The room was clean and comfortable, and it was lovely to see the nibbles and drinks selection provided. Breakfast cost an additional £10 per person per day, but was well worth it. You wouldn't get a better breakfast for twice that price. Off-road parking was also appreciated.

It was perfect all round. Great location with on site parking. The hotel was exceptional with lovely extras ( milk and water , crisps, sweets etc) . Very clean hotel with lovely owners who you can tell dedicate themselves to great service. The breakfasts served are a must for any guest . Would always try and book this hotel when im in the area . Many thanks for a lovely weekend.

The location is excellent for access to the public transport,good shopping and walks into the centre of Scarborough and the South Bay. Public areas are very nicely presented with a seaside theme. The room was spacious and comfortable with plenty of natural light from the big window although you are not overlooked. I liked the open storage as you won’t leave anything behind and it also ties the decor together. Tea tray with biscuits was welcome and you can top up from supplies in the reception area including fresh milk and chilled water. The window blind blocked out the light really well. The bathroom had a very good and simple to use shower which is nice and spacious. Excellent double glazing kept seagull noise (inevitable by the sea) to a minimum.

Great location with parking. Easy walking distance into Scarborough. Nice big bedroom, with the extra snacks on arrival being an added bonus! (Plus fresh milk!) Hosts were fab!

The mattress was quite uncomfortable (could feel the springs). Maybe a newer TV in the room might be a good upgrade 😄

Really lovely! Beautiful bed and furniture and all different and quirky. Really well done and having fresh milk and snacks in the room was a lovely extra touch. Not had a tunnocks tea cake for years! Great breakfast too. 😊

Lovely b&b thank you to Margaret and Steve. Modern style, exceptionally clean and has everything you need in the room. In reception you can pick up chilled little bottles of milk and water, extra teabags etc. Some little treats in the room and the breakfast was outstanding. About a 10 min walk to the seafront. Would not hesitate staying again or recommending to others.

Steven and Margaret where good friendly hosts. Good information details . Lovely cooked breakfast also lovely pancakes with blueberries and maple syrup well presented. Good tea tray plenty tea coffee etc also could help yourself to more on table downstairs also fridge with small glass bottles of water and fresh milk in. Was comfortable for a single bed good bedding. Good shower. Nice to have fan in room.

The sink was really small awkward to fill kettle. Bedside table. could do with painting or replacing. Not fault of guesthouse but noisy seagulls. woke me up 4.30am one morning.

Everything from before we arrived to when we left was first class. Ringing to confirm arrival times, to make sure they were here to greet us. The room was beautifully decorated and spotless. Lovely touch with fridge in reception with cold water and milk. The breakfasts were delicious, especially the kippers.

The property is beautiful, the room we stayed in was lovely . It was spotlessly clean and the decor was lovely. The whole property is decorated beautifully. It was a ten minute walk to the south shore and around 18 minutes to the town centre . A few doors up is a pub. We did see a bus that passes Ashburton house . I would definitely recommend a stay here 😍

Clean apart from a bit of dusting

Everything was perfect. The hosts go out of their way to look after you during your stay. We loved that the room had a little fridge and the family room was great for us so we could sleep in our own rooms (mum and daughter). Beds were very comfortable, good shower and bathroom looked fresh and modern. No lift but my mum is 79 and found the stairs were fine to get up and down. The breakfast was absolutely amazing, I have never tasted such a good full English. Everything cooked perfectly. Have attached a photo but it does normally have 2 bacon, black pudding and fried bread too. I asked for it without these. Thank you and hopefully we will visit again.

Ashburton House is beautiful! The room was perfect and had everything we needed - comfy bed, lovely shower room, tea and coffee (and Tunnock’s Teacakes, no less!) and a great tower fan that came in very useful in the warm nights. Breakfast was incredible - huge choice of continental items as well as cooked, with local, great quality produce always used - have the kippers - they had still been swimming literally moments before we ate them! Margaret and Steve are fabulous hosts - helpful, friendly and welcoming - they deserve massive credit for what they have created here - we will return!

Absolutely nothing - it’s all lovely!

Stayed here for the first time for 2 nights we were really impressed. The room was lovely clean and had everything you may need, including a mini fridge and snacks and drink making facilities. Our hosts we so friendly and called the night before to check our arrival time. We hadn't booked breakfast (oversight on our part) but so glad we decided to add it when we arrived, had a full English both mornings which set us up for the day. The walk to the prom is a gradual slope and it's only 10 minutes to the promenade. Bed was so comfy and Parking was no problem at all. Amazing stay would highly recommend.

A really beautifully decorated B&b in the heart of Scarborough south shore. Steven and Margaret were the most wonderful hosts I have ever met! Nothing was too much trouble and even helped with directions and recommendations.

The Robin Hood's Bay room was spacious with fridge, milk, water, and excellent tea/coffee and snacks. The TV did not seem to be working, but we did not pursue this as we were out all the time. The showerroom was large, and the shower was hot but not great pressure. The staff were very friendly and helpful and there was a fantastic breakfast choice. Car parking was great, and the location was excellent.

The property was nicely decorated and comfortable. The owners made me feel welcomed. The breakfast was wonderful and tasty, quite filling. I like the fact that there was a mini fridge in the room and snacks were provided too. These little things make a difference. The room was clean and comfortable also roomy. I had traveled with my daughter and had booked the room that also had a separate room within. As we had not stayed in that part of Scarborough before Margaret recommended visiting the Italian gardens, which we did. Would definitely book again.

We liked everything about Ashburton House, can’t fault anything, we felt valued and welcome in a beautiful house. Steven & Margaret were perfect hosts and do a great job. The breakfasts were really nice, the room was clean and comfortable with some nice extras like toiletries, snacks, tissues, sweets a coffee machine and a small fridge with milk and water provided. We appreciated having a parking space as well.

We liked everything, one small point … some other guests were noisy coming in one night quite late, so maybe a sign asking people to respect other guests and be a bit quieter in the reception area.

Had a lovely 2 night stay here, this place is excellent, we’ve stayed here a few times now and it’s always the first place I look for accommodation when visiting Scarborough, very nice hosts, rooms are top notch and they also do a superb breakfast. We’ve always had a lovely time here and we will be definitely going back in the near future.

The decor was much to our taste and felt very comfortable in the surroundings, the breakfast was excellent and plenty of it and as much tea and coffee/ toast , excellent choice every morning. The hotel is situated in an ideal spot as a nice walk will take you into Scarborough town and the seafront. Slept like a log every night in a lovely bed in cozy surroundings, definitely a great place to stay and relax.

This is an individually styled boutique bed and breakfast with parking. A lovely home from home and not just an en-suite with bed, it’s plus points include a seating area, mini fridge and fresh decor. Ideally located on Valley Road, with a short walk to the sea front.

Everything was excellent and would not hesitate in going back to Ashburton House. The breakfast was excellent with great service. The room was tastefully decorated with really good facilities eg fridge, kettle, coffee machine. One of the best places we have ever stopped at.

The booking said that there was a wardrobe, however there was a few coat hangers on a foldable shelf and only 3 draws for clothes for 2 of us. We would have struggled if we had stayed a week. I appreciate it is hard to please everyone, the mattress was waybtonsoft and we sank into it. It didn't give much comfort for us, however would suit others maybe.

Being picky, the Blue led on bedside lamps can't be turned off so it lights up the room at night.

We were greeted with a warm welcome, the accommodation was spotlessly clean and very comfortable. The snacks in the room are a really nice touch, and breakfast is the best we have had when staying in a B&B.

Front the minute we drove up to the property to the lovely warm welcome and then the lovely smelling lobby and homely feel, we were instantly made to feel welcomed and the decor was simply stunning and attention to detail was perfect! Our room was super clean cosy and the coffee machine and basket of snacks was a lovely very grateful touch! The led candles in the hall way and stair ways was very cosy and again attention to detail!

We travel all over Scotland and England attending my daughters competitive dancing and we stay at many of accommodations and I truly cannot fault one thing with this property we have had the most lovely stay and we can’t wait to book a family weekend away and again for next year already, thank you for having us at your beautiful guesthouse

Booked at last minute to escape the hum drum of a grim February. We had a perfect break away. The B&B was wonderful, the hosts were lovely and welcoming. Our room was warm and cosy and beautifully decorated. The breakfast was 5*, with a great selection and tasty local products 😋
