We loved the setting and were able to go on a walk around the hotel. We also ate in the restaurant for dinner and breakfast and it was very nice.

I liked everything except the bed, although it was clean etc it was too hard for my liking.

We booked a downstairs basement appartment - with no windows - it was very spacious and great value for money - but next time will go upstairs with a window an a view

Building and grounds

The outside of the main building looks nice as do the pods in the garden. The man working the bar was very friendly

The room we were allocated (studio 103) was outside of the main building and around by the bins and the back of the hotel. We could hear bottles being thrown away and bins being moved late at night and early in the morning. The room itself wasn’t anything like it’s advertised. The flooring was not only worn but dangerous and a trip hazard. The laminate was raised uneven and grubby. The walls were full of scuff marks on every single wall. Some holes had clearly been filled but not then painted. The bathroom was scruffy and a bit grimy as were all of the edges of the room and windows.

Building was well set out with a good and large lounge. We DID get a bath with shower as requested (but not confirmed).Restaurant staff were closing down when we got there - though we WERE within their restaurant open time. They rustled up something cold - which served fine.

Staff were massively overloaded. Very polite and trying very hard but overloaded. No info on internet in the room. I had to go back to reception. We were told breakfast hours but not that we needed to book. When we went down in the morning they could not accommodate us. So no breakfast.

Comfortable very pleasant welcome from reception. Good breakfast efficient service from a very pleasant and busy lady. Good parking.

Just a little more maintenance needed around the place we had the apartment windows were needing cardboard in to stop rattling in the wind.

The staff really are so accommodating. We were going to miss last orders in the restaurant due to travel delays and they very kindly offered to make sandwiches to keep in the fridge for us.

My only criticism is the lack of a lift, dragging 2 large suitcases up 2 flights of stairs by myself was not ideal.

The room was very basic and noisy due to it being on the Courtyard where deliveries started early in the morning.

Daisy on reception was exceptionally helpful and supportive. Restaurant staff very good and food quality was good. Housekeeping staff were pleasant and helpful.

It should be made clear on the inclusive rate booking that breakfast consists of one course. Plus orange juice/tea or coffee. Granola is offered as an alternative to the cooked breakfast but unusually no cereal is offered otherwise. Lovely big room and comfortable bed. Bathroom was very small and there was no toilet roll holder. No hooks to hang clothes or used towels on in the bathroom. Lack of attention to detail in areas less visible but still visible to the public-i.e discarded rubbish in external stairwell areas.

Aanvankelijk kregen we niet de kamer die we geboekt hadden maar een veel kleinere. De kamer die we uiteindelijk kregen was ongezellig ingericht met goedkoop en deels flink versleten meubels. De kamer en badkamer waren niet goed schoongemaakt. Wifi signaal was zwak op de kamer, en de snelheid van wifi erg laag. Sommige personeelsleden waren niet echt vriendelijk. We hebben er twee keer gegeten waarbij de kwaliteit van het eten nogal wisselend was.

Apartment I bed room (104) was clean but looked very tired in places - not of a standard I was expecting - especially in the bathroom area

The size of the room was impressive. the location was ideal as we were visiting family who live nearby.

Missed my poached eggs from breakfast, and I forgot until I had eaten the toast, back bacon, and advacado. There is no other issue

Our room was changed on arrival to one with no self catering area or sofa to sit on. Five hours drive two tired adults who just wished to relax. If our room selected had been changed why didn’t we receive notification of this before arriving. Room we were given was small, bathroom needed a good clean, and only one chair to share. Wish we had gone to our normal hotel. Very noisy from the room above woke us up very late at night and again early in the morning and we normally rise around 6.30am ourselves.

Our bathroom needed a bit of update as the toilet bowl had old stains at the bottom of the bowl and the tiles on the outside of the tub was very dated and grubby. There is no lifts so plenty of stairs to climb and at some parts of the stairs there were stains.

Our particular room was dated and lacked high quality finishes in many places. Poor bathroom, windows that wouldn’t stay open, faded pictures on the walls.

Breakfast choice was full English style cooked only. Surprisingly there was no cold self-service area therefore no pastries, croissants, yogurts, fruit bowl, serials etc etc which was all I wanted. By request I did manage to obtain some toast and coffee but that was all. I was however offered chocolate cake instead!!!

Bathroom (room 205) was ridiculously small. The door could only be part opened because the sink was in the way! The shower was far too small with just a silly curtain which was always in the way.

Beautifully decorated on the ground floor, greeted by helpful and thoughtful receptionists, lovely garden and all spotlessly clean. I didn’t eat at the property.

The room I was allocated needed some tlc. Whilst everywhere was clean, the paint on the windowsills was badly cracked and peeling, walls were badly scuffed and marked, the table and chairs looked old and worn and the carpet in the stairway was badly stained. These issues sadly let the hotel down, such a shame.

The place was extremely tired. The beds were very uncomfortable, you could feel every spring in the mattress and was noisy when moving and sitting on it. The bathroom door did not only not have a lock on it also did not stay shut and swung open on its own. Not great when sharing a bathroom with teenage children as it was 2 rooms sharing the bathroom. The room was extremely hot. Not clean at all, even had a used plaster on the floor. The evening we arrived we were told the kitchens were not open from 16.00 as the kitchen was having maintenance done. Luckily we had a car to drive else where

I am disabled. We had a ground floor room, but could not access through narrow corridors and had to use external route ( good job no rain). The room was sparse. A separate huge bedroom with just a bed and wardrobe, no chair for me to sit on to dress. No pictures on bare walls. A room with table and 2 chairs plus tea and coffee making facilities, no pictures on wall. The smallest shower room possible. I could not access the shower and even access to WC was difficult. Loved everything about it especially the gardens.

Wir hatten unsere Zimmer zum Garten im Seitenflügel. Der Blick und die Ruhe waren herrlich. Der Empfang war sehr freundlich, auch im Restaurant war der Service sehr gut. Das Restaurant haben wir auch am Abend genutzt und konnten uns über die Qualität des Essens sehr freuen. Wir waren auf unserer Durchreise sehr angetan von diesem Hotel: Flair, Service und Qualität. Vielen Dank für den schönen Aufenthalt.

Bei unserer Ankunft war es sehr heiß und wir haben die Zimmer nicht sehr stark kühlen können. Daher der kleine Punktabzug

Unfriendly and in helpful staff

Leider waren die Fenster nur einen Spalt zu öffnen und das Bettzeug eher für den Winter gedacht. Bei der aktuellen Hitzewelle in England eher unpassend. Es war sehr warm in den Räumlichkeiten

Absolutely Gorgeous Stay. 20 stars!! The vibe was super relaxing & a welcoming atmosphere was the feel throughout. Top staff, nothing was too much & they all donned a nice smile & all accompanied excellent manners..seems like they actually all enjoy working there.. which was very nice to see & feel indeed!! We had dinner in a Pod which was extra special for our Anniversary. Although prices may seem steep to some, we found this reflective of the top service and the quality of food and atmosphere we received. We've paid much more for a lousey dining experience & stiff service in other venues..so this is well worth the money in my Books. Food was absolutely impeccable...compliments of plenty to the Chef(s). An all round utterly beautiful stay. Will definitely return 200%

Lovely location and very comfortable room in the annex for three, plus another in the main building for two. Grand setting and nice breakfast. The staff were very friendly and helpful.

Couldn't have a drink in the outdoor pods without booking. Background music playing in the public sitting areas in the morning were not age appropriate for children - suggest checking the lyrics of any bought-in playlists.

I think pretty much everything. Breakfast is fantastic, the rooms are very generous and the grounds lovely. I was born in Southampton and live in France so everytime I come back for a visit I book in here.

Impossible I know in these old houses, but as I get older an elevator would be good.

I arrived late due to my ferry from Spain being delayed by several hours. I got to the hotel at around 1am and was greeted by the Night Porter who could not have been more helpful or professional. He checked me in swiftly and then showed me to my room - a first-class check-in experience.

The room - a basement suite - was well appointed, but the bathroom was dimly lit.

The location is actually spot on. Hotel staff gave out great vibes. Amazing building.

would have liked a breakfast included rate as it was confusing that altho our breakfast wasnt included a sort of deal was and this caused confusion for us all..i blame booking.com however and its poor communication

The room i was in was appalling it looked like it had not been touched in years. The furniture was old and dirty the walls had marks all over them. it was probably the worst room I had ever stayed in.

I found the staff to be most helpful and respectful.

Unfortunately the printer broke whilst breakfast was being served. Consequently, it took along time to be served and the breakfast arrived cold. I would suggest if that happens again that the staff use note pad and pen to take breakfast orders.

The receptionist was lovely. Breakfast staff were polite & efficient.

No lift and my room was up at the top. the toilet roll holder in my bathroom was missing and damaged fixtures were still on the wall. The material on the seats at my table in the room had all the material flaking off. The laminated floor was badly damaged, possibly from water damage, in the kitchenette area. There was a picture on the stairway that referred to an offer during the week of 2 courses for £23, the receptionist was unsure when I talked to her about it, so she asked and was told that is no longer available...when heading back to my room, the frame was being removed from the stairway wall !!!! i went to the bar for a drink and waited as no-one was serving, eventually, I spoke with the receptionist and she had to go and find someone!

The staff were all lovely, really friendly and approachable.

We stayed in room 002, basement apartment. It was just tired and needed more than cleaning. There were marks on many of the walls, the worksurfaces were damaged and its generally felt like it needed some love. Alongside the fact you have to walk past discarded kitchen equipment, massive amounts of pigeon poop and stored kids toys and rubbish to get to you door does give the best impression. If there had been another room available we'd have moved.

L'extérieur est magnifique quand on arrive de nuit. On croit donc que l'on va vivre un peu la vie de château au cœur d'un beau parc. La chambre familiale est suffisamment spacieuse. Produits de toilette de qualité. Propreté correcte.

Nous étions logés dans les anciens communs. Rien de grave pour une nuit. Cependant, pas de poubelle dans la minuscule salle de bain. Les fenêtres ne s'ouvraient pas alors que la canicule frappait. Un seul petit ventilateur pour deux pièces. Le "English breakfast " était gras, avec un seul toast et une quantité mesurée voire chiche, sans produits frais. Malgré le tarif, nous nous sommes sentis relégués comme les domestiques des Bennet dans Pride and prejudice

Very nice room with lots of space and lovely views.

The shower was no good as no pressure, so didn’t feel like you were having a nice wash. Also, the waste hole in the little basin was very worn and looked old and not in keeping with everything else. We also asked for some larger mugs as the mugs in the room were expresso size so no good for tea! Otherwise a very comfortable and lovely size room.

Great location, room and breakfast. Staff very friendly. Would definitely recommend and I'd stay here again.

The building and grounds are beautiful. Breakfast was very good. The staff when you eventually found them were very good. The apartments are huge and well equipped.

This is not a 5 star hotel, we were in the apartments on the 3rd floor and no lifts. The apartment was like an oven, no air con and being at the top of the building nowhere for the heat to go. They eventually cobbled together a very noisy air con unit stolen from an outside pod which was stood on a chair with a very short hose going out the window which was sealed up with towels. It just about cooled the room to just below oven temperature but dropped a puddle of water on the floor that my wife slipped on during the night. We didn't sleep well it was an expensive, hot, uncomfortable night. In the winter it will probably be fine but don't go in the summer unless you want baking at gas mark 6 during your stay.

Had no way to cool down The Heat in the room. Small fan provided was propped on a chair all night to try and get cool air but without benefit. Totally Understand the heat wave has been extraordinary but nothing done or offered to help us as guests get comfortable. We were aware there is no lift at the hotel so chose the ‘basement apartment’ for our stay as we have two large suitcases. We were told we had been upgraded but unfortunately our stay now involved 3 flights of stairs and three heavy fire doors to get through. No offer was made to assist with bags to go upstairs on check in. A young lady said she would help carry our bags downstairs when we checked out which did not seem right.

Amazing, the hotel itself and the grounds are stunning. Staff were incredibly helpful. Our room (apartment) was spacious and had everything we needed. We had dinner in the restaurant gave us a free drink as it was my other half’s birthday. The food was amazing. Evening drinks on the patio. They had a singer which was lovely. Couldn’t have asked for more 10/10

Our room felt like it was old staff quarters, extremely basic, bed albeit comfortable with 2 side tables, in a separate area by the bathroom there was a table to sit and have coffee. No where to put luggage except on the floor. TV didn’t work properly, couldn’t connect to the WiFi to use laptop to watch a film. It was extremely run down, felt damp on arrival presumably due to the heat and not being aired out or air conditioned. The bathroom was in dyer need of updating the shower had black mould in and smelt, the sink was great either, the grouting was missing from the tiles on the floor. The shower and shower head had pink biofilm build up where it had not been cleaned properly. The lack of attention to this room screamed they didn’t really care about the guests that stay in them. The they seemingly thought adding some pretty wall paper to one wall would make all the difference. Little care had gone into the finer details to upgrade the room to make it like a hotel like rather than hostel like. We booked last minute and arrived late and was just a bed to stay in for us at that point, so didn’t feel need to raise the issues. If we were staying longer than one night though we would have definitely spoken to someone.

Bedroom was very basic. Tiny shower which leaked into bathroom area badly. Nowhere suitable to dry hair or apply makeup. No dressing table etc. WiFi wouldn’t work in our room. Would have liked cereal and toast at breakfast but was not an option.

The grounds were lovely and cool on a hot day. The staff were excellent and the food was good.

They should have closed the curtains to keep the sun off our room as it was an exceptionally hot day and the room was a sauna when we arrived. Our fan had barely any output, so a better fan or 2 fans would have been nice.

No lift or air conditioning. Room was extremely hot. Fan had timer so had to keep resetting during the night. Mattress poor quality. Badly signposted and satnav directed to dead end in housing estate. Room wasn’t ready at 3pm but shown to alternative room.

We had a basement room - unfortunately there was a wedding (which they do say there could be) but we were not prepared for the noise above us (probably kids having a great time).

The staff (Daisy) was extremely kind and helpful. The gardens are picturesque. Breakfast was served and delicious.

There was no wi-fi connection in our apartment because we were not in the main building but like in an annex. We also went to Southampton for our cruise the next day but it was not close to the terminals - cost anout 40 pounds by taxito get there. One bulb was flickering in the kitchen so it was annoying.

Our room was a bit tired, needed a bit of a paint and shutters not great, I appreciate that they might have been original but needed attention or bypass and put blinds in front (like I think all the other rooms had)

We had a basement room which was not exceptional but clean. What made this place a great stay was the friendly and efficient staff and the excellent food.

Geschmackvoll eingerichtetes Appartement im Untergeschoss. Herrschaftliches Anwesen mit gepflegter Gartenanlage. Haben das „Old English Breakfast“ genossen, aber auch die vielen anderen angebotenen Alternativen sahen lecker aus. Sehr freundliches und zuvorkommendes Personal. Die Größe des Appartements und die moderne Ausstattung haben uns gefallen. Bequemes Bett und gut ausgestattete Küchenzeile. Überhaupt - das ganze Ambiente: phänomenal. Kompliment zu der grandiosen Idee, dieses schöne Haus als Hotel zu nutzen und Gästen zur Verfügung zu stellen. Wir haben uns sehr wohl gefühlt und können Orange Grove Hotel & Gardens nur weiterempfehlen.

A lovely hotel which seems to be going through a renovation. We were lucky enough to stay in one of the newly decorated rooms, but my sister was in an older room which really needed an upgrade. But this is still a beautiful property with good staff.

The older rooms really need a tidy up prior to the full redecoration.

Location was good, lots of parking, lovely grounds, rooms were a good size, lovely comfy bed, plenty of space to hang clothes. Reception was very welcoming, all staff were lovely and friendly throughout duration of our 1 night stay.

No air con in the room, we didnt need a lift but might be useful for someone who does need it, especially if you have to carry when carrying luggage up stairs. The water cut out during my shower, we did report this to reception and maintenance were going to look into this. My husbands breakfast wasnt very warm and 2 of us didnt have eggs on our breakfasts. Staff were very apologetic and did rectify immediately.
