Very nice hotel. Great staff. Looks like hotel rooms were upgraded in last couple of years.
Wish that breakfast would start at 7:30 am vs 8. Was difficult to meet tour group at 9, Think the lobby should be upgraded some. Needs new carpet and looks "tired." However, the rooms looked much better than lobby.
The family room which was only for two of us plus our little dog was spacious. Location was breathtaking and staff were exceptionally helpful. The food served in the sister hotel in the evening was excellent, top quality, as were the breakfasts served in the Manor.
Perhaps more tables by the pool. I am someone who likes to read and have a coffee by the pool and a table and a chair would have have helpful
We liked everything from the parking at the hotel, the dog friendly facilities throughout, children's fantastic games room in sister hotel, swimming pools, breakfast choices, meals in the adjoining sister hotel. The views are breathtaking, and staff are all so friendly and helpful. We will definitely be staying again
Pool and jacuzzi
There was a lady serving breakfast , in the morning could have been more polite , spoiled my morning by way she talked to me I booked a room with balcony but didn't get that
The staff were friendly and helpful and the service was good.
The room was on the small side, and the shower ran hot/cold if another room was using theirs. It would have been cheaper to book directly. The restaurant menu was limited.
Excellent hotel, great breakfast, food, staff and facilities.
Family room was very small and the bathroom was tiny. But amenities were grand.
Loved how the manor catered to dogs. Wonderful staff especially Chris. Also loved walking to beach through Chine.
Food wasn't great.
My review is of the sister property - Luccombe Hall - which is next door. I have mobility problems and the room we were allocated at Luccombe Manor was totally unsuitable. The receptionist reluctantly agreed to move us to a much more suitable room at Luccombe Hall. Which was on the ground floor with a walk in shower. The receptionist there - Cathy - was exceptional, going out of her way to make us feel welcome and to settle us in to our ground floor room and find us a parking space close to the entrance and assist with our luggage. From there on the whole holiday was wonderful. The staff without exception were extremely efficient, friendly and helpful. Our room was very comfortable and suited our needs perfectly. The hotel is beautiful and in a magnificent position on top of a cliff with sensational views and within walking distance of Shanklin old town and the beach. The terraced gardens are truly magical with a wealth of colourful flowers, mature shrubs and trees, lily ponds and fountains and winding paths. Comfortable seating is dotted all around and food and drink will be delivered by the staff to any location in the grounds. A beautiful swimming pool, a children’s playground and various games can also be found there. The restaurant serves beautiful food from a changing menu with beautiful sea views. There is also a very good indoor pool, jacuzzi and sauna and a comfortable bar, with quality music in the gardens or bar each day. We will come again as soon as we are able.
Our initial reception at Luccombe Manor.
The staff (especially Julie) were fantastic, they looked after us so well. The pool was great after a day of exploring. Lovely TV / games room. Wonderful views.
There are 2 properties and the one pictured on Booking.com is not the country house which is more old fashioned and some areas could do with freshening up.
Quirky grounds with access to sister hotel Very nice fruit salad for breakfast
Despite booking the best room (sea view at around £350 per night for 6 nights) the bathroom appeared to be a converted cupboard with no bath or space for anything except a tiny shower. Also being “dog friendly” is achieved at the expense of customers without dogs - often 6-8 dogs sat around the breakfast tables causes a horrible smell and atmosphere. Likewise by the pool…….not pleasant!
Beautiful location
No air conditioning
The team looked after me really well, sorting out a slight room issue quickly and helpfully. The pools and grounds are gorgeous, and the food at the restaurant was delicious.
It was very hot during my stay, and because the building is rather old it didn't cope as well as a more modern building would have. For the same reason (age of the building) the sound travels between some of the rooms a little.
Lovely location and great facilities
Staff were great and dog friendly
Breakfast coffee machine terrible, direct access to beach steps closed off
This is a very good hotel situated close to the top of a high cliff with excellent views of the sea. The staff were always helpful and efficient. Our large room was comfortable with a small bathroom in which everything worked as it should. The buffet breakfast provided lots of fresh fruit and pastries, and a cooked breakfast was prepared to order. The public rooms were impressively appropriate in a building that had been a wealthy person's residence. The sister hotel next door provided high-quality evening meals.
Nothing comes to mind because everything was good.
My friends and I stayed at this hotel with our dog. Overall, the experience was not entirely negative, but there were several significant issues that affected our stay. To begin with, the weather was extremely hot, and we did enjoy the pool during our stay. The young receptionist was friendly and welcoming. In fact, most of the staff were polite and kind. We also appreciated that the hotel was dog-friendly—there was a water tap outside the building for dogs, and staff even gave them treats and a ball. There was also a small outdoor area where dogs could play, which was a nice touch.
The room did not have a refrigerator, which meant we had to walk a considerable distance downstairs every time we needed ice or water. The room was equipped with only a very small fan that barely circulated warm air. Our dogs were unable to sleep properly due to the lack of ventilation and difficulty breathing in the heat .There was no proper cooling system in the lobby or restaurant either. When we requested a fan during breakfast, we were told it was not possible. As a result, we had to carry our own room fan to the restaurant, which was extremely uncomfortable and inconvenient in such heat. Because the fan was so small, we had to use an extra chair from a nearby table, which led to a very rude reaction from one of the female staff members. This same staff member had ignored our greeting the previous day and behaved in an unwelcoming and dismissive manner, even pressing herself against the wall to avoid passing near us. This behavior was quite unpleasant and unprofessional. During the breakfast, They did not even open the windows. We opened it as we could not breathe, The inside of the window was covered in spider webs, which clearly indicates that it had not been properly cleaned for a long time. Additionally, the reception was completely closed at night, which was inconvenient and made it difficult to get assistance when needed. The breakfast was very basic and lacked variety, especially considering the price we paid. The fruits were unwashed and visibly dirty, with even cobwebs attached to the apricots, which is completely unacceptable. Finally, the bed sheets were not changed during our stay—only the towels were replaced. In most reputable hotels, bed sheets are changed on a daily basis to ensure proper health and hygiene standards, making this oversight particularly unacceptabl
Everything was perfect
Nothing
It was very clean. Excellent for dogs. Best place we have stayed with our dogs. Very friendly Pool area was fantastic as our dogs could stay with us.
Nothing it is amazing
Location - sea view
The entrance sign was mouldy which set the tone for our stay. Weeds and cobwebs in the entrance etc. Happy to give private feedback to the management.
Lovely view of the sea. Near the top of Shanklin Chine with free access from the hotel. Excellent breakfast and dinner.
Our room in the extension was bland. White walls paintwork and bedding. No room for armchairs. Because the main hotel was Victorian there were 23 steps to the first floor. At 88 years I found it hard to ascend several times a day. During the evening there was an absence of staff in the public areas of Luccombe Manor House Hotel.
South part of the Island is the best. On a hot sunny day Luccombe Hotel is the best location as you see the clear blue see and blue sky. The garden and swimming pools are amazing including your sauna and hot tubs
All good. Nothing negative
Friendly helpful staff. Excellent breakfasts. Location.

Location and the facilities and staff
Could have done with a bit more dusting in our room.
Amazing pools and outdoors spaces. Beautiful views.
Room was cramped and dated for the price paid.
Pool Garden
Having to go next door for food. Found out just before leaving that food could be brought to our pool area. I was unaware until another guest told me. When I asked about food I was told to go next door to the restaurant. Can’t see sea from garden as hedges are very high
Excellent service. Outside facilities were clean and well looked after.
The food, the friendly staff, the facilities for dogs and the overall location And comfort provided.
Some troubles with the Wi-Fi.
Everything from the moment we arrived, friendly helpful staff, beautiful hotel, lovely gardens, plenty to do onsite. Dinner was excellent and breakfast selection was absolutely amazing with a fantastic choice. We especially enjoyed the huge choice of prepared fresh fruit, yogurt, seeds, cranberries, pastries etc. and plenty of choice on the cooked breakfast menu. We were travelling on our bikes and there was a place to wash your bike and a secure bike store.
Nothing
Lovely old style hotel, spacious room, in a good location with a 15 min walk to restaurants. 100% dog friendly hotel (if you don’t like dogs then maybe it’s not for you)
Room size and view from the room.... didnt get time to use pools etc unfortunately ans my daughter lived that it was dog friendly.
They was nothing not to like... needed another day on the island to enjoy.the.hotel more... all my fault haha
This is an old fashioned hotel - for dogs. Great if you want a holiday with your dog. We booked it as it was the only place available in the area for our coastal walk around the island. It wasn't made clear that there was no restaurant and we had to go to the sister hotel if we wanted dinner. We did and it was very nice. Because the hotel had not been refurbished since ???? there was actually a bath in the bathroom. As we were walking round the coastal path this was welcome. Breakfast was ok and up to standard.
Need more information about facilities.
L’emplacement et la qualité de services. Le personnel très accueillant, serviable et souriant. Breakfast excellent
Lavabo salle d’eau trop petit
The staff were extremely helpful; it really is a very dog-friendly hotel. Our room had a sea view as requested and twin zip-linked beds. There was a goody bag for our dog, and he was given sausages for breakfast. There was also a dog-wash station outside the hotel, with warm water, which our older dog was very happy with. The selection at breakfast, particularly the fresh fruit salad, was outstanding (best I have experienced). We saw a red squirrel in the wooded area next to the hotel, and there were lovely walks and lots of activities in the hotel grounds.
Nothing
Lovely property and grounds. Decorated tastefully and extremely clean. We hadn’t realised that this is a very dog friendly hotel but this did not cause us any problems. The staff were charming, especially Brooke on reception who is a star! Breakfast was excellent.
We had a rather small bedroom overlooking the car park and the bed was a standard double. We are used to a king sized bed so didn’t find it very comfortable. Also it would be nice to have a few extras in the room such as tissues, a shower cap and maybe a bottle of water.
The staff the breakfast and the fact that you could use two outdoor pools
great location; great staff
I loved the location and the amenities included with the booking
It was generally all fine
Clean, kids friendly, staffs are so kind and helpful. Location is great. Lots of entertainments.
It would be an extra bonus if it has beach access.
The location was great and the room was comfortable!
The room was quite small and the breakfast was expensive.
Great location, friendly staff, excellent brealfast. Nice surroundings, direct seaview and super dog friendly.
NA
Great staff & great location that has view and walking distance to Shanklin beach. For the price, good value.
The pictures are overstating the reality of the rooms. A bit worn out, and beds dont have enough support, you can fall down at the edge. Not good noise insulation, we could hear our neighbors all night.

Badly let down. Seeking refund Please call me 07768 757500
Amazing, so dog friendly! Would definitely return
Rooms a little hot! Better air conditioning needed
Everything about the hotel and staff was great
Blinds do not black out the room. we wake up early ,due to all the light in the room after sunrise
My husband Neville Dyer booked the ferry . He called Luccombe manor and booked the ferry . He came home from work tired but wanted to get this issue out of the way . I sat beside him while he booked . He was specific that he needed a evening ferry , which would've been 20:20 , however . I soon found out that for this establishment their conversations are not clear . My husband asked for a evening ferry due to the fact that we would be traveling when he gets home from work , however . They booked the ferry for 8:20 am instead of 20:20 pm . Our book-in details says checking in is from 3-10 pm on Friday . Why would be be there from 8:20 am . To make matters worst , the staff seems helpless when they called while we were on our way . They were helpless to even try and assist us properly by calling the ferry and change our traveling time . MY HUSBAND and I slept at the ferry dock in Porthmouth and was not on a ferry until 1:30 am the next day , which was Saturday . We were charged for 2 nights , however . We didn't spend 2 nights there , we slept at a port in Portmouth . Saturday evening I called to book dinner for 2 . The staff member didn't even tell me where dinner was served . We assumed it was at the manor as that was where we were staying and where we had breakfast . When we arrive downstairs we were told that dinner is at their other property next door . My husband and I went out in the rain to find the other hotel , however after not knowing exactly where to go , we went and told the staff , to direct us , however. His directions were not clear so we got frustrated and got take out instead .
lots of things for children, very dog friendly
the food
Had a lovely 4 night stay at this hotel in March, fortunately during one of the sunniest weeks of the year so far. The staff were very friendly and we had a lovely sea view room, very large with lots of storage and fab views. The hotel is very welcoming to dogs, which was appreciated. It's in a great location, opposite Rylestone gardens where we could enjoy an early morning walk and saw a squirrel, it's a short walk alongside Shanklin Chine into Shanklin old village and a 20 minute walk down to the beach. On arrival as I was getting out of the car in the car park I spotted a red squirrel running along the fence (we were excited about the red squirrels as we never saw any last time we visited the IOW). We also enjoyed the swimming pool, sauna and hot tub in the sister hotel a couple of times and had it to ourselves, which was great. Bonus feature: I loved the electric blinds in the room, I could lay in bed in the early morning and put the blinds up and see the sun rising over the sea - lovely. Would recommend this hotel and would definitely like to come again.
Had breakfast once, the choice was great but I didn't particularly enjoy the hot breakfast itself. Also one time we ordered a takeaway meal, unfortunately they notified the wrong room when it was ready for collection so by the time we got it, it was stone cold. My husband took it back to the main hotel and as it was getting late he just asked for it to be reheated, sadly my macaroni cheese came back half the size! Disappointing but to be fair to them the hotel did not charge us for this meal. Hopefully this was just an unfortunate one off incident.
general totality.
nothing
Wonderful staff and very dog friendly!
Nothing! We look forward to visiting again
Very clean and well maintained, nice staff and excellent breakfast. The hotel is in a very nice location and is very peaceful.
The restaurant in the sister hotel is not to the the same standard as Luccombe manor, there is no atmosphere and the food is very average.
Beautiful location, comfortable stay, value for money
Some of the facilities were closed possibly due to season
Staff were wonderful, could not do enough to help. All main areas were cleaned to perfection, amazing decor, attention to detail was incredible. The room was simply stunning with amazing views, comfortable and warm. The pool, games room and gardens were all incredible. Breakfasts were best we have ever had and dinner at the luccombe hall was exceptional. Absolutely perfect stay. Could not fault a thing.
I didn't like the fact this place is rated only a 3 star on booking.com! Madness! This is a 5 star in our view. Just perfection!
Beautiful room with stunning view, great location, staff very friendly and helpful, very good breakfast.
Breakfast room is Sunny and comfy EV charger for my car was very much appreciated
I loved every minute at the hotel, staff were excellent lots of facilities, food delicious would highly recommend
I liked everything absolutely no negatives.
It’s was lovely. Really enjoyed it
Nice room breakfast good
The either side were very noisy on one side to was on loud until late and other side a family with a very loud daughter started at 5 in morning there was no quidence to a little less shouting which would have helped we were shattered
Relaxed and comfortable atmosphere. Evening takeaway from hotel was convenient and very tasty. Eco packaging was a thoughtful touch. Same eco ethos running through tea coffee and bathroom products in room, without compromising on quality.
Great hotel in a super location. Walking into Shanklin was easy. Nice places to eat and drink. The hotel grounds are lovely.
Everything. Great location, great staff, exceptional breakfast.
Nothing all excellent.
Travelled for a 2 night stay and was very pleased with the hotel, great location, peaceful surroundings, lovely staff. Would definitley recommend this hotel. Stunning breakfast with great views.
It’s a beautiful property in a wonderful location. A real treat
There’s nothing to not like
Clean and tidy Very friendly staff Good location and excellent facilities
As above
The location and facilities, were great. You could also use the sister hotel which had a pool spar and games room. The food in the restaurant was excellent. The staff were very attentive especially a young lady called Brook on reception very helpful and extremely polite.
The only thing we didn’t like was the rooms sound proofing. We had two lovely quiet nights until some new guests arrived on our last night who unfortunately could not shut a door using the handle and would let it slam shut! Unfortunately we have found this in almost all the hotels we have stayed in. It would be good practice to remind all guests on arrival that it’s a hotel with other people staying in it!
Love this hotel. Hadn’t been for a couple of years and they have taken it up a notch with some updating. Love it even more now.
Nothing
A lovely hotel. Extremely dog friendly. Room was lovely and clean and the meal we had there was very good.
The facilities, the food, the garden and the cliff.
All was good
Very good breakfast - excellent choices available.
Kettle in room did not fit under bathroom tap so filling with water was difficult.
Very helpful staff. Access to indoor pool. Good location.
Bedroom build and fittings very cheap. Very bright white lights. Poor soundproofing between rooms, floors, corridor.
Classic old seaside hotel, the room was very comfortable. Breakfast was excellent.
It may be the time of year, but yeah, outside did look tired. But the building has some fabulous features.
Despite reading how it was a very Pro dog hotel I didn’t see one dog and the room was clean and didn’t smell of dog. Very welcoming on the front desk and great being able to use the spa facilities at the sister hotel. Could also see the see :-)
Breakfast was expensive so I walked in to Shanklin for a cracking full English at half the price
Lovely location on the cliff top facing South East. My first room (28) had a strange smell so the reception changed me to a lovely quiet room 10, also away from the front door where dog walkers were chatting loudly and smoking. Both rooms had baths and showers which I like. The breakfast is first class. Very convenient for the Chine.
This is a very pro dog hotel. The first thing you see when you go in through the door are things for dogs. Dogs are allowed in the dining room and because owners keep their dogs away from other dogs, they were hard to get away from. There was a big rolling video screen of dogs in one room. The indoor swimming pool is in the sister hotel next door and is quite small for a hotel of such a size. It didn't seem too appealing.
breakfast is nice
We booked dinner for a celebrating my husband bday. The food was dry, each meal is ready to serve. So we did not wait long which I think is to rush. But we enjoyed our night as it was my husband bday.
The facilities and staff
