Provider-sourced guest reviews.
breakfast was great. coffee was on early. choice of cereal. selection of breakfast items done in a self serve format. really effective for off hours snacks.
nothing. everything worked well for us.
Comfortable, and beautiful
What a beautiful, clean, and conveniently located inn. The bed was extremely comfortable, the bathroom towels were sumptuous, and breakfast was just perfect--not too large, but comprised of fresh ingredients and good coffee. We enjoyed our stay.
High recommandation. Beautiful, tasteful rooms in a Victorian house with a generous and welcoming host.
We loved our stay. Thank you very much.
The bedroom was large and well decorated. It has a view of the bay and comfortable chairs to sit in and enjoy it. A Keurgig style coffee machine and pods for it are included. Breakfast provides an assortment of hot and cold items to enjoy. There is an assortment of tea, coffee, and juices to choose from. While dining, we had a marvelous time talking with our host, David, and, Cherry, a wonderful person that helps keep Balmoral House the fabulous place it is. We also dined with other guests and shared stories and ideas. The location was a perfect "home base" for visiting many places such as Cape Spear, Signal Hill, Mistaken Point, and numerous other places.
Nothing
The Host and his staff were excellent, engaging in polite and informative conversation about the community, St. John's and the area.
Everthing was absolutely great....no issues!
Beautiful home, big rooms, great view, good food and nice host. Walking distance to downtown
Beautifully restored by David. Great location to everything St John’s has to offer. Room was very clean and comfortable. Cheri had coffee and breakfast ready every morning to start your day off.
Everything was perfect.
chambre tres propre, dé.jeuner correct
Pas de table dans la chambre. Tres déplaisant lorsque l'on arrive avec laptop, camera, montre, chargeur...ect Une table est un must.
David is a lovely host. The Inn is a typical heritage row home and David has done a beautiful job of renovating and decorating it. The room was spacious and the bed was very comfortable.
Cute character in the heart of downtown
Great location in St Johns, amazing staff that were so kind and helpful, and wonderful facilities that were well worth the price,
Honestly, I can’t think of much to improve, it was a little pricey but for what is provided makes it feel worth it.
From a B&B in this price range I expect more, especially food service. That was more in line with a continental self service buffet at any regular chain hotel.
great breakfast and location
my only complaint is that I had no night table or electrical outlet beside my bed.
David was very nice ,helpful. The house was beautifully restored.
Very good location and personable, informative host.
Location was excellent and our hosts were very friendly and helpful.
Great property at a great location - more spacious than the pictures make it seem!
Emplacement, accueil, aménagement, déjeuner
Menu du déjeuner pourrait être être plus varié
We just got back from St John's and would highly recommend Balmoral House. Room had a wonderful view of the harbour and the room was comfortable and cozy. David is a great host. Breakfast was continental style and was a great start to each day. Easy to get to restaurants and shops in the downtown. Wonderful- we hope to stay here again.
Very clean, tastefully decorated. Host was wonderful, very helpful and polite.
This place is highly recommended! Calm, clean, beautiful interior design. Good breakfast. The host is very hospitable and made me pancakes just because I fancied one morning! My friend and I loved our stay! You just got to avoid the late night/early morning walks around the downtown and that is the only downside to the city - not to this place. We had almost an incident, however, we'll definitely book the Balmoral House for the next trip! It's worth it! :)
Close to downtown shops and restaurants. Clean and tidy. Friendly staff.
48 Stairs to get up to the room
Great location and the host was awesome. Very knowledgeable of the area and the attractions to see. Room was very clean and spacious. We appreciated the fresh towels and linens every day.
Nothing, everything was great
Easy 15 minute drive from St. John's airport by taxi or Uber. Great location for walkable convenience to downtown restaurants, pubs, The Rooms. Continental breakfast is just what you need to start the day, but the best part is the warm hospitality shown by the hosts. They take great pride in keeping the place immaculately clean, being responsive to inquiries and doing their best to make sure your St. John's visit is simply delightful.
This property was centrally located a short walk to the Rooms. Only 10 minutes from Geotge Street. Nice snacks and a full breakfast provided. Harbour view from our room
David maintains a high standard of upkeep and service. We would stay again at Balmoral House.
We really liked having the B&D owner join us for coffee during breakfast. The conversation was lively and informative.
Nothing.
The host David was very nice man. The place was very clean and served nice breakfast. Highly recommended. nice breakfast
The room was lovely and very comfortable. The host was friendly and helpful. The view of the harbour was a definite plus. The location was great.
Nothing.
Great location as its within walking distance to all the downtown shops and restaurants. Friendly and helpful staff as well as such a spacious and well kept room made for a great stay.
I would highly recommend this property! Amazing and informative hosts, quiet property, very clean and welcoming, wonderful breakfast, walking distance to the downtown restaurants and bars and just a short drive to some amazing sites! I would definitely stay here again the next time I’m in St. John’s!
The property is absolutely gorgeous. The host, David, was quite informative, kind and courteous. Would highly recommend.
A gorgeous historic property located within walking distance to downtown amenities and attractions. Cheri was friendly, hospitable, and helpful in making our 2-night stay most pleasant—a wonderfully warm and comfortable facility.
Our host, Dave, and Cherrie were both amazing: welcoming, attentive and offering helpful tips. The house has been lovingly restored and is in a great location: 6 min. walk from the Rooms and easy walking distance to the main downtown sites. Would definitely stay again.
Charming property with comfortable rooms, in a very good location. David, the owner, and Cherry, who works there, made us feel very welcome and gave us very good suggestions about things to see and do.
Nothing
Hospitality, comfort and cleanliness.

Very central location. Very clean. Nice breakfast. Friendly staff.
The location was great.. very nice rooms. We were there twice on this trip to Newfoundland. 2 nights at the beginning and 3 nights at the end. The breakfast was excellent. Parking was provided. The room on both occasions was exceptional. Sherry and David were both friendly and had lots of suggestions of things to do. We highly recommend it. Thanks. We hope to return.
The room was beautiful, spacious and very clean. The staff was friendly and helpful. The location was outstanding, close to many sights and restaurants. The breakfast was good. Check in was seamless and parking was directly in front of the Bed and Breakfast.
It is nice to have coffee or tea available outside of breakfast time.
Host was fantastic - very knowledgable about St John’s & surrounding are and was super friendly! Accommodations were better than I expected. Would definitely stay here again.
Lovely old charm. Bed was very comfortable. Are washroom was a little small, no where to put things. Shower was great.
David was very congenial and made sure we had pleasant and comfortable stay. Parking was easy and the location was within easy walking distance of a number of attractions.
Felt like home
On registering, we received a parking permit for our car, so we could park on the local streets. The manager was very friendly, and gave us a nice breakfast each morning. The room was a good size, and the bed was very comfortable. We left a camera battery charger in the bathroom, and the hotel staff contacted us immediately and tried to return it to us. They were very helpful and sympathetic.
Lovely Bed and Breakfast close to downtown St. John's. Our host provided parking passes which enabled us to park on certain streets in the area free. A variety of breakfast items were available. Close proximity to restaurants and shopping. Quiet and comfortable.
Excellent location..easy parking..exceptional hospitality..lots of variety for breakfast….would return without a doubt!
This property is lovely. David, our host, is very friendly and knowledgeable. He knows how to run a great B&B. There are only four rooms, two on the second floor and two on the third. No elevator so you have to be able to navigate the stairs. Permit parking was right out front. Very steep walk to the downtown area. Homeless hung out in the park just one house away.
Lovely and comfortable rooms with great hosts Also the right breakfast for nice summer days in St John's
There was no service desk on the premises - the communication was done over the phone or through notes in an envelope. Once you walk in there are sign saying to remove footwear, which was extremely inconvenient each time you needed to go and from your room. The are 4 flights of stairs you have to walk up if your room is on the top floor, with no option for an elevator. The room we stayed in was so small that two suitcases took up the entire floor space. The breakfast consisted of bread and cereal. The toilet paper was thin and cheap. We stayed for 4 nights and felt extreme claustrophobia by the end of our stay. Overall wouldn’t recommend for the price you pay.
Beautifully restored and well appointed property. Good location to walk to historic downtown and free parking pass! David is an excellent host and really helped us each day plan our activities so that we think we saw the best of the area in our three night stay. Self service breakfast buffet was perfect for us - fresh bananas each day were appreciated as we’ve been missing them on our travels.
Nothing
The Balmoral house is perfectly located for easy walking distance to all attractions and activities in St. John's. It is about a 2-3 minute walk to "The Rooms" museum! The room was very clean and quiet with a comfortable bed, and we slept very well. The air conditioning during the summer heat wave was a huge plus. The owner, David, is very kind and hospitable, as well as his employee, Cherry, who was very sweet! The decor is classic Victorian and very pretty. We enjoyed our stay very much.
Breakfast is quite simple and informal, so it feels a bit more like a guest house than a classic B&B, but this didn't bother us. It gave us the flexibility to eat breakfast when we wanted rather than on a schedule. The Postmaster's Bakery is also right around the corner for excellent food, coffee, and pastries when we needed to eat more. Bathroom is very small, but not a problem for us. I didn't care for the single ply, extra thin toilet paper in the bathroom as some other visitors shared. Everything else was wonderful.
The bed and breakfast was tastefully decorated and well appointed. David, the host, was friendly and engaging.
Nothing.
Lovely stay, with view of harbor. Comfortable room, easy access to town restaurants, and great host and breakfast
We stayed for two nights, but would have stayed longer. Very comfortable room and wonderful continental breakfast. David, the host is friendly and helpful.
Very clean and nice breakfast. Quite a few stairs to the bedrooms. Walking distance to restaurants ( uphill return walk lol).
Beautiful old home, first class amenities.
Very comfortable and a great host. His home baking breakfast is delicious.
Location
The location was perfect and the parking tag we were given was very helpful. The only thing I would change would be a better breakfast. Lacked hot options and should have low sugar cereals.
Lovely property, friendly owners, great location.
Nothing to dislike
Beautiful place! Cherry & David made us feel welcome!
Took some time to figure out how to use the TV? But Cherry helped us out, once again.
Great location, clean, quiet room. Very spacious.
This was the splurge place for our trip. Based on the pictures and the previous reviews, I knew it would not disappoint. And it most certainly did not. Beautiful, clean and comfortable. There were times we did not want to leave the room! Nice location, in the city but just enough away. Very clean. Quiet. The Postmaster's Bakery is about a block away. Also, parking permits available for use - very nice!
Given the luxurious nature of the Balmoral House, the breakfast, while decent, didn't quite match up. That said, the Postmaster's Bakery is less than a 5 minute walk away.
David and Cherry were very friendly
Our room was small but it was a good location close to downtown but not too close. Thank you David and Cherry.
Close to major attractions. The room and property were clean, and the tea cakes were delicious:)
Long walk up & down hills to restaurants & Water street. Some unsavoury characters sitting on step and frequently seen in park next door. Beautiful restored old home. Lovely spacious rooms. Very clean with comfortable beds. Buffet continental breakfast. Air conditioning. Parking on street available.
Cherry, housekeeper, was efficient, friendly and most helpful. She upgraded us for our 2nd and 3rd nights, once a room became available. The property has been brilliantly restored to Victorian/Edwardian splendour. Convenient for all the sightseeing we wanted to do - and for dining (if you can handle the hills! which we could.) We liked the owner, David.
Great room, great service from the staff, great location close to restaurants
Very nice B & B. Close to down town. Every walkable to all the restaurants.
Friendly owner and staff
The Balmoral House is a bed and breakfast run by a great, friendly, young couple. It is located just above the hub of St. John's within walking a distance of all of the pubs and restaurants (which is great as it can be hard to find parking in the core). We were lucky to have the best room in the house and it was lovely, although old fashioned. The place is and probably the best part of our whole stay.
The home was quite beautiful, the view out The Narrows to the Atlantic breathtaking, the breakfast excellent; Sherry was an outstanding host. Please emphasis how challenging the stairs can be to those with knee problems. It was barely five minutes to The Rooms and 10 minutes to the prime areas of Water and Duckworth. The steepness of the streets to the heart of downtown was challenging. We would have felt a little less nervous arriving late at the airport if we'd had an email letting us know how we'd get the key. We thoroughly enjoyed ourselves.
Well located - we walked everywhere including Quidi Vidi and signal hill. As long as you are prepared for lots of hills in St John’s. Lots of options for breakfast Good price for the location Clean!
This is a very quiet and mature B&B. It is in an old house, probably built in the years after the Great Fire of 1892 in St. John's, and has been lovingly restored by David, who came to Newfoundland in the very early 1990's. He is very happy to discuss the history of the house and the marvelous restoration work that he has performed. Breakfast is in the dining room on the main floor and is very much a "help yourself" arrangement, which we found to be a very homey affect. The kitchen is open during the day, so you can help yourself to tea, coffee, etc at any time. The room that we had, #1, was on the second floor and looked directly over the harbour and out the Narrows (the entrance to St. John's harbour). The room is big, with a very comfortable double bed, and a sitting area - delightfully relaxing. The bathroom was a nice size with a stand-up shower that had very good pressure and temperature control. Balmoral is situated very close to downtown without being "downtown". It is an easy 10 minute walk to the restaurants, shops and sights of historic Duckworth and Water Streets. In a nutshell, we loved our stay in Balmoral. It easily rivals some of the very nice B&Bs that we were fortunate to have visited when we lived in northern Europe. Thanks David.
In short, nothing. For us it was a bit of a splurge, but you get what you pay for.
Friendly host. Plentiful breakfast. Comfortable room. Location
Nothing really
Exceptional continental breakfast. The property was extremely clean and David the host was very personable. the check in was easy. I would not recommend this property to someone with mobility issues.
Charming older home we’ll maintained snd furnished. Very friendly owner and staff.
Love the decor!
very clean, breakfast was great. owner and host - David, was a pleasure to meet. House is beautiful, and great location. walking distance to downtown St John’s.
nothing
The host, David, is there at breakfast and is a wealth of information. He’s friendly and easily available. In the room, I liked the detachable shower head in the bathroom, as well as the solid hook for hanging things on the back of the door - important details. The room (1) had a nice view of the harbour and the colourful houses. Good air conditioning/heat system if needed. Two chairs and a coffee table were very convenient. Everything was clean and well-maintained. Excellent street parking & guests are given a permit while staying there. Location is also excellent.
One-ply TP was off-putting. It didn’t suit this wonderful b&b to cut back on quality like that. We bought our own at a nearby pharmacy. This is picky, but the dried flower arrangements in our room needed dusting. Not a big fan of these anyway, for a bedroom.
Our hostess in the morning, Cherie, was so helpful and friendly. She shared her experiences in St. John's and was so positive. The owner David was very pleasant and both of them offered suggestions for must see places. it's right downtown so we could park the car and walk, walk, walk!
Location was excellent, the old house was beautifully restored, elegant and comfortable. Our host Cherrie was very attentive, warm and friendly and we enjoyed chatting with her at breakfast .
I loved the whole atmosphere and location of the property
