Lovely place to stay
On booking.com says parking is included yet they charge £10 a night, site where rude and un helpful with this which was disappointing
I visited as my friends were getting married here. It’s quite a beautiful hotel with lovely gardens and it was perfect for their wedding. The day was beautiful and the food served was absolutely incredible.
The bar was playing GB News all afternoon — we eventually asked them to change the channel though and they did. Despite the booking flagging “parking included” as a key benefit of booking this room, reception asked for payment twice.
Breakfast good Fabulous building Very polite happy staff Indian owners, Indian Staff, Indian menu,
Did not like my room over bin yard and noisy recyling, food and linen deliveries from 6 am. Changed room to other side of bin park and next to large hotel extractor. I could hear it all night Swimming pool out of order.
Lovely building , nice room and comfortable bed
The pool was out of use , which should have resulted in a discount. There was a £20 charge to park my car! The lovely outdoor area was closed at 8pm and we were told to go inside on a lovely summer evening. My friend incorrectly bought breakfast (not realising it was included) and reception made it difficult and time consuming to get it refunded.
Nice big room. Quiet at night. Lovely location.
Shower was tepid, the controls made no sense. The room was above a conference room, some guy with a booming voice was irritating.
Beautiful surroundings and buildings, the man in reception is so helpful, The stay couldn’t of been any better
Nothing
£20 parking cost for a two night stay was unexpected and not welcome. But other than that it was a lovely place to stay and relax.
Ten pound a night car parking fee.

We really enjoyed our stay at Warren House. We were visiting for Wimbledon so a great location for the tennis, only 15 minutes in a taxi. We appreciated the parking, beautiful grounds, welcoming staff, spacious bedroom, Jo Loves bathroom products, view from the room of the beautiful grounds, quietness and location to Richmond Park for a lovely evening stroll seeing the stags and deer. Breakfast was excellent too.
Everything was perfect. If a bit more was spent on the lobby, carpets etc it would have a better wow factor (although that would probably put the price up, we thought that it offered good value). It was a shame that the pool was closed.
Easy parking
Beds were too small
The hotel is very nice decorated, clean with central Aircondition very useful especially for the hot days. The gardens outside the hotel are magnificent. The staff was very polite and the breakfast was very good. The bed was very comfortable and the bathroom refurbished. I have stayed before and I will stay again. A little far from Kingston centre but there is a bus stop near the hotel. Unfortunately no elevator.
Comfortable room and bed
Room hot. Airconditioning wasn't working
Staff are excellent
Pool was closed during our stay
Excellent service from friendly and courteous staff.
Poor all day menu Carpets not cleaned around skirtings and under furniture
Beautiful setting and good location for Wimbledon tennis weekend
No lift and too many stairs. Room was in the eaves of the building - access for limited mobility guests was difficult. One member of our group suffered severe leg problems because of the amount of stairs to his room. We found out too late that there was a ground floor annexe which would have been more suitable for elderly guests. Aircon in our room was not working properly on one of the hottest weekends. The indoor pool was closed until further notice - this was disappointing as it was one of the main reasons we chose this hotel. Staff were inefficient ie morning coffee machine running out of water and milk - we had to attract attention every morning for staff to replenish this causing a queue for coffee every morning. Our group had dinner there on our first night. Food choices were very limited and uninspiring - advertising had mentioned Michelin chefs. I suspect this was a very long time ago. £20+ for a very mediocre burger and chips was very poor. Wine choices not great. £500+ for our bill (6 adults and 1 child) was grossly overpriced and therefore we decided not to eat there for the following 2 nights. We expected high prices for the location however the quality of the food did not merit this. Breakfast however was very good with fresh buffet and à la carte menu available. Overall staff could do with a training course on 4* hotel hospitality service levels. However the gentleman serving at the bar was extremely friendly and helpful.
Absolutely nothing about the place. The only thing I can say is the night porter was extremely kind and very helpful - His name is Manav Malhotra and i would like to thank him again for his 5* service . Its a terrible shame all the others can't treat guests like he can.
Staff are not trained properly in customer service and care. The attitude of the staff was just horrible. I felt like i was an inconvenience whenever i asked for anything. The breakfast was awful, everything that should have been hot was cold. The whole place is run down and dirty carpets. Room was very dusty and not enough towels. Over priced rooms and over priced breakfast !! The pool is not open as it's not been maintained and since the phase was taken over a few years ago its just not been taken care off, which is such a shame as its a beautiful building.
It was our Wedding Anniversary so we wanted something special, we paid a bit more than we usually would. We arrived a little early and had a drink in the bar, we managed to check in half an hour earlier with no extra charge. The room was a Standard double, clean and quite spacious with air con and a fridge. Our view from the window was a small roof terrace with an air con unit, no garden view but an over grown plant/weed. Inside both bedside reading spot lights didn`t work. The bathroom was clean but must have been installed by very tall people in mind. the Wash Basin was 1.1m high and the WC was much too high, our feet dangled over the floor. The Shower worked. No windows and no extractor fan. The breakfast selection couldn`t be faulted, it was a buffet help yourself. The Full English hot breakfast Just wasn`t hot. I had to ask for it to be nuked in the microwave, this made it just about edible. The Bar didn`t have the drinks (night cap) we wanted even though they advertised them on their website menu. Overall it was very disappointing for the money.
Great Manor House, good location if tou are looking for a proximity of Richmond Park etc.
Many features would require modernisation and a lot of investment.

We stayed at Warren House for a family trip to London and it couldn't have been a better choice. The hotel is tucked away in a peaceful part of Kingston upon Thames, so after busy days sightseeing it was wonderful to return somewhere so calm and relaxing. The building itself is beautiful, full of character, and the gardens are stunning. Our family room was spacious, spotless and tastefully decorated, with plenty of room for the sofa bed and our baby's travel cot. The food was excellent throughout our stay, but what really made the experience special was the staff. Every single person we met was welcoming, kind and genuinely went above and beyond to help us. Nothing ever seemed too much trouble. If it were possible, I'd happily give the staff more than five stars. There also appeared to be plenty of parking, which made everything much easier. Overall, Warren House made our London trip feel comfortable, relaxing and completely stress-free. We wouldn't hesitate to stay again and would highly recommend it to anyone, especially families looking for a peaceful base close to London.
I liked the peaceful location. Lovely gardens and attentive staff
Lacked atmosphere- very few guests around made it feel empty. No music in the evening in the dining room or bar. Felt like a ghost town at times. I like it quiet but lacked something. Sparse.
Victorian style, clean rooms, beautiful location, amazing staff- all going an extra mile.!!
Nothing.
mooie ligging, mooi huis, goede parkeergelegenheid, zeer ruime kamer
zwembad al geruime tijd gesloten, toen wij er waren al sinds een jaar, zo stond het niet op booking toen wij boekten, maar is er inmiddels af gehaald zie ik.
Location and the surroundings, helpful staff
It was not clean The mattress was old Rooms were not serviced Gardens were unkept Swimming pool has been out of service since May 2025 Poor property care and maintenance
Comfy rooms and plenty of parking available. Very close to Richmond Park.
-
Upon arrival and booking all looked so promising. Beautiful old property in a stunning neighbourhood. Well located. But as we got settled into our room, the lack of maintenance, cleaning and just overall care became more and more visible. A mattress that was so worn that i kept on rolling to the other side, tv not working, the room was not serviced for 2 nights that we were there. The swimming pool is out of service since May 2025, there is dust so thick on the beautiful piano standing under the staircase, the gardens are unkept with weeds growing, pots broken. There is no signage to get to the dining areas. I would like to commend the reception staff. Despite the staff at reception trying to help and trying to move us to a much smaller room to compensate for the mattress, this beautiful old property deserves some serious Tender, loving care. The issue here is with the maintenance staff. Someone needs to take a birds eye view here.
Very helpful and friendly staff
Staff offered a great service and let us have the room before the check in time. They were polite and helpful. Gardens are beautiful and outdoor seating area very nice, and the lunch menu at the bar was very good. Swimming pool closed for maintenance but looked pleasant. I didn't use the gym but again it looked good. Parking was easy.
Breakfast was absolutely awful. The poached eggs were extremely watery, every bite leaked water. The buffet food was very salty. The room also had a very strong perfume smell. Not sure if from cleaning chemicals or if just a fragrance. But it's very strong and caused some airway irritation. Especially a concern as I have a baby. The water pressure in our room was also very weak, making the shower fairly unpleasant. Finally rooms 36 and 37 are right by the external entrance to the outbuilding, so there's a lot of noise through the night. The rooms are not very soundproof in general (could hear the conversations of neighbours)
A lovely character hotel in a fantastic rural setting yet 5 minutes drive into Kingston upon Thames. The staff were welcoming, the room was fully equipped and very comfortable. The air conditioning was a bonus in the hot weather. Plenty of parking on site too. I will definately be staying again
Nothing
Excellent location for my needs . Lovely area . Staff very efficient and friendly. Room very comfortable. Breakfast excellent
Shame the swimming pool was out of action but I do appreciate this is sometimes necessary
Excellent.
Breakfast, beautiful building
it was a shame the pool was out of order
The staff were so lovely and helpful. The building itself is beautiful with lovely gardens and a terrace. It was quite warm the day I arrived and I was so pleased to see that the air conditioning was already on so my room was cool.
The only complaint I have is that there could be better signage to reception. I kept getting lost on the stairs!
Room, staff and chef are excellent
Just one small point - The cooked breakfast items on the buffet were poor quality and luke warm at best
The location of the hotel is very nice. Beautiful Architecture. The gardens were nice and quiet. Staff were friendly and accommodating. After speaking to reception we were offered a room change which had much better AirCon.
Tired decor. This hotel needs some updates. Breakfast was average.
Swimming pool been out of action for weeks now, room 10 has no air conditioning and three fans to blow the hot air around. Room 5 needed the air con filters cleaned to be able to feel any cold air and the door opens with just a push, no key needed which was handy as they only give out 1 key!!!. £16 for a tomato soup. Bar area no air conditioning.Staff as helpful as they could be but this hotel is not in the best shape.
Great location; great bedroom; efficient staff
Mediocre breakfast at best - certainly no better than Travelodge/Premier Inn standard. Bare minimum in terms of variety of fruit, cheeses, bread and presentation of cooked food left much to be desired and nothing to the imagination! REALLY DISAPPOINTING!!
The staff were very professional and polite at all times.
There was nothing i did not like.
Warren House Hotel Review I booked Warren House Hotel well in advance as part of a birthday treat to coincide with Wimbledon 2026. The hotel’s website presents it as an elegant 4-star Victorian property with beautifully appointed rooms, excellent facilities and an appealing fusion restaurant, so my expectations were understandably high. Unfortunately, the experience did not quite match the impression created online. On arrival, I was informed that the gym and swimming pool would be unavailable throughout our two-day stay. While I appreciate that facilities occasionally need to close, it would have been helpful to have been notified before our arrival. The room itself was much smaller than expected and, regrettably, did not appear to have been cleaned to the standard I would expect from a 4-star hotel. The bathroom was clean, but the décor and fittings felt dated and would benefit from refurbishment. During exceptionally hot weather, with temperatures in the mid-30s, the air conditioning was not working initially, although I was pleased that staff resolved the issue promptly. One unexpected drawback was the level of noise from the kitchen late in the evening and again early in the morning, which disturbed what should have been a relaxing stay. We dined in the restaurant on our first evening. The staff were excellent—courteous, attentive and genuinely helpful throughout our stay. However, we found the menu quite limited and the portion sizes disappointing. After noticing several cleanliness issues in the room, including cobwebs on the ceiling, I asked the following morning if the room could receive a more thorough clean. Although the request was acknowledged, the cobwebs remained when we returned later that day. Overall, while the staff were a real credit to the hotel, I left feeling disappointed. With greater attention to room presentation, cleanliness and proactive communication about unavailable facilities, the guest experience could be significantly improved. In my opinion, Warren House Hotel currently falls short of the standard I would expect from a 4-star property and, for the price paid, I did not feel it represented good value for money.
Breakfast was a little hard work. Went down for breakfast at 9. (Was open till 10). They were already on the go slow not much food left. Had to ask for bread to make toast, no oranges left to use the fresh orange juicing machine. Swimming pool was closed. wasn’t a proper shower was a shower bath.
Lovely rooms and bed very comfortable. Good location.
Food disappointing and in particular the breakfast was poor. Limited choice, food not replenished and buffet was cold. Not in keeping with the hotel.
Setting and architecture
Little bit rundown in parts
Beautiful building and location
Hotel is extremely tired and in much need of a complete refurb, gardens are unkept and the breakfast was clap cold
Location is very green. And the room was located on the ground floor, which is of our preference.
Air conditioning is not in all areas of the hotel. Pool was under construction.
Staff were friendly, room was comfortable and had most things you need - good AC! (the room was small but that didn’t bother us)
Breakfast was average quality, gym is good for cardio, bad for weights - cable machines are poor. Pool is small but was being renovated so not open. The location is good for Richmond/kingston but to get into central London it’s a bus and a train, or taxi. You can walk to train station (norbiton) it’s all downhill so easy walk about 15-20mins
Built in 1865 with most of the original features intact. Staff very friendly and helpful. Air conditioning in the room was very welcome with temperature around 34C. Lovely gardens and sitting outside to eat was great. Easy access by taxi to Wimbledon tennis.
The menus were quite limited.
Great location, It’s in a beautiful area, a really lovely building. we chose this as our base for visiting Wimbledon for the tennis, which was an easy 15 minute uber ride. Clean with great A/C in the room, and a decent shower/bathroom
The swimming pool was out of action which didn’t affect our stay but maybe should have been mentioned before arriving. I appreciate it was all booked up and we were lucky to get a room, but at 6ft 3 I’d have liked the upgrade to a bigger bed as the double was a bit tight.
room was small but nice.
Lots of empty plates and glasses left aorund on trolleys, maybe under staffed....Outside area felt a little uncared. Thoght the hotel was generally a little scruffy - chipped paint, old fixtures - needs a revamp . re decorate.
Staff friendly. Room lovely. Location great.
No pool available or gym facilities.
Staff are good, we needed to be moved room due to faulty fridge causing room to overheat. But they sorted it
The pool was closed again which was a shame. Happened twice to us now
Absolutely fantastic. Staff go over and above to help. Nothing is too much trouble. They think of everything and if you want something they will get it for you. Food brilliant. Doesnt look much to start with. But all freshly made. You can have as much or little as you like! Afternoon tea excellent. Even the Wimbledon cake and biscuit is brilliant! Tea good choice. Breakfast also excellent. Deluxe room fab and they have air con! location is excellent for Wimbledon and the park. private quiet road. everyone works really hard. Lovely quiet hotel. excellent product quality in the bathroom. We will be back next year.
Staff were friendly. Location good
Al la carte menu very limited and Asian bias - not good for people who do not like spicey food. Bar menu only offering burger, chip type food - not expected from a 4* hotel. Breakfast so poor we cancelled 2nd morning. Self service with many things running out & luke warm food. Eggs only available to order which arrived long after breakfast? Very poor quality for £20 per head. Plug sockets in room and fridge did not work.
Good location for Wimbledon
Prices for the same night vary hugely amongst booking agents - do you homework. Carpets in bedroom look like they need a clean! Bowl of fries approx £5 Bowl of loaded fries approx £11 The loaded = a squirt of cheese!!! Not quite what I call loaded fries!! And not worth the extra money!!! Breakfast was nice & fresh orange juice a nice touch. Nice touch for anniversary - cake was left in the room - although the empty plate was left outside our room (by room cleaners) till we checked out. This hotel could be very special - just needs attention to detail.
Very friendly and attentive staff from the reception to the bar. Gorgeous room which was very clean and high standard of fixtures and fittings etc. very quiet and leafy location and free parking right outside
Not a problem for us but there are no bars/shops etc nearby. We knew this when booking and wanted the quiet location. We did walk to an amazing tapas bar - about 20 mins away - called the pottery tapas bar which was really lovely. And it’s a lovely walk too
Location - nothing else was good about it
Cleanliness - whole hotel is extremely tired with threadbare carpets and chipped pain on most of the doors and public areas. Staff were unhelpful. Breakfast items on were buffet table were cold despite needing to be hot (bacon / sausage / beans etc). All in all â very expensive mistake. I raised a formal complaint but as I write this there has been no acknowledgement of this either via WhatsApp or email. Please avoid and find somewhere else.
Lovely setting. The staff were brilliant. The room was a good size and with Aircon. The bathroom was clean and fully tiled with a good shower. Great breakfast with lots of choices. We had dinner in the lovely garden area as it was quite hot but there is a good dining area.
Maybe a little more choice on the evening dining menu.
Three star hotel, trying to be four star, charging five star prices! We stayed at Warren House Hotel after a day at Wimbledon and, unfortunately, the experience was extremely disappointing. I would not stay there again. We paid £320 for one night, so naturally expected a good standard of room, service and overall hospitality. The hotel presents itself as a quality country house hotel, but our experience did not reflect that. We arrived at around 10.15pm, having messaged ahead to confirm we would be arriving late. At check-in, I specifically asked whether food was still available and was told we could either eat in the bar until 10.45pm or order room service. We went straight to the bar, only to be told the kitchen was closed. When I challenged this, the receptionist denied having said food was available, which was frustrating and poor customer service. Our room, Room 31, was tired and poorly maintained. The furniture felt cheap and dated, paintwork was chipped, and the finish around the bathroom entrance was poor, with exposed carpet gripper / edging. The public areas also looked neglected, including visibly worn and threadbare carpet on the stairs. Breakfast the following morning was also disappointing, with the cooked buffet items cold. For a hotel charging this level of room rate, that is simply not acceptable. I raised my concerns with the hotel directly during the stay via WhatsApp and specifically asked to speak with either the General Manager or Duty Manager the next morning. No one came to speak to us. I then raised a formal complaint after the stay and, at the time of writing this, have received no acknowledgement or response either by email or WhatsApp. At check-out, I said everything was not okay, but no meaningful attempt was made to understand the issue or escalate it. Overall, this felt like a tired hotel charging premium prices without delivering the corresponding level of service, food or room quality. Based on our experience, I could not recommend it and would not return.
They cancelled the day before our booking due to ‘renovations’ which I’m sure they knew about well in advance
Convenient location for Wimbledon Room good temperature with air con Bed super comfortable
A little tired in areas, bathroom door tatty and carpet in shared areas worn. Breakfast adequate but nothing special
Alloggio Bellissimo sembrava di essere in un castello, zona molto tranquilla e ben curata.
Essendo Italiani ci è mancato in bagno il bidet per il resto tutto ok
Excellent breakfast with lovely breakfast room. Friendly staff. Lovely clean room with everything we needed. Plenty of onsite parking. Great atmosphere.
Just a note for the future-there was a king duvet the super king bed. As it was summer, and very warm, it didn't bother us, but it should definitely be changed for a winter booking :)
An amazing hotel in London. Lovely staff & our room was superb!
Nothing!
The location and building is beautiful and the photos of the better rooms look good. Breakfast and service good
They are going through refurbishment. And good project management is needed. Our double room was tried, had not been properly serviced as requested on our 2nd day. The doors needed refurbishment (accepted), but the door had accumulated dust. I have written on it. I would suggest not using rooms that have not completed refurbishment. The main stairway carpet was never hoovered. All main carpets in our area were tired. The front automatic door should be cleaned daily. Please remove the awards from the previous owners. You have an opportunity to make this tidy hotel great.
Good location and parking.
Mattress very hard and uncomfortable.
Gym closed. Pool closed. Hotel very tired chipped paint not clean
Location and gardens were great.
Looked a bit shabby throughout the stairs and hallway. Carpet a bit threadbare. Had to ask for a room change as ceiling had water stains on it and a massive bulk head that you could hit your head on. After speaking to reception we were offered a room change which was much better.
Booked this hotel months before we should’ve stayed. They cancelled our reservation 24hrs before we were due to stay for renovation works. This is clearly not something that was a surprise and resulted us having to book other accommodation a lot more expensive due to the last minute booking and Wimbledon. They also told booking.com who we booked it through that we didn’t turn up so getting the refund is proving a nightmare. Avoid booking this hotel at all costs. Appalling customer service
Great hotel in a lovely area, very conveniently located for Wimbledon. Rooms are clean and the renovation work completed since we were there last year has made a massive improvement. We had a minor issue after checking in which John on reception sorted for us instantly. He couldn’t have been anymore helpful or accommodating. Very few hotels have we stayed at where someone has made something so hassle free. Thank you. We will definitely be back.
Gorgeous building and grounds - with plenty of parking.
Slightly tired decor but still very comfortable
A beautiful property with stunning grounds, comfortable rooms and attentive staff. Bedrooms were spacious. Breakfast was lovely. Staff were very friendly and helpful.
Nothing.
Breakfast was good. Shower gel and shampoo were luxurious. Bed was comfortable. The swimming pool was good. Staff was very pleasant.
Wobbly desk in the room. TV did not work. The room outdated and not very spacious.
The room was clean and comfortable. We had dinner and breakfast and the food was delicious. The staff were friendly and helped with inquiries. The area was very quiet. The hotel is easy to reach by car and there is ample parking space.
Nothing.
Almost everithing.
Small things there and there.
Lovely room with a big bed and sofa. Breakfast was included and was excellent, I like the Indian twist to the Omlette
Swimming pool was closed when we visited which was shame but not a show stopper
Clean comfortable and quiet
Lovely gardens
Location, lack of air con in dining room, tired property.
Comfy beds, a lovely garden and cold air con for a refreshing stay in a heat wave. Nice breakfast.
Complimentary water bottle was warm, it would be a nice touch to store it in the fridge.
Owners are destroying this beautiful listed building, destroying our heritage. This hotel is in a very wealthy area, it has a huge potential customer base of locals in addition to tourists. But the new owners are running it into the ground. It is dirty and messy. The old, antique fittings are top quality and were well maintained by previous owners, but the new owners have used only the cheapest, tattiest things. They have been building a conservatory for years, it seems to be stalled. It looks awful, it ruins the beautiful grounds. I'm shocked English Heritage haven't slapped them with huge fines. The restaurant used to be incredibly good. Once the new owners took over, it turned into a shambles. I've never had such shockingly bad food. Can't imagine the chef has any training. I dread to think about the hygiene, as they seem so clueless. The new owners want to build a ugly monstrosity of an extension. They say they need it to be viable. Under the current owners, there is no way this hotel will ever be viable. It's a disaster zone. Steer clear.
Large quiet room with Aircon and beautiful garden view. Tasty food
The swimming pool in action would have meant an excellent score.
Very stylish, relaxing and the staff are great.
Nothing to dislike about this Hotel
It was in a good location.
The breakfast wasn’t ok. We thought it was very poor. The tea was like dish water.
Great quiet location
Swimming pool closed for repairs
Good location and attractive grounds.
Swimming pool was out of service, as it was last time we stayed.
...a truly wonderful and inspiring 'pile o' bricks' set in a beautiful park with wonderfully hospitable and friendly staff. Truly individual rooms with beautiful details - all in all: I would be happy to come back any day :-)
