The property has a good location but..

The staff does not have good manner, do not know how to say good morning, good evening, booked 3adults and 2kids but the breakfast is only good for 4pax as per their policy for a family room, but should align with booking.com that should be the same number of pax for breakfast, even though the reception talked to the Admin and eventually gave us the breakfast, the stress that we went through to make them understand about our booking is not worthy.

I am a regular User of KiWI and have been for 8 years. I am accustomed to the Area and the Hotel including the Sister Hotel Mabolo Royal. Whenever I'm in Cebu I book one or the other with no problems .

Kiwi could do with monitoring the Water Dispenser. Its over use means a early morning cup of Tea or Coffee is bit if await for the container to be replaced. Other than that keep a litre of water in your room for such an occasion.

Pre paid for rooms. Go there and they had no record. Showed them the bank statement showing it paid. Had to.pay again as was too late in day. Won't ever stay there again.

I was so tired when I arrived and rather fed up but the team were so kind and gave me a free upgrade to a nice big room to relax in! For the price, the hotel does the job. It's a little on the older side agreed BUT its comfortable, clean and the perfect night stop if you are travelling around!

The place was 100%crap and I will never stay there again the paint was peeling of air con was like men work in the room so noisy NEVER AGAIN

There was a rat inside the hotel. Restaurant doesn't have the "resto vibe" Their pool table was crooked. And you still need to call for housekeeping if u want to have new towels. From my understanding, you should have fresh towels when you arrive at your room

A convenient location for accessing the ferry piers and some of the malls. A good clean place with a good quick breakfast. Front desk staff is friendly and helpful

As always very comfortable accommodation not much hassle checking-in. Recommended!

The place was okay, near malls and convenience stores. It even has small stores around the area. We were asked to pay for a smoking fee during check out even when the room already has a smell of cigarette when we got there.

Unexpected to pay 10% Tax n survive charge on top of booking. Breakfast for 2 =300 pesos each day. Either skip breakfast or add onto your budget

Had a wardrobe in the room with no center rail fitted. unable to hang any clothes which was inconvenient.

I visited here 10 years ago, and it was a lively friendly place, with a good bar. Bar has now given up it seems. Breakfast was in the bar area, with a defunct pool table and dartboard standing in the corner. One item for breakfast was omelette with bread and butter, but "no butter sir". Rooms and location are OK for the price

Booked and paid for room, booking confirmed, arrived and no rooms!!!! Expedia wont return emails, stay away from expedia!!!! And kiwi hotel!!!!

Accommodation just passable but very very expensive

Other than price the fact that the restaurant doesn’t open until 7-30am. By this time most would be out on their daily adventures

Services (one of front desk staffs has poor communication skills, looks at the monitor/cp while talking to guests, answers radio before answering someone infront of her, does not even smile nor greet guests, requested for my room to be cleaned but they did not do it) Facilities (flush of the cr is not working requested for them to fix it but they did not do it, so I asked for pail and dipper instead it took time for them to provide, TV is not functioning)

Surrouded by roosters. All day and night noisy roosters all arond the hotel.I wonder why nobody complains for this ...is just ridiculous.....avoid this torture. The rooms are not so bad but the noise is terrible.

The hotel has a good location. Very accessible by public transport. It is located just across persimmon. Walking distance to sm cebu and ayala center cebu. The hotel has no elevator, but has big hallways. rooms are big n spacious, clean n with windows n views. Free wifi, free drinking water n toiletries. It has a water dispenser in every floors. Room has TV, small refrigerator (don't know if it's working, didn't use). Nice comfortable bed. Clean air n ambience. Free breakfast. But they are kinda understaffed, they don't clean the room everyday.

The staff of Kiwi Hotel are very helpful in terms of booking cabs so we can go around the city.

The AC in our room and our parent's room are not cold. We reported them to maintenance but nothing much was done. They just checked it but its still the same.

Everything was perfect! Good wifi, accomodating staff, comfy bed. Solved all my issues with payments in a process of booking.

I always use Kiwi on every visit to Cebu . May not be 5 star but its location and budget price is great . The location is close to Mr & Mrs food station and is highly recommended fir your meals.

Not being able to pay by credit card. Room not opening with issued security card. CR very clean but needs new seat for the toilet. Yellowing white and sparkling white don't match. Power outlet not attached to the wall properly is not very safe especially with children. Broken head board strut needs replacing not taped together with ugly packaging tape

Was told that I was not entitled to breakfast on my booking. But not offered an alternative such as pay for breakfast.

Tired hotel with basic amenities but shower/aircon works, large rooms, breakfast ok. Room was quite and slept well. Given it's fairly cheap can't complain - they were happy for me to arrive at 1am. Not much locally but not far from Ayala Mall. One surprise - Ayala Mall does not open until 10am!

Staff very busy with their phones all the time. No food available. Walking distance to Ayala was the only plus.

Very accommodating staff. They are friendly and took care of our needs very well. The place is clean and homey. It's safe too! My kids love the place. It's not perfect but it's good enough. It's close to the malls and restaurants. Will definitely go back there next time.

Had a great stay at this unique hotel. Very good location which is very near sm and ayala malls, staffs were very nice and helpful, rooms were very comfortable and nice. Free breakfast is also delicious. Will be back soon.

They have big, clean rooms fit just right for our big family. Free Breakfast was very delicious. Wifi was really fast and strong in our room because of their dedicated modem in every room. Aircon was really cold and most of all location is very good and close to everything.

It was a mistake to book here. This place is filthy and disgusting. The whole place is neglected and dirty. The room we had was quite frankly disgusting with the bathroom looking like a public washroom in the nastiest of a kind. There were stains on bedsheets and no fridge in the room!! In this climate - mind-blowing! I hope pictures speak for itself. Breakfast was served in a neglected bar with staff that was less tha attentive - once they brought you your plate, they all gone back to chill and watch YouTube videos on their phones. The table was covered with tiny ants and I had one in my ice tea!! So if you value a stay in a basic but clean and decent establishment, avoid this place at all cost!! It is a mistake to call this place a hotel as I have seen hostels that are much cleaner than this. Should have made a good reaserch before booking and I hope this info will help you, fellow travelers!!

Really great hotel. Was very clean and room was big. Breakfast was really tasty. Great location. The shower had hot water. Rooms were cleaned every day. Television was available. Near supermarket.....

Very good customer service. Nice place. Near SM City Cebu. If you get bored, you can go outside. Near at Persimmons Place. You can stay there to drink beers, watch a live band and many more. A very good spot to stay here in Cebu

My Fiancé and I stayed twice at the Kiwi, once at the start of our holiday and again at the end. The venue is ideally located and easy to find. Situated in quite a built up and busy area which is quite noisy during the day but peaceful at night. The hotel was undergoing some renovation work when we were there which added to the noise and also meant everywhere was quite dusty. The staff were very friendly and helpful at all times. My big issue was the cleanliness of the two rooms we stayed in. Whilst appearing to be clean and well presented the bathrooms were in a shabby and unclean state. Fixtures and fitting were poorly maintained and seem to be repaired in a very slapdash way. The biggest problem was mould in both bathrooms we used. It seems the cleaners do not clean above head height with lots of dust on window sills and the shower unit. Both showers were very old and poorly maintained with one of the shower holders loose from the wall. This was repaired by banging a nail into it! Mould was everywhere, in the tile grouting, around the sink unit, shower floor and the main floor. This looked very bad and is a health hazard. This could be easily rectified using the correct cleaning products. Whilst we did not get any infection it didn’t mean that others wouldn’t. Even though I asked for the bathrooms to be ‘deep cleaned’ they weren’t. However, the overall cleanliness of the venue was very good. The restaurant/bar, general seating area and the indoor receptions rooms were spotless. Amenities are very good and, as mentioned, staff very helpful. Wi-Fi was excellent also. Free breakfast but very limited choice. There is a fine to be paid if you bring in your own alcohol however, we kept ours in our room. My biggest issue, which the hotel has no control of, was what happens outside in and around the smoking area and outside the front of the building. Builders and locals constantly spitting on the floor, blowing noses onto the floor without a care for residents sitting outside. Because I smoke, I was often outside at night and enjoyed buying items from the many local ‘house shops’ where stuff is very cheap. A bottle of rum is around £1 as is a packet of cigarettes. There are lots of street food stalls, which I wouldn’t advise westerners eating from as hygiene is a big issue. It seemed safe to walk around the vicinity at night but there was an undercurrent feeling of potential danger as lots of the locals seemed to be very drunk every night. My biggest concern was the amount of very young children that approached me, almost nightly, in the early hours of the morning offering themselves for money. I found this very distasteful and horrifying. It seemed there were a couple of residents’, older westerners, that were availing themselves of this opportunity but not, I have to stress, in using the hotel. I did raise this issue with the security guard who is based there 24/7 and he assured me that if reported he would take action. Overall, a good venue that needs some small improvement and one that will look after you.

Hotel lacks proper maintenance and repairs. Slow drains, leaky faucet and toilet, toilet clogs easily, lacks amenities. Helpful staff👍

Found this hotel also on my tripadvisor app and got a very good budget priced hotel and got more than what i paid for. Cozy outdoor garden, great accomadating staff and very good wifi. Also the billiard table and the ice cold beer at the bar which i can mingle with my friends from cebu. Recommended!

Had a brief staycation at kiwi hotel and had a very good time. Very near two big malls for easy walking and shopping. Rooms are big and good, beds are comfortable too. Staff are very friendly and wifi is good too. Keep it up kiwi.

This hotel is uniquely different from other budget hotels as it has an open to below garden that has a through and through circulating fresh cool wind with a skylight, nice to sit in the sofa and read my emails as surfing the net. The wifi is very strong and stable too. Staffs were very nice and rooms and beds are very comfortable. Free breakfast is good too. Will come back for sure on my next trip.

Low priced value for money hotel with free filipino breakfast. High speed wifi in all areas of the hotel. Wonderful staff, rooms are big and clean. Beers and pica pica are good also. Will be back soon

We stayed there and there was a big sale at sm malls and ayala malls which is 800 meters away walking distance. For me location of this hotel is very good. Staff was really nice and free breakfast was good. There is a billiard table with ice cold beer at the restaurant. Will recommend this hotel.

This hotel has a homey feel. It has an open to below airy outdoor garden which you can have coffee or tea. Wifi is great as it is very fast and stable. Beds are very comfy and free breakfast was yummy.

Stayed here with my 14yo sun several times over 5 weeks and always top notch! Friendly helpful staff nice bar breakfast included in the price everything works from a.c. to wifi. Comfortable rooms with TV's with English channels. This is and always will be my go-too when I come to Cebu 10/10
