The views from our room were fantastic. Clean room. Lovely swimming pool and jacuzzi. The food at the restaurant was very nice, too. The bed was comfortable but a bit too soft for our liking. We had a massage and we really enjoyed it.
For a spa, I would expect a quiet place. I know is a family orientated place, but there were too many kids running around and being noisy while we had dinner. Also when we had a swim in the pool, there were families with kids splashing and taking all the space, and even taking pictures!!! (There are signs saying it's not allowed). I think a spa should be a place to relax. Also, the gym is very basic.
Lovely room. Great spa. Lovely food
Food was a bit pricey and breakfast not included
Evening meal was excellent.
It's a pleasant place to stay but looking a bit tired. Our room was in need of a refresh, the bathroom especially was in need of attention. Water pressure low and grout missing from tiles.
Very comfortable room & bed Fabulous pool & gym
The communal lounge was spacious and comfortable.
The breakfast was very poor value. Everything was individually priced making it expensive and not an enjoyable experience. It was a long wait to get the cooked breakfast. Crazy that they were charging even for tea or coffee.
Friendly staff,,,
Lovely and quiet hotel, pleasant room. Had a fabulous facial with Michelle, the highlight of the stay!
Bed was really uncomfortable, needed a topper or new mattress.
Mooi hotel, prima kamer, wij hadden een gallery room. Basis kamer. Eten was echt heerlijk.
The quality of the reception, restaurants and outside
Nothing
Ein wunderschönes Haus in sehr ruhiger Lage. Qualitativ sehr gutes und leckeres Essen im Restaurant des Hauses.
Very relaxing, sitting out under the trees. Good location for exploring the area and the coast
It was quite, the staff were very friendly and the room was clean
It wasn’t what I had booked , I booked a junior suite with a lounge area but instead I got a room with 3 single beds which wasn’t what I paid for . I would have thought you would get clean towels. daily but we didn’t . We had the same towels for both days
Staff were very welcoming, swimming pool, sauna and jacuzzi was great. The food was fantastic with lots of options for everyone.
Lack of plug sockets in the bedroom, inside door to the bedroom didn’t close very easily, slight mould on the ceiling in the bathroom. The mattress we slept on was a bit hard. We ordered shandy’s and every time they were different prices. Some staff did forget a couple of things that we asked for.
Room was clean and a good size. Staff very helpful and friendly. Breakfast and dinner were fabulous. Spa facilities were great, the treatments we had were lovely.
Room could benefit from a picture or two, walls were a bit bland
Nice location friendly staff
Dirty carpets in room 34
Location was as expected. Nice grounds and decor in keeping with the age of the property.
The bathroom in one of our rooms was very old, broken tiles and not up to expectations. Very disappointed. One of our breakfasts was not complete. However, when we mentioned it when paying, they apologised and refunded the cost of it.
Staff ,pool , gardens & hotel location
Room very dated ..bathroom needs refurbishment No fridge . View from window untidy garden area
Nice place. Easy parking.
Restaurant expensive. No cereals for breakfast.
Great staff, nice size room, downstairs was airy with a lovely aspect.
Shower over bath not working, had to bath to wash hair, decor dated and in need of a good paint. Toilet leaked and room was very warm-no.6. Mind your toes on the 'kerb' into the bathroom. Mattress uneven meaning I ended up in the middle both nights! Noise from pipes- I'm guessing- woke us up at 7am both mornings and had stayed for a wedding close by so a lie in would have been good, and traffic noise in this room was noticeable.
Das Frühstück war nicht sehr opulent. Das Bett hätte breiter sein können.
Fantastic hotel and dog friendly...made a perfect weekend for us. We had a garden room, which worked with a dog, lovely lovely time.
Nothing
Staff very pleasant. Nice touch to leave card for our anniversary.
Four-poster bed was comfortable but too small. Surrounding roads were narrow and unlit so difficult at night.
The staff were very friendly and hospitable, the hotel is situated inside a lovely looking Georgian building, and the restaurant and food was lovely.
The room was very dated and situated in a noisy corridor that was the thoroughfare to the spa area. The spa area was quite small so got busy quickly and was full of children dicking about so it wasn't the most relaxing experience! It has so much potential, and with some minor changes and lick of paint could be fantastic.
Perfect delightful location, peaceful and beautiful
Nothing
Lovely building. Good size room with nice bathroom. Great to have the spa with sauna and swimming pool. The staff throughout were very friendly and helpful.
The hotel is a little bit dated in some places and our room was very not with only a small fan to keep us cool.
Lovely accommodation and surrounding grounds. Was great having the gardens to sit in. Staff were super nice, polite and willing to meet any requests. Food was outstanding. Hot, tasty and delicious. Thank you Chef and staff. Whilst we did not take a dog, I loved the care and thought for dogs with the Dog Menu, water bowl, treats and food. such a great idea.
.
The pool was lovely, the grounds lovely and room was good
No buses on Sunday and little public transport. The restaurant meal was pricey and the food was OK
Environnement charmant très campagne. De l’espace, de l’air, de la décontraction.
Très dog friendly ce qui peut être parfois envahissant.
Beautiful country house hotel with great facilities and amazing staff
Nothing
Evening meal was good. Pool small but well maintained.
Hotel is a little dated. No air con. in room. Bed too soft and pillow too hard.

Very comfortable, great location and varied facilities to cater to one’s tastes. The food was good
It doesn’t feel great value for money, the rooms were large but lacking in basics such as shower curtains. The food was tasty but expensive. Room for improvement.
Beautiful setting. Nice restaurant
Location was great for what we needed. Staff were really helpful. Loved the open plan light dining area and conservatory.
Shower holder was broken but reported it as we left.
Goed hotel.
De sfeer in de gang.
A lovely old building with clean comfortable rooms but very basic
We booked in order to use the pool but it was very busy and felt more like a pool at a gym than a hotel
Reception , bar, lounge swimming pool area were excellent well furnished and airy .
Did not like that the breakfast was a la carte as opposed to buffet style ., therefore lack of choice .
Stayed on many occasions, staff very nice , food is always good perfect for relaxing
Lovely setting, vineyards and woods nearby.
No air con and weak fan, on the hottest day of year
Beautiful shared spaces and garden. Great restaurant
Room was a bit tired and not the cleanest. Also a bit stuffy
Lovely, country house hotel. Lovely grounds and a lot of space. We were ther for two nights and booked one of the larger rooms with a terrace which was great. We were able to have dinner and breakfast in the room, which my son was happy about. The swimming pool and jacuzzi facilities were one of the reasons for booking as my son loves swimming. Although the pool was on the colder side it was fine for swimming and better when jumping in the jacuzzi after. Easy to get into Rye and Hastings and we had an enjoyable stay. I would recommend this place.
We had a few issues with dinner the first night as it was extremley busy in the restaurant but staff were happy to rectify the issue when we discussed it and apologetic.
Breakfast was good, but rather small. I think tea or orange juice etc should be included in a breakfast package.
Breakfast portions small, and extra toast was expensive.
Rooms were clean, staff friendly, pool & spa facilities were great
WiFi didn't reach the top floor where I was staying, no air-conditioning in the room, due to it being a oldish place it was fairly noisy when people are walking in the corridors and opening/closing doors
It was clean and bright. The staff were welcoming and helpful
Nothing
Friendly staff. Great food
Nothing
Room was clean and staff were friendly. Food was nice and fresh.
The bed and staff are not bad but I would not consider this to be worth £150 per night .. Walls are thin and you can hear everything. The view is of the parking lot, even from your bathroom. the floor was squeaky , pool area was also looking very shabby and outdated. The pool ceiling looked like it had mold all over. If they told me this was £60-80 I would not complain but for the price they charge I feel like renovations are essential.
Prachtig hotel, vriendelijke mensen. Heerlijk eten en ontbijt. Lekker binnen zwembad.
Nvt
Lage, freundliches Personal.
We like that the Flackley Ash is quiet and peaceful and set back from the main road, yet an easy walk into Peasmarsh village.
We had a problem with our door key , perhaps an updated system is needed.
Excellent position. Very clean. Exceptional staff
Needs a little updating. The sauna and jacuzzi need improving …a little shabby. The light fitting in our room was too low and when we opened the door to our room the door banged against the light fitting. It was quite hot in the room …the fan provided would definitely not suffice in hotter weather. The room could do with air conditioning. The room did not have a safe.
Lovely hotel beautiful room and restaurant area and location
Being in nature and the peace, quiet. Unluckily we stayed over the weekend when there was water shortage but staff were super helpful to give us bottles of water for our needs
Carpeted rooms and mouse in the lounge! The beds are also super old and not comfy. 10 pm shift personnel in the evening were not very friendly to guests in the lounge to serve last drinks before the bar closed
Room was well equipped, appreciated the fan provided, it was lovely to be able to sit in the garden in some shade and the hotel has a very relaxed feel. I liked the Pool and the roast dinner was superb.
A little bit noisy as we were by the stairs.. and my husband hated having a dog barking at the neighbouring table intermittently.. during dinner, . we didn't notice the dog when we chose our seat.
Thought it OTT to charge £3.25 for tea at breakfast-totally unacceptable. Granola, yoghurt & berries already overpriced at £10.95. Toast extra too. Didn’t bother with breakfast after that
Sorry-see above. Not enough convenient electric plugs in bedroom. Had to keep moving the kettle to use it-on an overcrowded top. Room very warm-no air con. Other guests noisy in the corridor from 7am each morning-no signs to say Ssshhhhh!!! No water in rooms to drink
The room and bed were very comfortable. Breakfast and dinner had plenty of choice and top quality. The staff and level of service was excellent.
Our bedroom was generally comfortable. The view was very good and the grounds pleasant. The vast majority of the staff were friendly and helpful. The pool.
The mattress needed replacing as it sagged badly on one side. The shower was poor. One of the evening receptionists was uncommunicative and generally uninterested in being helpful.
Loved this beautiful building Loved the reception area Loved the friendly helpful staff Loved the warm welcome from staff Loved the bar area Loved the relaxing library room with the cool decor Loved the overall atmosphere of the hotel very calming and pleasant Loved the friendliness Loved the furniture and style Liked the rooms Liked the cleanliness of the hotel very calming Liked the food Liked the cocktails on offer although we thought you should have “Pornstar Martini” on the menu
The sauna is separate - not great for a couple who are trying to spend time together You could do with more beds by swimming pool No fridge in room Printed menus should be in the room it’s a hassle trying scan QR codes etc people want to relax not do extra work The garden needs tidying up the wild flowers need pruning at the top as although they are wild you can still add some shape to them and the potted plants on the back step needs watering the flowers are dying. The window in the gym has a bad view to wild unkept back garden this back garden needs pruning / tidying up as it’s an unsightly view. Alternatively get some garden screens to cover the wild. You could add sun loungers in the garden in this weather
Hotel looks amazing from outside. Our room was above their kitchen and the smell of all sorts of food being cooked was inside our room throughout our stay. A loud industrial fan noise constantly coming from outside, so wasn’t easy to fall asleep either. Service and staff were professional and friendly. We had once breakfast and once lunch. Salad ingredients were dehydrated, pasta was drowned in oil and bland. Not sure if there is anything to be done with the room above kitchen but I thought you definitely should try and. Or get room number 11.
Strong fried food smells in the rooms we were staying in.
Very relaxed, staff were very helpful . Lovely hotel, pool is clean and warm.
I liked it all!
Swimming pool wonderful as always, although the sauna looked a little tired I thought. Staff attentive and helpful. Room spacious and comfortable. Love the garden and surrounding areas for lovely walks.
Service at breakfast got into a muddle and I had finished my food before being served the drink I had ordered. I think it would be good if the TVs had some extra channels like Netflix or amazon prime etc. However we enjoyed borrowing a dvd from reception one evening. Food very pricey so chose to eat elsewhere for the most part.
Always enjoy our stay at Flackley Ash. The hotel is beautiful, it’s super dog friendly and offers incredible food. The staff are very friendly and accommodating and we have always had a clean room and a pleasant stay. It’s a 15 minute drive to the beach and 10 minutes to Rye Town so lots to explore in the area - we also went to Jempsons for the first time which is down the road from the hotel and is brilliant to buy anything you may have missed packing. We have stayed 3 times now and will never stay anywhere else.
Location was quiet out of Rye town. No road noise, nice grounds. Nice pool, seemed clean and of good size.
The whole hotel just a little tired throughout. Windows in room needed painting. Shower was very outdated.
Beautiful location. Lovely rooms.
Room tea and coffee could have been better.
Swimming pool appeared clean
En-suite bathroom was in desperate need of renovation, very dark & dingy. Pictures need updating to show what they’re actually like. However, the main problem was that the bathroom was in the eaves of the building, therefore very low ceilings. There was no shower, only a bathtub with showerhead- but due to the low ceiling you couldn’t stand up straight. This was impossible for me to use being 8mths pregnant (and would be impossible for anyone else above 4ft tall). I asked whether we could move for at least 1 out of the 3 nights we were staying, to which the staff said ‘no we’re full’ seemingly without even checking. I subsequently looked on Booking and there were 6 rooms available… I therefore had to shower in the pool changing rooms for 3 days. Completely unacceptable! Would enquire directly before booking if you have any accessibility requirements. We were not given any information about our stay there (opening times of pool, breakfast/check out info etc). The garden area is nice, but backs onto a main road which is busy and very loud with traffic- not super relaxing.
Food was very good
Nothing
spa was amazing
very loud squeeky taps and pipes
Pretty outdoor space and grounds. Nice to have pool facilities as it was so hot outside. All the staff were lovely and helpful. Nice breakfast options and it was great to sit outside in the garden for breakfast or evening drinks. Bed was comfortable and the room had everything we needed.
Room was quite warm - a fan was provided but no aircon which is fair enough given the age of the property.
What a pleasant suprise to arrive at such a lovely hotel booked last minute on Booking.com. The staff were incredibly friendly, the guest areas stylish and comfortable and the food excellent. We were lucky enough to arrive in very warm weather, so made the most of sitting in the garden with a drink and a book. Our room was large and well furnished (bed, sofa, coffee table, 2 chairs and another table, dressing table)......oh and smart TVs which you can actually access different apps (unlike the chain hotels). A great option for anyone planning to visit Rye by car, which is just a few miles away.
Room was very warm, but we arrived in exceptionally hot weather and brought a large fan in preparation. We would like to go back, but if hot weather would book a room with patio doors!
Perfect
It was all good 👍
Nicely furnished. Relaxing environment
All good
Beautiful location, very peaceful. Spa treatments for top quality and the food excellent. V friendly and helpful staff.
A bit hard to cool the room down with the heatwave and no air-con, but it’s an old building so to be expected.
L’hôtel et le restaurant est magnifique
La chambre et la salle de bain sont vieilles. Équipement de salle de bain à refaire et pas de clim
Breakfast was great and the staff very welcoming.
It was a bit warm in the room at the start of another heatwave. As it is a listed building if I were to return I would take in consideration when I would stay due to lack of AC. The sauna needs a bit of tlc.
Excellent food. Good range of choice. Prompt service
We stayed two nights and ate dinner in the restaurant both evenings. The menu was the same both nights which was fine for us. Does it change regularly and if so how often?
Lovely stay, friendly staff , great pool
Maybe spa facilities can do with an update.
It’s in a lovely location. Room was lovely and the bed comfortable . Grounds were nice and the food a good standard. Great for a little break in the Kentish countryside
Beautiful building, lovely bathroom Lovely dinner
Arrived in a heatwave for 4 nights. Room very hot all day and night, had an upstairs room, window only opened a few inches (security), given a fan which was less than useless. Cost £16.95 extra a night for our small dog, no fridge for her food, that would have been another £10per night. Asked when arrived if we could get a breakfast/dinner package for 4 days, told no. Yet I heard receptionist tell someone there was a package available. No cold water tap one morning. Rainwater shower was awful, no power in it at all. Wouldn’t wash the shampoo out. Hand shower was more powerful but you had to hold it to shower, and not easy to wash hair one handed. Our Bed linen although 4 sweaty nights wasn’t changed at all.
Lovely country house
The room was noisy from the corridor. The water pressure in the shower was poor Considering the nice large the size of the room the bed was rather small. The food was rather pricey for what it was.
Location, comfort and atmosphere.
Needs air conditioning in current summer temperatures. Provided fans struggle to keep the room cool, appreciate it’s a listed building.
The staff were all incredible. Very accommodating, especially of our fluffball who was having a hard time in the heat, and From the moment we were greeted at check-in by a large welcoming smile (this staffer also helped and mentored other staff, which I loved to see!) through meals and many, many cocktails, and to check-out, which was easy and painless, the staff were wonderful. They're dog friendly, and we have a friendly dog - he was treated so well, as we were, and I would absolutely return just for the people. Rye is also just down the road - so the location is perfect for lazy days in their garden, or heading to the beach, or to have a wander around the medieval town.
I feel bad giving the place a 7 - they're just not set up for heatwaves. It's a listed building so there isn't much they can do, but the room was uncomfortably hot. Thankfully the garden had plenty of shade for daytime! The bar and restaurant were also really hot, but they had some decent fans blasting that helped keep the temp manageable. There were some small old-building niggles, but nothing of note.
Friendly staff, good dining area and pleasant gardens. Close to Rye.
Room slightly dated.
Good location for visiting Rye. Big, clean room. Nice bar area. Very soft towels.
Rooms were ridiculously hot and pretty unbearable so we didn't sleep much at all. Due to the age of the building, we understand that air-conditioning may not be suitable but the hotel really needs in invest in some decent fans for the bedrooms. We had a terrible fan in our room which didn't work very well at all. We asked at reception if they had any other fans but they said they couldn't help. The bathroom looked clean but the shower was no more than a trickle and there was no hot water at all. However, the cold shower was actually quite a relief because of the extreme heat in the room! The hotel is a lovely building but it needs a little tlc and some attention to detail.
Loved the stay. Rooms were spacious and comfortable. The beautiful garden was a perfect spot to enjoy a beer during the UK heatwave .
Couldn’t fault it
Fantastic Hotel. Our 3rd visit. The staff are superb. So welcoming, professional and such a relaxing hotel.
One negative . After ordering our food we were advised that one of the mains that two of our party ordered was unavailable, same for desserts. It would be better for staff to advise of any items that aren't available at the time of giving out the menus.
Prima hotel, zeer vriendelijk personeel. Goed ontbijt. Goed restaurant voor diner. Fijne kamer op redelijk rustige locatie.
Fijne locatie buiten in de tuin met veel privacy, maar er komt redelijk wat verkeer voorbij op de naastliggende weg
We had a lovely weekend with our family, the staff were extremely friendly and always very helpful. The hotel setting is beautiful and very dog friendly.
Would have been nice to have a fridge in our room.
Lovely setting, room good, staff helpful.
Ran out of certain meals which would have been helpful to be told in advance. Sunday roast but no smaller light bites other than chips on a Sunday.
Very comfortable country house hotel. Excellent leisure facilities- swimming pool, jacuzzi and saunas. Nice grounds and ample parking. We were upgraded to a superior room which was large with a bath in the bathroom. WiFi worked fine. Kettle - tea coffee and biscuits. A good spot from which to explore the country, Rye, and local wineries. Breakfast and dinner are available.
Nothing
Good size room with twin beds. Pleasant garden with chairs and deckchairs. Two nice dining areas with open doors and views over the garden.
Pool was nice but changing rooms were some distance away from the showers which didn’t work.
Period property well extended to give large dining space and large conservatory also an indoor pool
Attractive and pleasant. Comfortable room and bed. Nice bathroom.
I liked it all
Always a pleasure to stay here
This Georgian property is set in lovely grounds that flow around the various buildings housing a variety of room options. The main garden area has tables and chairs which was lovely as we were there in the heatwave and enjoyed relaxing in the shade with our drinks. There is an indoor swimming pool, gym and spa. The hotel is dog friendly which is perfect as we had our pet dog with us who was made to feel most welcome. The dining area has many seating options and we were able to have a table with our pet dog which was lovely. We had dinner, breakfast and Sunday lunch and all the meals were presented well and were delicious. However what made our stay perfect was the staff. They were all excellent, very helpful and friendly and so happy to make sure we were having a wonderful stay. We had a fabulous time and will return.
Lovely swimming pool and gardens.
A bit noisy on our room, near lobby.
It was very clean and reasonably easy to park
Very old fashioned and I had to go to the kitchen to find staff when I wanted to check in.
The breakfast menu was wide and varied. Beautifully freshly cooked and well presented. The room was spacious, clean and comfortable. Large comfortable bed, good furnishings and the bathroom was large and had everything we needed. The dinner menu was varied, it was a shame we didn't have time to try everything! The swimming pool was warm with plenty of room. Short shallow end and much longer deep end. The staff were excellent. They were friendly, professional, helpful and always cheerful and smiling. A pleasure.
I really can't think of anything.
Everything was very good Including the staff
Just q2 criticisms No sockets near bed and TV had subtitles on permanently which nobody could remove
Very clean. Well kept and nice facilities
The room was very warm and no option to open windows widely / air con
