Room was small but beds comfortable enough. Shower was good.

Walls were very thin. I was kept awake one night until 2 am by guests in the room above talking and laughing. Other nights were ok. The decor was rather tired. Cracked toilet seat. Rusty toilet brush holder. Shower rail loose, shower door didn't close properly. Bathroom window didn't shut properly. Bathroom mirror light didn't work. All minor things which didn't bother me but together gave a poor impression.

The location was very convenient for accessing the town centre but also quiet and in an attractive area.

Die Dame war freundlich und nett. Die Lage ist in Ordnung, man ist zu Fuß relativ schnell in der Innenstadt. Das Frühstück war in Ordnung.

Der Gastgeberin geht es offensichtlich gesundheitlich nicht besonders gut. Dementsprechend scheint eine gewisse Überforderung vorzuliegen. Die Sauberkeit lässt extrem zu Wünschen übrig und das Guesthouse müsste dringend renoviert werden. Fotos liegen vor.

The location was great, only a short walk to town. The owner was very friendly with a lovely dog. It was nice to get breakfast cooked to order as well.

Ottima posizione; parcheggio disponibile in strada gratuito. Camera un po' datata, ma sicuramente pulita e confortevole; bagno spazioso e luminoso. Colazione ottima, preparata direttamente sul momento dalla proprietaria, molto gentile.

Der Ort Dumfries ist wirklich schön. Die Unterkunft war sehr ruhig und die Vermieterin sehr, sehr nett und hilfsbereit. Frühstück war auch gut, das extra von Amanda zubereitete schottische Frühstück super!

Friendly and helpful owner. Breakfast was delicious, and great being able to bring my takeaway in there for dinner. Really close to the train station - just there overnight.

The lady at reception was very friendly and spotted that we had arrived with bikes on the car and allowed us to put the bikes securely in a disused function room. It's not a 5 star hotel but for 3 bikers going to an event it was a comfortable and convenient place to stay.

Its not a pristine modern hotel, but that didn't matter to us - the proprietor was friendly and being able to store bikes was a real bonus,

Polite and Room was large, clean, & comfy enough. The downside was it was freezing cold i tried to switch on rads wouldn't Work. Because of this i Left at 5.45am and caught a earlier train.(Hindsight: maybe should have gone and found someone to get a heater). but place was okay

Breakfast was good and it catered to my specific dietary requirements which was much appreciated! The location is brilliant - very central, we stayed there a few times before.

The building, rooms and dinging room are a little tired and could do with a lick of paint and some redecoration. I understand it's expensive but it would be more attractive.

Lots of dust in rooms and very tired hotel. Cleanliness was below standard but passable. We needed a last minute place to stay and this met our needs.

Breakfast was a nice bonus - cereal juice and a chooice of hot dishes all freshly cooked. Great budget hotel with more personality than the chains . Yes its. seen better days ( so has the town) but it was welcoming warm and clean and we slept . Fantastic location

This was a last Minute booking and i was very pleasantly surprised, the building is very nice with a lot of history, there is some beautiful architecture, and the owners are lovingly restoring it. Accommodation is basic as you would expect for such a cheap hotel but it had everything we needed, it was clean and comfortable.

Amazing value, really easy to get to from the station (come out to the right, then take the first road left by the church), the town is just along the other end of the road, the host was friendly and welcoming, my room was all I needed it to be, and the private bathroom was excellent with an easy to use shower. The bed was nice and comfortable and the sink in the bedroom meant I could get water during the night.

Was close to train station and town. Easy to get to. Beds were comfy and loved that to rooms were dark when blinds were closed. Allergies were catered for without feeling a hassle.

Owner is lovely. Full Scottish Breakfast was excellent. Coffee was so good too Cereal and fruit selection was perfect. WiFi worked well, Parking plentiful. Quiet location near town centre. Room was a great price. We'd stay again for sure.

The fire door on landing near room 1 creaked loudly and woke me up suddenly in the night. A black out curtain in addition to the slatted blind would be beneficial for when it gets light early.

The owner was very friendly and went out of her way to help me when I needed to extend my stay for an extra night

We were able to book last minute,It was a lovely large clean room, close to the town centre great value for money would definatley stay again.

The sink was a bit small and the panelling was peeling off probanly due to it being so small and water dripping down it, The cups could do with being a bit bigger too, save keep having to put kettle on

This establishment is very close to Dumfries centre. 5/10mins walk. Amanda ,the owner runs a good B&B and we were very happty during our short stay. Breakfast was very good. Recommend !

The lock on the door didnt seem to work properly and being a womam on my own with a teenage daughter this put me on edge and i ended up blocking the door with a chair Also the bed was uncomfortable. Im only 5ft 3 and kept hitting my feet on the end of the bed and the pillows could do with upgrading

Food was very good and so was service

clean and comfy room, good location, friendly staff and good vibe in general. Easy parking as well so that was good, and staff was very helpful with our 8 month old baby, providing a cot and a baby breakfast.
