I turned up to a very friendly welcome by a young man on reception. Nice and easy to book in and the whole place has this exceptional relaxing atmosphere.
I have nothing negative to say on this occasion.
I loved the room, and was worth the Penthouse nickname. Staff were very helpful.
I wasn't too impressed with the open plan bathroom. The breakfasts were nothing special.
Location, facilities & staff were very helpful. Housekeeping were particularly well organized & helpful!
All good I would stay again!
Decent location
Very dated rooms
Cleanliness, staff, location were excellent
A bit tired in areas. Bedrooms a bit too snug,

Nothing
All the staff were excellent, and the room was very clean and comfortable.
All was good.
It was good staff were good + free parking would stay again
Clean,tidy and friendly
Very friendly staff. Great location
The place lovely a touch ye oldy but i like it a lot, Staff are friendly and attend to your every need, Breakfast and the food in general are excellent, will be visiting again.
My only gripe is the menu was a little sparse, but food was great.
The swimming pool was perfect
Staff were absolutely brilliant
I thought that £80 was quite expensive for the room I got, and I think that the photos made it look very nice and worth £80… maybe because I turned up late in the evening but I was quite disappointed with my room and thought the whole place was more dated than the photos looked.
Staff, cleanliness
Location nice area there was a car park tea facilities in room and was clean
Room dated and small with carpets that had a dog smell. Looked out onto another room window. Wasn't a particular friendly welcome and no goodbye either just pop keys in box
Clean. Nice eating areas. Comfortable bed.

Staff very friendly, leisure facilities very good , breakfast excellent
Rooms were a little small had a poor view off the houses at the back but then I suppose its the luck of the draw if you get a front facing room but overall an excellent stay and we will definetly return
Great breakfast
Good location within easy reach of beach and park. Nice pool and sauna. Nice breakfast and available food options.
Staff went above and beyond
Nothing very happy
Friendly staff, good facilities including a spa and a large bar and breakfast area. It's the perfect location for Scarborough North golf course which is 5 min away. Also a large car park and good on street if you can't get in.
Overall, the group of us were happy with the hotel and would stay here again. Only a few minor complaints. There was no shower gel in the dispenser in my shower and we thought the breakfast although ok was expensive at £15. Just a bit of advice for anyone staying with a reasonably sporty car. Be careful going up the ramp to the car park. My friend and I both scraped the underneath of our bumpers getting in and out. , I would recommend parking on the street.
Great location Free car park Lovely rooms Nice bar/lounge area Smashing staff
The leisure club was great, small but really good for the price of the hotel, food avarage but quiet nice, and staff very friendly and helpful.
The bed was terrible, hard and quiet uncomfortable.
Great location to the concert venue, Scarborough Open Air theatre. Hotel is clean, facilities are decent, however, there were no toiletries in the bathroom, not even soap.
Lovely clean Hotel with very friendly staff and nice Bar and Breakfast. Reasonably priced and close to amenities in Scarborough.
possibly a little further from the main town than we would have liked
The property was lovely and the spa facilities and bar were ideal.
We liked everything.
All good all fab
Room, facilities, surroundings, lovely salmon and prawn salad for dinner.
Only had breakfast once. Really wasn't that great though. Meaty bits only just cooked enough. Hash brown and beans really over-done.
We booked the Penthouse Suite for one night as we were going to the Open Air Theatre. Location is great but wouldn't say the Donaldson Suite is worth the £250 we paid for it. Toilet is right behind the bed with no door, didn't like that at all, would be very easy to put a sliding door on there, if there are people who want to look at each other on the toilet then they can leave the door open but we would have liked a door on there. I wouldn't bother with adding the breakfast on, it was alright but not worth the £15pp. Staff were friendly enough. For the location we would return if we were going to the Open Air Theatre but wouldn't do the Donaldson Suite and wouldn't book breakfast.
Another lovely one night break at The Park Manor Hotel. Always a cheerful welcome, the pool and sauna are brilliant as is the bar area (decent prices as well ) we felt a bit guilty staying till 11pm (sorry Katie).
Staff great, friendly helpful. Room clean but towels not the cleanest. Overall very pleasant stay but the staff made the difference. Limited lounge menu and way too overpriced.
I have stayed here before when I went to a show at Scarborough open air theatre and the location is great. the hotel and staff are lovely , a great bar with decent prices. food available. plenty of seating in and outside the bar, there is a swimming pool which I haven't used but will on one of my future visits. the rooms are clean and beds are great. nothing to fault whatsoever. breakfasts are lovely aswell !! thank you
Lovely hotel in great location for North Bay and Open Air Theatre Concerts.
We stayed for one night here to watch Holly Johnson at the open air stadium. Was ideal location 5 minutes away. Got there at 3:15 and car park was full not very big and had to park 2 minutes away not ideal but not end of the world. Nice friendly greeting from reception explained everything adequate. Room was ok I thought for £200 a night it was a bit small and loads of flies and bugs on window sills, breakfast was nice and plenty of selection. All in all nice hotel for a quick night away.
Good location & breakfast
Rather dated & very cramped / badly designed room.
I was only staying one night with work and my small but lovely room was brilliant. It had eveything I needed. The single bed was so comfotable. Everything was clean and nicely decorated. Kettle, hair drier, fan-all provided. The lady on reception was welcoming and friendly.
Nice clean hotel staff very nice and food good.
Could do with blackout blinds on the windows.
Rooms good and facilities such as spa and games room excellent
Nothing
Everything
Nothing at all
The staff was friendly and it was in Scarborough where i needed be
The single room was so small the bed almost touched the door, the wardrobe door won’t stay shut so constantly springs open. If you move the bin slightly to use it the bathroom door won’t open. if you sit on the toilet the slightest move and the seat will move and clunk off. couldn’t possibly open the blind to a flat roof or the directly viewing windows. The decor is extremely dated and as you walk the halls you can feel the uneven floor. Thankful it was one night
The location was ideal for going to the open air theatre
The decor was a little outdated
Excellent all round hotel good value for money
Nothing
The facilities were great with things (such as food after Open Air concerts) really well thought out.
Some of the building/decorating is a bit dated, but its still all really clean and tidy
Friendly staff and excellent location
Limited parking
Really nice hotel! Loved the refreshments available after the concert.
Perfect location for concert in Open Air Theatre ( 5 mins walk.) Both times we have been lucky with finding a parking space in the small car park. Staff very helpful and friendly. Small pool and jacuzzi, steam room which were spotlessly clean and lovely to relax in after our journey. Bar stayed open after the concert finished and it was possible to pre order sandwiches for our return . Room was very clean. Will stay again.
Staff were lovely and hotel in a great location
Menu could have a couple of extra main meal options but lite bites menu good
Location, tidiness, value
Nothing
Hotel ideal 10 mins walk to North Bay all staff so helpful make us all welcome. Room gud solo travel ✨️.
Nothing.bad to say hotel very well run kept bar open till late food at breakfast spit on always give you jug coffee or tea .
Excellent well run hotel Cleanliness 10 Facilities 10 , really nice pool , steam room and jacuzzi all nice and clean Breakfast 9 , the cooked breakfast is excellent cooked to order nice and hot and well balanced portion , good coffee and juices , slightly disappointing pastries Location for the open air theatre is perfect, 5 minute walk Room , I booked the top floor suite and the room is very very nice Indeed , worth the extra cost I think ( a note on this room , on the website the hotel described the stairs to this room as very steep and I was a bit wary based on that , they let me check out the stairs before taking the room and although there is no lift to this part of the hotel the stairs are just 4 short flights and not particularly steep at all )
Facilities and value for money
Was a little noisy but for price can’t complain
Wow what a pleasure visiting the park manor Hotel. We had a light lunch,a lovely choice from the menu. Everything so clean. The staff are a credit to the Hotel. YES we will definitely be visiting again. I’m a Scarborough resident….
Great location if gping to open air theatre
Nothing
The Staff are great, Really friendly happy to help the location was perfect for the event we attended room was clean and bed comfy.
The shower wasn't great had very low water pressure but we only stayed the one night so it was fine would of been abit of an issue on a longer stay.
Location just right for me all staff where very pleasant and helpful
Just the shower got a leak but I went in the swimming pool shower it wasn’t a problem
Location Great Cleanliness Great Room was clean and functional. Staff were very friendly Pool and facilities were very good Didnt eat at the hotel as we had other plans to eat out, but the bar area had a lovely relaxed atmosphere in the evenings.
Location of hotel for our purposes was excellent. Small car park but plenty of local free parking spaces. 5min walk to beach down very steep hill and pedestrian access to hotel up very steep steps. Check in was very easy and staff really helpful and friendly. Lovely atmosphere in hotel and plenty of seating. Not very impressed with our room for the cost it was very small and looked out the back yard. It was very clean and had tea etc and the shower was excellent. We weren't particularly hungry so ordered a fish finger sandwich £10 which consisted of 1 fish finger in half a baguette, a bit of salad and coleslaw fortunately I ordered 2 bowls of chips £4 each. The drinks prices in the bar were very competitive and had a good range. All the staff were very good and helpful also the swimming pool was a nice bonus. A bit overpriced in our opinion but enjoyed our stay.
Lovely hotel. Ideally located for the open air theatre, 5 minute walk down the hill. Friendly staff. Would definitely stay again.
Location was fabulous for going to see Tom Jones at Scarborough Open Air Theatre 5 minute walk. We used the pool/spa area was lovely great temperature and clean. We booked afternoon tea which was beautiful, had sandwiches after the gig. Rooms were nice no air cons but fan provided beds were firm but not uncomfortable overall would highly recommend and would definitely stay again. No room in the car park but we got parked easily enough.
We were attending the open air theatre. The hotel was ideally placed just an easy 5 minute walk away. Staff were attentive and friendly and rooms spotless and comfortable. A very welcoming bar area. Food was fresh and good value. A great hotel and value for money
Great hotel location for Open Air concerts. Our room was pristine, staff were very professional, breakfast had a great range of choices. Providing sandwiches after our concert was much appreciated. We would recommend the hotel.
We stay here every year for the open air concert. The staff are friendly and helpful. The rooms are clean and comfortable. Swimming pool is an added bonus.
Conveniently located near the open air arena. Reasonably priced rooms, compact layout but clean. Access to a small indoor pool and jacuzzi, which the kids loved. Bar and restaurant available.
Perfect location and lovely atmosphere. The rooms were clean and comfortable and staff were friendly.
Lovely hotel clean and comfortable especially the beds 😊 and food was lovely we had something to eat when we arrived and the breakfast the next morning was even better very yummy 😉 me and my friend were here for one night as at a concert at open air theatre. Staff very friendly and helpful and I would defo stay here again next time I’m in Scarborough. I had a great view of the sea from my room aswell
The location was perfect.
The breakfast was poor.
This hotel is absolutely great. Everything you could ask for on a seaside break. I booked a 2 night stay in a budget single room. The room was a generous size for 'budget single' - single bed, desk, cupboard, TV, kettle, opening window and portable fan, smart TV, en suite toilet, sink, shower. All of the staff were lovely, chatty and helpful. I used the pool, steam room and jacuzzi. I have already recommended this hotel to family and friends and I will definitely come back again!

Stayed here for 2 nights whilst in Scarborough to see a concert at the Open Air Theatre. The hotel was spotlessly clean & tidy & has a good sized car park, although you can also park on the adjacent streets for free. It’s ideally located for the Open Air Theatre, which is a 5 minutes walk away. The hotel staff were all lovely, & if you order in advance, they’ll have sandwiches waiting for you when you get back from the concert. There’s a nice bar looking out to Peasholm Park & a swimming pool. Breakfast selection was good & your table is reserved, which was a nice touch. One minor quibble. Our bed wasn’t made up & room serviced after the first night. It didn’t bother me, but my wife, who used to work in hotels, felt it should have been. Would definitely stay again & recommend.
Absolutely stunning hotel in a location that offers beautiful scenic views of Scarborough beach.. staff are all friendly and welcoming. Prices are reasonable..Food is excellent 👌 hotel has a lovely cosy homely feel I want to go again.
Loved it all You really can't fault this hotel it serves businesses for meetings. It's available for weddings and family lunches. They cater for people going to local concerts
Location was excellent, atmosphere was great, rooms were clean and the views were great of the sea, great value for money, loved it all would go back again
Great location for open air theatre concert, very clean great staff all in all a very good stay
Breakfast was OK
Nice hotel situated next to Peasholme Park with on site parking and a nice spacious bar area. Friendly well presented staff. Would recommend.
The cleanliness, room , location and pool & spa area were all great 😊
The breakfast was average
The location was Great, the hotels was relaxing
The mattress on the bed was far too soft & will need replacing
Lovely staff, great location, nice rooms with comfortable beds
I would like to see more choices of main meals on the menu
Central location
Room was too bright, blinds didn’t close out light enough - staff seemed stretched.
The hotel is ideally situated for the Open Air Arena & sea front - hotel staff friendly & efficient. The rooms are dated but super clean & fresh! Would stay here again if attending the Open Air Arena .
Very pleasant stay 😃 friendly and efficient staff. Lovely clean room. Great food and drink 🍻👍 and reasonably priced.keep up the good work, and we are looking forward to seeing you all again in August.
Lovely friendly staff
A little old fashioned but sweet. Air conditioning would’ve been heaven but it’s not the hotel’s fault that we’re experiencing a heat wave like no other. The breakfast was very good and the staff very friendly accommodating. Perfect for SOAT and Mr Buble was excellent
The staff were lovely and the breakfast was good.
The stay was not good value for money. For the price I paid i was expecting more from the accommodation.
Once again a first class stay at this lovely hotel. Beautiful room, even though the weather was extremely hot , room was cool, and a fan was available. The breakfasts where always well cooked and served hot and always promptly by the staff. Talking of staff they are all a credit to this hotel, professional and always a friendly atmosphere. Their new lounge menu was a lovely addition, plenty of choice at reasonable prices. Lovely couple of days, topped of with a visit to the open air theatre. Needless to say we will be back.
Fantastic hotel with excellent facilities and staff. It is spotlessly clean and well equipped with everything you need for a relaxed and enjoyable stay. The food in the lounge is delicious and the pre-order for post-concert sandwiches is a brilliant touch! Breakfast is well organised with plenty of choice. The full breakfast is awesome! Kept me going all day. Exceptional staff-professional and friendly, couldn’t ask for more in a hotel as this really does have it all, including a swimming pool! We will be back!
Stayed for one night as going to Open Air Theatre which is just five minutes away. Friendly, helpful staff. Room was a good size and clean. Breakfast was tasty and served quickly. Well worth staying at when in Scarborough
Stayed at the park manor hotel for one night while attending the open air theatre, which was just a 5 minute walk away. The hotel was absolutely lovely! The rooms were lovely and clean, and spacious. The outside terrace was great, we could relax, sit and have a drink and something to eat. The breakfast was absolutely delicious, full English, with plenty of tea, coffee, juice, cereals etc. check in was very quick and smooth. All the staff were very welcoming and friendly, and made our stay even more pleasant. Would definitely go back!
Clean, food was very good .
Noisy creaking and plumbing from floor above !! Woken by people going to their rooms and wishing each other goodnight . My room creaked if I moved. I personally found the mattress uncomfortable whereas my friend thought the one in her room ok . The hotel was rather warm, although fans were available.
Lovely hotel with friendly staff that go above and beyond for you. The decor is a little dated but it’s exceptionally clean. We were going to an event at the Scarborough open air theatre which Is a few minutes walk away. I’ll definitely stay here again.
Professional friendly staff. Perfect location for Arena.
Car park too small.
Location was perfect
Rooms could do with an upgrade and price of food and drink was quite expensive
Was a really since stay beds were comfortable staff really polite and perfect spot
Lovely spacious hotel. Very warm welcome. Lovely room. Very comfortable bed. Lounge lovely and drinks very reasonable prices. If you are going to a concert, recommend ordering the sandwiches for your return. Delicious. Highly recommended hotel.
We only stayed one night.
Room with balcony was very nice all staff very friendly and helpful. Great location
Cooked Breakfast wasn't very nice, tasted like it was cooked the day before and reheated for service. Everything apart from that though was faultless. Would definitely return
Beautiful clean hotel. The staff are amazing and nothing is too much trouble for them. Being able to order sandwiches for when you get back after an event is a nice touch as we were starving!! We stayed in the penthouse suite with a balcony and it was really lovely. Great big bed which was so comfortable and lovely little touches like the throws provided. Literally a 5 minute walk to the open air theatre. If you order a tea you get the most delicious shortbread with it. (Had to buy some to take home!)
There was nothing I didn’t like. I found it a bit bizarre that the bathroom in the suite had no door on! Maybe a curtain or something just to pull across for privacy! It also would benefit from a full length mirror and a small fridge.
A really lovely hotel, very close to Scarborough Open Air Theatre. The facilities were great and the hotel was very clean. What really makes this hotel is the people, they were very helpful and nothing was too much trouble.
The staff were very helpful and friendly, nothing was too much trouble to them. I travelled as a single female and felt very safe here. The breakfasts and evening meal were excellent, and it was lovely to relax in the pool area after a busy day sight seeing.
The room needs updating & the bed was very firm.
The breakfast was fantastic, and the staff was extremely friendly and helpful.
Great hotel, fantastic facilities and clean rooms. Paul and the girls were very friendly and professional. Highly recommend staying here and would love to stay again.
Overnight stay - all the staff were approachable and friendly. Specious twin room with facilities ie kettle. Clean dining room and allocated a table for breakfast the next morning. Definitely stay again
