Die Unterkunft hatte eine tolle Lage, die Betten waren Mega bequem. Der Vermieter hat kostenlosen Kaffee und Snacks bereitgestellt und die Kommunikation war über WhatsApp reibungslos.

Wir hatten das kleine Doppelzimmer, Suite 4. Für uns war es für zwei Nächte völlig ausreichend, da wir kleine schlanke Personen sind. Viel größere Menschen würde ich dieses Zimmer nicht empfehlen, da das Bett und die Dusche schon sehr klein sind. Für uns war’s aber okay. Die Klimaanlage hat leider immer nur auf maximal 25° runter reguliert, kühler wurde es leider nicht.

You will have little/no contact with hotel. The room (4) is particularly small. Our AC broke on the second night, it was fixed but it wasn’t pleasant. Bathroom is of a good size, but shower is tiny, oh and if you want to use top shower head you have to climb to turn the ‘switch’ Cleanliness is a particular issue, rooms need painting and need a deep clean, you’ll find dust many areas.

Smestaj je na 2 min od Spanskih stepenica i 5 min od Fontane di Trevi. Lokacija savrsena za obilazak Rima peske. Sve je bilo cisto, uredno, udobno a domacin ljubazan. Posebno nam se dopalo sto su u kuhinji bile pripremljene grickalice i sve sto je potrebno za boravak. Sve preporuke za smestaj. Rado bismo se vratili

My stay at Sistina Twentythree Luxury Rooms met every expectation. The location is perfect, just a five‑minute walk to the Trevi Fountain — yet the building feels calm and tucked away. The room was beautiful, and the bathroom was just as impressive. The air conditioning was excellent and very much appreciated after exploring Rome in 38‑degree heat. One of my favourite features was the old‑school lift; it reminded me of visiting Italy as a child and I hope it never changes. The communal area was lovely for grabbing an espresso, and although the room had both a kettle and an espresso machine, it was a nice touch to be able to pick up extra pods and breakfast bars in this area, fantastic. Communication via WhatsApp was excellent — every question was answered quickly and clearly. Overall, a wonderful stay that combined comfort, charm, and a fantastic location.

Parkplatz wird angegeben mit 18 Euro/24h - ist aber in der Tatsache nicht zum Hotel gehörend und kostet 25/24h - Gepäck Aufbewahrung war auch nicht wirklich möglich.

Piccoli accorgimenti facilmente superabili e che non inficiano minimamente il giudizio finale , in bagno mancava un gancio per i teli e il tubo del doccino andrebbe probabilmente sostituito perché perdeva. Ribadisco, nulla di che…

La posizione è eccezionale, nel centro pulsante della vecchia Roma, a due passi da Fontana di Trevi, Palazzo Barberini, Piazza di Spagna, Quirinale, ecc.

L'appartamento è dotato di tutti i comfort utili per un piacevole soggiorno. La stanza è un po' piccola, ma lo sapevo quando ho effettuato la prenotazione.

Forse per il nome che porta un po' di attenzione in più ai dettagli di uso quotidiano, soprattutto in bagno.

Чистый, красивый и просторный сьют. Заботливые хозяева, всегда на связи. Удобный доступ в апартаменты по коду, наличие лифта, расположение апартаментов на тихой улице. Локация в самом центре Рима.

Stanza abbastanza grande

Very clean! Love the classic look of the elevator/lift the experience is like you were taken back in time! Room is clean and amenities were provided for. Getting access is so easy. Just a heads up for the first time travellers you need to register to their hostservice to get the access to the hotel. Location is perfect only a few minutes walk to the trevi fountain and spanish steps. Just around the corner the bus stop going everywhere. Barberini Tram stop is only 5-10min walk.

Apartment had everything you needed. Location was great. Lovely touch with the snacks and drinks in the kitchen. Comfy bed . Loved it.

Estaba debajo la plaza de España y teníamos el metro pero andando se iba muy bien todos los sitos sin problema

O que mais chama atenção na acomodação é a localização. Simplesmente incrível. Perto de tudo! Perto dos pontos turísticos, perto de restaurantes gostosos… o anfitrião ainda deixou uns lanches a vontade, lugar silencioso e confortável. Não poderia ter sido melhor.

The location was great, very near restaurants, shops, trevi fountain and the metro. The room was clean.

Communication with the host wasnt great. We waited 15 minutes outside, there was no one to let us in, even after ringing the bell and ringing the phone number. I would have expected better finishings in the room for the price. Lights that dont work and a shower door that doesnt close properly, letting water onto the floor. There is a mould problem in the bathroom and unfortunately the shower smells like sewrage after use. There is no staff there to speak to about it.

The room was modern & nicely decorated. It is very clean and the bed & pillows quite comfortable. The bathroom was also spacious and very clean. Excellent location within walking distance of everything and the host, Giulio was very accommodating. Would definitely stay there again!

Poor communication caused long checkin delay. We arrived around pm10:00 with an advanced notice to the owner. We tried to send many SMS messages and make many calls but got no answer. It was about late night pm11:30,then we luckily found a Restaurant with free wiFi. Through Whatsapp we could communicate with the owner. If Whatsapp is the only way for communication, it should state on the confirmation letter clearly.

Det ligger ett stenkast från fontana di trevi och spanska trappan. Standarden på rummet och badrummet är bra. Även om det inte finns en bemannad reception så får man snabb hjälp av personal via WhatsApp. Passar nog bäst för par som vill utforska Rom.

Vi reste med en 10 månaders bebis och det fungerade bra. Dock lite problematiskt med hissen upp till hotellet. Den är väldigt liten och tar inte en barnvagn så man behöver vika ihop den för att komma in. Så när man kommer hem på kvällen behöver man väcka bebis för att ta sig in i hotellet . Sen ser rummet lite större ut på bilderna än vad det är. Så det blir trångt med barnvagn. Men inget att klaga på.

Positiv hervorzuheben sind jedoch die freundlichen Mitarbeiter, das bequeme Bett sowie die einwandfrei funktionierende Klimaanlage, WLAN und der Fernseher inklusive Amazon Prime. Die Lage ist ebenfalls wirklich top.

Leider waren wir insgesamt enttäuscht. Die Bilder entsprechen unserer Meinung nach nicht wirklich der Realität. Unser Zimmer wirkte deutlich in die Jahre gekommen , mit abgebrochenen Ecken, neu verputzen Kleiderhaken ..die schief hängen und der verputzt nicht der Wandfarbe entspricht und einer stark verkalkten Dusche. Zudem befanden sich noch Haare an der Duschwand sowie sogar ein Haar im frisch bezogenen Bett, was leider keinen sauberen Eindruck hinterlassen hat. Außerdem handelt es sich eher um eine umgebaute Wohnung als um ein klassisches Hotel , grundsätzlich nicht schlimm, aber gut zu wissen. Die Zimmer sind leider sehr hellhörig, sodass man sowohl die Nachbarn als auch sämtliche Geräusche auf dem Flur deutlich hört. Umgekehrt hat man auch selbst kaum Privatsphäre. Besonders störend war der Zugang am Abend per Zahlencode: Beim Öffnen der Eingangstür ertönt jedes Mal ein extrem lauter Signalton, durch den man nachts regelmäßig geweckt wird, sobald jemand das „Hotel“betritt

Muito bem localizado, próximo à Fontana di Trevi, Termini e do metrô. O quarto é grande, iluminado e arejado, a cama muito confortável, e o prédio seguro.

Não tem equipe, está mais pra um Airbnb do que hotel (o Booking está virando isso). Pedi ajuda com o táxi, pra agendar, e o contato ignorou. Preço salgado pro padrão, mas Roma está assim

Ubicación perfecta, cerca de todo: 5 minutos se la fontana di Trevi, 2 minutos de Piazza Espanha, 25 minutos del coliseo y 30 minutos a pie del Vaticano. Mejor que una habitación de hotel, amplia, limpia, con todo lo necesario para el día a día (elementos de higiene, toallas, secador d pelo, plancha, vajilla, nevera, caja fuerte, colchón y almohadas de calidad. Además cada día reponen café, galletas, snaks y bebidas frescas en el espacio común y en la habitación. El precio es bastante justo para la calidad y ubicación. Vale la pena hospedarse aquí.

Location is good. Walkable to metro station and restaurant's. Room for 3 adults worked well.

The bathroom had a sewer smell. Shower head was crack and or clogged so the water did not come out as a regular shower head spray. Surprised that it had not been fixed for guess checking into this room. The wall A/C unit we felt didn't really cool well and needs to be cleaned.

Nous n'avons jamais vu de personnel durant notre séjour, la brève communications'est faite uniquementpar whatsapp. À notre arrivée, nous étions devant le bâtiment mais il n'y avait aucunes instructions pour y entrer et nous sommes entrés dans l'immeuble par chance car des autres hôtes y rentraient également. Les chambres ne sont pas insonorisées

I told staff we would arrive between 6-7pm, I’d been sent an attachment presumably with self check in details but attachment was broken. I reported this and was asked to send this again via WhatsApp, I did and got no further replies. As they knew what time I was arriving, I thought there must be staff there. On arrival, absolutely nobody present except a guest who kindly let us in. We waited at reception, nobody came. The computer screen had our booking details open on it!! There was one key available, we contacted Booking.com, asked if they could help us, they tried contacting the owner, unavailable. I tried calling the owner, by phone, by WhatsApp, unavailable. Booking.com said to try the key to the room, we did and the room matched the photos on our booking. We were told to take that room. Ages after, owner contacted us asking for passport photos, no answer to my messages, no apologies, I told him what I thought. He repeated his request for passports, that’s all. I needed a key code to enable us to go out for dinner and to get back in. I got this only in return for passport photos. Still no words of apology, no explanation, no reply to my criticism. How is this a way to treat guests? Lovely property but can not rely on help from staff if needed, not even to gain entry to your pre paid room.

Terrible service. No reception and when you try to call, they do not answer. The room was dirty, towels smelly and the shower broken as well as the toilet flusher. The bathroom was also dirty and u kept and no shampoo. Photos on booking are untrue. Dust everywhere and the night tables were also laced with dust. The biday was also disgusting and not clean. There was hair everywhere inside. You try to contact the numbers and no one is there. Horrible!

Posizione ottimale, vicino alla fermata della metro Barberini e alle principali attrazioni della città. Molto disponibile e reattivo il titolare della struttura, che ci ha fornito istruzioni chiare e precise per accedere alla camera. La camera ha un piccolo frigo in camera in cui sono presenti bottigliette d'acqua e piccole lattine offerte dalla casa. C'è uno spazio comune con una macchina del caffè con piccoli snack dolci e salati a disposizione degli ospiti, oltre che un bollitore. Letto matrimoniale comodissimo!

La camera non è grandissima, ma per due persone e per un paio di giorni va più che bene.

El alojamiento está muy bien ubicado, limpio y bien abastecido con agua, soda, Te, Café y galletitas para nuestra llegada.

No hay personal físico en el lugar aunque la comunicación es rápidamente atendida por vía WhatsApp. No me gustó que cada vez que entrábamos a la habitación había un desagradable olor a fosa que salía del baño.

Camera bellissima e pulitissima, centrale a pochi minuti a piedi dalla fontana di Trevi. Staff molto disponibile e tantissimi servizi gratis disponibili, tra cui ombrelli, macchina del caffè in camera e nella zona comune. Ottima la possibilità di lasciare i bagagli in struttura dopo il check-out

Clean room in great location

We had searched for accommodation where you had the entire premises, but this turned out to be an apartment cut into four en-suite bedrooms. Not sure how it was classed incorrectly. There was no kitchen. People in the next room were unfortunately very loud and on our last night the apartment above was dropping something on the floor for over two hours at night.

Für Februar 2026 war der Preis perfekt. Sehr gute Lage! Nähe Bus, Metro, Tour mit offenem Bus und Sehenswürdigkeiten. Bei Fragen rasche Antwort per Mail. Schlüssel, Eintritts Code hat perfekt funktioniert. Kein Personal gesehen, kein Problem. Super- Cafe im Zimmer, Milch, Süssgetränk, Wasser, Salziges und Süssigkeiten in einem kleinen Aufenthaltsraum beim Eingang. Wurde immer wieder aufgefüllt. Sehr ruhige Lage auch Dank guten Fenstern. Das Zimmer war geheizt. Super! Wir würden wieder kommen.

Unser Zimmer war nicht jenes das uns auf Booking bei der Reservation gezeigt wurde. Es war kleiner. Muss geändert werden. Ich will im voraus wissen wie mein gebuchtes Zimmer aussieht. Ich finde das wichtig! Ansonsten ich evtl. ein anderes Hotelzimmer buche. GILT FÜR ALLE BUCHUNGEN ÜBER BOOKING.COM. Die Zimmerreinigung dürfte verbessert werden. In den Ecken und Schubladen der Schränke und Nachttische. Kalkablagerung Schiebetüre Dusche.
