Location a bit remote, however I knew this before booking so wasn't a problem to me. May be to some though.

Stayed in a delux double. Only issue was mattress. I could feel all the springs and did not have much sleep as so uncomfortable

No potable water in the rooms. They supplied free bottles of water, but this would've been a deal breaker for us had we known in advance. The mattresses were really firm and I did not find them to be comfortable. It was hard to find- especially in the dark. Google navigation was not reliable in this part of the country. We turned into an access road for a landfill where it was really difficult to turn back around.

The room was cold an the fan in the bathroom was loud an took a age to stop once going. This was ran when you tuned bathroom light on an sounded loud

2 girls on the bar were extremely good at their job.. both very nice and helpful

Had no hairdryer in the room.. but guy on reception was helpful and gave me a hairdryer.. but .. it was very noisy.. had to turn it down and all I got was heat .. but it cut out overheated..

With it sitting right next to a farm it stunk of manure really strongly and the hotel was freezing there was no heaters on in the building so was really cold during the night beds are extremely hard but other than that it was ok

The room was spacious, and the bed was very comfortable. The food was outstanding. Jo and Olivia James and the rest of the team were very friendly and helpful.

Room had a skylight and no widow which is not acceptable for the price of the room in a 4 star hotel. The breakfast was extra cost and just about okay.

The location of the hotel and communal areas were lovely, had a great view from the terrace area and a few mins drive to the beach. Plenty of free parking at the hotel too.

Ate dinner at the hotel, steak and ale pie.....meat in the pie was burned and dried up. Prices were not cheap either. Had to go to the bar to get a menu and then go back to the bar to place my order....once meal was delivered noone asked or came near to ask how food was. Staff did not come back to clear my plate away or offer me dessert menu. This place has massive potential but is lacking in staff customer service. Some good training for staff would address this and perhaps get a better chef into the kitchen! The bed mattress was awful....seen better days, sat on the mattress and could feel the bedframe below, terrible night sleep and back was sore due to lack of mattress support....they need replacing! Walls are paper thin so could hear next doors bedroom antics, which is fine but noone really wants to be hearing this as im sure the couple next door wanted privacy too! . The hotel does have a lot of potential due to its beautiful location but mattress in the room needing replaced...., paper thin walls and staff needing the proper hotel customer service skills required as well as the food being overpriced and not up to value or quality.

The rural location was perfect for a bank holiday Saturday night as I was working either side and needed a peaceful relaxing setting not a night in a town centre where there are potentially people wandering about in the early hours making alot of noise.

Unfortunately a group of women were having a party in the room down the corridor from me and despite me having to call the porter twice the noise continued until around 2am. The singing and playing music in the room I could tolerate to some degree- but the wandering past my room every twenty minutes or so for a smoke break talking at full volume was too much and clearly no consideration for other guests 😩

I booked this hotel for a break for my birthday over bank holiday, once the hotel was aware i was celebrating we received a an upgrade to a suite the hotel hosted 2 weddings whilst we were there, and the service from all staff did not decrease due to the demand, food was serviced hot and clean, the space available in the suite was amazing, the bath was big enough to swimming. The area is peaceful and even with the hotel hosting weddings the noise level was minimal. Looking forward to our return.

I have struggled to find anything I didnt like, other than the water in the rooms been high in temperature, this was suitable to use in the kettle and even cool enough to brush your teeth. We were advised the tap water does not reach a cold enough temp to drink comfortably so they offer bottled water from the bar, free and as many as you need.

Great place. The young lady on reception was awesome. Rooms clean and really cool. Was there for a wedding. Really enjoyed it.

Nice location, staff were friendly, nice breakfast with plenty of choice. Room was clean and lots of storage space.

No fridge in room, only one pillow per.person on arrival but more were supplied on request.

Nice place not too far from the town, staff were great especially the girl at the front desk.

Walls of the rooms are very thin, could here next door and above talking clearly, floors creak when walked on and when someone slams the doors of other rooms when leaving it's loud and it shakes the door in the room i was in.

Guy on reception was instantly welcoming and friendly! Hence the great review as I dont normally review but great service goes a long way! Great stay.. would come again thankyou!

2nd time staying here to visit family in Barrow. Rooms are spacious and well equipped.

The staff were friendly enough

The inconsistency in service, the poorly maintained hotel. The fact you couldn’t drink the water. Unfiltered water not being used, I could smell the chlorine and fluoride in the water. The buffet breakfast was warmed by some chemical solution which you could smell. So we could not sit near the buffet. The first morning it smelt like a greasy Jo’s. The first room was terrible my husband scratched his leg on a screw sticking out of the divan. There was dust everywhere. I gave a snagging list to reception and we were moved for the last two nights. The outside flower beds are dead. There was litter outside on the patio. The atmosphere depended so much on the staff….

I didn't like much personally. We booked based on photos and reviews but neither lived up to our expectations. I felt like the pictures posted in booking.com were from 10 years ago. Some of the staff were very nice others seem to do the bear minimum. We had a meal, which was average, not ask if we wanted desert or more drinks.

The room was spacious but was made smaller by the the fact it was in the loft, with the pitch of the roof covering the bed. 3 times I hit my head. Room very basic. The bed was very uncomfortable. Breakfast was pretty poor, had to settle for toast and marmalade. Breakfast was served until 10 but by 9.15 some of the items from the buffet had run out and took at least 10 mins to refill. They was a wedding that day, it felt like the staff were fully focused on the wedding party and rightly so, but the remaining customers shouldn't suffer because of it.

We had an issue when we went to have a shower in the evening before going out to a party,it did not work and the Hotel could not provide an alternative room or shower. They said that they would find us another room in the morning to have a shower, however when I went to reception in the morning they knew nothing about it and I had to wait until 9am before they could have a room available. This room has shower above the bath . The side of the bath was very high and so my wife could not use it and had to do without it. They gave us a complimentary breakfast, but this was not the best Expected decent sausage being in the Cumbria area but they were not of a good quality. The Hotel could be great and the Lady who was the senior onsite did try and help the best she could.

Quiet, semi rural relaxing environment

The location gives a nice secluded area outside of busy towns but still within 7 minutes drive to all amenities. Nice restaurant and a pleasant environment

Very shabby. Lots of things like lighting wires on the exterior hanging down in places. Flaking exterior paint and plaster. Rooms were better but still looking a little dated. Just needs a bit of a spruce up and or woukd be good to have the outside seating straightened up and cleaned in time for breakfast. Also, bedside lamps would have been nice.

The meals at the Dunes were great and very nicely prepared, hot and delivered by competent and professional staff. The staff were always very friendly and provided options for local sites to visit. The room was very large and had a nice outlook.

Our bed was worn out and sagged to the centre. Time to get a new mattress.

Attending a wedding night do. Nice location clean room with crisp linen and towels. Staff friendly and helpful even sourcing an extra fan as the loft room was very hot.

Bed was hard as rock didn’t sleep well at all. Lights in the room were poor the bedside light and fan wouldn’t work when both plugged into the socket together. So could only have one or the other in. not both.

The food was nice and the service in the bar and restaurant was good. Very friendly. I would say very over priced £17.95 for Mac and cheese is ridiculous.

Not clean rooms awful small attic style rooms with not much height space my partner could barely stand up in the room. The door was broken and very unstable. The floors in the room where all unlevelled the wardrobe was tilted we didn’t use as felt unsafe even opening the doors. The kettle was a hazard. Rubbish piled up outside the reception for our whole stay just got worse.

No one to check us in. Mattress was old and visibly cupped from all the use, very uncomfortable. The room had signs up saying the tap water was not drinkable, and only a single 500ml bottle of water was provided. The hotel was incredibly noisy with a wedding going on, and no warning provided. People screaming and yelling all night, running down the halls and even someone vomiting outside the window at 3am.

I booked this stay as a birthday surprise for my partner. I actually chose the hotel over a number of guest houses that were much closer to where we were hiking this weekend because I was hoping for a higher standard. Unfortunately, that hasn’t been the case The room wasn’t up to the standard we were expecting even for a standard double We found: * Brown stains on the radiator. * A large brown patch on the Polysafe floor. * Mould in the shower. * Hairs in the bathroom that hadn’t been cleaned up. *Stains on the towels * The wall above the headboard is scratched up and crumbling directly above where we’ve been sleeping plus the headboard is lopsided. *no hair dryer in the room even though advertised. I was told to wait an hour and ask reception and still had no dryer. *tv remote was grimy and had no back to it * Only one bottle of water in the room despite there being two of us. - we had to pay for extra water when we asked as there is no drinking water in the room available *bed was uncomfortable *side tables had vinyl peaking and cracked *a cleaner hadn’t attended our room once in our 3 day stay *the room constantly smelled like sewage due to a nearby landfill *we had to ask everyday for tea and coffee for the room as it was not attended at all. I also paid extra for the Birthday surprise, but when we arrived it consisted of a fallen-down banner and four balloons, which was really disappointing. I’d also paid for Prosecco on ice to be there in the room upon arrival but this wasn’t in the room when we arrived. Additionally, we had to ask 3 times for the bottle 3 times the next day which obviously ruined the surprise I had planned. We spoke to the manger, He offered us complimentary drinks at the bar and a comped meal, (in regard to the missing Prosecco) which we appreciated, but never received and the room to be cleaned the next day - this never happened in the whole of our stay.

Nice to have a dog friendly hotel with room to take them outside. Good sized room for us in a twin . Decent shower pressure . Nice bar area and good that you could take your dog in there with you . We didn't have breakfast there because we were visiting my son. Pleasant staff.

There was a strong smell outside around the building , not sure if the fields had just been manured or something. Kettle in our room wasn't working, and we never got a replacement, when I asked if I could get a couple of teas from the breakfast room I was told yes , but it wasn't suggested. I also had to ask for a hairdryer as there wasn't one in the room as listed.

Personal preference but mattress very hard. Restaurant closed early for late travellers and no bar food available on a Friday evening . Uber eats did deliver though and staff were brilliant with helping with order and plates etc

Understaffed with lack of senior management around. Waited several minutes at check in and had to find someone from the bar. Confusion at check in re previous communication not being translated into booking. Hotel needs a refurb Iron in room not been PAT tested since 2013 and the live wires were viable in the cord in room 108. Bed side lights didn’t work

Spacious room and bed was extremely comfortable. We payed for an upgrade and ground floor room. Fridge, fan and ironing provisions in the room. Views were lovely and the outside area was perfect for a sunny day. Would happily come back again.

The venue itself is stunning. The location is beautiful and the hotel itself has so much potential.

The rooms are dated, stuffy and do not suit the aesthetic of the rest of the hotel at all. Cheap fans in the wardrobe and tired looking interior. We didn’t sleep a wink due to a busy car park and a ridiculously hot room. Some serious upgrades need to be looked at in regards to the accommodation side of the hotel. Such a shame.

Unfortunately due to the heat wave (not the hotels fault) the economy rooms in the roof space, the heat was unbearable and had to leave early as I couldn't sleep in the heat. Not the hotels fault though.

It was a nice hotel. The staff were great and the food was substantial and wholesome. Breakfast was relaxed and filling. Had a dog with us and he was very well catered for for food and walks.

Small bottles of toiletries much prefer the refillable bottles attached to the wall. Oddly there was no toilet brush.

The receptionist was really nice and friendly with me and my baby. He offered to help with baby as I had to make numerous trips to the car which was nice of him.

The room was tired and dated and in need of a total refurbishment. I requested a room downstairs and was given an upper floor room whilst heavily pregnant and accompanied by my 8month old son. I would have liked an early check in but was messaged with a no and told I'd be charged. I had been out with my son alone and struggling in my third trimester from 4am and check in was 3pm so I was utterly exhausted on arrival and close to tears. I should have been offered a room change as I had a pram and had to do lift and stairs as I hurt myself.

The bed was very uncomfortable, room service didn’t change our bed or clean the toilet and we found hair on the duvet. There was also confetti from previous guests in the bathroom, the remote was filthy and the drinking glasses had dirt in them. The price of food is very expensive but tasty.

We stayed over after an evening meal - the staff in the evening and in the morning were welcoming and friendly. The bed was comfortable and the room tidy.
