location . clean smart rooms. plesent staff.
large extra parking charge. large unexpected charge if we wanted to use the pool and hot tub etc which was very disappointing. breakfast hot food not so good. in edible sausages, could not have been meat and barely cooked.
Space
Parking fees, room was modern but could do with a lick of paint. Shower was poor with cheap fixtures not well fitted. Very noisy floor next door - creaking floors when walked on. PARKING WAS £20 as we got there early and went just over 24h. (No discount as a resident)
Reception staff, breakfast, location and view from the patio area to the front of the hotel
Bad smell in bathroom, paying for hotel parking £10pn, room housekeeping lacking
Great location
Staffing levels low
Staff helpful and acted straight away
At breakfast tables rushed to clean so where still abit dirty and sticky
The staff were really friendly
We came to the RO to celebrate boyfriend’s 22nd birthday and we were extremely dissatisfied with the room. When we got to our room we were greeted with a used condom and a dirty wipe. Upon walking into our room we noticed that there was a huge crack in the window and stains all over the floor. This was really upsetting as it put a dampener on the weekend.
The rooms were separate one end to another reported early but still did not get them as were aparty of six
I liked the location apart from the hill 😂
The fact that children could only have an early morning swim and nothing for them In the afternoon. Our view was the rooftop of another building. The food menu was very limited and not the best in taste. I will say the ambience of the hotel could do with some TCL
Location excellent. Staff nice and rooms perfe t.
Nothing
From parking up it was money, for the car park ,£50 deposit, for the room ,! £15 to go swimming, that's before the money already payed to staying there .
The room has everything that is needed for a comfortable stay, cosy bed , crisp clean bed linen and towels - breakfast - delicious and a wide variety of items - love the location
There is nothing really that I could pick at -
Beds comfy location grest
Lacking in attention to details, mould I shower old unit housing fridge that didn’t work doors on unit didn’t shut properly Gutter over balcony was leaking in rain Breakfast food not hot, no separation of vegan, vegetarian or gluten food
Rooms were clean. Overall ok.
Long queue at check in. Corridors look and feel dated. No plates or mugs at breakfast.
The location was excellent
Was dirty, lights were broken and really not worth the money. After breakfast the sausages were not cooked properly so generally not like it looks on the internet stay away
Breakfast was ok
Room was filthy before we asked reception to rectify which she did by moving us to another supposedly “better” room. £255 a night is robbery for what you get. Hotel seems run down and poorly managed. Even the upgraded room was far from what you would expect. Blinds hanging off the windows, visible screws in bathroom walls, unfinished tiling around toilet. Just felt like a waste of such a good location. Breakfast was ok, nothing to rave about. The lady at reception was lovely and helped us the best she could.
Plenty of choice for breakfast. The room you couldn’t open the sash window, you had to put something to stop the window closing. Excellent location.
Having to use 2 lifts to get to our room. Plus, the lifts were for a maximum of 4 people. So 2 adults plus cases and nobody else could get in the lift.
Location
Small 'double bed'. Little breakfast selection
Great location, staff very helpful. Beautiful setting.
Nothing!
Not a lot....bed was comfy
Paid extra for dog, no bed, dog dishes or treat as advertised. Called reception, nobody answered. Room was draughty due yo faulty window, no heating, and could not sleep due to wedding party celebrations until well after midnight. Not happy at all with the experience
All the staff were very friendly and helpful. The room was clean and spacious. Comfy bed. The buffet breakfast was excellent. The location is just a short walk into the town centre and the lake, although a steep walk back to the hotel. A view across to the lake.
Having to pay extra for parking. The shower wasn't good at all.
The room was comfortable and the breakfast was good.
My search included car parking as I am 78 recovering from a ruptured Achilles. Once I'd booked I was informed that parking was limited and cost £10 per day, so I texted them emailed to ask if I could book a space. It took them three days to respond to say no, so we had to be at the hotel early to ensure a parking space. I was also informed that we needed to book an evening meal 48 hour before we arrived. We declined, but this was not true as the dining room was almost empty. I wasn't surprised when I saw the menu which wasn't inspiring. Also, I was disappointed that the bar had no English beer or bitter, it was all foreign lager, so I chose to drink elsewhere. We had an accessible room and there was an option of a free drink if we chose not to have the room serviced, but this was not an option as when we had a shower the whole of the en suite was flooded so we had to use the hand towels to mop the floor and form a ridge to stop the next shower flooding the floor. this was reported. Also, the knob to lock the en suite door fell off as it was missing the grub screw. Apart from the hotel charging £10 per day for car parking it also charged £25 per couple for a 2 hour use of the pool.. This is the first hotel I've stayed at which charged for parking or the use of the pool
The property is in a great location and I was able to enjoy an utterly charming evening, sitting on the terrace looking out onto the lake, eating dinner and watching the sun set. It isn't a high end property, but that's part of its charm. It makes no excuses for the fact that it is a big old property. But the owners have focused on making the visitor experience comfortable and enjoyable. But perhaps the most delightful thing was the absolutely 'can do' attitude of all the staff I had an interaction with. There was a refreshing 'yes, we can do that/ sort that/ provide that' response to everything I asked for - at reception, in the bar, at the restaurant, talking to the accounts team. A rare experience!
Friendly, helpful, polite staff. Excellent location, although the hill may be a struggle for some people. Comfy bed, spacious modern room. Nice bar area.
Additional charge for pool, gym, spa. Key card failed to work on 3 occasions. Very thin walls, could hear people snoring, talking, walking around. Breakfast was poor in comparison to other hotels, no yoghurt, fresh fruit (only melon) limited healthy options. Hallways and stairs looking a bit worn and tired. We felt we couldn’t use the bar on one night due to guests from a wedding being there.
the view from the room from our balcony, spacious room, comfortable bed, easy parking, hotel bar
at times no staff at hotel bar, waiting to be served, breakfast choice - no bread rolls or continental style choices
Nice and clean. Friendly staff
Breakfast was tepid and the plates were stone cold so rather disappointing
It was in a good location, however at the top of a big hill!
The room we stayed in wasn’t great, I paid for a lake view and it had a tiny bit of the lake, it was mainly the car park you could see. When I pulled back the curtains to look at the lake, the window was caked with cobwebs. All the paint in the bedroom was flaking off the walls, the floor in the bathroom was yellow. Another issue was you could hear absolutely everything that everyone was doing. When someone woke up at 6am and got in the shower, you could also hear that. The bed was also really uncomfortable.
Good looking entrance to the hotel
Soulless room at the side of the hotel, with no view out of one window and a housing estate out of the other. Bathroom sink blocked but fixed very quickly.
The location is perfect and due to this we have stayed at the property a number of times.
We have stayed here precipitously before a number of times, however this time it felt very different. The staff were not as welcoming, present or helpful. We had issues upon arrival with the woman on reception who was reluctant to allow us to store our case until we were able to check in. The room we had was very small and basic with a very poor view. I understand room allocation is random and so we accepted this. The decided to have a drink before leaving to meet up with others and the bar was closed off, and no staff were around (this was after 1pm). We had to locate staff to ask who then let us through. The next morning at breakfast, the coffee machine wasn’t working which we pointed out to staff who gave no verbal acknowledgment they just looked at the machine and started to mess with it. We went to the filter coffee to get that instead and this was empty. Again we informed staff who took this away and more than 5 minutes later still hadn’t returned and so we settled for juice. There was a very different feel to the hotel and it has unfortunately put myself and my husband off from staying here again which is a shame as it had become our go to hotel when in Bowness which we visit frequently.
Nice bedroom, fresh decoration
The floor boards above our room were very noisy when the occupants walked around
Good entertainment on the Friday night Singer/guitarist
Our Friday allocated to smelt very bad (A damp smell), my wife said she wouldn’t sleep in the room. That said without any fuss the receptionist move us room which was much better and smelt very nice
Location
Additional Costs
Location. Breakfast was acceptable
"Spa facilities " were poor, especially for the cost. Payment for parking could have been better only being able to pay for 24hrs at a time wasn't always convenient would be better to beable to pay for full stay either at the beginning or end of stay. Could have been cleaner in places
Location, facilities and staff professionalism
Good location
Had to pay £10 for parking in hotel carpark
Location. Fantastic.
No negatives at all
An excellent hotel in a great location. The room was spotless and the staff warm and welcoming. I’d highly recommend staying there you’ll not be disappointed.
Loved everything
Room was far too hot and unable to sleep.
Location, facilities, staff
Having sent an email to the hotel informing them I had bed bug or flee bites on returning home and getting no response is disappointing. The hotel had good facilities but was let down by the cleanliness of the bedding which either caused bug bites or flee bites to my torso. 😢
Comfort and cleanliness
Parking charges even as a disabled guest.
Lovely hotel, clean and modern but with Lake District charm.
Nothing but paid for a lake view room that was blocked by a tree and just thought pricing was slightly on the expensive side.
Staff were lovely very welcoming. Balcony room was very nice and spacious very clean. Food was good and reasonably priced. Beautiful views of the lake. Spa is very nice had a lovely treatments . Location good
Steep hill from the town up to the hotel
Not very much. Buffet breakfast was ok. If you choose to not have your room cleaned they offer a drink each!
The hotel was okay. Not worth the money in my opinion. It sits on a hill and is hard to get to if you have mobility issues. £10 per day for parking is an absolute joke! (We weren't the only ones complaining about that) And definitely not enough spaces for everyone staying there. I've been to a few around the area and never once had to pay for parking. I explained i had a blue badge but was told they don't reserve spaces so if you have any sort or disabilities / mobility issues then I'd 100% say clear of this hotel! Also paying for the spa is a joke. It stated no kids after a certain time so we booked only to have a kid in at the same time. We wanted to chill and relax as we had a rare weekend without our own children but instead were met with splashing and not so peaceful so had to leave early. When on arrival we were met with both blinds broken spoke to staff but done nothing about fixing them. So as soon as it was light outside we were awake! We went
The hotel was clean and location was good.
The customer service not great, even before arriving we needed to make a change to our booking which actually took a whole week to do as they dont answer the phone or emails often. The hotel is actually quite dated, rooms very small. The breakfast is limited. Not value for money at all, way overpriced for what we got. We were disappointed.
Good location and the staff were helpful and polite. Breakfast was good value
There was no hot water for the shower and the bar was poorly stocked with biblical beer, local gin or decaf coffee - barman said a delivery had not arrived. Menu was also very basic and not value for the money
Room was OK. Breakfast was OK. It was all OK. Location good, just a short walk down the hill into town.
Having to pay £10 for parking. A charge for umbrellas. Thought they were ging to charge extra for pillows etc.
Room very nice and clean
Hotel on a very steep hill
Location, nice staff
Dated, slipped on shower tray as no anti slip. The spa consisted of a small pool and jacuzzi - had half a dozen children in although we pre booked and pre paid £25. Overlooked building scaffolding from side. Delivery van noise from around 7am woke us up.
the location
Not enough vegan options for breakfast
Good location 👌
Pool was a little cold 🥶
Very stylish
Hard to find the room !
Great location! Rooms decorated lovely
Bathroom floor hadn’t been cleaned. Black hair allover it. The bathroom had an awful drain smell. Didn’t find the staff overly helpful in the hotel or the “spa”. The hot tub is cold water.
The view
My room has a really bad drain smell
Location and proximity to the town. In the lakes most old hotels are not very clean, Ro is freshly refurbished and has commercial cleaners cleaning the space so it feels like a chain of hotels that often feel like value for money.
Paid parking on site.
Very professional and polite staff, Cleanliness of the rooms and public areas!!!
Hotel can become a bit of a labyrint, Probably hotel is attached to Multiple buildings, so make sure you follow the signs
Views outstanding worth the walk up the hills numerous times a day
A bit dated externally
Good breakfast. Rooms were clean. Good location
Paint flaking off the walls in bedroom. Mould around swimming pool and spa area. Carpet all ripped and threadbare in the room. Staff were non existent. Tried to book spa facilities and speak to staff before stay and no one replied to emails or calls. Over priced for the quality of hotel
Nice big room. Good breakfast selection. Decent bar.
Being only able to book parking one day at a time was a nuisance. Should be permitted to book for the length of the stay from the beginning. Also, unless you read the fine print the additional cost of using the health club was misleading. £25 per couple for two hours is too much.
Nice modern room Staff were very friendly and helpful Lovely breakfast Comfy bed and pillows (I actually bought some pillows online after our stay as they were so comfy)! Very handy for everything
Room could have been a touch bigger
Great location
Some of the staff around meal times seemed very miserable and unhelpful. A smile wouldn’t hurt
View
Walk up the hill
Great location. Breakfast and overall service was good. Nice clean and spacious room ( Biskey suite ). Communal areas and dining room very very nice. Bed was very comfortable and the views from the terrace were sensational
It was my wife’s birthday and I’d ordered drinks to be in the room upon our arrival as a birthday surprise. I messaged the day before and was assured they would be in the room upon arrival. We arrived at 3.15pm. They weren’t. I went down to reception and enquired about them. No apology just ‘ I’ll have them sent up ‘. It took another 15/20 minutes for them to arrive. Very disappointed they could not get something so basic right .
Location
Very disappointing experience and certainly not what I would expect from a 4-star hotel. The room itself was not dated, but several areas clearly required maintenance and attention. There was mould in the bathroom, the toilet seat was broken, and there was a dirty yard brush left on the roof, which was very unappealing. The room was also extremely hot, and unfortunately the air conditioning was not working, making it very uncomfortable, especially at night. Overall, the hotel as a whole would benefit from better maintenance and greater attention to detail. The issues we experienced fell well below the standard I would expect from a 4-star property. Unfortunately, it did not feel like a 4-star hotel.
Location, reception staff , bed
Breakfast wasn’t good , dusty rooms and not cleaned during stay
Location except for steep walk up the road. Staff were good and friendly.
Functionally okay but lacked a loving touch and ambience. Basic furnishings plus window blind was broken in room. Breakfast average. Disappointed that parking was £10 per day.
Nice room, very good bathroom, comfy bed. Everything you need for enjoyable stay with views of Windermere. Will return.
Nothing
Lovely views of the lake. Good location.
Most of the staff were unhelpful and rude. Key card failed each day and I needed to return to the front desk to reactivate it each day. The staff at the front desk were rude and unapologetic. Menu very disappointing in the restaurant, no help with dietary requirements. New payment system for the car park ment you need to return to the hotel each day to pay for the next days parking, this made eating out on an evening very difficult. There was a problem with the fan in our heating system in the room, we were given a different room, this was a downgrade from the large room we had paid for. The staff again were unapologetic about this and did nothing to compensate for this inconvenience. The new downgraded room was next to the very loud generator on the roof, this was very loud at night and disturbed sleep.
We've stayed here multiple times in the last 3 years, we only ever stay at this hotel, we always return as the staff have been amazing, food is great, we love the area, the hotel has always been 10/10
On this occasion, there was a member of staff I hadn't encountered before, she was huffing and puffing at the hotel visitors and seemed extremely uninterested. The room was tiny, we always stay here and have always had a good size room but this time it was like staying in a shoe box, the room was dirty and human body hair was left on the bed. I was charged twice for bringing my two dogs. The dog room costs an extra £50/£60 and then when we arrived I was asked to pay and extra £50 for my two chihuahuas, We've never been charged this before and we've been here at least 6 times now. When I was explaining this to the woman on the desk she was huffing at me. The room isn't even maintained to any kind of standard so it isn't even worth the extra money you pay. There is a new system when paying for the car park which wasn't here 5 months ago when we last visited which we wasn't informed about when we arrived, it wasn't until later in the day we had to ask about the new system, this is something that should be explained to the hotel visitors in my opinion as there is a hefty fine if you do not pay the £10 a day . This one off bad experience has put us off returning again.
The location is good, the outside seating is lovely overlooking the lake, the staff are pleasant, polite and helpful.
I registered online and then was asked to register again when I arrived. The parking is a nightmare with threats of substantial fines if not parked within parking bays, but no bays are marked at the bottom area. The room had an adjoining door which was locked but offered poor noise defence and was the handle was tried by the residents in the next room, which was extremely disconcerting ,this was not highlighted at the point of booking. The swimming pool was an additional cost as we were informed it is a separate unit to the hotel but is strongly featured in the advertising photos. The breakfast is served till 10.00am but when we arrived at 9.30 the bacon, eggs, mushrooms and beans were empty awaiting replenishment, there was no bread, no pastries, no yoghurt, no plates and no clear tables ,understaffing seemed to be the problem, I cleared my own table and relaid with clean utensils for myself and my husband then had to ask for plates. The coffee machine was dangerous and started spitting out steam and hot milk. Very disappointing for a hotel of this calibre.
We didnt like anything. If it wasn't for the fact we had taken our 6 year old granddaughter for a little Beatrix Potter holiday for the first time we would have left the hotel given how dirty the carpets . Reception area etc were, flies in the light fitting in the dining room. The hotel was not as shown in your website, will never go back there and most certainly DO NOT RECOMMEND!!!
As above
Breakfast, the view in one of two rooms.
No view. Killer hill
Great location with fantastic views
Looking Tired in some area, breakfast was a bit disorganised
Location and stay
Na
The view
Paper thin walls of rooms
Breakfast was good but as we were in the bar area with a dog no one attended to the table for dirty plates etc. Location is excellent.
Room was not ready for the agreed 3pm. No dog bed supplied yet we paid £25 for the dog.
Good location with some parking
the spa is in a separate building
Hotel staff, breakfast and location Comfy bed and nice shower Lovely bar area and decking view over lake
Room was far too small but comfy We booked small so our fault Extremely hot and just had a desk fan that was filthy and blew out lots of dust when first used
room was good and clean but lake view was stretching it a little
i asked for rooms to be together and they where in separate parts of the building
The view was perfect looking over the lake
It was on a steep bank so it was quite difficult for people with walking difficulties including my mother, so we had to order a taxi every day to bring us back up the bank to the hotel at £5 a day.
الغرف كبيرة ونظيفة
الغرف اقامها غير مرتبة ومتباعدة
The room was stunning
A bit old school but still beautiful and great facilities and breakfast. Location was perfect
Zero
bed and room very comfy and clean
£10 a day parking charge and also a charge to use the spa facilities. Usually the pool is usually included in the cost of your stay in other Hotels
The location was fabulous.
The room we had was very noisy due to creaking stairs above.
Location was excellent and the views speak for themselves
The property was very tired and is clearly in need of better upkeep inside and out. There were endless doors to open that required quite some force to open. The foyer area to the lift smelt damp. The lift is bumpy. Cleaning equipment everywhere in corridors. Staff were not attentive. One gentleman just kept walking around getting in our way and never apologised. No greeting, coffee machine was faulty and sprayed several guests whilst there. Breakfast was very low quality. Staff never really seemed to engage or converse. Such a let down.
Great location.
Bar and garden area were nice
The room was in need of basic maintenance, window catch broken curtain torn terrible view outside of the window looked like a rubbish tip.
Stayed here multiple times & would do it again & again, highly recommend to everyone. the staff are incredible, and rooms are all beautiful and tidy!
only negative is that it’s up a hill! which ofcourse cannot be helped and that’s completely fine as it’s not stopped us from re booking multiple times
Great location, staff were pleasant, dog room was ok, nice big old hotel which has been modernised,
quite a hill for the entrance to car park, costs were a little high and had to pay additional for the dog on arrival
Super Ausblick,alles sehr sauber,perfect
Hatten Glück mit dem Parkplatz, wer später kommt, ist schwierig
Beautiful hotel with views over lake Windermere.
Breakfast wasn't the best. I don't like buffet breakfast. Not a lot of choice.
Nice hotel in a good central location
Room was very small but clean and tidy
Hotel is decent, clean, friendly staff, a bit shabby in decor.
However the twin room (non pet friendly) has a window that faces a fence. It is dark with NO sunlight at all, so lights had to be on from 7am till 7pm. So beware future bookers. Spoilt my trip
The breakfast was probably the best thing about my stay, for just one night. My room was a snug double. Aptly named.
The room was very small with next to no sound insulation. I could hear the chap next door brushing his teeth. The window blind had been disabled, to hide the view of the brick wall, I assume. So no natural light. The hotel car park is charged at £10 for 24hrs. The public can use it too and so some guests were being told to park in town as there were no vacant spaces available on site. That can't be right. I was charged £10 to park my motorbike, which takes up no room and fitted easily between two badly parked cars. Money grabbing.
قريب من البحيرة مشي تقريباً 10 دقائق الفندق في مرتفع من الأرض قريب جداً من المطاعم والمقاهي وسوبر ماركت
The bar and terrace a big hit. Amazing views.
Parking payment system needs sorting out. Can only pay at terminal in car park for 24hrs at a time. App not allowing you to pay for longer while out and about so causing guests a bit of stress about Parking fines. Should be able to pay at end of stay at reception like most hotels.
The air con doesn’t work and no one come to sort it out for me . Disappointed
Nice, clean, comfortable room but zero view(just overgrown branches at the back of the building.) Great location to potter into Bowness.
Parking charges and having to make sure you were there 24 hours later to pay for next day. Reception tried to charge £25 a night for 12 year old when I'd already psid for 3 people in a family room. I've had better breakfssts in similar local hotels.
The appearance of hotel is lovely, good views over lake etc
The food service really lets this place down. On our first night, we went to the bar area and, as there were menus on the tables, we asked if we could eat there. After some confusion among the bar staff, we were told that we had to book a table in the restaurant, even if we wanted to eat in the bar area. We were then informed that it would be another hour before a table was available, meaning it would be 8:30 pm before we could even be seated, let alone place an order. As a result, we left and walked two minutes down the road to a lovely inn, where we were served straight away. What amazed us was that there were only a couple of tables occupied in the restaurant, while the rest of the restaurant and the adjoining bar area were virtually empty. It was a very frustrating experience and a missed opportunity for the hotel. Breakfast was another disappointing experience with hash brown that looked like they had been mashed together and everything sitting in pools of fat. Breakfast was another disappointing experience. The hash browns looked as though they had been mashed together in the display container, and much of the breakfast was sitting in pools of fat in other containers. Combined with the issues we experienced with the evening food service, it left us feeling that the dining side of the hotel falls well short of the standard expected.
We liked absolutely everything. Breakfast was lovely and there was absolutely enough and not too much to confuse you. Everything was tasty and cooked well. The breakfast room was spacious and well decorated. Room, although small (we had a budget room), was well planned through. It had everything you may need: air con, iron and ironing board, hairdryer, fridge was a lovely bonus! Bathroom was very spacious and had big shower and big mirror. It had loads of space for our toiletries which is sometimes an issue with some hotels. Bed was comfortable and so were the pillows. Hotel was quiet and clean and we slept really well. Parking onsite was not an issue either although there was a fee for it (£7.50 per 24hrs). We used the spa facilities on one day and that was fantastic. We had a massage and used pool and jacuzzi which was lovely. Hotel staff was always proffessional and always happy to help. Location of the hotel was perfect, close to everything, loads of pubs, restaurants and shops.
Nothing really. You just need to remember that the hotel is on a small hill so if you have any more serious mobility issues, this might not be a good fit for you.
