Conservatory and historic features of the hotel. Also the grounds and views across the valley and the quiet, peaceful aspect.
The numbering system of the rooms was a bit confusing.
Spa and staff are great!
Room was a standard double in the outer building. I had two terrible nights sleep due to the rooms not being fit for purpose as hotel rooms. I could hear both rooms use the toilet. There was a bathroom fan noise throughout the whole night. The bed was uncomfortable. The front entrance was dirty. The mirror in the bathroom was all tarnished and just generally looked scruffy.
Superb location and very friendly staff. Room was very clean and spacious
Nothing
Quiet location
I did not find any gardens to explore.
Excellent hotel we had a lovely stay
Nothing
Felt it was overpriced to have a bedroom facing directly opposite a dual carriageway - noisy and couldn’t have window open at night. Very long walk and many stairs to the bedroom with a heavy bag
We stayed in the garden suite. Our stay here for 2 nights was perfect ! Ladies on reception lovely helpful and very welcoming. The breakfast was fantastic we had it delivered to our room both days. We had dinner both nights in the hotel exceptional food very good we were all in agreement with the standard of food. The spa was very relaxing Just what we all needed. The staff in this hotel are very friendly and professional especially the lady on the desk who checked us out today ( not sure of her name ) glasses/ shoulder length hair. We booked the spa Friday night for Saturday with the same lady she couldn’t do enough for us. Many thanks
The only downside for us was the beds were a little hard.
staff were polite and helpful. Breakfast and all meals were good standard and enjoyable, Location was amazing great views Room was very comfortable. Would have preferred a room with a better view. Mine overlooked a small road. But only there for one night. Good access to attractions of the area. Very informative booklet in room. Building and surroundings are very impressive. All staff excellent and very professional and helpful. Would definitely return for a longer stay.
Spa and pool was not as big as advertised.
Staff
The views were lovely and the break room, the waiting staff where lovely and the evening receptionist on the Saturday was very pleasant and helpful
The room was small for the price we paid it should have been bigger, the bathroom was very tired and needed updating
Breakfast was brilliand and really enjoyed the spa. The room was spacious and comfortable, great location 9
Restaurant meal didn't represent value for money. Bathroom was too small
Amazing property set away in gorgeous countryside. Good communication and welcoming staff. Easy parking. Comfortable room. Dinner and breakfast in the dining room were lovely. Very happy.
Room small and did have a musty smell but comfortable. Hosts friendly and responsive. Hotel building was beautiful and old and looked like a castle.
Hotel had spa and pool which you had to pay for to use. We expected that it would be included in price which is what we are used to in Australian hotels.
Good location for us. Parking and EV charger a real bonus. Very interesting building with great history. Lovely dining room, good staff, menu and food all very good. Clean.
The curtains were only for decoration therefore did not cover the windows which had slated blinds which didn’t work therefore let the early morning light in. Room 6 suffers from the noise of the bar fridges. (I am sensitive to external noise)
All of the staff were friendly and very attentive. We had dinner in the restaurant and thought the food was fantastic. We were in room 10 and absolutely loved it. It was quiet, comfortable with an excellent bath and shower.
One small issue we found was breakfast. We loved that there was a continental spread and you could order hot food, however the portion sizes seemed small for the hot food.
In standard room. Very tatty entrance up old wooden stairs
Entrance from back of hotel Very poor bathroom.
Great hotel, food and staff amazing and got a free upgrade so room was quality
The grounds, the spa, the room, the food.
It was all good.
The hotel is outstanding in the Valley of Eden in Cumbria, staff excellent and Spar superb. The breakfast is outstanding.
The restaurant evening meal (pm) the views are amazing but poor quality food.
Beautiful location and good food.
Staff were very friendly and helpful
Lovely hotel, great staff. Would benefit from a fridge or phone in the room but that was no big deal. Food really good.
Excessive service charge £29 for two night stay.
We loved the spa , nice size and choice.. Unfortuately one of the hot tubs not working despite being busy. Our room was lovely, old stylish traditional decor , very comfortable and spacious.
Felt the prices for food and drinks a lot dearer, not as good value for money. Faulty hot tub, unfortuate as spa was busy. Shame no loyalty for regular guests , there is discount for returning spa guests .
The spa was lovely. Nice and modern! The location - the hotel was about a 15 minute walk into Appleby town centre The staff were very welcoming and clearly wanted your stay to be enjoyable.
The photos on booking.com definitely oversell what you get. My room was outdated and kind of reminded me of something you’d get in a pub b&b. The bed was very uncomfortable and you heard all the doors slam shut because of how old and heavy they are. The room was rather warm too and sash windows were the only way to ventilate the room - I don’t think this helped at all! The bath had a TV in it but no remote to turn it on and the actual tv in the bedroom was old. The spa was the only saving grace of it really and I think I would have been terribly disappointed if they didn’t have these facilities (although it does cost you £25 for two hours). It took 45 minutes for my cooked breakfast to be served and even then, they forgot my scrambled egg which wasn’t a major problem but as my check out time was looming, I then had to rush my food. If this hotel were to be modernised, I think it could be a very popular and upmarket place to come and stay - the only thing letting it down is the decor.
Great hotel , fantastic staff , perfect meal
Good selection of buffet and hot breakfast food. Spa was lovely, nice and warm too. Rooms were comfortable spacious and had sensible storage, even coat hangers. Lovely gardens with a beautiful view to Appleby. Cows in adjacent field. Conveniently located for M6.
It would have been nicer if fruit was fresh instead of tinned.
Clean and tidy.
A bit noisy from the bar late on but to be expected
A fine country hotel in a wonderful location
a more extensive wine list would be welcome
Location, staff and breakfast
A bit tired
Quiet room, clean, nice breakfast.
That we were not in the main building, we were put in a motel building in the car park, beds low quality and uncomfortable. No fridge in room. Instant coffee at breakfast was awful, expected filter coffee. Check in and out was to long.
Breakfast was brilliant, lots of choice, nothing was too much trouble for the staff in restaurant
Spa was beautiful. Not to busy.. Food was very enjoyable.
Lovely hotel with a relaxed and comfy vibe and beautiful views
We were in the Heelis Room which was very warm despite the Dyson fan and the ceiling fans. The noise from the ceiling fans kept us awake.
Lots of character. Beautifully presented. Comfortable

The garden room was bright, airy, clean and peaceful. The views were lovely over looking the garden and hills in the distance. The staff were on hand and were very helpful, polite and friendly, they were approachable and very accommodating. The spa was very relaxing, peaceful, quiet and not busy. The breakfast was good, had a extensive menu for all tastes. Very peaceful calm environment and the manor building and grounds were all in keeping with the charm of the old building. Garden and hanging baskets were well maintained.
I can,t think of anything I disliked.
We stayed here 30 years ago for our honeymoon and decided to visit again for our anniversary. The reception staff were welcoming and there was a lovely feel to the hotel. A little worried about being on the top floor in the roof with the heat but the room was pleasant and we were able to leave the window open all night. The breakfasts were good quality and cooked to order. We enjoyed dinner on both nights and the food was very good. Pleasant sitting spaces in the lounge and conservatory with stunning views.
The bathroom felt a little tired - chips out of the bath enamel, dripping tap.
Lovely and Comfortable only thing I felt paying for the use off the Spa facility was expensive but was nice.
Paying for the Spa
Adequate-
No fans in our room - unbearable- window opened about 1” - asked for a fan but was told NO
My visit was to help a close friend taken ill on a trail and the hotel was magnificent! Thank you.
The room and the ensuite were lovely. The garden spa was incredible. The breakfast and staff were very friendly.
Some areas of the hotel need modernisation, particularly the sunroom and lounge.
Tidiness Polite and helpful staff Not far from the village
Nothing to report
Lovely location and building some staff warm and welcoming.
They had not given thought to how to keep place cool and we had to ask for fan provided reluctantly. Very different from cheaper hotel staying in in Sheffield. Menu was really not a summer menu so another sign not really thought through and as it had a spa did not seem to cater for those people. But Staff started packing up breakfast before we had finished without asking us if we needed anything more. My wife thought decor a bit tired.
Very comfortable.
Excellent breakfasts. I had a very good dinner but my wife’s was not so good. Pate very soft (it was a very hot day) and the main course was missing some ingredients. Having said that, the staff responded to our comments really well and the issue was dealt with promptly and appropriately.
Old country house environment. Excellent foods. Great views over surrounding countryside
Our room was quite, but only to be expected where regulations may not permits a/c installation
The evening dinner was exceptional. The bath and shower had oodles of hot water. The sitting room was quirky. Staff were lovely.
Plastic flowers !!! It really is a no-no. The gardens could be so much more. The bed wasnt comfy. Our room was next to a busy main rd (A66). A suggestions / feedback box could help improve.
A lovely place with very friendly staff and a great bed
Beautiful rooms fabulous view

Love the location, service and staff great. .
Stable rooms not as good as the others we have stayed in, bathroom dated an cramped.
Beautiful view from the dining room
Lovely building, good rooms and meals. Friendly staff.
Lovely location with good parking and EV chargers. Really nice breakfast.
Space between toilet, wall and bath was too tight, noise from adjoining room (not really a fault of the hotel) and steak dinner was under-cooked, which was disappointing.
Great room with a fabulous view.
Spa fab location great good food and weather

Very nice building. Amazing restaurant. Very friendly staff. Room was a good size. Plenty of parking. Good working wifi. Decent breakfast. Very clean. Very nice lounge rooms to sit with a drink in the evening after dinner.
The room was quite dated for a "Spa" Hotel for the price. The bathroom had the craziest shower tap I have experienced. Couldn't control the pressure, only the temperature... It would pump water at a very high flow when it is not necessary, wasting a lot of water. The bathroom's window would not open to get fresh air in and there was no fan for it either. The only coffee at the breakfast was just regular cafetiere coffee that was not good.
Lovely room, clean and comfortable, super breakfast and evening meal, staff friendly and helpful, never had time to use Spa facilities…….
staff were friendly and breakfast was good. grounds were pretty. we liked the rabbits and the rose garden
no tea spoons in room, only one window opened in the room (it was during the heatwave so not good). Shower wasn't consistent, kept losing water pressure. Biggest disappointment was location next to major road - traffic noise was a shame as it distracted from the rural location. We stayed at the end of the Dales highway walk and we had hoped to use the spa facilities but the spa closed at 5pm
I had a short but fantastic stay. The room was very clean and comfortable. The staff was so friendly and welcoming and breakfast was delicious. It's a very unique building and will definitely recommend this place!
Location fantastic. Quirky place
The price and the ‘discretionary’ service charge. Overpriced for what was really just a basic room and breakfast. The service charge was ridiculous but you’re made to feel guilty if you don’t pay it
Lovely garden and view. Room spotless and peaceful. Staff amiable and helpful
Nothing
Location, amazing views, comfortable lounge and bar area and fantastic breakfast as well as friendly and professional staff.
Very little but we were only there for one night…
The hotel has a nice location with a short walk into Appleby. The barman was very good and the conservatory and restaurant have a relaxing ambiance. Room was spacious and clean. Ample car parking.
Expensive for what you get. Check in staff member was a bit grumpy. The room was decent enough until we discovered the large shower had a badly cracked tray - not good as it was clearly letting water down through the cracks and you had to be careful not to trap the skin underfoot. There were many large cracks on examination and when reported on check out the staff member said that they were aware that several had already been replaced - so why was this room allowed to be used? Not good. The spa come at an extra cost of £25 per person - you can't even use the pool without paying extra. Breakfast was poor - the cooked breakfast came with one piece of each item and the mushroom was dried up. The cold buffet was very poor: tinned fruit, very limited selection of breads and other produce. If you wanted a latte instead of a simple instant coffee they wanted an extra £4.50 - really? The room came with a half-bottle of prosecco that was supposed to be free, except that it wasn't in a fridge and would cost £5 for some ice! The whole experience felt like they were penny-pinching and many levels :(
Dining experience was very good and room was comfortable
Staff friendly grounds lovely , room was okay, it was a upgrade from a deluxe double to a manor double but going by photos I think we would have preferred what we booked
The bed was small , room was very warm , no heating was on so couldn’t understand it , old building but needs refurbishing. Window frame moving outwards , bathroom very compact and I burnt my leg on towel rail when exiting the bath after showering , food was nice an hot and tasty apart from the roll I got with my soup was really hard and I couldn’t eat it I thought it was the outer crust that was hard but it was solid throughout it had obviously been heated in microwave to long and mentioned it to the staff
Good selection of breakfast food. Comfortable bed and plenty of space for sitting in my room.
I was on ground floor and one of the two windows didn't have a net curtain.
A historic building that has been refurbished but maintains its original features. The manor sits in a raised position on one side of a valley that overlooks Appleby, with unspoilt views of a Normandy castle and the rolling English countryside beyond.

Super breakfast Local produce Just yummy Stunning location over the valley
Mattress and pillows Too hard Slept poorly If you wanted to use the spa, residents had to pay unless on a package deal. This wasn’t made know until i got there Got a room with no view at all only roofs Room 1
The food was excellent. We ate in the restaurant on one of the two nights we stayed and the food was exceptional both in quality and value. The building itself is very fine and the additional conservatory spaces which expand the downstairs space allowing for the restaurant and additional bar seating have been tastefully added.
I have rated the comfort down one notch due to the bathroom. Hotel bathrooms are one of my pet subjects - most are woefully poor. This was good but two things could be improved. One is a need for more space to hang towels, especially near the shower. In a twin room, the expectation should be that both hand towels and bath towels will be used. Hanging space for both hand towels near the wash basin and both bath towels near the shower are essential and weren't provided. The other is ventilation. As with many interior retro-fitted hotel bathrooms, getting heat and steam out of the bathroom adequately is rarely accomplished and this is no exception. This coupled with the high radiator setting made the room quite unpleasant after a shower. Finding oneself sweating in a sauna like atmosphere while trying to shave in a mirror that simply fogs over again whenever it is wiped, detracts from the comfort experience. I have also knocked a point for value for money. This is due to bar prices which aren't actually that far above the norm but for my brother and I who like a drink, this was a bit of a sting. However, if you're not a big drinker, the restaurant is excellent value. The lost point on facilities in room is the same as the comfort point - bathroom. I considered dropping a point for location. It gains massively from having beautiful views across the valley over the town to the castle on the far side. In this sense the location is glorious! However, it loses a bit from being a mile up a steep hill from the civic centre of the town - which is beyond the station. If you don't mind the walk, this is a minor inconvenience and is intrinsic to achieving the fabulous views.
The food and wine were fantastic as always The staff are so lovely Really good value for money The location is stunning
Nothing
Thought the staff could have been more helpful especially around checking in and out. Also the automatic assumption that we would want to pay the service charge. We would have except there was no mention of it when given the bill with it already on.
