Provider-sourced guest reviews.
Great location and car park useful but can get full. Comfy beds & very clean. Reception staff helpful.
Breakfast quite basic but adequate for price....had a single room last time and a bit dark and window looked onto a wall but generally rooms have been fine...
The hotel is a lovely safe location and plenty of parking with close location to town centre.
The rooms were warm and there was a limited drinks list for beers.
Location was good and the serenity of the environment.
The twin bed was too small better to give one single large bed.
Location price breakfast
Nothing
Easy to find. Adequate for 1 night. Reception were friendly and helpful. The bathroom was lovely.
No lift. A bit of a trek to the room. Very hot room. Felt slightly claustrophobic. Breakfast was disappointing.
Comfy bed, ok location not too far from town
Breakfast wasn’t the best food had been sitting there a while so not great didn’t go the second morning
Location short walk to centre of Leamington
Room- we had a small double that was far too small & stiflingly hot even with fan on! Basically any room the hotel suggests is a small double is in reality a single! Some staff were helpful, others weren’t. Hotel just feels very tired and in need of a refresh and certainly not worth what we paid.
This is my second stay in a month, it's great. The breakfast is excellent, the rooms are very clean and I like the free parking and its close proximity to town. Its great for a night out. All staff members are friendly and very professional.
Can't fault it.
Fabulous stay again, thank you.😀
Very clean and very comfortable. Breakfast very good selection,
Very pleasant hotel, peaceful with attentive staff. Breakfast very good, and overall very good value for money.
Without moving the hotel closer to the centre, nothing I can think of!
The breakfast was good. The room was a good size and the bed was very comfortable.
Parking was tight but we managed to find spaces when needed.
Clean and tidy and quiet
Location for Victoria Park was good. Adequate car parking to front and rear on a 1st come basis
Small room and only suitable for a single person. Totally Overpriced. Room In need of a total refurb. Bathroom was nice , but the toilet had a very weak flush, so we used the toilets in reception. Uncomfortable bed with a terrible mattress. No view from window at all as we faced reception. Smelly dining room (damp) didn’t eat there because of the smell.
Too early for breakfast, volunteering. Location brilliant for Victoria Park.
Room, no view, gap between buildings cluttered with debris, dirty. Could hear room above running water etc. Noise from outside, bin emptying and other sounds.
Staff on reception on checking in were great, really welcoming and helpful.
Bathroom was at best tired, and shower was in need of refurbishment. The bed was okay but had seen better days.
On arrival the room was like a sauna and damp. However the receptionist on duty said we could change rooms the following day when one became available. The website states parking at the hotel but that is extremely limited and to be told that we could move our car from the main road at 10 o’clock at night when staff left was not ideal.
The room overall was very tired and in need of decoration.Perhaps a hover around the room would have been a good idea as the edges were thick with dust. Parking. Cleanliness. The meals in the restaurant are extremely limited. The Pizza was terrific but how many times can you eat Pizza.
No view, sparse on tea and coffee etc. No drawer storage, few hangers. Noisy, hear flushing and water running from room above and noise outside. Location good, staff pleasant. Would stay again but hopefully not in Room 23!! .
Spacious rooms and great facilities. Super clean too. The staff were exceptional and helpful, so kind and professional. The bed was so comfortable and roomy.
Parking was not great but the staff were really helpful and accommodating. It was also incredibly hot! Shame it did not have air conditioning.
Easy parking, clean and comfortable
The view from our window was the wall of another wing of the building, so the room was a little dark. Not really a problem though, as we didn’t spend much time in our room.
I rarely leave negative reviews, but my experience at this hotel was extremely disappointing. Late at night, a leak developed in my room which made it unusable. After reporting the issue, I was told that my best option was to wait until the manager arrived at 6:30am. As this was around midnight, the suggestion was effectively that I spend six hours in the hotel lobby waiting for a solution. After several discussions with staff, alternative accommodation was eventually arranged, but this took approximately three hours. As a result, I was unable to get to sleep until around 3:00am, significantly disrupting my stay. While I appreciate that maintenance issues can happen in any hotel, what was most disappointing was the way the situation was handled. The initial response was inadequate, and despite losing a large part of the night's sleep due to a problem entirely outside my control, the hotel refused to offer any compensation or goodwill gesture. A hotel stay is ultimately about having a safe and comfortable place to sleep, and on this occasion the hotel failed to provide that. The lack of accountability afterwards was equally frustrating. I hope management reviews how situations like this are handled in the future, as guests should not be left without a usable room for hours in the middle of the night and then told that no compensation is warranted.
Good parking
A little dated
Great location, big comfy room and bathroom
Convenient for the town
Needs a bit of a refurbishment
Staff and room
Parking and the need to book a table to eat. Other guests were very noisy
A warm welcome upon arrival staff were very helpful, friendly and polite.
Within walking distance for the bowls at Victoria park. Had a twin room , very spacious and clean, the breakfasts had a lot of choice and very enjoyable and all the staff were very friendly .
Convenient location-well staffed and very helpful
Disappointed that didn’t get parking but understand that big event going on in town -bathroom needs upgrading -selection of fruit at breakfast very poor didn’t realise that was a Best Western even though said BW !
Good breakfast, nice residents bar area
No air conditioning and only a small window so the room was excessively hot in the recent hot weather
Excellent food, great room and very helpful staff.
Could have done with Air con
Excellent food, comfy room and friendly staff. Also near Victoria Park
Lack of Air con, as room very hot in this heatwave. As the weather patterns hot up each year i think air con would be a quality bonus.
The room had everything I needed, including tea and coffee, and was very clean.
Can walk into town.
Single bed too small
Convenience to town, clean room, good breakfast
Not enough milk/tea in the room
Fried eggs would of been nice
B
Nice open foyer. Helpful staff at check in. Breakfast at a reasonable extra cost for what was offered. It was clean and bright.
The bed was not comfortable and had one of those bouncy mattresses where every move you make disturbs the other person. The pillows were hard and not comfortable. The shower was tiny. The floor boards creaked very loudly with every step.
How welcoming the receptionist was also restraunt staff in morning was amazing .
The manger was rude refused to serve me just because I felt like he was being off and told him this and obviously offended him by doing this . He was not professional at all and no wonder place was quite as very unusual in summer months for a hotel to be this quite. If he spoke to other customers the way he spoke to me that be why quiet. Every other staff member was very welcoming I think the manager shud take tips from his staff . 😀
Good location, clean, friendly staff, great breakfast
Room was very hot overnight even though fan was provided
Good location staff very friendly and helpful on arrival and during our stay, breakfast was excellent plenty of choices either cooked or cereal etc
Looks tired in places (ongoing maintenance work in operation?) beds were not necessarily the better options available very springy, rooms very warm (fans available on request)
The location and a good sized free car-park. Perfect for a walk into town.
Qua locatie - we hadden een beurs in de buurt - zeer goed. Bovendien gooiden ze speciaal voor ons ‘s nachts de bar open zodat we het Nederlands elftal konden bekijken. Personeel dus dik in orde.
Kamers waren zelfs voor Engelse begrippen zeer gedateerd. Ook qua hygiëne gewoon niet goed, slecht zeg maar.
Choice at breakfast Easy access to town
Toilet wasn’t clean when arrived
Nice hotel Clean and well serviced Decent breakfast
Parking was a bit tight Rooms were a bit small
Great location, reasonably comfortable, and clean. The reception and bar staff were fantastic - very friendly and helpful.
Breakfast was a little bit disappointing - not a great deal of choice, not great quality and expensive for what it was. We stayed for 2 nights for our son’s graduation, and my main big bear, was that our two towels were replaced with just one, and our bed wasn’t made in the morning!! I’ve never experienced a hotel stay, where your room isn’t serviced and is left for you to do it yourself. May as well have stayed at our son’s student house!
Location
Price is too high
Lovely friendly staff team, very clean rooms, good buffet breakfast, easy 10 minute walk into town.
Could have done with a bedside table lamp. In need of a bit of paint touch up.
We book the hotel to spend the night on transit to our holidays. As expected, the hotel and room were quite basic, but the room was very clean and the breakfast had plenty of options. The staff were very nice and helpful. The hotel is just 5-10 min walk to the centre, with many dinner places available. We parked the car without issues in the property's carpark.
We got a ground floor room with without much of a view. Furniture and mattress were quite dated/tired.
Good location, bar and restaurant, good service nice staff, free car park
The look from the outside & good parking.
Booked a small double room & boy was it small & a very tight squeeze for a couple. Opened the door and was greeted by a table & chair. The electrics blew & had to have a replacement lamp. No air conditioning. Tiny TV with very little choice of channels-said Netflix but not there. Tiny shower for a big man & no nicety’s as in the way of soap etc. No fridge. When we asked to get upgraded we were told that we couldn’t upgrade to a larger doubled room however, on booking.com there was a bigger room available ! Doors slammed. The only good thing was a decent acceptable breakfast. Extremely basic.
Location
Bit threadbare needs a refurb
Friendly staff and free parking
Hotel a little tired in places
Lovely staff, nice atmosphere.
No lights in the corridor leading to room 9.
Location. Staff.
Room a bit on the small side. You asked me to make an offer on an upgrade, which wasn't enough but didn't inform or ask me to improve my offer, which I may have done.
Location perfect for visit to Warwick Castle & Leamington Spa,room clean & staff helpful & polite.
Shower tray in room flooded easily, no problem just a bit of a slip hazard on exiting the shower.
The location was good and I’ve stayed before but this room was very basic and didn’t meet my needs. There was no mirror in the bathroom, the shower curtain was inadequate. There was no bedside table and the plug sockets were very oddly placed, I did not like the multi position extension lead stuck on the wall. Again no mirror near a surface to allow drying hair or styling. Inadequate light and surfaces to apply make up.
As above, no mirrors in bathroom or near lights to allow for make up and hair to be completed comfortably.
Very helpful front desk , moved my room so I could accommodate my bike
The hotel was good value. The car park was large and there was a bus stop five minutes walk away
The bed was a little uncomfortable and needed a new mattress
Great location nice little courtyard lovely introduction
Rooms are a little dated but that’s kind of okay if you wanna stroll down memory lane!
The location is great. Close to the centre of Royal Leamington Spa. Just out of the back door and follow the road up to the high street. Can't go wrong. Staff are lovely and the breakfast was great.
I stayed there last year in a different room which was better than the one I got this time. In the room I had this time the mattress was reminiscent of a chain link fence. I had to sleep on top of the duvet because it was too uncomfortable without. I do have a chronic back condition but the mattress was still pretty poor for the cost of the room. The bathroom window did not have a blind, only frosted glass, which does little to protect the modesty especially at night time when you have the lights on. The kettle had limescale on the spout which was clearly visible so ought to have been cleaned off. The lining of the one of the curtains was torn a good few inches and there was a crack in the wall in the wardrobe.
Good location
Noisey room. Intermittent pump or electric motor noise auditable in room causing a restless night with disturbed sleep.
Good location to walk to the town centre and shops -easy to find -free parking- central to Warwick and leamington- nice atmosphere to place -well run dining room for breakfast- good selection of breakfast food - room good size and the large fan came in very handy because of the extreme heat
Toilet rolls not in room but staff located one - would have liked a little more milk left in the drinks tray but it was an overnight stay so no real issue
Consistently every time I stay in the rooms

Nice bathroom. And the room was big for a single.

Value , i have now stopped here 4/5 times and thought i would comment . I go to this area now quite regular and have stopped in different rooms everytine and it is everything i need .👍😁
For the money i cant complain abiut anything ,will be staying again ,👍😁
Absolutely gave me everything I needed for my short break . Not intrusive ,easy to get in and out , short walk Ito leamington . The air fan was very marvellous as it was a very hot weekend . The shower was very good ,which is usually what lets a lot of hotels down
The toilet was a bit smelly from time to time , but I guess that’s to do with the large sewage system , otherwise everything was very good
Everything was great, room clean & well appointed. This is a really convenient hotel for me as I have family in the town so need somewhere nice to stay fairly regularly, I've stayed several times. I got an upgrade for £5 to a king room which was nice. This hotel is excellent value for money & always clean. The bed was really comfortable. Although no aircon, there was a tall fan which was absolutely fine even on one of the hottest days of the year.
View from window of interior service area/courtyard walls wasn't great but I was only there for 1 night to meet family so it didn't matter this time. Excellent value for money though, as always.
There was no aircon fitted to the rrom, but there was a fan which kept us cool in what would have otherwise been quite a stuffy room. We liked the hand/body/shampoo wash in the bathroom We liked Leamington Spa as a location to stay in between trips
we went out to eat as the options in the restaurant were a bit limited. Pleased at breakfast as we asked for poached eggs and these were available from the kitchen on request.
Air conditioning in the summer would have been better.
Single accommodation only left. The bathroom was not good. Tiles weren't even and not enough mains sockets.

Friendly staff. Good position to go into town
Nothing
The Hotel looks nice from the road and a great location for accessing Lemington. A short and enjoyable walk to the parks and town
There appeared to host a number of very drunk people, its hard to be honest without offending but people with addiction and nowhere to stay. The weather was unusually hot, which could not be helped but some small requests was denied. We requested a wine cooler as it was my partners birthday, the only thing available was a warm bucket. We requested some ice which was denied as the bar may need it. Paying £135 for this night was a proper kick in the teeth. We requested an additional fan, the receptionist said he would have a look and let us know, that was the last we heard. The room was small and very stuffy, the only window opened up onto an alley full of bins and overlooked but a neighbouring property so had to keep curtains closed. There was damp patches on the wall and the Kingsize bed consisted of two separate beds pushed together so the middle was "no mans land" as it was a join. We left at 0800 as it was just so bad. The Town was amazing, this hotel was terrible
Location is good for local attractions.
Due to the extreme heat weather I found that the small single room (room 3) was extremely hot despite having a fan in the room. It would be a good idea that if the UK is going to have more extreme hot weather you upgrade all rooms to have some form of air conditioning.
Location was great and friendly staff.
There was a stain on the bedsheet, the toilet hadn’t been cleaned properly, there was some rubbish from last occupant, the sink hadn’t a large crack in it. The room was incredibly hot, I know it was the back end of a heatwave, but we could not sleep and had to check out at 7:15am just to get out of the room.
Lovely clean room with exceptional large comfortable bed . Room looked newly renovated , gorgeous clean shower room ,
The history of the building was great, however due to the age of the building it was very dated inside and was very tired looking. However, in fairness this was reflective of the price we paid, so the hotel wasn’t charging more than it should. It was a cheap night away.
Again due to the age of the building it didn’t have air con and we did stay in the heat wave so it was a very uncomfortable night. The receptionist was great though he did find us another fan.
breakfast could be better…no ham, no cheese, no friend &boild eggs, no omelette .,..
Centrally located for Lemington. Good selection buffet breakfast, comfy bed.
The bed was quite comfortable and the location good.
The cold shower. The awful breakfast.
Good hotel. Good location. The staff so friendly and welcoming.
The only thing I found was that they only put two milk on your tray for coffee and tea. So got some more from reception.
Use of reception area on arrival prior to room being ready. Polite staff.
Buffet breakfast was cold.
Breakfast was ok for a buffet
Was a short walk in Leamington Spa. Nice bar area
We had to change rooms, booked a basic double room, on arrival, it was, in our opinion a single room with a double bed. Paid extra to upgrade to a "normal" size double. Away from public areas, corridors needed painting, some carpeted areas needed either deep clean, or replacing
Location, price, comfortable, clean.
Nothing.
Shower
Noise from rooms, reception not interested, and hotel never gives feedback avoid at all costs
Had a bar with reasonable prices. Good location. Good parking. Clean.
Slooping floor. Had to ask for the remote control. Shame no bath.
Good selection at breakfast. Staff very friendly good location.
The room was spacious and clean with a good buffet breakfast. Good choice of quality items
We stayed for one night but for longer stays the lack of drawer space, even though there was a good wardrobe, would be a problem
Good location
Room was very dark. We were kept waiting a long time for a receptionist to appear. Breakfast times were 7 to 10 a.m. but by 9a.m. the choices were very limited.
Convenient for my visit, spacious car carpeting, bar area was pleasant and relaxing, food was good with a great choice at breakfast
View from the room window was of another brick wall
Last minute availability
Bit too far from town centre
the room was tiny the bathroom was tiny could hardly move in the shower. The floor sloped and we had extractor vents outside the window and constant buzzing noises all night long. The room was also extremely dark even with the lights on.
Very clean and comfortable. Staff very friendly. Lovely bar area. Great location. Nice breakfast too.
Great value for money, everything one might need is there and staff are extremely helpful and nice.
No sound proofing, if your neighbour wants to watch East Enders you’re going to have to as well.
My "single" room actually had 1 double bed. Free parking although the front is a bit tight for bigger vehicles.
Was a little worried my room was opposite reception but didn't hear anything in the night.
The place is tidy and clean. Good staff.
There is no elevator, as it is an old building, and the location is far from the city center.
The room was clean and the bed comfortable. Very friendly receptionist.
Downside - the window only opened a few centimetres, and the room badly needed air!
Great value and good sized room and breakfast. Would visit again.
