Swimming pool make the property different from others.

I booked deluxe room with king size bed but got attached twin bed which hampered comfort.

No wifi network I asked in the reception the same and they were like it’s not working around your room area. Have to go main entrance of the villa to get connected with network

Le personnel est très sympa et arrangeant lorsque nous avons des demandes. Notamment Samalka qui est très à l’écoute et serviable. L’hôtel est très calme avec tout le confort nécessaire.

Place has a clam vibe and on the main road to Sigirya rock. A special memtion to Samalka, he helped with scooty rental and jeep safari like immediately. Will be visiting again!

The people are beautiful and so friendly. The restaurant was clean, had lots of variety and tasted great. The staff were amazing especially Parami, Akalanka and Mr Kumara were very helpful and friendly.

I stayed at this hotel for two nights, and everyone was incredibly kind and helpful. They were also very supportive when I had some trouble during my trip, which made me feel safe and reassured. A special thank you to Nikini for all your help. The location is very convenient — only about a 5-minute tuk-tuk ride from Sigiriya Rock and around 20 minutes from Dambulla. As the hotel is surrounded by nature, I did come across some insects and reptiles, but thanks to the kindness and hospitality of the staff, I had a wonderful stay. M.Y

We are a Family of 4 from the US that planned a trip to Sri Lanka. This villa/hotel was our first stop as we visited Sigiriya. A very friendly and accommodating staff greeted us at almost 3am when we arrived! The rest of our stay was memorable and comfortable. Great location as it is a convenient stop to many places that we visited including Polunnaruwa and Sigiriya Rock. We loved our visit to a spa nearby that was about 5 min drive from the hotel. Rooms were clean and villa experience was unique for us. Our kids enjoyed a visit to the pool too. We were able to enjoy breakfast and dinner at the hotel. The staff and chef accommodated our vegetarian food requirements. While we did not have as many options they made sure we had choices for each meal. During dinner we saw a few lizards get close to the buffet. The dining hall is outdoors so insects and lizards are no surprise. But getting close to food that was left open was a concern for me. Hence my review with 4 stars. Overall we enjoyed our stay and experience at the hotel. Staff is very friendly and accommodating!

Zeer mooi hotel, mooie ruime kamers, héél leuk zwembad, vriendelijk personeel, ruime keuze ontbijtbuffet dat dagelijks (licht) aangepast wordt. Voldoende andere eettentjes in de buurt. Top: huur een scooter om de hoek, top service en de omgeving leent zich er perfect toe.

Geen kritiek maar 5 sterren is toch ruim gequoteerd. Onder andere het zwembad had toch wat onderhoud nodig maar blijft fantastisch.

Our stay at Fresco Water Villa was very disappointing. The room had a lot of mosquitoes and insects, which made it very uncomfortable to stay in. The condition of the room was poor, and the furniture was old, damaged, and not properly usable. The food was another major disappointment. There were almost no vegetarian options available, and the quality was so poor that we chose not to eat there at all. Overall, the hotel did not meet our expectations, and I would not recommend it based on our experience.

It's a lovely ambiance, very green & picturesque. The pool is very clean. The sun loungers are actually comfortable!!! The breakfast is very good & even has real butter instead of margarine (a good reason for 5 stars in itself) the staff are superb. The reception is so calm & friendly & welcoming. The deluxe room is co.fortable, though bed is a bit hard. It's a great location a short tuk tuk to the rock & village. All in all a great stay & highly recommended.

Fresco Water Villa was a great place to stay during our trip. The rooms were clean, comfortable and had everything we needed. The staff were friendly and always ready to help, making us feel welcome throughout our stay. A relaxing hotel in a convenient location, perfect for exploring Sigiriya and the surrounding attractions.

Such a lovely hotel. Such a nice ambiance in the grounds and pool, wonderful staff & the pool itself was lovely. It actually had comfortable sun loungers! 😁 And real butter available at breakfast, not just margerin!. The deluxe room was very good with a beautful iview of the grounds & pool. Beds a little hard and bathroom tiny but workable. We really recommend this hotel. Especially the wonderful staff. Good job!

Location Excellent for Sigiriya Rock.

Pillows really old. Bedding needs washing and upgrade. Too many gaps in room doors/windows for insects to get in. Breakfast was below par.

We loved our stay in Oak Ray Fresco Villa. The rooms were very clean with a good airconditioning. The breakfast was more than enough. It’s about 2-3km from the ‘centre’ of Sigiriya, but plenty of tuktuks who can bring you there.

Us the property need a large amount of maintenance Firstly the internet would not connect and after about 2 hours it seemed to work from there on in Secondly the air conditioner would not blow cold air and the remote seemed to be broken thank goodness there was a fan Thirdly the toilet would not fill and maintained advised the float was broken but if you pushed it it would work so most of the time the cistern top was off so we could make sure the toilet would flush The grounds were great and the pool good but the complex needs to have some maintenance done

There was no à la carte menu. Basically kitchen only had fries when we wanted a meal / either way this is a minor matter..

Can’t begin to thank the staff here. We were left stranded by our other hotel at 4 AM unable to check in and stumbled across this hotel. Samalka took care of us and checked us in and welcomed us to this hotel with very short notice very early in the morning. Their hospitality was unmatched throughout the entire stay. They turned a terrible start to our trip into a memorable one. Would highly suggest this place! Breakfast was great as well.

Excellent stay with Family ..Food is good and staff is so friendly and stayed in a room in front of the pool so kids are really happy with the stay.. Since the hotel is so close to sigiriya it is very convenient for us to rest .... I saw few sharp edges in side the swimming pool so need to give attention about safety ....

The pics were deceiving. The rooms are outdated and smelt musty. The service at breakfast was lacking. Breakfast was from 6.30 to 9.30 am, however, at around 8.45am, the cheese, fruit etc. platters were almost empty and not replenished. There was a constant noise of some sort of machine staring and stopping the entire night, disrupting sleep.

The main door, toilet door and the fridge door all not working. They have to change the lock for the main door because I can use my key to open 2 others room. Toilet door can fix, need to bang. it really hard for it to close. Fridge door took sometime to resolved. Never encountered a place that all 3 doors not working ...

Velice pěkný hotel, ale využili jsme ho pouze pro přespání. Do hotelu jsem dorazili až kolem 22 hod. Ráno jsme ještě za tmy vyšli na prohlídku Lví skály, nejdříve pěšky, ale byli jsme místními upozornění na možnost volného pohybu slonů, takže jsme mávli na první Tuktuk. Snídaně byla formou samoobslužného bufetu, dalo se vybrat. Dobré byly omelety.

Vybavení pokoje - skříně už jsou zastaralé, ale ani jsme do nich naše věci nevybalovali.

Pool was nice, check-in good, room overlooking hotel area, convenient location to the local attractions (e.g. Lion Rock)

Stairs only to upper level rooms (no lifts), had to report water pouring out of the pipes at our room door/back of the building (which meant water pouring on you trying to get up/down the stairs to room), and the pipe issue meant no hot water in shower. Breakfast buffet was limited and again upstairs. Hotel not suitable for any mobility issues even if had a ground level room. Stairs to access everything - reception, breakfast, coffee/drinks bar.

Lovely setting with a beautiful pool. Large room and en-suite. Staff attentive and helpful. Restaurant good with a wide variety of food. Great situation for visiting Lion Rock and several national parks

From the moment that I stepped into the hotel until I checked out the overall experience was superb. Staff was welcoming and we had a good time. On our next visit we will make sure to go back there again

+ Dinner is great + Beautiful resort + Friendly staff - Bad beds - Large groups of tourists arrive by bus make noise, also at night - unstable wifi connection - dirty/outdated rooms - no follow up on requests by reservation It feels like they prioritize the large groups of tourists above individual bookings

Receptie gedeelte en zwembaden waren mooi!

De kamer was niet zoals op de foto’s. We zaten ook niet in het hoofdgebouw maar aan de overkant van de weg. Alles was gewoon een beetje oud. En het bed, het matras was doorgezakt, je rolde naar t midden toe.

Бронировал за 5 месяцев, основывался на отзывах, фотографиях и наличии бассейна - и полнейшее разочарование, бассейн в другом месте - и солнце только с 10 до 14....хотя сам бассейн чистый. Больше ничего не понравилось.

По порядку: 1. Нас повели при заселении через дорогу, где отсутствует пешеходный переход, к другому комплексу, о чем при бронировании ни слова!!! к отдельному корпусу с отдельным бассейном. 2. Номер достался 501. И это КОШМАР!!!! Вместо заявленной большой одной кровати - 2 сдвинутые??????и это с мягкими продавленными матрасами.... 3. В удобствах бронирования - помещение полностью находится на первом этаже! больные колени, думал как хорошо - только это оказался номер на втором этаже. 4. написано Балкон, но и балкона нет - есть узкий проход к номерам!!!! 5. Телевизор - сначала пришлось попросить чтоб заработал, в итоге 5 каналов, из них 2 одинаковых, один англоязычный завис. Смех!!!! 6. Вид из окна - это просто издевательство!!!! Его нет!!!В этот номер никогда не приходит солнце!!! 7. Запах плесени и сырости!!! 8. Сейф - просто не работает, свистит только.... 9. Дверь в ванную комнату не закрывается совсем. 10. Входную дверь нельзя зарыть на задвижку - сломана. 11. Прикроватная тумбочка не закрывается. Столик - не открывается. Вся мебель кривая и двери плохо работают. 12. Отдохнуть у бассейна тихо не возможно - по пять-шесть работников по балконам-проходам носятся с уборкой и громко кричат...зачем? 13. Провели у бассейна 3 часа, никто не пришел убирать этот гадкий номер, потом пошел дождь-пошли в номер - и тут пришли с уборкой. фантастика. 14. Завтрак обычный, посредственный, и нужно ходить через дорогу, обслуга на завтраке - просто толпа бездельников. 15. При встрече вынесли латунного петуха, жгли свечи, фотографировали - и поселили в конуру. Пафоса много - толку мало. Жалобы не подействовали. 16. и зубную щетку положили одну на двоих!!!! Экономят??? 17. Сушильная машина - где это? что это? 18 Особо по оплате - 152 доллара за 2 дня за этот УЖАС???? и при оплате, заявленной в долларах не могут с долларовой карты списать доллары. ???
