Wonderful Hotel set in beautiful grounds. Great bar and restaurant food was 10/10. All the staff were exceptional and worked to the highest standards. Can't wait to return for my next stay.
Had one small issue but got resolved without any hesitation.
Great location and quiet surroundings
As with most uk accommodation no summer bedding so too hot at night during heatwaves
Ruime kamer, ligging hotel perfect voor waar we waren gekomen, vriendelijk personeel.
We hadden een ietwat gedateerde kamer toegewezen gekregen, terwijl op de foto’s het meer op een boetiek hotel leek.
Room vary comfortable spacious clean ironing board and hairdryer tea and coffee in room vary relaxing
Self service breakfast was cold and not great on Saturday but rest of stay breakfast was on a menu order what you prefer
Location and freindly staff
Food and drink
Rooms are very tired, no lift in the hotel
Very helpful reception service, great location, period design!
Nothing really
Room was lovely, comfortable and well maintained, breakfast was good and a nice choice. room cleaned and restocked daily.
Lovely Hotel and my room was huge and very nice.
Breakfast waiter was absent for quite a while whenI arrived for breakfast so took longer than it should to order my breakfast choice but when it came it was good quality and very nice.
A historic house in a quiet town near Bedford. The interior had been renovated fairly recently. Spacious and comfortable room. Good freshly cooked breakfast. The dinner at the restaurant was also good with reasonable price. Friendly and helpful staff.
Location
Hotel and rooms were very dated. Very few staff on duty and those that were around were not very helpful.
I stayed in one of the cottage rooms which are in a separate building. They are a little dated , but perfectly clean and tidy. I ate dinner and breakfast on all 3 days and cannot fault it. Plus the beer is good and the staff friendly, It’s clearly privately owned and not part of a chain
Nothing really, if you stay in the cottage please close the outer door carefully and don’t let it slam.
We were in the main block so it was interesting to explore - there could have been more information about its history. The room was basic but that is what we had booked
It was very hot and there was no air con in the room but staff kindly let us sit in the conservatory which did have it. THe hotel couldn't help it being the hottest day of the year!
Classical old building, breakfast was good.
We were married there many years ago. It has changed hands a couple of times since. For us, it’s just tired in comparison.
Lovely property - rooms were nice and well appointed. Staff polite and efficient. Good breakfast.
Mattress was a little hard.
Great
Open space
Clean and comfortable room with fresh linen. Breakfast was great, checking in/out was seamless and car parking very easy. Clean communal areas and nice gardens.
Nowhere to plug kettle in so had to boil on the floor. Not great. Hadn’t realised there wasn’t a lift.
Lovely location and quiet Good food
The scenery gardens
No aircon ha
We were able to get a room in the (cottage) annex as my wife has mobility problems. Hotel staff were very helpful. Plenty parking, pleasant grounds
Nothing to dislike or complain about.
We were in the cottage away from the hotel it was quite and only 3 rooms never heard anyone so may have been the only ones in there.
Nothing.
Location
Stayed here for my partner’s birthday and it was a great location for where we were walking to for the day. Pretty building and grounds. Water bottles provided in the room.
We did not get the room we had booked on the booking.com app. This was supposed to be a special overnight stay for my boyfriend’s birthday which I even wrote in the booking. I chose this hotel as I liked the look of the deluxe double room with bath (and the balcony), so that is the room I booked. Upon arrival we checked in at 3pm, went up to our room to find we had been given the standard room, with no balcony and a basic bathroom. I spoke to the receptionist and showed him we had booked the deluxe double room with a bath. He said ‘you would not get that room for the price you paid’. A very dismissive and disappointing response as I only paid the price that was shown when I booked and chose that room, it is not my fault that was the price, my booking confirmation showed that was the room we booked. We were offered no alternatives and had to stay in the standard room. I asked if the room we booked was available and was told it was not. When we woke up the next day, the car park was completely empty early morning so I struggle to believe the room was not available as it was not a peak day that we stayed on either. Although the standard room itself was still spacious the bed itself was very uncomfortable, springy and bumpy.
Absolutely beautiful environment surrounded by nature Helpful staff and friendly

Lovely setting picturesque grounds
Wedding on at the same time of our stay we were told noise would stop at midnight but there were people running through the corridors early hours of the morning keeping myself and 3 year old awake! The fire alarm then went off at 3:30am and when I rang reception they said it was a false alarm
Lovely setting, handy for Bedford, nice old house, good breakfast
Awful bed, must have been 20+ years old, uncomfortable, stained , unpleasant. Would have been embarrassed to give it to a guest.
Beautiful location and very quiet and peaceful. Very relaxing.
All very good.
Good location, great staff, fairly decent food, bar has a good selection, nice area to walk or do a nice picnic on a sunny day, great service and very clean. The only thing I will say which isn’t a huge issue is that I asked if availability allows if our room could be upgraded, I was told that it was but when we arrived it was just a standard room but also I can’t complain because that is what I paid for but it was just a bit disappointing that’s all. But I can not fault them for anything at all, they always deliver exceptional service in every aspect and the staff are absolutely fantastic.
Nothing
The room was super spacious and cozy! The entire hotel has this chilly old money vibe, staff is great and the entire stay was very pleasant. One of the best hotels I've stayed so far.

Beautiful house and grounds. Helpful staff. Lovely food. Huge room. Good price.
Rooms need fans
We loved the hotel. The room was amazing the staff really friendly. It was perfect place for our stay to go to an event nearby.
Beautiful, spacious hotel in a lovely setting.
When ordering food, some of the staff seemed a little inexperienced but apart from that all good.
Everything. The property is set in a beautiful location, and the room was perfect. I received a complementary upgrade to the signature suite and it was beautiful. Bed was very comfortable, room was clean and spacious. Food in the restaurant was lovely and the staff were very polite and helpful. I travelled as a lone female travelling for work and felt very safe.
Nothing
Smooth booking, beautiful and convenient location. The hotel staff were wonderful, very friendly and helpful. The room was very clean and comfortable. Just a great stay thank you
Everything was great
Great location
Room was tired and a bit scruffy
The staff were so friendly and we felt very welcome - best hotel ever!
Nothing - it ms 5 stars! The staff made it a great experience!
Really happy with the room. Breakfast was excellent. Hosting team friendly and helpful. Would definitely stay again. Thank you
No complaints whatsoever
Traditional hotel with great staff. Will look to stay here first if visiting the area again.
Nothing worth worrying about.
Friendly staff helpful and good recommendation for local pub
Room was ok. But towels stained, bathroom sink did not drain well, high bathtub is in my opinion a hazard and a simple shower would better serve the needs. Ceiling fan would help
Good location for our visits, car park. Fine menu for breakfast Room had a pleasant decoration, and original hanging system for clothes, and enough clothe hangers.
Only one set of towels for 2 people. No security on ground floor windows, very easy to come into this room. Broken toilet seat, shower door needs adjusting.
Noah was such a lovely gentleman who was really nice to all guests I brought in
Kayla, receptionist was rude to my guest regarding breakfast

The previous reviews speak for themselves. The hotel is set in a beautiful, peaceful location and is thoughtfully laid out. It offers a completely different experience from any typical hotel. Rather than feeling like you’re staying in a hotel, it feels as though you’re staying in someone’s home. The staff do not feel like staff at all, but more like friends who are hosting you. Friends who are always ready to help with anything you may need. A solid 10/10 for the location, cleanliness, and hospitality. I genuinely have nothing negative to say. Everything was spotless, well-maintained, and impeccably clean throughout my stay.
Like said, nothing negative.
Lovely grounds good location, staff helpful.
Very dated, bed incredibly uncomfortable, pillows lumpy, no mixing tap in bathroom. Kettle so full of limescale had to ask for replacement

I attended a wedding at this venue, from a wedding guests perpective, the excellent rating is for every member of staff. The reception, bar, and domestic staff, were professional, helpful, attentive and polite. Thank you so much for making the happy event even better.
There isnt anything i didnt like.
Room was lovely, understand it had recently been refurbished. There were several small things overlooked. Eg. 1. The shower head was too low. 2. There was no obvious socket for the coffee machine. 3. There was no waste bins in the main rooms. 4. The toilet seat was very poor and broken . 5. Welcome gift had items that had been opened and used before., one bottle emmpy, and the gift box soggy with spilt lotions. Breakfast was disappointing, with main items I.e. bacon sausages and hash browns obviously not being freshly cooked.
I think I have pointed that out in answering previous question. A very nice hotel spoilt by the little things that matter.
quiet pleasant location easy to park . food very good , staff brilliant can't fault them .
we informed the staff of something that wasn't working at checkout so they where aware of it as we only stayed 1 night .
Ok
Ok
The manager and the staff were so helpful and kind, nothing was too much trouble for them.

Hotel is beautiful, staff amazing. Although that have altered downstairs for disabled, there is no lift, to upper levels, so people with walking difficulties and climbing stairs, the place is no good. Sorry. This is the reason in why i near rated your hotel 10
Install a lift
The country side
Clean and very welcoming
It’s was beautiful and staff were great
The bed was a bit uncomfortable
Woodland Manor was brilliant staff couldn't have been more helpful. Room was warm and comfortable
I like the atmosphere and staff in this lovely hotel. The rooms are tasteful , plenty of room and comfortable, especially the beds. Lovely staff and nice food. Another lovely stay. Thank you.
Location, ground,, spacious rooms
Food seemed pretty standard to poor for price
Everything was very good in all departments
Nothing
The room was big, clean, tidy
The service on the breakfast could have been a bit quicker, but it was fine.
Very friendly staff, good food, quiet room
Room spacious and comfortable (deluxe room) Excellent customer service. Room cold but very quickly sorted out after reporting.
Staff so friendly and helpful. Food was delicious. Grounds are beautifully laid out
Quiet, clean and friendly staff. Lovely breakfast.
Wasn’t really anything to dislike
Location, parking and staff
Nothing to report
Building, grounds and breakfast room
Room furniture was too small and tired. Hallway carpet was migraine inducing
Great stay and great staff
Lovely quiet place in a great location for local businesses.
Nothing, all good
The property is beautiful and a perfect luxury break
Nothing
I have stayed here several times and am charmed by the building and the beds are so comfortable
I suppose some things are a little old fashioned due to the age of the property but everything is so clean and comfortable i don’t find that a problem
I stay at the Woodland most weeks great staff and the hotel is slowly returning to its heritage lovely building and new owners investing in improving the ambiance.
Breakfast is all I can say was OK. But even elements of this were cold
Where do I start. I wasn't informed that the restaurant was closed at booking time due to no kitchen. The room temperature was cold with no heating available. There was only on UK plug socket in the bedroom the rest were European round pin. Worst of all the price for one night was obscene for the standard that I was confronted with. I constantly asked Booking .Com to investigate but was told the booking ws with a partner and not them. Even though the booking was on Booking.Com App. I felt leet down by the hotel but more importantly let down by Booking.Com on customer service.
Nice setting plenty of parking
No hot water
Wonderful staff, friendly, attentive and efficient. Excellent evening meal.
A full length mirror in the room and a plug near the kettle would both be welcome.
spacious comfortable room
Kettle lead so short that kettle had to be placed on carpet to boil it.
Location and setting was really nice
Getting a little tired and in need of modernisation.
Lively place to stay and reasonably priced
It’s beautiful. It’s a stunning building and for me was perfect location. Overall the staff I met were lovely and helpful. Nice to see the entrance has had a refurb. Made such a difference.
The mattresses are not comfortable. I had to move rooms as the first mattress you could literally feel the bed base. The second room was better but over all the mattresses and some of the pillows need refreshing. I do appreciate the staff promptly changing my room. I was very sick during my stay which I alerted the staff to. I left my DND sign on the door and I sent a message via the booking.com app to let them knew I was not well and wouldn’t be coming out of my room before midday. But at 9.10am on Boxing Day I got a very loud phone call from housekeeping asking if I wanted my room cleaned. This was invasive, woke me up, forced me to talk when I had a throat infection, admitted they hadn’t been round to see if my DND was on and hadn’t checked the messages. I also wasn’t checking out of another day so it was not a call in relation to that. When I flagged it the response I got was quite defensive and said they don’t always check messages and I should call them next time. This was neither helpful, inclusive or accessible for someone that was struggling to talk.
All staff and housekeepers were excellent. Room was very comfortable and warm enough (as it's December). All facilities to hand and shower and bath hot on demand. Breakfast and evening meal was very good but bar area a little cool. Location and grounds excellent.
Only the coolness of the bar area in the evening when dining but rectified next morning with localised heater. Probably being just post Christmas but our evening meal for two was served in cool bar area where a large group of coated guests met each other. This could have been easily rectified by serving in alternative room or directing these guests into the large and welcoming reception are with seating and big log fire.
Great to stay if you are at an event at the hotel
Feel some of the rooms need better signs.
Breakfast was good but some fresh berries etc for the yoghurt would've been good
High areas needed a deep clean, lots of cobwebs, dusty edges n ledges, bannisters etc.
Decor was nice
On arrival the room was freezing, we are talking December weather, it would have been nice to enter a warm room. I had a disabled shower, the seat doesn’t come down, the shower head is stuck for someone who is over 6ft, I couldn’t move it and if you were sat down the water would be cold before reaching you. There was cobwebs up in the corners by the bed, where the mirror is situated so you can dry your hair, the tea tray is also there, you would end up with hair in your cup. The toilet seat did not fit the shape of the toilet and it moved when sat on, there was no toilet brush. The breakfast was passable, bacon was cooked too much, hard and crispy, I think it was reheated, beans were in a little pot which had been warmed in the microwave.
Good comfy bed. The hotel is away from busy roads and noise so the room was very quiet and perfect for a good nights sleep. Room temperature was great (it was winter) for comfort and sleeping. I had 2 evening meals which were both fantastic. Good selection of wine. I was lucky enough to get a freshly made cheesecake on my first night which is not normally on the menu... I would love to see this on the desert menu. Yum! Good service all round and the staff treat all guests with the perfect level of professionalism and friendliness. (Even baby reindeer Christmas ornaments get well looked after in this place...)
Quite a few people seem to stay here for work (solo), besides myself. It would be nice to be able to sit at the bar for a drink - it always feels a bit more sociable than sitting alone at a table. The breakfast service and menu was great but I think the quality on the plate didn't quite match the great evening meals. I would happily pay a little more for some butcher quality sausage/bacon/black pudding. Also a good quality barista coffee in the morning would definitely help to tick all the boxes. Don't let this stop you staying here though - the cons seem to be comparable for most hotels.
Great location
Had an issue about heating
very pleasant friendly staff
