The only small improvement to our room was some mould in silicone in shower and the shower itself (water pressure )pulsed between hot and cold in a cycle , everything else was excellent

A bit of a mix up with one room and keys but was sorted location is good we was up on second floor if you have a big case you will struggle getting it up especially if its heavy no lift. Room was fine bed was ok clean a few snacks wouldn't go a miss .

Room 12 beautiful appointed. Fridge an excellent addition very clean and welcoming. Breakfast food tasted wonderful.

Breakfast service is extremely slow, on Tuesday morning,not offered second cup of coffee. the waiting for cooked breakfast took half hour and asking for toast takes another 15-20 minutes, this is very slow service for 20 people seated in the dining room. We waited an hour for our breakfast on Wednesday morning,after we ordered, which is not what we expected from a well recommend hotel as yours. When the food arrived it was excellent. We arrived in the Dinning room at 8.45am and left after breakfast 10.20am (this is to long for service)

The over all experience was good

Lovely and clean, great location 15 mins walk from the lake, got a room with a view! The staff were so lovely and friendly, the bed was the comfiest anywhere I’ve stayed, the breakfast was fab. We’ll be coming back!

The only thing slightly wrong was that the shower temperature varied a little (hot-warm-hot), but I assume it’s because I was showering at peak times.

Pathetic breakfast. Rude staff with weird rules, “everyone has to be parent before ordering breakfast 😢”. We had three rooms with 6 people. Quality of breakfast was not at all good. Spent 1 to 1 an half hour for breakfast. Missed lot of thing due to unnecessary delay by hotel.

Location is great, around 15 min walk from town centre. plenty of car park spaces and we could drop the car before check in. staff was very helpful and friendly. Breakfast was excellent with plenty of choice and big portions.

Nicely located not too far from lake, few minutes drive and you arrive at Bowness on Windermere, rooms very clean and very comfortable bed too, breakfast was great wide choice of breakfast. Staff was vey friendly and helpful too.

Das Hotel ist ein kleines Schmuckstück mit behaglich eingerichtetem Zimmer, einem gut ausgestattetem Badezimmer, ruhig gelegen, sauber. Wir hatten ein Zimmer nach hinten raus und es war angenehm ruhig mit Blick ins Grüne. Das Frühstück war hervorragend - mit verschiedenen Wahrlmöglichkeiten und das Personal war freundlich und hilfsbereit. Wir haben uns rundherum wohlgefühlt.

Aus unserer Sicht gibt es nichts zu kritisieren. Der Aufenthalt hat uns rundherum gut gefallen.

Great location and having parking is very helpful. Though there was walking required, due to being in the middle between both towns, allowed us to choose where we wanted to go and be able to walk there. The room was not big, but was good for what we needed it for.

Lovely guest house. Room was amazing and huge, with 4 poster bed. Certainly what you would see in a 5 star hotel. Staff so friendly and accomodating. There is no bar, so we bought bottle of prosecco and drank in the sunshine on the terrace. What makes this place is the staff. Run by Susannah who is a fantastic host. Thank you all for lovely 2 night stay. Till the next time.

The only thing is you can't put the do not disturb sign on the door if you are in the room, well I couldn't in my room , they are hard signs and get stuck in the door frame while trying to shut lol, only a minor thing x

Everything was great, location is perfectly situated and the staff are all really lovely, friendly and helpful. The breakfast was delicious and our room was spacious, even though it was up a few flights of stairs but we got used to the journey up and down very quickly, I would highly recommend staying here.

The location was ideally situated between Windermere and Bowness on Windermere. Staff were very friendly and helpful. Breakfast was made to order and had a great choice, also good for vegetarians with porridge options available. While the room was small, it was cozy and supplied all that was needed, and the bathroom was sizeable and kept clean.

The only let down was that our room had no proper shower over the bath. Because it was a loft room, we couldn't stand up but had to kneel in the bathroom and hold the shower head as there was no fixing for it.

Stayed with my daughter 5th to the 7th June this year. It was a 60th birthday present and couldn't have been any better. Lovely,friendly staff, clean rooms and a breakfast to die for with fresh produce. Ideal location for Windermere town and the lake in the other direction. So good that I have booked to return in August with my wife.

The room was nice and comfortable, and the breakfast was good. The staff were friendly and the location was great for us. Close to the station and central for the places we were visiting.

We had a few issues with the daily room clean. Minor, but they forgot some cleaning products in the room and left a full bag of rubbish on the bedside table. The main issue was replacing the bathroom amenities, the toilet rolls weren´t replaced for two days and we ran out of shower gel.

Not immediately obvious where to go reception wise on arrival. No facilities in guest house for drink/food outside breakfast. Prices on booking.com more expensive than direct which was a shame on seeing this after.

Our stay was during the VERY hot weather so the breakfast room could have done with being cooled with some sort of fan/air conditioning as it was quite uncomfortable. One small annoyance was the shower in the bathroom was flowing from warm to cold.

Great stay and perfect for exploring the area

Spacious room, comfortably furnished with plenty of drawer space. Plenty of tea and coffee. The bathroom was wonderful, warm and modern with lovely toiletries. Breakfast was plentiful and home cooked so it was delivered hot. The house is a perfect easy walk to Bowness and Windemere and the bus stops just on the road nearby for easy access to the Lakes by public transport.

The mattress had a big dip in it on one side. Felt like I was sleeping in the floor. Room was hot and stuffy, even with a fan on. The big window could only be closed or wide open, no in between. Making to room feel a bit unsafe. our dinning room chairs needed replacing, as they were so wobbly, they felt like they would collapse with the slightest movement.

It’s a short walk into Windermere and Bowness so was great location. The staff are brilliant and were very kind and helpful. The room was perfect just what we needed, we had a corner room and was told on arrival it can be warm but they provided us a Dyson fan and we didn’t have any problems. Breakfast was as greta too with a range of options.

The property was nice, good location to the town and the attraction. The staff were nice and good hospitality, gave me the relevant information which I was needed cos it was my first time to visit the Lake District. Nice breakfast too!!! The bed was comfy as well.

No person to help us at check in, took a while to find our room not impressed for 5 star accommodation.

The room which we were originally booked into, situated at the very top of the property and classed as a small double room, is a very small room for two people to be staying in. Very pleased with the proprietor though, who moved us into a much bigger and comfortable room when we expressed our disappointment at the access to and space within the original room allocation.

Staff are very impolite. We placed an order for breakfast, asked little amendment/extra if possible and heard kitchen staff discussing our order choice calling us ‘Freaks and Freaky Freaks’ several times and so on, and the discussion of our choice went on almost until our food arrived. The walls and kitchen door is not noice proof at all, it was very unpleasant atmosphere. Staff is very unprofessional, and when our food arrived we told the lady who brought our food about our experience and that we could hear everything to what she said ‘Ou, sorry’. That was it. Our experience was ruined, never back again. Also, to add when we arrived the room carpet didn’t seem clean as it had some outside leaves and dirt, so we asked to hoover it.

the room smelt bad very outdated the electricity kept going on and off eventually left property at 10am and didnt even stay no staff around or reception to report problems so ended up paying for the night without even staying

The breakfast was excellent. The location was perfect. Hotel is located on a main bus route. We parked up the car on the Monday and it never moved until we left on the Saturday. Buses are £3 single no matter the distance you travel.
