The rooms are very well appointed, the rooms that are in the grounds. Good breakfast
Strange that the bar was not open
3rd time staying here, pleasant reception staff and staff throughout my stay. Got put in nr31, in courtyard, noticed bathroom has had a makeover recently compared to rooms in other courtyard, also noticed a / c unit, in July I had a small fan. Great walk in shower 🚿. Slept well throughout night in a comfortable double bed. Noticed towels eere new & fluffy too. Breakfast served by a pleasant sfemale staff member. Breakfast cooked 🍳 to order, with a hot plate, which I prefer. Parked my motorcycle 🏍 right outside room. Quiet throughout the night too. Easy check out, shall return when next in town.
Coffee, particularly, cappuccino, wasn't the best out of machine, poured it out & got a Costa en route home at a services .
Peaceful, no noise from other guests
I would have preferred a bath but it was a good shower
Excellent staff the food was amazing

Grounds and location
Tap in bathroom needed 2 hands to hold it and turn it on! Says dog friendly but if you want breakfast you are not allowed in the restaurant. We had to sit in the bar area no table laid even though the hotel knew we had booked for breakfast, no lights on and it was a trek to get food from the buffet! Plates were scolding hot way too hot and even with napkin folded as much as possible the plates still were too hot.
Lovely room, comfortable bed, clean and modern decor. Lovely touch having the sweet jar and biscuits with the tea and coffee tray
Could do with a stool or table in the bathroom to put clothes and toiletries on, but this is personal preference and not a necesity
Good breakfast. Friendly Staff
Shower water power was poor
Danny was very helpful with our unusual request. Rooms looked to have been recently refurbished and were therefore very clean and well presented. The ladies at breakfast were also very nice.
Location easy to find. Ample parking on arrival. Easy self service check-in. Room was clean and had a large bed which was clean and comfortable. Good sized television and large bathroom with shower. Plenty of clean towels. Jar of sweets which was a lovely touch and packets of cookies too! Everywhere clean and tidy. Outside gardens which are great for photos. Staff were absolutely amazing....nothing too much too trouble inspite of a wedding do going on. My wife and I had a lovely evening meal and drinks during our one night stay. Staff couldn't have been more helpful and friendly. Without a doubt would definitely stay here again. Thank you so much.
Absolutely nothing
Everything was as expected
Liked everything
Staff were friendly, polite and incredibly helpful. Grounds were lovely, really pretty view sitting in the garden. Great pub right outside hotel
Decor was dated, food could of been nicer
Food. Staff all very helpful. Grounds were very pleasant
Breakfast was expensive.
Location
Room was dusty and tea cups were stained on arrival.
Room 35 was annexe to the hotel but nice spacious room
The bed frame needs to be cleaned down as it gathers dust The tv Ariel wasn’t working
The place is looking very tired, needs a bit of TLC
Venue & food were excellent.
Staff were a bit grumpy.
Helpful staff who were very happy to accommodate my relatively late check-in at 10.30pm. Room was spotlessly clean and very comfortable and had nice touches of better biscuits than usual to go with free tea and coffee, and added bonus of jar of old school sweets. Beautiful building and grounds, which I wish I'd had more time to explore.
I couldn't work the TV but that might have just been my own incompetence. Walls felt a bit thin and noise from other rooms might have disturbed my sleep if I hadn't been wearing earplugs (but bring earplugs and you'll be fine!) It's a tad far out of town if you don't have a car (half hour walk) and a bit more expensive than I'd normally pay for a bed for the night, but also a lot nicer than the very cheap places I'd normally stay in.
the room was very spacious and was clean and tidy
the bed was so uncomfortable i can’t even describe it, i had no sleep at all the pillows and duvet were not great but it was the mattress it was clearly a cheap mattress and you could feel all the springs the tv also did not work in the room and remained saying no signal no matter what we tried
Charming hotel in good location, with excellent parking and access.
For a 3 night stay, room was not serviced. meaning wet towels and no refresh of beverages & milk. Inflexibility of reception staff on room discount and cost of adding breakfast, for a long standing Best Western Loyalty client. Apparently, this was because I did not book direct. On final day I mentioned lack of room beverages to reception and asked if I could have a coffee before departure, the response was yes but I'd have to pay £16 for breakfast. Shocking service, in my view, for a client articulating a dissatisfaction.
Ok
All good
We have stayed on previous occasions
Easy check in. Helpful Bar Staff. Clean bed linen. Decent sized TV. Iron, hairdryer, ironing board provided. Hardly anyone ever on reception.
Room 19 - Dirty mouldy limescale ridden shower / bathroom. Mould on ceiling, tiles needed cleaning (Bleaching) or regrouting. Room was a sweat box, upper floor in a greehouse on one of the hottest days of the year, windows only opened 10cm and only a £10 plastic temu fan provided to provide cooling. The hallway was all glass, overlooking courtyard parking, adding to the overall heating/sweat effect +35 degrees. 2 out of 3 staff could not find our sauna / sweatbox room. It was so bad did not trust them to make breakfast so skipped the paid for breakfast both mornings.
The position was ideal for my purposes
Pillows too hard
Location was perfect. The building lovely

Very convenient location. Easy parking. Comfortable rooms. Spotlessly clean. Nice staff.
Not much
Lots of noise from street
I loved the location,Team are fabulous worked hard for the comfort of customers. Extra treats including yummy cookies and sweetie jars .Fabulous soft towels Excellent breakfast
Bathroom need a little make over .
Breakfast
Bathroom. The beds were uncomfortable.
Great quiet location just outside Bury St Edmunds. Plenty of parking available.
Published as staying in an historic house but our room was in one of several small chalets outside so not what we were expecting. Expensive drinks. There is a pub across the road which might be better value.
Another great stay here for myself and husband. We always try to come stay every month, as the entire team are so lovely ( With manager Frank Queen at the helm !) and we always kick off our stay with a delicious afternoon tea. Great treat, and this visit we were so looked after by Danny and Penny. The weather was perfect, and the tea was smashing. The hotels had a refurb recently and it all looks stylish and inviting, and the grounds are pretty, with seating outside to chill and relax. Perfect for this glorious weather ( you do a great job with the grass too Frank lol). Our room as always is spotless, (thanks Michelle) with a tea/coffee, biscuit complimentary tray, and little sweetie jar to dip into. Plenty of hot water and towels, and a nice comfy bed to end the evening. Our package as always included three course dinner which was very enjoyable. They have a new menu offering even more choice, and the food was tasty, well presented and plentiful. We were again so looked after by Asia and Penny. After a great nights sleep, we awoke to enjoy yet more scrumptious food at the breakfast buffet. Warmly greeted by Seth and Hannah x. There’s also a menu offering even more options, and I always plump for their mushroom, cheese omelette Seth always sorts out for me x. The array of choice for brekkie, is again excellent. Fresh pastries, fruits, cereals, as well as delicious smoked bacon and a full hot English. Lovely ! After filling up ready for our day, sadly ( as always) it was time for our departure. Lovely Hannah (x) checked us out, and we were on our way. A huge thanks to all of the fabulous team here. Nothing is ever too much trouble, and you are such a pleasure to see, whenever we come to stay. So sorry we missed you this time Frank ( although you had much bigger things to be doing on the day of our stay 🏡 Hope you and Fred are enjoying it xxx) and of course Sophie and John. Looking forward to our next stay as always. Huge thanks once again. Karen and Steve x
Location
Room, food, beer
Very nice location and nice room
Only tv had no reception think aerial was broken
Good location for us.
Bathroom needed upgrade as shower would not turn off. Dripping water heard all night. Noisy neighbours and dogs barking .
I thought it was Halloween with all the cobwebs every where the reception the room and not really designed for wheelchairs
Frukosten äts i matsalen i huvudbyggnaden.
Easy check in/out
Single use plastic in bathroom
The room size, bed, bathroom and location
We think the room would benefit from having a small fridge
We came for a unplanned Carvery on Sunday. All staff were welcoming and friendly and very helpful. Food was absolutely delicious. All fresh. Choice of Pork, gammon and turkey. A brilliant range of vegetables and the best roast potatoes. Gravy had so much flavour. Everything was lovely and hot. Can't wait to go back again. Great service all round.
The room was dated and not very well maintained. The carpets to the rooms and the stairs carpets are well worn and in need of a good clean, the breakfast was average. The location was fine, and a 20min walk or 5 min taxi ride to town. The staff were great but I think next time I would pay more and stay elsewhere.
The hotel is old and in need of an upgrade, the rooms are worn and not the cleanest. The selection of beer is limited and not great. I just feel the place has been neglected over the years and could do with some urgent TLC.
Went with friends. Twin rooms available, rooms off a courtyard we could sit all together outside our rooms enjoying the light evening. Quite rooms comfortable beds had the best night sleep.
All good thanks
Room was large and comfortable. Bed wonderful
shower was poor quality. Room could have had a second armchair
Not generic like other chains, gardens are beautiful
Nothing
We were very late, but were met with a smile and told not to worry. the staff were all nice and accommodating, the beds were very comfy. All in all a lovely experience.
Nothing that i did not like.
A good position and spacious room
The cooked breakfast was a bit rubbery but the continental options were excellent
Large comfortable bedroom. Beautiful gardens. Lovely staff. Plentiful breakfast.
Nothing.
2nd stay at this hotel. Arrived early but was allowed to leave my car 🚗 whilst we visited town. Checked in by pleasant reception staff. Shown to a room in an annexe building. Shower 🚿 was electric but was fine. Slept ok & it was quiet throughout the night 🌙. Went for an early breakfast which we both found to be very nice with plenty choice, homemade muesli was very nice. Easy chk out on pad.
Bathroom facilities could do with a refresh. Found an electric fan in wardrobe as it was 23° but the cage part was loose, had to tip it back to work.
Staff were great let me check in early
No air con
Staff very helpful great room
Door room latch very stiff but minor really
I did not really enjoy my stay here. Breakfast was ok. Staff were friendly.
Poor signage in hotel. Split on many levels. Shabby and tired decor. The cocktails were not good. No fresh mint in mojito. I did ask and there wasn’t any. Was told it had some in the mix anyway. Why didn’t they send someone down to Tesco to get some? No air con in the room. There was a fan though. Noisy stay due to other guests.
I was at at wedding and was waiting at the bar waiting to be served, one of the bar staff shouted at me did you whistle at me. I said I didnt as I did not and was ignored. I brought this up with another member of staff after and didn't seemed bothered. So all I can say avoid the lady who serves with the short brown hair as they make false accusations. Having said this the blonde lady with long hair was excellent, even so this made feel awkward ordering drinks. I hope the lady with the short brown hair can be trained on how to speak with customers in future.
Great location with electric car charging. We had a courtyard room which was very clean and comfortable.
Location for us. The fact the room was like a little house instead of a hotel room along the corridor and was very quiet was better.
Bathroom was a bit outdated and my husband struggled with the shower as it was over the bath so with bad knees he struggled to get in and out.
Nice hotel
I am still here and not once has it been cleaned
All was ok
All ok.
Two night stay whilst visiting the area. We had a garden room which was very quiet so good nights sleep. Good value with a free breakfast on the deal. No frills place which could really do with some investment, new bathrooms especially, just needs some TLC and maybe few small changes. Overall suited our needs and budget! All staff we met were friendly and helpful.
The room was extremely hot and the fan was useless
In was very tatty especially as you drive in
It was a great location for what we need.
It is somewhat rundown

The location was pristine with a beautiful garden and the bar and restaurant was excellent. Breakfast was top tier with the sausages being a standout.
The rooms are not air conditioned and it was like trying to sleep in an oven. All we were provided was a a small fan which did nothing but push the warm air around.
it was comfortable, very nice grounds and helpful staff
Some of the supplied milk sachets in the room were very out of date, 2 months!
Comfortable room, nice and clean, adequate shower with lots of hot water, good TV, tea and coffee etc. plenty of parking as we had a large van, nice grounds, staff were all very pleasant and the breakfast was very good. Excellent value for money,
Just felt the hotel looked a little tired and that the outside areas could have been better maintained ie weeded and the lovely planter pots planted up with some summer bedding which would have enhanced it greatly. Minor points really as the overall experience was very good.
The hotel has some good points and bad, staff are wonderful, great location but a good 20min walk into town, lovely pub opposite! The breakfast was great but the sitting room and bar needs a serious update very dark and old fashioned.
Our beds were far too small, I am slight build, and my friend very small but the beds in our twin room were for children, soo short and thin, luckily we didn't fall out of the bed! The room size was good so plenty of room for bigger beds.
Lovely garden good breakfast air con in bar and restaurant.
No air con in the room on hottest day of the year. Badly stained carpet .
Friendly staff and comfortable spacious room good breakfast
Really nice.
Good location
Room (supposed to have been a 'superior'!!) was poor and hot weather made it unbearable. A small fan was not good enough.
Convenient location. Nice size room with good ensuite facilities.
Automated check in and out. I would have liked to have seen a person at the front desk. If I hadn't had breakfast I would not have spoken to anyone at the hotel
nothing .
Excellent location, dog friendly. Cookies on arrival and sweets in a jar in room, very nice touch.
Could have done with an outside door mat, as leaves and bits came trailing inside, and I like to walk barefoot in the room!
Friendly staff, restaurant breakfast & evening meals were good. Sweets were a nice added extra except ours hadn't been refilled, just the parma violet sweets left. Enjoyed the cookies Electric charging for vehicle was a bonus Plenty of parking spaces
patio area needs attention, lots of weeds and chairs were dirty, we had to tip them upside down to clear debris Room and corridors were extremely hot. Bathroom sink was small and didn't empty easily. Reception could give more information i.e. breakfast times, location of restaurant
Accessible. Comfortable bed. Parking.
There was no receptionist to check us in at about 2215. We ended up waiting for about 15 mins and decided to call their reservations number and was put through to their USA office which was the only customer services desk available at that time. The customer behind us on the queue had even phoned ahead to tell the hotel staff that he would be arriving at 22.30. Eventually, the receptionist appeared and it turns out they were in the toilet. They were very professional and apologised but the hotel needs to look into putting appropriate safeguards in place. A bit overpriced.
Surrounded by large attractive gardens and conveniently situated for the town and for transport links. Welcoming, friendly staff. Attractive original building. It was good to have a fan provided in the room as it was a hot day.
Classic room was nicely situated in the garden but was in need of a refurbishment, particularly in terms of curtains and windows. The bathroom, although clean and looked like a new shower and screen had been put in, would have benefitted from upgrading.
Two beds as requested. Clean linen. Clean & spacious bathroom
We had ants in our room through the night - which meant we didn't sleep well.. While investigating source of ants and how they were getting onto beds, discovered the floor was exceptionally dirty plus empty biscuit wrappers :( Our door was forced at around 6am. No entry as safety loop was on. Nobody on reception in the morning to report to regarding the ants or the door being forced. Called for staff via phone on reception as notice indicated but no-ne turned up within 5 mins so left.
They let us check in early for free, super clean, comfortable beds, great value for money
Nothing!
Check in - I arrived early and my bags were taken to my room
The whole place looked poorly kept, unloved and in places dirty. I doubt my stairwell had been vacuumed for some time and the carpets were dirt in many place. My neighbour complained about dust in her glass at Breakfast. The room was clean but the decor was poor and the double glazed window would not open.
Very pleased we stayed here. Great accommodation, extremely comfortable and brilliant Car parking.
Beautiful setting with the garden
Poor signage on entrances - passed before you saw it
Comfy and clean room with a good shower. Helpful staff. 25 minutes to walk to Bury St Edmunds.
Building is a bit tired.
Upgraded to superior double, which was spacious with lovely decor and comfy bed. Also picked to be VIPs for the night with a selection of special treats and complimentary drink at the bar, which was such a lovely idea. Great breakfast in the morning. Good value all round.
Convenient location. Nice grounds.
Could have done with a fridge in the room. Handle above bath was messy with sealant and poor fixing.
Neat accommodation

We found the staff very helpful and friendly. We both loved the Birthday hamper and banner that was left in our room it was truly lovely made a very special start my partner s Birthday thank you . The room was love and clean and the bed was so comfy woke up feeling refreshed. The food was really delicious especially the sausages and beans at breakfast 😋 we would definitely come back and stay again in the near future. We also have past the hotel information on to our family and friends if they want to have a break somewhere. My partner and I thank you all for a lovely few day away 😘
Maybe have a sign that points to the opening to the hotel car park as I drove few times past it 🤔
Breakfast and the general feel of the hotel . Good welcome
For the money absolutely nothing
Nice walled garden, private.
Robot reception
The room was very spacious, comfortable and clean. We were on a room only basis so can't comment on food. There was a great little bar and a lovely garden to sit in. Front of House Manager, Danny, was very helpful indeed,.
Good breakfast and location. Clean and tidy. Bathroom old school shower over bath but clean.
I’m a regular customer who usually enjoys the place
I was given a room usually used by staff. Windows were painted shut on a very hot day/night , there was medication from previous customers left on bathroom floor & cleaning standards were unusually low in this room. Very dusty remote control & carpets.
The bed was comfortable and the bedding was clean.
The room could use freshening up. For example there was mould on the windows. The shower is very noisy. The hairdryer was broken and very outdated. There was not much sound insulation between the rooms. The grounds looked somewhat neglected.
Location was good.
Bathroom had a lot of mould. Really not acceptable. Small room with nowhere to hang anything.
Easy to find and good location
Tv didn’t work - no signal, only given 1 large towel when two of us staying in the room
Very good location, beautiful grounds, Staff are excellent!
