet with fridge moved to another area. The furniture is a little dated.... it could be sanded back and just oiled to be more contemporary looking.

The location was a perfectly convenient. Property itself was very nice. Though the wood planks on the pool deck were old the pool was amazing and big. Shout out to the staffs for being attentive and going the extra mile.

Very lovely staff and very clean property

We first came to Ziva for our honeymoon 13 years ago and decided to stay here again, this time with our 3 children. The 3 bedroom villa exceeded all expectations! Staff were so welcoming and it truly felt like coming back home. Special thanks to Julie for making our stay so smooth and accommodating. They had made our bed beautifully upon arrival welcoming us back home. Angie and Ayka were wonderful too. Breakfast was 10/10 many options to choose from and also an option for floating breakfast. House keeping was 10/10. Bedding was changed daily and pool was cleaned daily as well. cleaning throughout the villa was thorough. Spent 4 days here and we only left the villa once. Villas are completely private and quiet too. We would love to come back again!

I really enjoyed my stay. Originally booked for weeks earlier, they were very obliging to move my stay because of a death in the family The design is really cool. The curtains make it dark to sleep in and the windows in the day flood the place with light. The pools are enormous and clean. Loved the bed and pillows. Regular Bali travellers will know that it can be a hit or miss but this was awesome. Every person greeted me with a smile each day and almost every staff member knew my name. It felt super welcoming. This isn’t the newest property in Bali (thank god because the new ones are so small and often have really tacky finishes) so I think you have to accept that a property with a large outdoor bathroom etc might feel like it is a little aged, but it was really clean and SO spacious. I’ve made 2 forward bookings as it really suited me.

Small note - Make sure you have a few power plugs for devices. It doesn’t have built in plugs for USB/C

Piscine privée très grande et propre. Chambre très spacieuse. Nous avons apprécié le coin cuisine à l’extérieur ainsi que la baignoire près de la piscine. Boisson de bienvenue à notre arrivée et fruit du serpent offert. Personnel agréable, poli et souriant. Bon petit déjeuner. Nous avons également commandé un repas à l’hôtel, la nourriture était bonne et à prix abordable.

Room service options could be improved

Wunderschöne Villa mit riesigem Pool. Das Personal ist sehr sehr freundlich und extrem hilfsbereit, es wird sich wirklich um alles gekümmert was der Gast möchte. Wir waren knapp zwei Wochen hier und haben es sehr genossen, ein kleines Minus bei der Abwechslung der Auswahl beim Frühstück. Aber ansonsten alles wunderbar. Wir kommen definitiv wieder hierher. Vielen Dank für diesen wunderschönen Urlaub !

Ziva Villas met very expectation. The staff were so lovely and helpful, we were able to check in about 2 hours early. Our room was spacious and clean. The bathroom is outside but we enjoyed that aspect. There is a big mirror in the room so you can do hair and make up without getting sweaty. Everything was private and felt like we were completely alone. Our room was cleaned every day while we were out, with all amenities being replenished. Room service was affordable and delicious. The wifi worked perfectly and there was a smart TV in the room. Ziva is one of the most beautiful places I've ever stayed, we definitely plan on returning!

⸻ There is a lot of rust in the main bathroom. The shower makes an annoying and very loud noise when turned on, so the bathroom needs maintenance. There is no lock in the master bedrooms, which means no privacy. The kitchen equipment is only suitable for two people, not for six as expected for a villa of this size. There is no microwave, which is a very important point. The staff member who welcomed us and introduced the villa was not friendly; he spoke to us in an aggressive manner regarding any potential damages, and we did not like his attitude. The rest of the staff, however, were very nice. The bathtub light cannot be turned off.

I liked the size of the pool — it was spacious and perfect for relaxing.

We are 100% sure we paid for breakfast in cash, but at checkout, they denied it and made us pay again. The food quality was not good. The housekeeping was disappointing. They only arranged the bed and didn’t actually clean the villa.

Mold in bathrooms needs to be addressed. In addtition the Shower not draining. If this was addressed correctly it would be 10/10!

The Stay was wonderful, with all the types of room ammenties available. The staff is very polite and cooportaive. They also provide candle light dinner service for special occasions with delicious meals. And the infinitly big pool was the show stopper. Over all loved the experience.

Amazing scenery. The team is super helpful and friendly. The villas are stunning and quiet, perfect for our honeymoon!

The water pressure was a bit low

We stayed for 5 nights in Villa 3 requested to move the second day due to workman on the roof next door looking straight into our bathroom (yes the bathrooms outside) moved into Villa 1 with no worries was the best move , the staff greet you each time you go in and out and nothings ever to much to ask We will return again to Villa 1

Place was a bit run down. The pool was the biggest I have ever seen in any one-bedroom villa but it was quite difficult to get out of the pool esp for elders. I got bitten by a bed bug (villa no 2) and this issue was already acknowledged by e manager. The management should consider to renovate the condition of the villa.

3ベッドヴィラに5泊。好きな時にプールも入れて子供達はとても喜んでいた。朝食も鳥の声を聞きながら毎日ステキな時間でした。 しかし、チェックアウトでフロントに行くと、昨日のバスタオルが1枚紛失してる！と言われ、全員のスーツケースを開けてチェックさせられた。盗んでないから、当前バスタオルを出て来ず、、、盗んでいないのに、バスタオル代金払うのもおかしい！清掃後のセッティングミスで最後は終わったが、釈然としないバリ島での最後の事件でした。いいホテルだったけど、、、

The staff were very friendly. We really enjoyed the breakfasts every morning and the place was kept clean. There are some aspects that are a bit dated but overall pretty good. We did love the size and depth of the pool, it was perfect.

Beautiful villa. Great sized pool and lovely gardens. The spa next door was wonderful.

Reception was a bit sad and the pool side deck needed some maintenance (we got a few splinters). I thought the main bathroom was enclosed when we booked, but it is open. I always want a air conditioned bathroom.

Ziva a Boutique Villa in Bali is hands down the best villa we've stayed at on the island. The location is fantastic—quiet and peaceful, yet close to everything you need. The villa itself is super clean, and the staff really take care of everything. They clean the villa during the day and then also set up the room for us in the evening by closing the blinds, lighting the candles, and turning on the lights. It was always a nice touch to come back to a perfectly set-up room. The staff are all really friendly, speak great English, and nothing ever felt like too much trouble. A special shoutout to Julie at reception—she was so warm and welcoming, and made us feel right at home from the start. The pool is also huge, about three times the size of a typical villa pool, which was perfect for relaxing and swimming. We’ll definitely be back and have already recommended it to our family and friends. If you're looking for a great place to stay in Bali, Ziva is the one.

Lovely Villa.

Food was terrible. Fogging not completely on 2nd night. Needs alot of maintenance. The Villa was a good size and the air conditioner worked well in the main bedroom.

Could not cool it down enough due to too many windows. Steps in pool too big hard to get out of pool for people with back issues also need some hand rails to help. Found pillows too hard making it hard to sleep. Netflix not available we paid good money to stay at Ziva the place we stayed at in Ubud we paid less for the venue found the venue better than Ziva and they supplied free Netflix.

The villa layout is lovely with lots of windows. The pool was extremely large but difficult to get into from the bathroom as the steps were very high. You could only get in the pool from the bathroom. the beds were very comfy and we had breakfast delivered to our villa and it was hot and very good. Pool lounges were comfortable. Pool towels great.

As you only could get in the pool from the bathroom on exiting the pool it was very difficult not to flood the bathroom., It was strange as the pool lounges were on the opposite side of the pool. The shower and toilet is in the same area and when you had a shower you flooded the entire floor toilet end. Also we didnt mind, but there is no door for privacy to the toilet.

Breakfast was amazing. We enjoyed a floating breakfast on one morning..

A fridge at the pool area, outdoor kitchen would have been great.

With the premise that staff was always nice, kind and available, the structure is simply old and in serious lack of maintenance. It gives the impression that is about to close and no investment is made in maintaining it. Rusty appliances, old furnitures, very basic breakfast to say the least. There is an open view toilette within the villa space, yet exposing to everyone else is in that space. Swimming pool is huge -which is the only plus- the rest is unfortunately a memory of its old days.

It was quiet and private in such a busy place like Seminayak

Best villa in seminyak! Private pool was huge, the windows surrounding the villa allows for so much light to come in and a really open feel to the place. Bed was so comfortable. Staff were amazing, so helpful and friendly. Just such a beautiful place to stay! Will definitely be coming back here again!

Villa pool is large and overall a really spacious villa. The location is central and you can walk everywhere you need. Loved that there was 4 separate spaces (3 bed, 1 TV room and then outdoor kitchen). Highly recommend for a family or even 3 couples.

The bathrooms and some furniture were a bit dated. It was still comfortable though. Bathrooms are outdoor so lots of mosquitos and def need to keep the doors closed!

Villa pool was much bigger than expected, the room was so spacious and the outside bath was beautiful. It was SO quiet, even though other villas were occupied we heard no noise and no street noise. An easy walk to the main Eat St in seminyak without being ON that street.

LArger selection on the in room dining would be good and nets around teh bed for protection from mozzies that get in through the sliding doors

The toilet wouldn’t flush properly and this did stress me out a bit.

The size of the villa was perfect for us 3 adults and 2 young children. The swimming pool was beautiful and cleaned all the time. The private garden area was beautiful and perfect for the kids to play. There was also an indoor lounge area with TV for the kids to play inside when it was too hot. The in room dining was great.

The kitchen facilities were difficult with 2 young children. We needed to ask for utensils and the kitchen is outdoor so not ideal for mosquitoes.

Beautiful room, large pool, friendly and helpful staff, great central location and super quiet, couldn’t hear any noise from the street. Was our favourite villa from the holiday.

The staff were absolutely lovely and welcoming. The beds were comfortable and the location is very central. Easy walking distance to the best Seminyak has to offer.

The rooms are quite dated and in need of refurbishment. Especially the bathrooms. The openness of the main bathroom meant there were a lot of mosquitoes (perhaps this is just the time of year). The layout (each room completely separate from the others) didn’t suit our young family.

Needs a table and chair in the room and also a comfortable couch or sitting chairs. Pool could do with resurfacing.

생각보다 낡고, 야외 테이블에 개미가 많았습니다. 욕실 수압이 조금 약했습니다. 그것만 제외하고는 넓은 정원과 수영장, 3개의 침실, 거실 진짜 너무 환상적인 숙소였습니다.

Dated area with very poor maintenance. Toilets, pool and rooms are very dirty and not well taken care off. Lizard droppings were also not cleaned. Bedsheets and pillows were extremely old and dirty and even had a smell. I had to inform them to change it because I couldn’t sleep the night before. Power-cut also happened during the stay. Luckily it was the last night. Sorry to say but I am definitely not coming back.

Villa was absolutely perfect. Great size pool with loungers and beach towels. Bed was large and comfortable. Location perfect. Staff very helpful, friendly and couldn’t do enough for us.

There was definitely a lot more mosquitoes than we expected. The shower and toilet are outside so be prepared to fight off mosquitoes. Staff were great for proving us with bug spray during the stay

We loved everything about this stay - the service was great, fresh cooked breakfast served next to the pool, 2 a/c’s in the room kept us cool out of the heat, great size bed and living space too. The absolute star was the pool though… absolutely huge, perfect temperature and half is always in the shade throughout the day! We had such a relaxing stay and would definitely come back!

It would be great to have a fan in the shower/toilet area, just to get some air movement in the humidity. The walls and pool could do with a paint/refresh soon as well.

Location: The property is a 5-10 min walk away from the main market, La Favela, the shopping street, and some brilliant eateries. Grocery stores are at a stone's throw distance. A massage parlor is right outside the property. Villa: Beautiful private villa with a lot of greenery around, perfect for a couple on a romantic getaway, with all essential amenities. We have stayed in other villas in Bali before, but Ziva villas are the best managed and maintained in the heart of the city. Housekeeping had arranged a beautiful flower arrangement for us when we arrived. The swimming pool was big enough for a couple, and the kitchen had all the essentials for someone to cook a small meal. The room was not only perfectly designed but we were also provided with speakers to play our music while we chilled in the pool. F&B: We ordered dinner 1 night and their floating breakfast on Day 1. The breakfast spread was superb. Everything was fresh and delicious. Staff: Very polite and helpful for all our requests. They made our stay super comfortable. Housekeeping service was prompt and they kept our villa clean every day.

Since everything is open and outdoors, this villa is essentially for a couple. The mosquitoes and insects in the outdoor/open bathroom and pool areas were quite a nuisance. While the staff helped us by installing mosquito coils on our every request, we required a continuous supply of those at all points of the day to step outside the room.

Had an amazing time here for our honeymoon. this private villa was a total dream! Super chill vibes, cozy setting, and the staff were like wizards making everything awesome. Loved the extra love they put into the details. If you're into low-key, romantic vibes, this place is a winner! 🌟

The villa design is remarkable, with big room, big pool… awesome. The staff members are so friendly especially Zara, who prepared flower bouquet for my wife in her bday, so sweet! We enjoyed the floating breakfast very much. Really great to have a big pool to swim both day and night times.

To improve, toilet area with air conditioning will be better.

The most magnificent haven. Our second stay and I can’t see us ever staying anywhere else. The facilities are to die for, the staff (particularly Julie) exceptional. We love it completely.

Bed was very comfortable. Pool was a great size with a mix if shade and sun. Staff were very friendly and helpful. Location was only a short walk to restaurants and shopping. Cooling in the room was perfect. Loved being able to open sliding doors from the bedroom and hum straight into the pool.

A little run down. Sun lounges need upgrading as they were very uncomfortable.

Not great spot for tanning, the villa only got sun for about an hour in the morning.

We loved how spacious the villa was and the pool being a decent size.

Everything was great however a fridge in the kitchen and more equipment to cook.

The hot water of bathrooms is not enough,so I can’t use the bath tub. One room the shower water is very little .
