The room was spacious and clean. There were freebies. Breakfast has a variety of food.

What I didn't like was that in our reservation was that, the price posted online was 4500+tax is 5100 but there was an additional of 900 for the child. In the system it was clear that 3 persons can stay in a room. Another thing is the elevator, hopefully it can be fixed already. I was staying there with a son who is a PWD. My husband has to carry my son in going up and going down.

It’s very dirty and smells horrible. There were cockroaches, yellowish water came out of the faucet, stained carpet and it smelled musty. Stained linen.

I recently stayed at the Butuan Grand Palace Hotel, and it exceeded my expectations. The entire property is beautiful, clean, and incredibly well-maintained. I highly recommend this property to anyone visiting Butuan City, whether for business or leisure. I will definitely choose to stay here again on my next trip!

Nothing really to complain about at all

Accessible location to nearby restaurants and malls. They got spacious and decent rooms good value for your money.

The sink tap only seemed to dispense very hot water, and the cold water did not work despite several attempts to adjust it. In addition, both the sink and bathtub drained very slowly, causing water to accumulate and take quite a while to clear. Hopefully these issues can be addressed, as they would improve the overall guest experience.

The staff as always are so friendly, the rooms are huge with very comfortable beds.

The swimming pool area could do with a makeover. Having said that my daughter loves the pool area.

The water heater is not working, my door was left unlocked for 24 hours by cleaning staff

The food is just enough but we'll balanced nutritious and delicious. The room is spacious and very comfortable.requests for assistance from the staff are promptly given..the hotel is near a nice tuna restaurant .and also a nice 24 hour bistro

The American bully dog should have been allowed to loiter around for a little while for dog lovers like me..that's all

The hotel was once Grand and I can see why that name is in the title. The rooms were a good size. The pool was very good. The security guards were friendly and helpful

Unlike most Philippines hotels, the staff here were not friendly. The rooms though big were not good. The Air Con was noisy, the floor not clean. The TV worked some of the time, but the channels went down during the day. The one lift worked and then stopped working. The place was overrun on Sunday with some external function causing chaos. The breakfast didn't cater for western tastes. No tea only coffee. But the worse thing was on my second night of the stay, I shared my room with three large cockroaches. I checked out the next day. One day early. The staff were uninterested.

The property is great as some show they are more than reality, their photos and reviews are true. This is the most comfortable location in Butuan.

The hotels location is great. The breakfast was good enough.( typical Filipino breakfast). Employees are very helpful and friendly.

Single room very small and no windows. Good for a one night stay. The swimming pool have little shades and no lounge chair or sunbed where one can read a book and relax.

there is a lot of coackroach in the room. once the curtains is moved, you will see all the little cockroach hiding underneath the curtains. an employer bring in sprayer for the bugs.

Room not ready on time. Room dated and old. Bathroom dirty. Many bugs. 3 guests and only 3 towels. Breakfast menu same for 7 days !?

The property is just better than any in city. I try a few and regret. Now only plan Grand Palace. Rooms are fuller, more comfortable, and people support is excellent and always a call away.

The kitchen is great, but I noticed, no more corned beef. Sad. Now always chicken many types… some pork links. Ok… miss corned beef

Location is within walking distance (or a cheap grab ride) of anything you want.

Don’t count on hot water. This was a shock as it’s one of the most expensive hotels in the city but we were here over a week and only one day did the hot water work well enough for a full shower.

This is a budget friendly hotel. In my opinion it offers good value for money. People making less positive remarks should remember that. This isn't a Hilton, Marriott, Sheraton or other 5 star chain hotel so don't expect it to be. You get what you pay for. Breakfast was simple food but adequate with enough choice.

No room safe but there are free security boxes for valuables on the hotel reception as an alternative. A little way from the city centre area but there is a good shopping mall which is a walkable distance away. I found it hard to pre-book an airport taxi in advance of my arrival. However, a security guard assisted me with this at the airport and I got safely to the hotel. I was grateful for that because it was raining heavily on arrival.

I liked the Butuan Palace Hotel. It is close to the commercial center, and the facilities are well-maintained. The front desk staff are kind and accommodating, as well as the kitchen staff and cleaners. The breakfast served every morning is delicious and offered in a buffet style.

1. What I didn’t like was the room they assigned to me on the ground floor. Every night, especially in the early morning, there were rats running around in the ceiling. On my first night, I could hardly sleep, so I reported it to the front desk, but no action was taken. 2. The guards at the front door—some of them—were not good at recognizing their guests. Even though I stayed for four days, every time I came in from outside, they would always ask me to remove my cap. I might have understood it on the first day during check-in, but even after two or three days had passed, they still kept asking me to take off my cap. They were strict, but it felt inappropriate and showed poor recognition of their guests.

Their elevator had been out for three months when I got there. It was still out, but they got it fixed the next day and then it broke again. Cleanliness and mold in the bathroom, although the housekeeping staff when they clean the room, they did a great job. I think the hotel just needs some general maintenance. I have a letter that said they would let me check in for free at 7 AM but when I got there, they charged me 1000 pesos When I asked for help with that, they refused to help me or explain why that was disappointing. They should’ve just taken it off my bill.

I recently stayed at this hotel and unfortunately had a disappointing experience. The property is in need of more thorough cleaning and general maintenance. The room did not feel as clean as expected and I even found a cockroach during my stay which was very concerning for a hotel priced at 2k pesos. Additionally, the hotel appears to require some remodeling and updates as the facilities feel outdated and worn. Another challenge was the very strict visitor policy, which felt excessive and made the stay less comfortable and welcoming.

Old facility that was ok. Needs updated, water heater was intermittent, bath tub was dirty. Carpet it hallways is filthy, elevators was inop. Breakfast was ok hotel in good location. Armed guards outside in front, not sure what to make of that. Tv cable was ok. HBO and other America TV channels.

Beds are comfortable and rooms are huge. Room was very clean. Wifi is pretty fast and good reception. No menu for roomservice in the room, you need to go downstairs and take photos of the current menu, which is sparse. No more smoking area on the big lot, now you have to smoke just outside the gate at the street. We wanted to take a hot bath, but the flow-heater just couldn't keep up, so the water was not even luke warm. Showering also was a problem, water was eigher too hot or too cold, the pin to switch from overhead water to handle was missing and had to pull it with some cutlery.

Booked this hotel for pool only to find when we arrived it was closed for renovation…and no options to move to another hotel without double the price. and no one had communicated this through hotel or booking.com

We are senior citizens and upon arrival we found out the elevator was not working. We had to climb up 3 flights of stairs to come and go. The pool was not available. I asked if we could be comp a meal for the inconvenience and they would not even do that. The room was dirty. I dropped something under the bed and it looked like has not been cleaned under there in a year. There was mold growing in the shower, the floor mat in the shower was disgusting and moldy. There were bugs that I was killing in the room.

Location is not too bad, close to fruit, market, and plate to eat.

Full of cockroaches we never stayed they opened the door roaches everywhere. We went back to front desk immediately. They had no supervisor . they said they would refund me next day. January 10, 2026 today is January 24th still no refund now front desk hangs up when I call

The bidet in the toilet not working well in our room.Also the telephone which sometimes we need didn't work as we expected .They should have checked those , so guest will feel more comfortable and less hassle , but overall it was a great stay.

Not à good breakfast!! Cheap and very little to choose from . Some staff is clearly on the wrong place!! They have tray with washed plastic cups for water but there is costumers who put dirty ones in that tray too !!! Staff should se to it's not happening!!! Location in the big entrance hall is not good where the dogs are running around!!! Why they have this dogs is a wounder ??? This hotel has a long list of fixing to be an even a good hotel !!

It was a bad smell in the first room we got ,they wanted to put a machine for make good smell In room , so I asked for transfer to other room that was little better in smell . But later on we find 5 cockroaches . And shower was broken in one end so it leaked out water to the floor outside shower area!!! This hotel is not a 5 star hotel !!! Like it's described in booking . Com . And why this hotel has so high rates? Is a mystery to me . 1 star hotel maybe . For this money you can stay in watergate instead and get a really really good hotel . I don't recommend grand palace hotel at all . Bad cleaning and moist and moldy. And moldy smell everywhere and they trying to hide it , with this air machine's for the smell in hallway, but it's not helping. Old and bad hotel Some staff persons is arrogant and rude. Never again!!!

The window in the room does not open. Nor do any windows in the hallways. The whole building uses the same boxed in air which is unhealthy. The breakfast was ok but nothing special.
