Great location! Super comfy bed. Super cool rooms and hotel! The bathtub was amazing
Disponibili in camera accappatoi, asciugamani, infradito, ombrelli e tutti i giorni 2 bottiglie d’acqua.

Happy to have booked in Mo Rooms for our honeymoon, The staff was very attentive and charming. They booked tours for us and gave us a honeymoon surprise. The room was very pretty and unique, highly recommended.
Absolutely unbelievable property the best play we’ve stayed on our whole backpacking trip. Super comfy and cool rooms. Good location with practically everything at your doorstep
The staff is very helpful and accommodating. The rooms are unique but not a good value.
I personally had to switch rooms shortly after arriving because the facilities were not operating properly. Like the tub wouldn’t fill up/ little water pressure. Curtains couldn’t be open. The room was hot even with AC The second room was nice but no hot water in the tub. It was in a walkway by the pool and entry so it was loud. I actually left early morning because I had trouble relaxing here. I’ve never done that before anywhere but I feel even with the decor it had low value.
Location & friendly staff.
The manager refused any form of refund when there are clear problems they have been aware of for some time. The photos are very old! And we couldn’t wait to leave. We paid a premium to stay here to treat ourselves and here is what we found; No hot water - apparently they’re aware. No cleaner between stays Cockroaches Curtains are terrible, woke up early as they’re so think and also hanging off at the top. Bath doesn’t drain Drippy shower head Dirty stained bath Wobbly tap No toilet roll on arrival I had to ask twice Wires hanging from the ceiling; poor execution of design - booking.com made the room look stunning Green pool, didn’t look nice to get in so we didn’t use Thunder Bird hostel was so much nicer at a fraction of the cost. It’s taken me a while to write this as I felt bad on the hotel but we feel like we’ve been scammed.
The location. It's close to Tha Phae Gate.
First of all, the room we had THE TIGER ROOM has a door that won't locked properly. I injured myself trying to close and open it. We reported it already to the front desk but of the 5 days we were there, they never fixed it. And you can see it's been that way for a long time. I won't stay there again, definitely not in that room. I didn't take photos because it doesn't matter anyway. It's Thailand, they don't care, people still stay there for the price. I won't again. I hope they fix that room though.
The location is perfect for watching the Floral Parade Festival. And the place is close to Phae Gate.
Our room on the 3rd floor, the Tiger Room doesn't close right. I injured my hand and knee trying to close the door. And I'm not talking about closing and opening it once, but everytime. We complained about it but they never fix it during our 5 days stay. And the other room, the Rabbit room in the ground floor where my brother stayed, the bathroom's design is weird. You have to watch your head not to hit the sink when you sit in the toilet bowl.
We stayed in dragon room. It was nicely decorated. Friendly staff in a great location just outside the old town walls.
Room was nice but a bit impractical for us. A lack of light and over all lay out was not to our liking.
loved the goat room, fun window with a room layout i’ve never seen before!
the big window was facing to another balcony/bar, so we had the curtains closed almost all of the time. also the window wasn‘t noice proof at all so you could hear every single conversation people were having outside. in addition there was a bar near our room which was playing pop songs all the time so we were going to bed with katy perry and taylor swift.
Unclean, false advertising, The black walls and darkness are just to hide the unclenleaness the same goes for the dim lights, the “bath” advertised is big and i booked this room excited for a bath, when we arrived the bath was unclean( running theme) and the plug hole didn’t shut, we found out from staff this is purposeful so they advertise a bath you cannot fill, when then reluctantly going to shower instead there was no hot water, staff then confirmed all of these things common complaints, the hot water got fixed for 5 minutes and then it went off again he did show us the box that was meant to help us fix, i will attach a photo because i was not touching that… The tv was gone off the wall, not an awful problem, but something that was advertised and not given… the wall just had stains and holes where it had meant to be. Floor dirty but as it was black i pressume they think it doesn’t matter. Wires coming out of lights I just am so unhappy with the fact of cleaning was done properly and they had what they said they did This room has the potential to be amazing, I do not tend to bother with little issues in rooms cause I get that things happen and if I am happy and there’s not huge issues I am satisfied, But with this room i booked so excited, payed more to have the bath not only compared to their other rooms but also to other hotels which were much lower cost… to then be gravely disappointed. I wouldn’t bother booking simply because it’s clear staff are frustrated having to deal with complaints that then the owner is saying they cannot have fixed, I mean come on hot water is a basic need.
I have almost nothing nice to say for this property. But people were warm with their usual Thai hospitality & good location
1. Bathroom dirty not sure when it was last washed I brushed my teeth with bottled water and didn’t leave any toiletries in the bathroom & wore slippers when I showered and preferred to use toilet in decent restaurants 2. Room function & safety! The room is generally not safe cause there are many levels in one room and someone older may risk falling and hurting themselves on the concrete floor. There’s so much space in the room but the design is outdated and too funky for function. No safety box. 3. Dirty! cleanliness of the of the room and sheets ( I hope I got fresh ones 🤞🏽). No side table but a bunch of nonsense including a stereo was in the room but now safety box or proper place to keep clothes. Never saw anyone swim in the pool cause it wasn’t clean enough. 4. Felt unsafe! Safety of the place is questionable. Anyone can walk in like they’re going to the cafe and enter the hotel area. Locks are padlocks & again NO SAFETY BOX 5. Loud! You can hear everyone walking, talking, sneezing, road traffic and the music goes on loud and can be heard until 12.30am. In general I have no idea why this place got ratings above 8. This place needs to be cleaned, floors levelled for safety and make the rooms and the bathrooms to better fit function. Oh also I could hardly see my face in the mirror due to poor lighting and unclean/dim mirror. Luckily during my stay here I was had full day tours so only came in to sleep and shower 🤮
Love the people and the staff
Nothing
The architecture and styling of the hotel is exquisite! It’s a truly unique stay! The location is optimal and allows for a lovely experience of Chiang Mai. We could also have food from the restaurant delivered to our room.
Staff did not check the rooms frequently as we had to alert them that we wanted our room cleaned in the afternoon after having left in the morning and returning to a room that had not been made up.
The room is quite unique. Each room do not have the room number but identified by the animal assigned to it. We got the Dog room and the design is quite artist-y. The owner is very friendly and respectful - he and his wife would go around knocking on the door for each room to notify them that they will have a party till late (it was New Year's Eve). Some of the staff is also helpful - he would carry our luggage up to our room without complain.
While the room is very unique and the artistic sense is fantastic, the room cleanliness is only at the barely acceptable level. There are hairs in the shower that blocked the drainage. Duvet cover is clean, but the duvet itself is very old and full of stains from who-knows-what. Pillow is old and the yellow-ness that is acceptable but the pillow cover is unclean (probably some unwashable stains over the years). The reception staff is... horrid. While we are checking-in, there was a ice-cream cart roll past the premise all the employee swamped the cart to get their ice cream, abandoning us at the reception desk. Know that if you going to rest here, you are not their priority. Also, while the owner is kind enough to let us know that the noise will be loud until 1am and we confirmed with him that we can tolerate that, the staff continued to party among themselves and blasting the music until 2.30am so we didn't get much needed sleep.
Lovely staff, very welcoming and accomodating. The places really is beautiful inside, after I post a video of the place many friends message me asking for the location. It's very quiet and peaceful in the room and Tapae gate is just a few minutes walk. There is 24 hours noodle house close by. We had a lovely time here thank you.
We enjoyed our stay there. They took care of us very well and the place is clean and comfortable, uniquely designed.
Design was great and location even better
Rooms dirty
Large bed, comfortable room with nice decor. Staff was very welcoming and helpful
Full glass bathroom doors needs some getting used to
Apart from good location and unique design. There are few areas could be improved. It's very hard to communicate to staffs both in Thai and English even though they are friendly. Only few staffs can communicate. The check-in counter is not dedicated to guest check-in but also used for staff's admin task. It looks hectic during check-in where the staff talking to each other and walking here and there. The floor mat was not change, no one pic up reception call when I call. I have to walk down and request for new floor mat. The room are full of dust, the floor, room corner, curtain, covered by dust. The Air-con is old, loud noise and not able to specific temperature. They should have use natural fabric bed sheet where it won't create static electricity. The water run very slow, this might because the room is at level 4 of the building. Plus, after book through the website, I called to confirm my booking but the staff ask to send email to reservation's email where I never get any reply from them until check-in date.
Nice pool but doesn’t get much sunlight Nice restaurant built in Side access secure scooter parking
The accommodation is located in a peaceful area. The room was great, everything very clean and the staff is very friendly and available to help. The breakfast was also good. It included bread, eggs, sausages, fruit, cereals, milk, juice.
It is a bit far away from the city center (2km), but it is easy to walk from there to main center or take a grab.
innovative decor. GREAT location.
The airconditioning did not work, even when I told the staff they did not fix it. The decor was nicely designed, but not for actual usability. Cords were not long enough to reach the plugs, there was no consistant hot water for the huge bathtub, and you had to fill it with the showerhead because the bathtub spout didnt work. There was no lid for the garbage can (which was clearly supposed to have one), and there were no black out curtains for the wall of windows facing the courtyard with other rooms,.
I liked everything from decor to kind staff
Comfortable bed, large room, great location, friendly staff.
Definitely overpriced. Felt unclean as it was very dark, pool not open, cold shower, weak shower and damaged parts of room. Internet wasn’t really working either.
Very friendly staff. Funky hotel, great location. We also got a great price.
Had to move room on the first night as AC didn’t work. Also some rooms have very uneven flooring, I think could be dangerous for some people. Pool was being cleaned so it was out of action for 2 days. Maybe that’s why we got a cheap rate but would have been good to know in advance.
Really cool room! Very comfortable, lots of space. Loved that there are a lot of elements to the room and they all were made to fit within the theme of the room. Also thought it was really nice that there was a cute little floor seating area.
Might have been us, but we thought it was kind of tricky to figure out how to run a hot bath. It took us a very long time to figure out how to get the water to run hot. But nevertheless, really nice!
Nice room with great location. Few minutes walk from the old town. I stayed in the dragon room, very spacious and unique. It is clean.
The unique room being the money room had a cool bed interesting wood features and a cool all black room
There were a few broken items like the fridge door and some black paint peeling off the air conditioner. Nothing major.
Mo Rooms is a great place. the design and architecture of the rooms/building is very well done. the room still feels pretty private and there is many corners outside to hang out. the pool is very pretty and a good refreshment. the best is the staff working there. always up for a friendly small talk and making you feel very welcome 😊
We stayed in the horse room, which was definitely a good choice, very stylish.
The view wasn’t great from the window.
I had the dragonroom and I loved it , really unique place
---
Had a nice seating area by the window, and the shower had a seat which was welcome. Very stylish, with cool wall decor.
Liked the location, flower festival parade was just outside the building. Only booked one night because of the reviews on the famous black room (Monkey room). Room was spacious, unique bathroom. It’s more about experience rather than a comfortable stay. The room looked exactly like on the picture but would not stay again, room was way too claustrophobic (the dark theme was too much for us with poor lighting). Good wifi.
The bed mattress wasn’t comfortable, there were old wrapper papers under the sheets as well as other things, it was clear that housekeeping don’t do a thorough cleaning. The whole bed (cage) concept looks great but was so FULL of dust, add the A/C blowing straight at you wasn’t the healthiest place to sleep. Cash only on arrival. They are strict with their damage policy you have to read and sign it (damage costs per individual items) before getting your room key and the replacement prices were crazy.
The staff were so kind and helpful. The place had a lot of character and there’s a lot to do in the surrounding area.
Awesome experience. The staff are all friendly and helpful Horse room exceptional...really cute. Architecturally well thought out. Easy access to shopping and nightlife. Loved it!
We loved the unique rooms, and the staff was helpful in setting up events. Great location close to the old city wall.
Pool was a bit chilly
Very comfy bed, staff were super helpful and location was great.
Not al lot, shower was a bit weak.
Good location, all the rooms have different design. We liked the concept very much. I can come back for sure ☺️
It does have a unique design, praise for that 👍🏻 the staff is friendly and kind, the location is just infront of tha phae gate. At the entrance there is a bar for those who need it. They even put umbrella in the room and there is netflix, 2 unit of air conditioner (eventhough one is only air 😆 but the other one can cover the whole room).
As the colour of the room is dark, so there is a lot of hidden things that you can actually find. I find some hairs in the bath tub 🤮and surely its not the same colour as mine 😭 the mattress is not comfortable 🥲 There is no wardrobe only small stand hook, even they do give you some hanger 🥲 some of the floor made from a big pebble and its uncomfortable to walk on that 🥲 the curtain is quite seeable eventhough not too much but it does make me a little bit anxious.
Location was perfect. Unique rooms. Nice cafe in front.
Shower was weak and freezing cold. Reception didn't provide me with a receipt when I asked for one.
Great location, super clean, super unique room (ox room). I love that it had a balcony attached. It was fun to look outside and relax. The bed was very big and comfortable.
The bed is far from the outlets, so you are not able to charge and look on your phone. The shower was hard to figure out. I wanted the regular shower, but the only way I could do it was by holding it, otherwise, it would go the the rain showerhead.
The location was spot on. It is close to old town, but not inside. The room looks amazing, but it does take a little bit to adjust to it. You have a key to unlock the door, which is a bit weird but you get adjusted to it. They were super friendly and always asked about how my day and if there was anything they could do to help. The TV was the best, it had netflix on it, and when I was exhausted it was what I needed.
Took me a moment to figure out the aircon. Also, I really wanted to go swimming, but the way the pool was set up it didn't look too inviting. The wifi wasn't working on my floor, but they told me the password is the same for every floor so I selected another floor and it was fine.
Great room and location!
Only good vibes there :)
Good: 1. Great location and within 1 min walk to Tha Phae Gate 2. Large room 3. Room design
Bad: 1. The room we book is not suitable for family and friends, for the Monkey room there is no door or wall between toilet/shower room and bed; and for the tiger room the toilet door is transparent 2. Water supply stop for 2 hour 3. Please be aware that preferable cash payment, they will charge extra 3% for credit card transaction
Convenient close to the local market and other places of interest
There were alot of mosquitoes. The room that i stayed in was not clean, there were yellow stain in the window shrouds of the room, the toilet showers were pretty rusted, there was slime and grit on the toilet floor especially near the glass window, the toilet flush itself got jammed and i had to fixed it myself. The room was pretty dusty as well near the light fixtures. We stay in the horse room
Location is good for me.
No window, air conditioner too noise.
Beautiful design and common spaces.
The shower didn’t work properly and the air conditioner was very loud. The bed was small for the room size (double bed). Typically this wouldn’t be an issue, but for the price I think it would be nice to upgrade a couple things!
Location is great
Staff are a bit rude and not helpful. Room was FULL of mosquitoes. Staff didn't care
position and design of the room
the noise of the air conditioner in the room
design! and so kindly staff and cute cat😊😊 It's worth it just to enjoy the design of the space.
Maybe there was no hair dryer. The key to the safe cannot be used without payment.
One of the best places I have ever stayed! Amazing staff and great rooms! Stayed for over two weeks. Good location for Old Town and markets. Will be back soon. Thank you so much!!!!!!!!!!!!!!!!!!!!!!!
it was cute room concept with the great location to move around
there is live music bar until 24:00 so, it was quite noisy
quirky interior staff lovely
Great location minutes away from the Gate and marathon start for us. Funky designed rooms and friendly staff
Our bed were not made up every day and we didn’t get fresh towels and glasses which would have been nice.
Absolutely lovely stay! Super friendly staff! We arrived early and couldn’t check in yet - however we did get a different room to take a shower and get a nap! Rooms are super beautiful and clean and it’s located very well! We recommend you to book!
I stayed in 3 different rooms in the hotel as each one is like a work of art and loved them all. Its fun to just walk around the hotel and look around at all the interesting art and furniture. The location is great and I enjoyed several meals and cocktails in the cafe.
Thought it might be easier to sum up our stay with a pro/con list -- Pros: - Location!! Honestly, the one thing that might bring me back to Mo Rooms (if all the nearby hotels are booked up) is the location. It is right near Tha Pae Gate which was amazing especially for the NYE lantern festival and there are so many shops/marketplaces/massage places/food right near by, we barely took a cab anywhere and had so much to do every day and night. - The staff - almost everyone we spoke to were so friendly and helpful (I say almost, because one staff member was not super friendly when I had an issue with the Wifi). Cons: - The rooms. I guess I should have realized based on other reviews, but I honestly didn't have too many choices for the time of year we went. But I wasn't a fan of the rooms. For one night we were in the Monkey room, which had a cool design but the pros end there. I hated the mattress, the black walls and floors (felt unclean), the shower and toilet that had no curtain or anything separating it from the rest of the room. Then we were moved to the Pig room which was MUCH better. The toilet at least had a door but the bed was not comfortable. If we had been stuck in the Monkey room I may have given this place one star, but the Pig room was much more manageable and was fine for the rest of our stay. -WiFi - NO WORKING WIFI, we maybe had Wifi for half a day (out of the five days we stayed) which was very frustrating. If a hotel is going to advertise working wifi, there should be working wifi. I understand things happen sometimes but on the second day of our stay the wifi turned off, we called the front desk and a lady came to help us. She was not super friendly (but not rude either) and said that they need to have someone come and fix it and that it might take a couple hours, I said I understood and we went out for the day (this was around 12 pm). At around 9 pm we returned to the hotel and of course, the wifi isn't working still. I went down to the front desk and the staff member there called the same lady who (in a slightly rude voice) said "It won't get fixed in the day, I told you that. It won't be fixed till tomorrow!" I said I understood but that I was told it would be fixed in a couple of hours, I then asked her to confirm that it would be working by tomorrow and she said yes. There was no real apology or anything and she kinda made it sound like I was being unreasonable expecting the Wifi to work nine hours later (even though she said it would only take a few hours). It did work the next morning but then stopped at night and did not work for the rest of the trip. I gave up asking them about it because I knew I would get the same response. I understand that this is Thailand and there may be issues, but every other restaurant/massage place etc. had working wifi in that area, and this seems to be a reoccurring issue so they really need to get this fixed. -Shower pressure/temperature: The temp of the water was just warm enough to make it manageable but the water pressure sucked. Overall, as mentioned above, I would only stay here again (and specifically request the Pig room) if I had no other option in that area because the location/most of the staff were great. Otherwise, would probably pass.
There is literally nothing executive about the Ox Room we are currently staying in with two lore days to go until we can have some respite. If we don’t leave a night earlier than that just to sleep on an actual mattress. If you’re keen on sleeping on a concrete slab with no mattress, over a meter above the ground, no bed head to support your pillows and zero sensation of being suspended in the sky as the room seems to desperately (yet disappointingly) attempt to create the ambiance of then the Ox Box room as we have not so lovely named it, is for you. It looks nothing like the photos online, they make a point of taking a picture encompassing the bed only, cause that’s all their is in the room quite literally. Pay the most expensive room rate to end up in a shoe box. They make a point of promoting several rooms that are much more spacious and create a nice ambience, only to be placed into the concrete jungle of a room. Also, sh*ting where you sleep right by your partner seems to be the go here too. You’ll also be woken up with every single sound outside your door with the room featuring zero soundproofing, mosquitoes everywhere, a window to wake you as soon as any sun hits the city, no mirror besides the awkwardly placed one above the sink which for some reason is on the entirely different side of the room to the toilet, a back door that doesn’t shut properly oh, and wifi that is practically non existent and when you ask for it to be reconnected then you’re told to just use another floors wifi that also isn’t working. But we feel rather strongly that: 1. We don’t even want to wait til after our stay to write a review. 2. We are using our roaming data to write this review as of course, we have no wifi. All these things aside, the only positive piece to this endless disarray of hospitality hell is the wonderful staff. Polite, relatively efficient and consistent. Honestly, throw in a mirror, bedside tables and a couple of bedside switches for the lights so you don’t have to go and launch yourself off the cliff side of the bed would go a long way in fixing a couple of the insane amount of uncomfortable characteristics of the Ox Box.
This review is for the Monkey Room...I can't speak to the others. The hotel itself (pool, bar, etc) and the people working there were wonderful. But the bed was SO uncomfortable (completely sunken in the center and rock hard) that I had 2 nights of fitful sleep (waking up sore) until I realized I could put the huge floor pillows on the bed and sleep on top of those. For the $$ I paid, I should have been sleeping on air. Additionally, the room was so dark. I LOVE the look of the room, but black walls and no direct sunlight made for a bit of a bummer.
Doesn’t live up to the hype. We tried the Monkey room for one night after staying at De Lanna in the Old City for three nights. I can see how Mo Rooms would be a solid pick for a traveler unaware of Chiang Mai’s other hotels, but comparatively speaking, it’s weak. First and foremost our room had an awful smell - something like Listerine mixed with cleaning supplies - which made my girlfriend a little nauseous and gave me a headache; we were quite ready to leave after less than 24 hours. The shower was either too cold or too hot after 10+ min of fiddling with it. Room changes are extra, breakfast is solid but not included. Indoor pool is not so great and had loud construction next to it. The bed was uncomfortable and made a lot of noise when you moved at all. Otherwise it had everything we needed, and the staff was very friendly, per usual in Thailand. Perhaps the other rooms are more in line with how their pictures portray them, but for us we were a bit disappointed. Considering De Lanna was less money than Mo Rooms and was much better, it’s likely there are other options here.
Stayed here for two nights while in Chiang Mai with my husband. He chose the hotel for the uniqueness of it, and central location. The staff, food and service were absolutely exceptional. They also arranged transport for us to the Tiger Kingdom, and only paid 800 baht to drive us to and from as well as stopped at the Umbrella factory and the Hillside Tribes. Some of the previous reviews complain of the cost of beer, but let’s be honest, with the conversion to USD it comes to $2.40, so no complaints on our end. The room was extremely hot when we arrived as there are floor to ceiling windows that were open beforehand. But once the AC kicks in, it’s quite pleasant. The toilet is out in the open of the room as an FYI, but didn’t bother us. The property was very nice, and we’d definitely stay here again if we returned
Hotel is in a good location but hotel facilities and rooms are ordinary. Staff weren’t particularly friendly during the visit. Rooms are strange with multi levels and mattress on the floor. Didn’t particularly like it. Also maintenance staff very loud outside my room at 6:30am. Wouldn’t go back
I really enjoyed my time here. The staff was nice, knew English, and accomated me. The rooms, i ended up opting for 2 different ones, were small, but perfect for a solo traveler looking to retreat after a long day of Chiang Mai. The location was central to getting around the city by walking. But also quiet when i wanted to relax and escape the heat in the pool. Overall I think it was a little overpriced compared to other options. But ultimately not enough for me to be upset. I stayed in Horse 2 nights and Rooster 2 nights and enjoyed the design of both. The food was not terrible but there are plenty of other options around.
