Good location. Comfortable and clean room. Easy parking. Good breakfast.
Poor lighting on landing. Decor needs attention.
Location and it had free on site parking
It looks very run down Carpets are clearly very old Rooms smell musty and very cold bed is so hard we both have back ache and are tired due to lack of sleep. There is none on site to welcome you or deal with any issue although a number is given once in the room. You cannot eat or drink anything in the room other than the biscuits and tea coffee supplied or you will be charged a cleaning fee made very clear in the not so welcome book. Very dark cold and sad hard to see where you are going on staircase apart from two lamps on hstair case posts. Breakfast was basic one lad on his own to cook clean and serve he was doing good job with poor quality products we didn’t have breakfast second morning. One water bottle between the two of us we stayed two nights. Shower needs some work broken seals and mould visible. Tv does not work goes fuzzy. Not value for money Has potential to be so much better.
Lovely old building with good parking and in lovely decorative order and original features The breakfast was delicious and the staff were a delight
Nothing
Breakfast was lovely. The room was clean and efficient check-in. Staff was respectful.
Fluctuating water temperature in the shower. Exhaust fan didn't work, fogging up the mirror.
Pleasant stay in reasonably priced B.andB.Quiet room with comfy beds and good shower.Great breakfast.
Poor lighting.
Breakfast was very good, many choices with tea/coffee and Host was very attentive to the customers. Room was en suite on 1st floor. Bed was comfortable. overall a good experience.
Lovely property only a 20 minute walk to Dumfries. Room was spotless and breakfast was tasty.
Nothing it was a great stay
Absolutely everything especially 4 poster bed. I ended up needing accommodation last minute
Small room at back of hotel with door to car park, was ideal especially for later arrival, key safe was easily accessed. Bed comfortable and excellent shower. Very good breakfast.
Room little bit in need of decoration, iron and ironing board need replaced could not use.
Breakfast was excellent, served quickly, hot and very tasty
The bathroom fan wasn't working and the room was a little chilly as we couldn't get the radiator to work. I forgot to mention this before we left the property. We were in Room 3
Ideal location
Toilet seat in room 3 broke on arrival
We got in after check-in and it was very easy to get to our rooms late at night. We also loved the large car park.
It would have been nice to have a wash cloth but that wasn’t a big deal.
It was easy to find & access, a clean & well stocked room with a comfortable bed & ensuite.
There was a wasps nest under the eaves, next to the window & they were constantly going in & out of the nest.
Staff, breakfast and location were all very good.
Uncomfortable bed, flat pillows and a shower with inconsistent temperature.
Comfortable beds and clean . Breakfast limited but good..
The place is so dark needs TLC all it needs is painting . The walls are dark blue just paint them cream and it will give the whole place a lift, especially the bedroom .Apart from that it was for for an overnight stay.
It wasn’t what I expected. My arrival greeting wasn’t what I expected either . But the system worked and the room was ready but it was ok beds were comfortable little old fashioned but acceptable. For the price reasonable priced .
Entry to accommodation was round the back not like a hotel entrance to reception. Bit disappointed to be honest not what I was expecting a tall .
Easy parking, remote contact with person re key for entry, own entrance direct to room from car park, en suite shower room, comfortable beds, comfortable temperature, quiet location which meant we had an undisturbed sleep, good choice of breakfast included, person serving breakfast was polite and helpful, within short walking distance to family party we had been invited to, value for money,
The location was good, it was easy to find and there was space to park. We came with the plan to visit Dalscone Farm which was very close. Just 10 minutes walk away. The room was a good size, with lots of storage and a goid choice of drinks. The shower was very good, really powerful. Breakfast was lovely, there was lots of choice and the three staff we met were really nice
The towels were rather small. One bed had seen better days, it had a huge dip. The toilet seat was loose
The location was near where we wanted to be. And it was a nice breakfast.
Felt very unsafe. Lone female with 10 year old, which they were aware of. Room round the back on the ground floor near the bins. Unable to open a window and room was very hot. Would have thought we would have been put in main hotel for our safety. Very disappointed. We also had to wait a long time for our cup of tea. Not bothered about waiting for the breakfast but the drink is quite important.
the breakfast was ok.the guy that served us was great.
making contact on the phone on arrival.the place is tired.
breakfast was good. it was a place to stay.
no receptionist. the place is tired.
Rooms were lovely and breakfast was delicious
Nothing
Great location, walked into town, nice comfortable room with room to keep the motorbike hidden out of sight
Ground floor room and easy access to the car park Good breakfast.
Lovely old house but no access to it apart from breakfast. The rooms were like separate facilities. No facilities for evening meals or a drink and wasn’t close enough to town to walk.
Ease of parking. Location. Comfy bed (with nice bed linen). Towels. Cleanliness. Superb breakfast. Staff member on phone who provided keysafe number on arrival, and breakfast chef, both very pleasant. Garden grounds maintained nicely.
Shower head in room 3 would benefit from replacing, and shower door quite stiff to open/close. Toilet seat only rested on two supports therefore came off completely if you weren’t careful when lifting lid. Vinyl on bathroom floor clean enough but is so old is curling up all round the edges, cord on one of the sash windows is broken therefore window would not stay open but as there is a “Wasp bike” (with very active wasps) right outside bedroom window we did not want to leave the windows open anyway. Did not appear that any staff on site at all, until chef arrived in morning. No lounge. The overall state of the building is very poor indeed, with paint dry and bubbled on woodwork, and a small sunroom of sorts attached to outside of building (visible from breakfast room window) has glass falling out of windows and looks like it is about to fall down completely.
Breakfast was nice plenty to choose from
Maybe choice of poached egg and tinned toms
Only good thing that happened was having breakfast on Saturday morning when we intended missing it. We became aware that it was a different chef/server. Good breakfast served with a smile. Thank you even though we did not get your name. You are too good for this dump.
Scruffy everywhere, worn carpets, flaking paint, no ambience at all, untrained, uncaring chef on our first morning (Friday) who served us with rancid tinned oranges followed by almost solid overcooked scrambled eggs. Inedible. Check in by telephone to sister hotel (no staff except around breakfast time), rude impatient lady dealt with the call. Incorrect wifi password on information sheet in room. Owner was almost as rude when he made us feel that it was our fault we could not connect. Wonky toilet seat and faulty TV remote. Unmanned. The Caledonian Dumfries is under the same ownership and many of the reviews suggest similar problems there with rudeness and lack of care.
The bed was very comfortable and the breakfast was great
Nothing, it was the perfect stop over
Location and quiet
No one to meet you on arrival
Breakfast . Bed ok
Room dark.
It was clean and tidy and in a very quiet area
Was not in walking distance to the town and the room was tiny
Clean, close to Dalscone
Nothing it was great
Lovely house. Great breakfast staff
Furnishings a bit tired.
Well placed to drive into Dumfries.
Room was overlooked by adjoining property. Had to call for access number on arrival. Externally property in need of maintenance
Plenty of off-road parking, pleasant garden location on the outskirts of Dumfries. Room was spacious enough and comfortable enough. Convenient location for a pleasant overnight stop.
Lovely period house. Parking provided. Easy check in. Room had tea /coffee making facilities and bottled water supplied(nice touch). Great breakfast and very friendly staff. Was excellent value. Would stay again if visiting the area.
We wanted a quiet spot for just one night to break our journey home after a day of travelling. Rivendell fitted the bill, just off the main A75 with on site free parking. Our room was comfortable and the breakfast was excellent. We only met one member of staff who was friendly and efficient.
Nothing.
Good value for money. Very friendly breakfast staff and the breakfast was excellent. Clean and comfortable
Some of the windows look like could do with replacing. Very rotten
This is an old guesthouse which we knew and like and we had a lovely big superior room at the front (room 1). Breakfast was cooked by the cheerful and friendly Neil each morning and was tasty and plentiful. It was an easy 15/20. minute walk into Dumfries and has ample parking round the back. Self check in was easy and we were able to check in early as well which was a bonus. We had an enjoyable three night stay.
The windows in our room are original and as such as in serious need of replacing ( not easy or cheap with this type of property). They opened but are really heavy and we were afraid they would fall or break if we did so so we left them closed. The bed was a four poster but moved and rattled a bit every time we turned or moved in bed. We did sleep well though. This isn't a negative review as we had a lovely three night stay just honest observations.
Staff were very helpful and friendly
Breakfast the worst ever and nothing to eat but Burger King. Think there were bugs on chair and l caught noravirus.
Clean & lovely breakfast.
Too far from centre of dumfries
Was in a quiet location, clean, comfortable & yummy breakfast
It was quiet snd enjoyed the break.
The road was getting tarmac and no access to the B&B
Our host was a lovely man, polite, very efficient, everything well organised at breakfast. The breakfast plentiful and good quality. Perfect eggs too! Nothing was a trouble to him. 😀 Handy spot to visit our friend. Plenty parking spaces.
Arriving at guest house and having to call a centre to get a code for entry key, took 4 attempts to get it open. The room no1 was dated and tired but was clean, the en-suite had shower over the bath too high for hubby to get into the bath to get a shower. No handrail for him to use either, The plastic shield at bottom of partial shower screen fell off and had mould on it, needs to be fixed. My Husband said bed was comfortable but I had sore back in the morning. Our room was next to dining room, so noisy at breakfast. Felt it was over priced.
Breakfast was brilliant with a great choice of drink and food.
All was brilliant.
Location was perfect for what we needed. Breakfast was good.
Pictures currently on Booking.com do not represent the current condition and appearance of the property, it requires alot of maintenance.
Well located and good parking. Rooms looked lovely, a bit confined. Breakfast was fantastic and staff friendly and helpful. Peaceful
Outside appearance is very shabby compared to the photo and small details like window frames mouldy and shower too. Good have benefited from fittings being dusted.
A gorgeous arts and crafts villa, interior decor reflects this. Lovely, generous comfortable room. Excellent breakfast with a good choice. Neil, breakfast chef, was very professional and friendly.
Only comment would be exterior woodwork needs refinishing but understandable of a house of this age
Bello l'arredamento
The fact that it was close to Dalscone farm 👍the man who served breakfast was very nice pleasant and he served a lovely breakfast😊
We were unable to gain access to the property as there was no one at the premises. We had to phone a number to be told password to key holder to get our key and be told our room number! I thought it was all very impersonal 😕
Beautiful building lovely comfortable room. Breakfast was great.
Good breakfast. Very quiet.
Slight damp in downstairs/outside room near door.
Lovely arts & crafts house in a quiet area. The woman serving breakfast in the morning was efficient & pleasant. Good parking area at the back.
Our bedroom key had been hung on the wrong numbered hook, so I had to phone the manager to help.
There was nobody to greet us on arrival, nor did we see the proprietor or manager during our stay. We booked for 3 nights and relocated elsewhere after the 1st night. The room smelled of stale cigarettes and body odour and was extremely outdated. The bed was as hard as a rock and not at all comfortable. There was mould in the bathroom and in the shower. Shower hose filthy, as was the bathroom light and pull cord above the mirror. There were various stains on the walls. A noisy guest in the room next door who insisted on slamming the doors every time they went out during the evening for a cigarette. And to top it off, we arrived down for breakfast at 9:25 to be met by a rude staff member who didn't even have the courtesy to reply good morning to us! When we asked if we could be seated for breakfast he told us "just, only just" Breakfast is served from 7:30 until 9:30 this should mean that anyone arriving between these times is served. He begrudgingly seated us and cooked what can only be described as bland, scrambled eggs. The toast they were served on was unbuttered. I think the guy had an attack of conscience as he proceeded to then chat to us as we ate our breakfast. But to my mind, it was too little, too late. I strongly recommend that the website is updated with more recent and honest images as those shown must have been taken many years ago. I have requested a refund for the nights we did not stay but this request has been declined. I shall pursue this with Booking.com I have attached photos but was unable to share a video of the cold tap that sounded like a pneumatic drill when you turned it on.
It’s a stunning guesthouse, room was lovely and clean. The staff were very polite and welcoming and the food was delicious.
Nothing, the only thing I would add is a slip mat in the shower.
Great for what I needed at the time, clean and cheap, lovely breakfast
It was a bit noisy
Four Poster Bead was amazing, the Lady doing Breakfast and cleaning the rooms was lovely
Shower is very insufficient in room 5
Location
No staff on site! Didn’t see anyone! Phone number on door to get access to key safe! Needed to leave before breakfast was available, had messaged about possibility of early breakfast by no response, phone number is for management company and they were very unhelpful no sign of staff on the morning we left! There was a wasps nest outside the bedroom window which meant we had to leave window shut during the night!!! Property needs a bit of money spending on it!
Very cute and comforting
No one there to greet you and on staff
Room OK, breakfast disappointing.
The location was perfect and the breakfast superb.
The road works outside closing the road so it made access difficult.
Lovely breakfast, comfy beds and good location
I had a very comfortable 3 night stay at Rivendell, the staff were very professional and polite. The chef also accommodated my breakfast request for porridge although this wasn't on the normal menu. The room was really spacious and had very hot water so was lovely for a soak in the bath after a full day out and about.
It would have been lovely to have a couple of tables & Chairs at the rear/ side to be able to sit out in the late afternoon sunshine with a brew. ( only a suggestion) I still sat out on the grass as it was a lovely week.
Breakfast was excellent and plenty of it
Decor was good inside but woodwork outside looked a bit tired and in need of a paint
The room was comfortable and clean and the breakfasts excellent.
There were roadworks and diversions so it was difficult to access. Also during this heatwave there were no fans provided so the room was excessively hot.
The room was suitable . The road works were. Difficult!! The breakfast was great & the gentleman who served us & was so friendly it made our stay really enjoyable. Thank you
Love big room & very comfortable bed. Good coffee & tea facilities in the room. Excellent car parking behind the hotel. Would highly recommend this place. Staff very friendly & a lovely breakfast selection in the morning.
Proximity to where I needed to be whi ch was very good. The shower was amazing
In a heatwave there was no fan. The bed felt damp. Room. 10 is small enough for 1 person.
Breakfast was really good chef was very nice and efficient food was lovely and piping hot. The room was clean and had lovely bright outlook. The tea tray in the room was well stocked.
The bed was not that great it was very unstable thought it might collapse if you moved too much. The shower drain needs to be checked as the water does not drain away very well . The vendor didn’t answere the call when we called for the information about how to get the key. Which ment we were hanging around waiting to get into our room.
Location Easy to access
Upon entering the room a strong smell of urine. Room 5. Opened up all windows and left them open overnight. Some of windows were broken with glass missing.
Breakfast was good, but only one person dealing with everyone. The guy was great and he did his best. Plenty of parking.
There wasn't any airflow at all, no fan. The temperature was quite high. The road was closed (not the hotels fault) it made it very difficult to access the hotel. No staff available to talk to.
Breakfast, shower, comfortable bed, 2 chairs in room to watch TV
Decor needs updated inside and out
Lovely location, off the road, parking on site and lovely en-suite room
On checking in I had to phone a number, I felt the host was getting impatient with me as I was unsure about the key safe. Breakfast experience was disappointing, Interaction with breakfast staff, asked if they had cheese, I was told a blunt No, no apologies, was told ‘we stick to the menu’ and wouldn’t be worthwhile buying cheese as it would not be used. Staff training maybe required here?. Tea in pot was cold We were asked to move from the seat we chose to sit in for breakfast.
Lovely walk into town, comfortable bed, breakfast was great
Nothing
Traditional guest house in Craftsman style. Nice grounds. Plenty of parking.
Wifi was down but back up in 24 hours. Made for slightly difficult check-in
Excellent location & excellent breakfast
The style, comfort and food was excellent. It's a great location if you're visiting Dalscone Farm. The staff were great, especially at breakfast. Would absolutely visit again.
Everything about this accommodation is on point, including breakfast.
None
Location Waitress
No staff to greet you when you check in. Poor phone signal Rooms tired in places Stains on carpet, ceiling Unable to open windows Reception hall very dark unpleasant smell in hallway Like other reviews it looks good from the distance outside but it's needing a bit more care and attention to decor, windows, carpets
Clean, comfortable easy to find
That there wasn’t anyone to great you at arrival only at breakfast!! Maybe some outdoor color would be good(flowers)
