Room was spacious, quiet and pleasant stay. Friendly staff.

I found the mattered was too hard for me.

The breakfast was excellent and staff at breakdast very helpful.

Despite an email saying reception would be open, it wasnt - took 20 minutes to check in as the guy on the phone had a "bad signal") and wasnt sure what key i shoukd select from the drawer in the desk (which must also be a security risk). The shower stream also fluctuated between a dribble and a jet stream.

I didn’t have a good nights sleep. Could hear noise from room on left, people with loud voices and banging noise which felt it was from something loose in the ceiling or radiator

Didn’t use parking as family stay nearby. Brought our car round to pack on leaving the property and now have received a parking fine for £60 pounds if paid within 14 days if not paid within the time it will be £100. Disgusting.

The location is fantastic if you are visiting Dumfries Town centre.

The interior is looking a little dated, old fashioned, things are broken and need replaced Breakfast only served until 9.30am on a Sunday not ideal, but not the Hotels fault that we couldn't get up that early. Clean bedding in all the rooms would have been nice, or at very least replacements available on request.

Breakfast was really nice. Room was comfortable. Not many places I’ve stayed offer sweets and water, which was good considering I had o take medication.

There seemed to or something wrong with the plumbing to the toilet. It seemed to be in co flush maybe?

Room was not good. Door to room had damaged veneer at the bottom. The room was small to accommodate a small double bed. The widow was partially open and would not close with the surrounding paintwork flaking off. Damage to the carpet was hidden by a loose mat and very small en suite contained a minute shower.

Very clean, spacious rooms, very comfortable ample storage, short walk into town. Great breakfast, plenty of choice.

Weetabix for breakfast. TV carried Christian Faith channels which was amazing and the signal was good on two of them. The staff were smiley and pleasant. Semi-grand interior, for the price, seems historically beuatiful for what it is.

In the bathroom there was only two small bottles of shower gel and shampoo, surely not enough. The view was facing other peoples houses/gardens. Next door room had loud tv playing at night. The red pillow had dust on it.

Excellent! Our stay was excellent. The staff were incredibly helpful and welcoming, and the breakfast was absolutely delicious.

Room needed a revamp.

The Property is in a great location to walk in to the Town Centre, there is plenty of Parking. The Room was extremely Clean and Spacious with a large Walk in Shower. The Towels were lovely with a supply of Shower Gel (although the Shower Gel Supply needs to be increased), Shampoo and Soap, our Stay was for 2 nights and the Shower Room Supplies were replenished for Day 2. The Scottish Breakfast (Buffet Style) was excellent with a great choice, that should meet most Tastes.

The only issue was the Shower Gel that should be increased.

This was our second stay here & we will return again. As others have mentioned the accommodation is a little outdated but amenities are all good. Breakfast is great. Location ideal. Good value for money.

The staff were so friendly and went out of their way to make out stay easy. It made our stay more enjoyable by having a friendly face wishing us a happy holiday as they were leaving for the night. The rooms were really clean and comfortable. There were some lovely touches that really stood out like the varied selection of beverages supplied in the rooms, even biscuits and sweets which was wonderful for the children! Such a lovely place to stay.

Excellent staff and PHENOMENAL BREAKFAST. it's a great place to go if you are working away from home and just need a bed (probably not a good choice if you want a romantic getaway).

The rooms need a bit of attention. They have peeling paint, delaminating doors and ancient showers. Not bad enough to stop me staying for work. Lovely people.

It was a really nice twin room, large beds, good shower and the breakfast was very nice.

We couldn’t understand why the bar was closing when we arrived just after 7pm. We were told’ now that everyone has arrived the bar is closing’ ??????? also - lots of laundry bags in the area on the approach to the bar- the area looked messy.

No lift no receptionist on duty. A small notice sitting on the small reception telling us where to find a key for the room. No bar for guests dining room locked . We asked could we enter the room earlier but told no . We had a match to go to so had to leave all our belongings in car park . When we arrived back there wasn’t a sinner about only front door open . When we finally seen the notice we had to phone a number to be told where to get a key for our room . Didn’t feel comfortable in the place at all. Would definitely not stay here again. I have to say the cleaner was amazing and also working at breakfast time seemed to be the only pleasant person about . Sorry to have to leave this comment but would wish anyone else to experience what we did

Nothing, hotel was unmanned on arrival, had to phone a contact number to advise we had arrived.

Hotel is very basic, room was not as advertised, small, window wouldn't open and no fan despite room temperature being stifling. Scuff marks on walls, room was described as "superior" but it was anything but. Promised refund by owner but nothing received.

Room was claustrophobic with the clammy heat outside you could not breathe with the temperature in the small room.Tiny window no air coming in. Never slept a wink. I had to go and buy a fan. If I could not of got a fan I would of not stayed another night. No privacy no blind or curtain on the window to leave the curtains open. If the reception was manned I would of asked for another room. Reception unmanned no one to greet you. I had to phone a number to find out where the key was the guy on the phone was not welcoming at all. Room Key was in a draw. Just never felt safe in the hotel. No friendly atmosphere at all. No bar at night. No restaurant for an evening meal. You only found out no facilities in a responsive email. There should be a change on the facilities at the time of booking to make us aware there's no restaurant and no bar and the reception is unmanned if I knew that I would not of booked. It was too late for me to change the hotel. I would not stay there again. Staff in the restaurant for breakfast were chatty but only to each other.

The equipments are too old. Tiles broken . Very old sanitary equipments.

Correct quality/price ratio. All was clean. The room was a good size. Correctly functioning shower/bathroom. Wi-Fi works correctly. Good British breakfast.

They don't serve food at night. Food at +/- 20 mins walk in the city center. Bar is also not open at night.

Part of the window blind was missing, the curtain was partly off the track, the cold tap in the bathroom needs attention. Room door lock failed and we couldn’t get into our room, after a day out. No staff at the premises so called the number displayed at reception, no answer. Left message , no call back so had to ring again. Gentleman arrived after 10 mins. Said he couldn’t get a locksmith out ( approx 6.30pm) on a Tuesday. Got the door open, couldn’t find alternative key. Told us to “ wiggle the key” when we returned from our evening out and to call if we had a problem although “ he would rather we didn’t”. We took our valuables with us to dinner and wedged the door open so we would be sure we could get back in. We were very disappointed as our first impressions of the hotel, (B&B really) were good

Hotel has odd opening hours. Tv remote controls seem to have poor connections in all rooms. In room 8 it felt that the room near // behind the door the floor had part collapsed !
