Great location and great value.

I didn't try the breakfast facilities. Parking wasn't brilliant.

The bed was comfortable and the bedroom was clean .The location is convenient for shops and rail stations nearby. Joe, the staff works extremely hard on his own. Well deserved.

My opinion should be another staff member to assist Joe. Some residents don't wash up their utensils. Leaving dirty cutlery in the sink. It should be a fine. The kitchen closes at 22.00. It should be a vending machine for drinks and snacks.

Clean room, staff was polite. Good residential location. Stayed there a few times now.

The room door was bit stiff and making a noise every time we go in and out.

I didn't like much about the hotel at all. I wouldn't even call it a hotel, it is more of a self-service hostel.

This experience was not great unfortunately and this cannot be classified as a 3-star establishment, perhaps a 2-star only. - The service in terms of reception was very rudimentary. Reception is not 24 hours. - The hotel was not clean enough. The shower curtain stank of sweat and the soap dispenser had mould and grime on it. in general, the room was vacuumed, but not clean enough! - Breakfast was "included", but had to be made by you, the guest! There were very limited options and we had no time to do that. The kitchen would be too busy at times. We had to go out to find our breakfast and pay for it elsewhere. - My room was next to the front door and there was constant noise of people moving in and out until 01:00. There is not much in terms of noise reduction. - While the hotel was situated close to where I needed to be, it is not near the centre of London. I will never book here again. I have laid a complaint with Booking dot com.

Good location to train station. The family room was mostly clean and had dress towels and comfy beds.

The ‘self service’ kitchen. That kitchen needs a thorough clean and whoever took the fresh bacon out of its packaging and put it all in a dirty blue box needs a word.

Dirty carpet, needed redecoration, bed to hard, no toilet paper in bathroom. Parking was a problem. Caretaker not concerned or helpfull.

The room was spacious and the bed comfy.

The bathroom was very damp and smelt bad. It was a wet room and the floor flooded after a shower. It was very noisy, especially late at night, we were near the front door which was worse. If you'd like to make a drink in the room, you need to get cups from the communal kitchen, which is only accessible up to 10pm at night.

It was in a nice secluded area not far from shops and clean too. Great to relax away from the hustle and bustle but still near a town

The rooms were generally clean, spacious and secure. It provided a place to sleep for one night.

The carpets were heavily stained, the breakfast is a "cook your own" deal in a communal kitchen rather than the typical buffet-style self-serve deal you might expect. It's just a converted large house in a residential area. The place felt more like a hostel or bedsit than an "apartment hotel" or serviced apartments. It felt like we were the only "guests" and everyone else just lives there.

Room was tired and dated, also not the cleanest. Bathroom smelled bad. On the only night of my stay i was woken at 3am by a woman on the stairs outside my room screaming and crying. Being in the room by the front door, you can hear everyone coming and going and chatting in the corridors.

Quite central to where I was going for the evening , little weird as more of a workerday hotel ,but clean and comfortable,tv we couldn’t get to work not a huge issue as I bring a dvd player with me

Kitchen locked at 10pm, so my milk was stuck in the fridge, could have done with a small fridge in the corridor or room. Not a massive issue but annoying more than anything.

I liked the place - bed was comfortable and the wet room was great it wasn’t overall bad but see my comments on what I didn’t like about the place.

So so so so noisy, I stayed in room 2 right at the front and I had people smoking right by the window at all hours of the night… the front door slamming, kids running up and down the stairs for what seemed like all night, to be honest it drove me mad… what the local residents must think of this place I dread to think, it’s a borderline hostel/half way house. I won’t be staying here again, it’s also in the ULEZ which negated the cost of the place. Oh and at around 2am upstairs decided to start moving his/her whole room around, just such a noisy place.

It’s cheap and convenient for Sutton town centre and its restaurants. I was going to say if a family of refugees bowled up there, they would be pretty chuffed but my wife said that wouldn’t be helpful!

The property is pretty basic and could do with some tarting up.The communal kitchen while useful is small and provides nowhere comfortable to eat.

I booked this accommodation late on a Sunday evening, it was urgent. Staff were lovely and gave me a downstairs room as I have mobility issues

Excellent quiet leafy residential location, just 10 min walk from the train station . Spacious room, nice and clean. Good bathroom.

Not a complaint, but the shower door opens inwards meaning you can’t put the shower on without being inside, so you get a blast of cold water on you !

Hot and stuffy room, and that was after the heatwave. Windows are not for fresh air there because you cannot open them. Self made breakfast in general isn‘t a bad idea, but when you look at all the dirt in this kitchen you are not hungry any more. Tight stairs where you can barely move with a suitcase. No elevator.

Good location. Close to train station, shops. Plenty of room. Good shower - plenty of hot water and pressure. Good to be able to use kitchen and breakfast foods supplied.

I stayed in a heat wave - in an upstairs room - and it was hot. They did provide a fan but it was a little inadequate. I had asked for a ground floor room in the initial booking as I didn't want to hoist my bag up stairs. Only advised that ground floor rooms were fully booked just before arrival.

Broken desk. Cables showing everywhere. Ants crawling across the floor and also flying ants crawling up the wall. Light fixtures hanging off, sharp screws showing from shower rails, shower rails falling off. Dank lighting, different coloured bulbs in the room, really horrible place ill be honest. A hostel almost. Providing the cheapest ingredients available, for self cooking is not 'breakfast included' is it? Refund wanted. Complete scam and ripoff. Too late to go elsewhere with my daughter. Abysmal quality

No reception desk , no instructions as it’s self check in , cracked sink , questionable stains on the window blind ,breakfast situation was something I’m glad I won’t experience again , one of the cookers don’t work , it’s self cook , VERY limited choice. Not exactly the cleanest of places

Clean, comfortable and spacious room. Quiet location but still fairly central. Hotel manager was nice. Showed me the kitchen and communal areas. Guests are able to cook for themselves. There's also a paved outside area for the guests. Nice

Location excellent. Didn’t use the breakfast as we are healthy muesli eaters and one is gluten-free (no gluten-free option available) The shower (hit water & water pressure) was excellent. We really liked the staff member who checked us in and looked after us - was excellent, friendly, hard-working and fun.

Kitchen area within our room was ageing / shabby with missing laminate and old / rusty hobs and a bit inadequate in terms of crockery / pans / no plug for the sink. Only one upright chair and a desk to use for a table / to eat at. The shower base was broken and mended with packing tape.

Great value for money. Large room with kitchenette. Although we did not use it, there was a communal kitchen with supplies of breakfast items so guests could prepare they own meal.

Very hot in the room. A fan was provided, but still hot. Could be more choice for breakfast, different bread, a choice of cereal, different milk not just whole.

The hotel itself was nice, modern and clean. The facilities were great with the communal kitchen and living space and the breakfast options were great and very convenient.

It probably is not a regular issue but we stayed in the top floor and the room was unbelievably hot due to the weather and us having a front facing room.

I'm a non-smoker. I just hope smoking is not allowed near the open kitchen window.

Central, well maintained, friendly host, good facilities

The room was clean, and I was lucky to find free on-street parking nearby, which is available from late evening until early morning. The staff were helpful, and the bed was comfortable.

There was a humming noise, probably coming from the bathroom upstairs, which was quite annoying. However, I was still able to sleep without any issues.

Was never informed that the kitchen closed at a certain time.. made the stay feel more like a hostel than an apartment or hotel. Room was fine and tidy however there was stains on our sink. We was aloud to check out at 11 instead of 10 however was still disturbed by cleaners telling us to leave because it was 10.. so obviously there was a lack of communication between them
