Location was fabulous! Space was large! Access to local area was amazing!
Would have liked a comfortable chair or couch to relax in. There was definitely room! Only the bed and 2 metal chairs at the round table were available for seating.
The room was lovely, spacious and clean and bright. Staff at the front desk were friendly and helpful. The location was great, within easy walking distance of both the subway and the ferry to Manhattan. Overall a wonderful place to stay.
I'd thought that the kitchen, which has a full-size refrigerator and oven, would enable me to cook meals instead of eating out. But there were few utensils, no paper towels, no basics (salt, pepper, tin foil) and only one dishcloth. (No microwave either.) Maybe I've just been spoiled by staying in vacation rentals which usually supply the basics. I can't fault the hotel, but be aware that you'll need to do some shopping if you plan to stay a few days.
Clean and with light !
Noisy sometimes and they didn’t have a restaurant for breakfast
Very friendly staff, great location, comfortable bed, good level of cleanliness and a good sized room.
A few more bowls and utensils in the kitchenette would have been good.
Feels like an NYC apartment more than a hotel. Convenient and cosy and comfortable, with kitchenette handy for longer stays.
All of the ground floor and lower level rooms are very dark. Interior views and very little natural light.

You can see i am disgruntled. Last November I had to cancel my reservation (2 nights) because of my son's death. The management would not reimburse me, but promised me credit for a later stay. That was a lie. Three months later i checked in assuming that i had a reservation for 2 nights, but after the first night i was told, rather unceremoniously that i should either leave or pay 500$(!) for another night. Setting aside the ridiculous overprice for such a mediocre accommodation (i think a rate of 100$ per night would be too generous for what they offer) i was struck by the callous attitude of the management. I think businesses such as this should be put out of business as soon as possible. You can help to do this.
Love the hardwood floors for cleanliness and it’s a unique hotel. The restaurant is excellent and the gym is well equipped. The details are well thought out, down to the way they fold the towels! 😎
Can’t think of anything.
I love Green Point. I love Franklin Street. This position is amazing. We had 2 separate bookings and we paid for the same room both times. We stayed in two different rooms. One- a large room on the ground floor was brilliant. Super comfortable king sized bed. Massive bathroom. Spacious. Beyond expectations. The second room was small- average for New York - but had a double bed that was the most old, and uncomfortable I have ever slept on. Or didn't sleep on actually.
One room was amazing. One the worst. In my review I tried to split the difference. But unless i could ensure I had a bed I could sleep on, I would never go back. And I don't know the secret to get one of the newer beds/ bigger rooms.
Our room was a suite, so it was large, with a kitchenette. The bed was comfortable. The bathroom was small but fine. Air conditioning worked well. The hotel has a small gym - quite basic but perfectly adequate for a short stay
there was no view - there was a wall about two feet from the window. The hotel's entrance lobby is small and a little rudimentary. There is a single lift (so occasional delays) and guests are asked only to use the stairs in emergency (a shame as there are only a couple of floors). But the pros materially outweigh the cons
Espace et confort de la chambre
Emplacement dans un quartier sympa mais attention loin du pont de brooklyn
Quiet! We had the downstairs suite. No windows (except to a very small patio), but we were only there to sleep, so the quiet of no traffic or late night revelers was perfect.
Clean, big room, great location

Location, cleanliness and organization, restaurant, staff.
AC so nosy on top of the bed was so bed I could not sleep all night. The fridge is super nosy too. Awkward settings for the bathroom shower faucets. Poor sound insulation between room door and hallway/other rooms.
Room was excellent and clean. Hotel is in a great neighborhood with lots of parks and city views. We had SEVERAL unfortunate issues however, Melanie is an excellent and a true asset to the hotel. Her professionalism, kindness, and willingness to help turned a frustrating experience into a positive one. Thank you, Melanie!
Location, cleanliness, kitchen attached
Bed wasn’t very comfy (sunk in middle) and the curtains didn’t keep the light out so I had to buy a sleeping mask
The staff was friendly and helpful. I really loved the room. It was quiet and cute and had everything I needed in there, including a fridge and coffee maker. The design was lovely as well. I really like Greenpoint so the location was great as well. Close to restaurants, bars, shops and transit.
I loved the whole apartment vibe. High ceilings and all appliances were clean, including the comfortable bed. I enjoyed walking around the neighborhood which had plenty of cafes and restaurants.
Maybe the look and feel of the corridors which seemed a little outdated
Location. Size
No sound barrier between rooms or floors. Loud door closing noises and cleaning staff
a beautiful, spacious room in a great location
The hotel has a very good location, the room was spacious, clean and well organized, with good facilities and everything needed for a comfortable stay. The rest of the staff were polite and professional, including the housekeeping team. The hotel also offers excellent coffee, comfortable beds, and everything was very clean throughout the stay.
Unfortunately, the overall experience was negatively affected by the attitude of one of the employees during check-in. From the very beginning, the communication felt cold and unwelcoming, creating an uncomfortable atmosphere. The staff member was not communicative and at moments came across as rude, which left a disappointing first impression.
Clean spacious in the location that we needed
Fairly dark with very little natural light.
Nice unit, spacious and decorated nicely
The couch in the room should be bigger so you can really sit on it, much too narrow .
It was a perfect location for us to visit with my daughter in Greenpoint. Walking or taking an Uber was convenient. The room itself was both gorgeous and homey!

My family urgently needed a place to stay after an unexpected situation at home. We checked in exhausted, carrying luggage, a stroller, and a baby. The morning front desk employee saw the situation and made no effort to help with the stairs. Two elderly guests ended up helping instead. Things became even more stressful due to poor communication about how to access the room. The interaction upset my partner so much that she no longer wanted to stay at the hotel at all, which is something I have never seen in all our years together. When I later asked the employee for their name, I was given a false name, which only made the situation feel more unprofessional and uncomfortable. Beyond that, the overall experience did not match the price point whatsoever. The evening front desk staff came across as cold and unfriendly, the in room coffee was genuinely terrible, and the small outdoor area attached to the room was much smaller and less usable than expected. The only positive interaction we had was with one helpful night shift employee. What made the entire experience even more frustrating was that there appears to be no manager physically present at the hotel. I emailed management directly regarding the situation and never received any response. After this experience, we would never choose to stay here again.

Great location, great room, clean, friendly staff
Some cheap items used like the toilet paper and we weren’t able to use the laundry machines as they were full.
We stayed for 2 weeks, so had plenty of opportunities to use the facilities. We also self-catered most of the time so used the kitchen daily. First, great space. We were in the 600ish sf suite with sitting area and full kitchen. Second, excellent appliances. High end built-in microwave/convection oven, dishwasher, electric cooktop and counter height fridge with working freezer. Lots of plugs throughout. Third, roomy bathroom with waterfall shower. Fourth, high end mattress on the bed. Fifth, contemporary decor and some industrial accents like exposed 2-inch sprinkler system. Charming. Sixth, well equipped gym and sauna in exercise space. Steam shower in exercise space restroom. Seventh, free use of LG front loading washer and dryer after 5 pm. That was an unexpected delight as we expected to have to pay for laundry services. Neighborhood (Greenpoint Brooklyn) is fairly gentrified so lots of good restaurants and cute shops and grocery stores selling high end products (eg van Leeuwen ice cream) within a few blocks. G train about 3 blocks away and it's one of the subway lines that seems to be closed for work pretty frequently (former New Yorker here) but great when it's running. City bikes available a block away.
not having parking but we were aware of that. For people with cars: Street parking only and is very difficult to find. There is a pay lot about 1.5 blocks away. A parking ticket ($65) may cost less (alternate side of the street parking 4 days a week) than the lot over a 48 hr period ($80-100). Some furniture issues that may not be a problem for people seeking shorter stays or those with back problems. The sofa is a futon, so lot of throw pillows (provided) needed for back support. The chair in the sitting area is steeply angled, so lots of pillows provided support. Bar stools are backless.
Propreté, emplacement, confort, personnel
The staff were helpful and friendly, and the location was excellent.
The room temperature was hard to regulate. It was too cold.
The location of Franklin Guesthouse was stellar- we were visiting family in Greenpoint and the whole area is incredibly walkable. Close to the subway (if going into Manhattan it took us about 35-40 min to reach midtown)and near a bazillion restaurants and cafes (try Maman for coffee a few blocks down!). Staff were lovely and let us store luggage for a few hours until check-in time. In our room you could hear a little music from the restaurant downstairs (I’d say until 9 or 10 pm) but it didn’t bother us. Everything was really clean and comfortable. Highly recommend!
Nothing
Loved the apartment with it's semi industrial genuine decor. High ceilings old wooden floor and lovely little balcony. Spacious.
Was a little cold. Couldn't get the air-con heater to work quite right.
The location and staff
No microwave
Location was great for us. Loved Madre also!
Could improved by: Another comfy chair in the room; A Keurig.
The room was clean and the location is great. It was easy to check in. Easy to find.
When we got to the hotel the door was closed and nobody answered for a while and we were standing outside in the cold waiting. When the girl at reception opened the door to us she didn't even say hi and didnt hold the door for us, we were with 2 kids and 6 suitcases. Than the room we got was at the basement. Nothing in the description of the booking mentioned basement rooms. The bed and sofa bed are horrifically uncomfortable. Also unmentioned in the description is the price of $35 for and extra bed and $35 for a crib. Definitely not a 9 with kids as some say.
Room was big and comfortable
Floor above room 101 squeaks VERY loud when anyone walks on it. Enough to wake you up.
The location for our visit was perfect. We wanted a chill location and to experience a NYC slice of life. This property was perfect for that goal. It was great and we had a little patio too. The location was great, the room with a full kitchen, living area, bedroom area, bath. The room was very spacious and such a wonderful place to call home for a week. There are shops, eateries, walking areas, and shopping nearby. Subway is also very close. We were very impressed by how clean the property was kept. The staff do a GREAT job with room services. They service staff were very kind.
The property itself apart from the room is a little underwhelming, the staff were nice. There weren’t a lot of onsite services. We arrived late and not a lot of information about where to go to eat or get travel items. A list of local information should have helped us. Didn’t know who to call. Our dislikes are very minimal.
The Franklin Guesthouse was a very comfortable and spacious stay. It was amazing to have so much room in the city, with many bakeries, restaurants, and coffee shops within walking distance. Short walk to anything we needed.
We had a ground floor room, and even though we did technically have a window, it had no light in the room. Felt a little bit like being in a box, but we were almost never inside during the day, so it wasn't too bad.
We have stayed at this property in the past. We really like the location. It is close to our son's apartment and we like the neighborhood.
We were VERY disappointed in our experience this time. The person at the front desk when we arrived was almost dismissive. The bed was uncomfortable and small. The heat made so much noise that it woke me up and I had to turn it off. There was also a lot of noise from outside. We were supposed to stay 2 nights but decided to leave early because we did not want to sleep there again.
Size of rooms and fit out was good
Reception staff seemed disinterested
Sehr saubere, grosszügige und ruhige Zimmer
Die Zimmer Richtung Innenhof sind sehr dunkel, was nicht stört, wenn man tagsüber viel unterwegs ist.
Lockation
Tried several times to contact the manager. He had never be in hotel. Team didn't want to share his phon no. Sent several emails withe no reply.
Our room was a deluxe suite which was perfect. Staff was amazing, helping us add an extra night during a blizzard without changing rooms.
It would be nice to have small items to buy, like a soda machine or a bagel for breakfast
Room was big, kitchenette, microwave, mini fridge, pull out couch. The staff was always at the front desk and helpful with any requests. We were on the first floor and could not hear any of the noise from the restaurant, which was a change from the last time we were there and stayed on the second floor.
The bed was a bit squeaky and movement felt on both sides. They charge for every hour you want to extend your check out even if it is not necessary. After paying the high price for the room it would be nice if they extended the time for even an hour like most hotels. Seemed petty. I think they should change that policy, as it feels like they don't appreciate you as a guest when you pay thousands of dollars to stay for 5 days.
Excellent location. Fantastic kitchen facilities, I was able cook for my toddler with so much ease. The room was a very comfortable size which was just what we needed for a week stay.
Little daylight.
Large rooms, it was quiet the night we were there.
Even though the room was already paid for when we arrived to checkin we still had to provide both our Driver licenses, show credit card, and then the woman at the desk asked me to fill out a full page form with all my info. I asked why that was needed when they had all our info. It unfortunately escalated into an unnecessary drama. Checkin should be easy these days. . Paperwork is dated
Location was very central and close to fun bars.
Fantastic location in Greenpoint
No breakfast option
Hotel sur une rue sympa, typique de Brooklyn. Très calme. Déco minimaliste, juste ce qu'il faut.
le bruit de la clim. Pas habitué en tant que Français.
The location was good. The staff was very nice and helpful. The
Our room was noisy. AC loud, there was also a loud noise that sounded like a generator.
Great location good transport
Attentive staff great location coffee kitchen etc in room
Nice room
It was terribly loud! Over the restaurant and on the street.. I slept terrible even with ear plugs. Room was also very bright. Not good room darkening on windows
nice big room, space to spend time together was great. the kitchenette was really useful. location is great, close to lots of stores and restaurants.
the room only had one window that looked out on a brick wall, though we paid for one of the larger nicer rooms and were surprised by this. since our visit was over a dark, cold january weekend this didn't matter so much but at another time of the year it would have been more disappointing.
The bathroom was really nice and room was cute too! The location was really calm, with lots of nice coffee shops around.
The HVAC was pretty loud and it was right next to, and above, the bed. :/
Location was excellent
Very thin walls, you could hear most activity in the halls. There were some over powering smells that were not refreshing
The wood floor (cleaner, good with toddler), the size of the room, a big soaking bathtub, and a full kitchen, comfortable bed.
No smart TV, single-ply toilet paper. We can hear music from the restuarant, doen't bother me, but might be to somepeople.
Nothing at all
Bed frame was broken Cleaning staff stole my baby girls towels Staff was incredibly rude Lack of communication between them Lack of ability to resolve problems Staff even told me that manager decided to ignore my emails.
location, renew, clean, friendly staff and supermarket nearby, full kitchenware
walking noise comes from upper ceiling
I liked how the hotel room was literally a mini apartment. Usually I get nervous when stock photos show up and you’re going off what the description / people’s reviews but we were really shocked how beautiful and spacious the place was! I didn’t expect there be a mini kitchen. Our hotel had a deep small tub for nice baths and a wonderful shower head! The bed was very comfortable.
the walls are a little thin! We heard music from our room but it was during the evening so sleeping was no issue. But to be honest, I fell asleep fast so it didn’t bother me at all.
Excellent appartment to discover New York with our 1,5 year old baby. The flat is big enough to stay long hours if necessary and the kitchen are very well equipped. The neighbourhood is full of nice restaurants
The room was large and clean and very comfortable!
Lovely room with fridge and sink, nice bathroom soaps, and great lighting. Easy to access and the people at the desk were kind and held our bags for us.
A little difficult to get into Manhattan
Great location and clean rooms with nice staff
No breakfast in the restaurant
Amazing!
Nothing
We had a fabulous apartment. It had everything we needed for our stay. It was clean, comfortable and spacious. The location was perfect, a lovely neighbourhood, a few minutes walk from the subway and 20 minutes to Fifth Avenue.
Despite a few issues, it is still the overall best place we have stayed at in NYC/Brooklyn. The staff are fabulous—friendly and helpful. The unit is spacious by NYC standards and clean. The bathroom it spacious, but no door on shower. Very basic kitchen supplies, more suitable for take out and warm ups, but served us well for making a meat and cheese tray on Thanksgiving. My daughter and her boyfriend came over for snacks and games in the afternoon before our dinner reservations. Don’t try to make more than 7 cups of coffee at a time—grounds forced up and over filter and makes mess. Couch is not comfortable for more than a short period of time. TV doesn’t have ability to pull up Netflix or YouTube without connecting a laptop with a HDMI cord. Bed was comfortable enough, but pillows were very uncomfortable (but we are used to memory foam). The outlets by bed do not hold a charging block well, it falls out. I struggled to find a cord and block that would charge my iPhone by the bed. Despite being plugged in, phone didn't charge and battery lost charge overnight while playing white noise app. My alarm didn't go off. Next night charged phone before bed and used a backup battery at night. Charging works fine in bathroom and kitchen. Room 101 seemed quiet, but 2 days later we did hear much movement upstairs. Coat hooks by door were great to have. Couple of close grocery stores, well stocked convenience stores, bakeries and coffee shops close by. Gym was compact and small. Machines seemed well cared for. Both treadmills were off at base by floor, but maintenance realized and turned on for me. We brought small umbrellas, but they did have large ones for guest use.
Wonderful apartment like suites. Immaculately clean.
Nothing in particular.
The location couldn’t be better, and the cleaning staff is truly exceptional. The whole setup feels very private and comfortable, almost like having your own apartment in the city, with all the convenience that brings.
We may have come in with the wrong expectations. For the price point, we anticipated more of a traditional hotel experience, but the property is really closer to a serviced apartment. The front-desk team felt more like building staff than hotel hospitality - never unfriendly, just not particularly engaged. The shared washer/dryer is often occupied and a bit dated. The gym is functional but located in a windowless basement space, and the sauna was never turned on, with no guidance provided on how to access it. That said, if you’re looking for a simple, private apartment-style stay in a fantastic location with truly excellent cleaning service, this fits the bill. If you’re expecting a warm, full-service hotel environment, this may not be the right match.
Closed to subway
Unreliable check in service even with an email confirmation. Booked and paid for an extra bed but didn’t provide it until the 2nd night. Upon check out I asked for a receipt front desk said it will be emailed including the changes to the bill. It’s been 4 days since we checked out I haven’t received any receipt from the hotel.
Love the location! Huge space - everything super comfortable
I was in -1 floor so it was super dark. Also, I arrived at 1:45 pm. Check-in is at 3:00 pm. My room was already ready, but they asked me for $100 if I wanted to enter the room an hour early, even though it was available… I travel a lot to New York and stay at many hotels - this has never happened to me, especially for just one hour. I’ll also note that I’m pregnant, and there was absolutely no consideration.
