Unhelpful staff and unpleasant owners
Very friendly receptionist. Room was fine for one night and the bed was comfortable. But I did feel the hotel looked a little dated and tired. Cooked breakfast was nice.
Looked a little tired and dated.
All of the above
Parking.
Staff were excellent, check in was smooth and informative, breakfast was very tasty and there was a good well replenished offering. Room was Clean and well presented with no Maintenance issues. Parking was easy to use, location was perfect
Honestly the only thing I would comment on would be the be the path and the Borders on the way in from the Car park could do with a tidy, I'd offer my services if I lived nearer. 😁
The room was clean and the staff was very kind and nice
The room was a bit smaller than I thought, but I guess it’s still good value for the price.
Location, close to where we wanted to be. Staff friendly and helpful. Good sized room and bathroom. Plenty of sockets. Bed was comfortable. Towels were big and quite thick. Quirky hotel.
Parking, hotel carpark was expensive. (We ended up parking on the road.) Decor is dated. No lifts or ramps, the hotel is spread up and down lots of little flights of stairs.
My son was in childrens hospital so perfect location
Restaurant was not staffed well. Was sitting for nearly ten minutes before i left for elsewhere.
Location, staff at Breakfast time , breakfast and comfy bed
Tatty furniture, dark passages and stairs to bedroom with limited direction signs .
Its location Near where my daughter is staying
Good location. Spacious. Clean.
Needs more plug points in the room other than that it’s perfect.
Bedroom was a decent size.
Breakfast was the worst we have ever experienced. Awful environment. Coffee selection poor. Fruit buffet limited and poor. Cooked breakfast inedible, sausages and bacon cheap, eggs rubbery. We walked away and didn’t try for the other days. Service from young waiter terrible. I didn’t even sit down before he was asking what we wanted. The bar was behind reception. Inconvenient and not relaxing after a six hour drive. Generally very poor all round
Friendly staff who even sorted the weather out for me!
An Owl waking me up in the early hours!
Staff very friendly. Very comfortable bed.
A traditional hotel at walking distance from the city centre, which makes it very convenient for both business and leisure travel. Staff are very helpful and do their best to make your stay as pleasant as possible. Rooms are a bit outdated but very comfortable.
Breakfast was somewhat disappointing with a lack of variety and options to choose from, although I arrived late in the breakfast shift so it could be that breakfast looks less bleak if you come early when breakfast opens.
The staff were really nice and helped as much as they possibly could.
Thought it was in desperate need of repairs to all parts of the hotel, my room 116 had hole it bathroom door, taps not working properly, rough decoration, no lock on main door . The cooked breakfast was in need of more cooking, pale sausage and snotty eggs. Fine for a nights stay but wouldn’t stay again.
The long corridors were a bit musty. Better ventilation needed
Convenient location for University and for local restaurants. We had a very nice meal at the Turkish restaurant down the road. Friendly, helpful staff. Good view from our room.
At breakfast, we could have done with teapots or mugs, rather than making our tea in little cups.
Great location. Helpful friendly staff . Good parking facilities.
Hair on carpet.
The staff were excellent and very helpful
It's definitely a tired place that needs renovating
Good communication, location.
The staff were excellent and really friendly
Really disappointed with this hotel it looked nothing like the pictures. It was very dated inside and out. The Tv in our room didn’t work, the restaurant closed early and the menu was really poor. No bar area. Would never stay here again
Good sized room, excellent location, clean.
Slight smell in the room, could have been better ventilated?
Friendly staff , comfortable bed nice bathroom and shower , good location for us near daughter uni flat nice area lots of restaurants bars supermarket etc , 10 minutes drive taxi to city centre.
Hotel has parking but limited there is some parking on the street outside the hotel , room okay but dated and poor layout .
The location is perfect for University visits, and the receptionists were very nice. The room was big. The parking was good and convenient. The decor was fun.
Though the linen and towels were spotless and good, the room needed some maintenance and the carpet had not been vacuumed.
Lovely clean room. Friendly staff. Nice hot shower.
Good value, friendly staff. Good breakfast. Excellent location for visiting the area. Quiet
Room was very small with no view at all. Parking spaces are too small for most modern cars and are charged extra.
The staff were extremely helpful and friendly. Breakfast was delicious. Location was perfect for our University visit
Sofa-bed not the most comfy, but fine for 1 night
The room was amazing the outside view is beautiful
Staff were very friendly and helpful
Menu was a bit limited but food was good
Great location
Nothing
Location very convenient for the Hospital which was the reason for our stay. Large comfortable bed. Bathroom very clean.
There was nowhere to put anything. No bedside tables and no surfaces in the bathroom. No hooks in bath room to hang robe or towel. The shower left a puddle on the bathroom floor. There was a gap at the bottom of the window pane which did not join the frame!
Close to the center.
Nothing.
VERY GOOD MEALS -EXCELLENT BREAKFAST--COMFORTABLE BED
Great staff and a great location. All the reception staff were friendly and welcoming with Alison especially good with our dog. Breakfast is great with a selection of serials, pastries and cooked options too. The staff here were great too. The hotel is also very close to the Botanic Gardens which are worth a visit and there’s a good selection of pubs and restaurants nearby. Added to all that the Peak District is very close and easy to get to by car.
The hotel is unusual in that it’s made up of three old villas that have been joined up by corridors. Some people might not like that as there can be some up and down stairs to get to the room - this didn’t bother us, so it’s not a dislike.
Location
Paying for parking, slightly dated.
Great hotel in a lovely location just outside Sheffield centre. Alison and other staff were really helpful and friendly, much nicer experience than the faceless chain hotels, thanks for a great stay
One of the fire doors on ground floor was really loud not a big issue though
The staff were friendly and polite. It was a good breakfast and hot.
The whole hotel could do with a load of upgrades. My room whilst clean was In need of a total refurbishment. All the decor looked old and worn. Having to pay £10 for the parking wasn’t good considering I was staying there.
Fabulous location right by the sea
A bit dated, very basic breakfast
I was at the hospital and the location is marvellous
The rooms need to be refurbished there so dark and old fashioned
As using the hospital position was excellent for us. Staff friendly and polite.
Bathroom and dining room could in our opinion could be updated
Perfectly located for our plans in Sheffield. Very helpful and friendly staff. Breakfast was basic but tasty with veggie options. Our suite was lovely, spacious with a wonderful bath and a good shower.
The hotel just all looks a little bit tired and tatty but if you can look past that it's a nice place to stay.
Comfortable bed. Room was clean and spacious. Great value for money. Good location for visiting Sheffield, regular buses to city centre.
TV remote wasn't working, but not really an issue.
Location to our needs. Quiet hotel. Friendly staff. Good parking for motorcycles.
Huge thank you to Alison, who immediately corrected an error with a parking ticket issue at the hotel.
This is a lovely small hotel ideal for visiting Uni of Sheffield, Hallamshire Hospital, etc in the heart of Broomhill, the leafy student area. It is made up of several beautiful Victorian mansion houses, linked by more modern structures. It’s comfortable and clean and the staff are very friendly. Perfect for a reunion, 50 years since we met a Freshers week!
A little bit short on facilities - no bar, really; however, 300m away there are excellent pubs, like The Notty House, Broomhill Tavern, etc and an excellent Wetherspoons ‘The Francis Newton’ which was buzzing at 1am!
Staff friendly
Needs renovations . It’s an old building. No lifts , quite a few stairs to climb
The staff were great. Breakfast was exceptional. I have stayed there twice before so knew the hotel, where it was and the expected standard. When we complained, the reception staff were equally as shocked as we were. Immediately moved us to another room and apologised for the inconvenience. Hayley in the restaurant was so welcoming and friendly, as was the other lady, who's name I can't recall. helped to balance the enjoyment of the stay
We had to change rooms due to the cleaning being very poor. I didn't expect the used knickers by the side of the bed. We were moved to another room straight away. This room also had some let downs. The sofa/bed may be ok as a bed, but is unusable for sitting on. Strangely the room we were moved out of had a great sofa! The shower would be a challenge for anyone over less than normal height. I'm less than 6ft tall but could barely get under it. The showerhead was also broken. As a general comment, the hotel decor needs some attention. It's just looking VERY tired, but I do accept it can get very expensive. The coffee facility in reception (which I didn't use) at £3.50 a cup! I'm from Yorkshire, so not a chance.
Friendly staff,comfortable rooms,good parking
Comfortable bed
Lots of stairs. Needs a renovation
The property is quite charming
My room was dusty and smelled musty
Although I traveled alone, I met up with several friends who were also staying at this hotel. We all agreed it was excellent value and well located for our interests and itinerary.
Could maybe have done with a small bar for a late evening drink - but there are several good pubs close by so not a big issue
Great location and a very good price. This is also a very dog friendly hotel, exactly what we were looking for
Very squeaky floors in the corridor.. felt like half of the night I was listening to people walking up and down..
very old / tired decoration carpets etc
Lovely hotel, in a great location for us moving our daughter into Uni house. Staff are very friendly and helpful. Had a small issue with the parking and this was sorted with no fuss by Alison. We will definitely stay again
Friendly staff - Alison quickly resolved a parking ticket error
Was a little warm in our low level room
Quiet and clean
We had a broken tv arial cable, reported on the first night and the following day. Wasn’t fixed. It was an easy exchange and reported 3 times.
The location on site parking and Ev charging facilities
The room was lovely, staff was kind. They even filled our water bottles as we departed. Breakfast was lovely, a warm plate and even some fruit and yoghurt.
The shower didn't have a proper door so a lot of water sprayed out on to the entire bathroom floor.
Lovely friendly welcome from Alison as usuall, a rare quality these days👌.
The beds are really comfortable, had a great night's sleep. The rooms aren't massive but they have everything you need. The hotel in general is very clean and the staff are very friendly and happy to help with any queries you may have. English Breakfast is made fresh to your table & is excellent! We would definitely stay here again.
The car parking spaces are a little tight if you have a large car, that is the only dislike we have.
Nice full English Breakfast - enjoyed it
Shower was not working (jammed) - reported it on the first day yet it hadn't been attended to. So no shower the next morning - I had desperately needed it to freshen myself up after an humid night and attend a funeral wake in the morning.
I have paid for a parking at the hotel, but received a parking ticket. Alison has been very efficient in cancelling this for me.
Fabulous place and Alison is an absolute star, credit to the hotel
Many thanks to Alison for resolving my parking tickets 👍😄 Chris
Very good hotel for a short stay. Beware of parking charges! Third party car parking company is over zealous so got a PCN, which the hotel were very happy to cancel, I'm pleased to say. Thank you Alison.
Friendly staff throughout our short stay, with an excellent room, although a few steps/stairs to get to it. But this added to the character of linking old buildings together. Chef catered for food allergies with ease and served an excellent breakfast.
The grounds had a rodent issue, with traps set around the perimeter of the building. Wasn't nice to sit in the conservatory eating breakfast watching a large rat run along the raised wall however as the saying goes, you are never more than 10 feet from a rat. This incident did not ruin our stay.
Close to hospital where my daughter was getting radiotherapy at
Shame that was noisy during the night. My room was next to a lot of stairs and was woke up through the night with doors banging and running down corridors. Not the hotel but other guests in assuming
Good location, clean and quiet, EV charger
Paid parking for guests, £10 per night is a lot
2nd time we have stayed at the Rutland Hptel as it is very close to the Hallamshire hospital where my wife is have cancer treatments. The hotel is very clean and comfortable, although the room we were placed in is a long way from the reception area for a disabled person, with many stairs, but the staff are excellent and so we will use again for furure visits to the area, as we reside in South Shropshire, and after a long drive it is a welcome break!
A room more local to reception would have been perfect for my wife
Large room. Breakfast & dinner included. Attentive staff. Great location for RHH.
The fabric of the building requires repair,b ut would be very expensive.
Room and shower were good, the price for the stay was very good.
Nothing really.
staff were lovely ,esp Alison she is wonderful , cannot do enough , b reakfast well worth the money, rooms very comfortable , unfortunately not very clean , bathrooms are just so lovely and very clean, but room 66 the toilet is very close to the wall , the decoration , is very outdated , which is a shame because every thing you need in the rooms . lovely overall experience
Staff were nice on arrival. Room was clean and quiet. Could check in late after a party.
No travel cot in room when booked for a baby. Spent an hour waiting for one to be found. Only one plug socket in room, none near the bed.
Shower was good and that was about it.
Upon arrival, staff very unfriendly and made me feel like an inconvenience whilst checking in. Cleaning cloth left on the stairs on the way up to the room and someone’s room service left outside the room and had clearly been there a while. Inside the room, there was little to write home about. Tiny window to open when it was 29° and virtually ‘unsleepable’. Staff at breakfast were lovely and made me feel like a guest in an established hotel. Overall poor and won’t be staying again!
Lovely room, helpful staff provided a takeaway breakfast for an early start
Room was very warm. Fan provided.
Big room, with coffee and toiletries in shower. Comfortable for a 1 night stay
Corridors were very old and you can tell no money has been invested in a while.
Price is as good
I booked via booking.com for breakfast and parking specifically but was then asked to pay for both breakfast and parking on our departure
Room was very warm with minimal ventilation and only small opening window. I had to climb on the bed to attempt to open the window further which was not possible. Main bar closed with drinks available via reception at inflated prices.
I’ve stayed at the Rutland numerous times. It’s not to everyone’s taste, but it’s always clean and comfortable. The staff are absolutely lovely as well.
People should be aware there is no air con, or to be more accurate the air con unit in my room wasn’t working. I stayed during a heatwave and it was very warm in the room even with the fan provided. Also please be warned that the car parking is a bit limited and awkward. This time round I really found it difficult getting in and out of the car park (front of hotel). Also if you don’t like traffic noise, don’t stay here as it’s on a main road.
Location was great because I had to go the University of Sheffield, so it is very near. Breakfast was good and the staff were friendly and kind.
You can listen to everything that is going around the hallways, so that wasn´t that great. Also the room has little ventilation. the hotel is an old building so it needs some renovations.
I had a parking issued because of a system fault I spoke with Allison who immediately explained the problem and cancelled the ticket. A Massive thank you to Allison who was extremely polite apologetic and helpful keep up the good work to all staff at the Rutland hotel which I recommend to any family or friends who come to stay overnight in Sheffield
Nothing. Awful I genuinely left after 1 hour
Rubbish. I called a week prior at the time of booking the hotel room to ask if I could check in about an hour early . They said to me that I could with no issue . At the time I arrived to the hotel. However they charge me an extra £10 for an early check-in fee, this was never mentioned prior! (I was actually only 30 mins early) Also the room was dingy and boiling hot, not fresh air. Curtains wouldn't even fully close. On top of this smelt literally of rancid urine. It actually made me nearly throw up on the way in and out of the room. I left within 1 hour of checking in.
Location was good and quiet
The hotel is starting the look tired. Ive stayed there a few times over the years and not much has changed. No air con, no fridge, bathroom like a postage stamp
Beautiful room very comfortable
Cups to small to make a good cup of tea
Nice location, nice room and friendly staff. Price very reasonable
nothing
Its location
Looks run down and in need of updating the bedroom was nice
I stayed at the Rutland Hotel while my partner was in hospital in June 2026, and I honestly couldn't have asked for a better place to stay during such a difficult time. The location is perfect – just a few minutes' walk from the hospital, which meant I felt safe walking back and forth on my own, even late at night. However what really made my stay was the staff. Every member of the team was kind, caring and genuinely interested in how my partner was doing. They regularly checked in on me and made what was a very stressful time feel a little easier. When complications during my partner's surgery meant I needed to extend my stay, they sorted everything out quickly and took away one less thing for me to worry about. A special thank you to Alison, who was absolutely wonderful. Her kindness and support made a real difference, and I'll always be grateful for how she looked after me. I also ate in the hotel on several evenings, and the food was very good, with generous portion sizes and great value. I wouldn't hesitate to recommend the Rutland Hotel, especially to anyone needing accommodation while a loved one is at the nearby hospital. Thank you all for your kindness and compassion.
The location was great with lots of facilities within walking distance.
The hotel is in need of a little tlc.
The staff were lovely and the rooms were clean, quiet and very comfortable. For me, that makes a great stay.
I would have liked a bathroom shaving outlet and an outlet by the bed. Additionally, having an outlet near the window would have allowed us to put the fan near the window instead of across the room where it was the least beneficial.
A comfortable stay in a good location close to the botanical gardens
Convenient location to university and city. Character building and gardens.
Sensitive to the wishes of dog owners and having a genuine care. Breakfast was very well put together and no grease to found, just a proper full English without the fat. The pastries were also very tasty if on a continental option.
I paid extra through booking.com for a bigger room but ended up in a small room. I raised it with the staff who were happy to move me to another larger space, but as I had already unpacked and in a huge hurry to get to a graduation ceremony, I let it pass. The problem was with booking.com rather than the hotel as their records did not show that I had paid extra.
Convenient to hospital for appointment
Lots of stairs to get to room.
The Location - it was close to the University which was our main objective.
1 - Check-in - Staff uninterested and preoccupied with their phones 2 - We requested an early breakfast package,, that we arranged when we checked in, to be picked up from reception, the next morning as my eldest daughter had to leave at 0730. This wasn't available as agreed. So my youngest Daughter had to search around the hotel for someone to help her make up the breakfast bag. 3 - Although our rooms were close together, in the same corridor - Room 57 was a disgrace. The bed took up 90% of the available floor space, our wardrobe was a couple of hooks with some hangers, the bathroom was so small I was unable to use it I'm 6ft and 15st - Not a massive man (luckily my Daughters had a room along the corridor), and the curtain wouldn't close properly so the street light shone in from the yard we overlooked, combined with the location next to the stair well and a service door, I'd say my wife and I managed 2 hours sleep. 4 - Breakfast was another disaster, although we arrived in plenty of time we were told that given we had to leave in 30mins to make our appointment, there would not be enough time to cook us a breakfast (there were only 6 guests including our 3 in the breakfast room) but we could have some bacon to make a sandwich, this took an age to produce and was burnt beyond recognition when it eventually arrived)
Nice bathroom
Terrible room - very small - tiny window that had opaque film on the glass so could not see out - felt like a prison cell. Someone had scratched off part of the film do there was a gap to see outside but it looked scruffy. Very old carpet and generally looking like it needed a refit. Bathroom sink a bit blocked. Room 55.
Location
Everything else was very very poor. I would not recoomend anyone to stay there.
The hotel was clean and easily located with parking although this seemed to get busy quickly. The staff were helpful and accommodating. The room was modern and had what you’d expect.
We were unfortunate to stay there when the temperatures were high so the rooms were hot. Our room did not have a fan although I probably could have asked for one. Persons with restricted mobility may struggle as there are stairs and no lift. Although they arranged our breakfast in a function room near reception which was ideal as a member of our group could not go down the stairs to the breakfast room.
