It was a nice stay to be honest it was clean and tidy, although a bit of a musty smell in the entrance but it was adequate for the purpose it was needed for.

Couldn't use the shower as the base overflowed within 2mins. Water not draining away. Room tired, the TV remote was fithly. Really bad.

Disappointed that the ‘Breakfast Included’ means CONTINENTAL. The mattress in room 11 is past its best. The floorboards creak in the 11 and 12. The shower went cold a few times each time I showered, quite a shock. :)

Unfortunately restaurant closed at 7pm. Room was small.

The staff were friendly. There was a nice choice of food on the menu and the food was lovely when it arrived but service was very slow.

The parking spaces were so small we struggled to park and get it of our car, which isn’t a large model. The rooms were so tiny that the kettle was directly next to the bed with a small corner shelf above the bedside table for the tea and coffee etc, which were plentiful. The bathroom was in need of updating. We found out just before our stay that breakfast service only starts at 8am which was too late for what we had planned. We contacted the hotel to ask whether a packed breakfast could be made available and were told that they would see what they could do. On arrival there was no note of our request so we asked again and were told that a request would be left for the next shift. When we left the property at 7.30am the building was locked and no staff appeared to be around. I would have preferred the staff to be honest if a packed breakfast option wasn’t possible, at least we could have made alternative arrangements.

I liked that the hotel was right on top / next to a traditional pub venue. The food in the pub is excellent.

Older building in nature so floorboards are typically really loud when someone walks on them, can be annoying when other guests got up really early. Room 12 that I was staying also had a really bad sewage smell coming from the bathroom, which may need looking at. Food and drink at the pub is a tad on the expensive side.

Wow! What a beautiful hotel, very very clean and the staff were were so friendly and helpful. Anybody going to Derby I would recommend this hotel, really one of the nicest places we have ever stayed at. The was stains all down the inside of the bathroom door. The duvet cover was ripped in places. The bed was very hard and uncomfortable.

The property was clean and up to date. The hallway had wallpaper coming off the walls but it doesn’t look fact your stay. Food is a must, breakfast was brilliant.

Telly didn't work in room. Breakfast was lovely but spoilled because they had sachets of sauce, which were really difficult to open.

Property needs updating but our room was clean with all amenities. The only downside is the ensuite in our room is a bit tight for space getting in and out of the shower over bath as screen is fixed so wouldn’t be very good for less agile guests.

Room and bathroom were a bit tired. I stayed during heatwave and although they had put a fan in the room there was very little ventilation. Duvet was a heavy winter one. Having a sheet under the duvet would have been a great addition. Corridor smelt really fusty

The fire alarm went off and none of the emergency contact numbers worked. Luckily a neighbour managed to switch it off for everyone. Only a minor inconvenience, everything else was great!

Room was lovely, bed really comfy. Ensuite clean with good shower. Breakfast was good.

My sister was staying in a room opposite to ours. After having the sun on that room all day it was too hot overnight.

Continental breakfast was nice and a good range of pastries, toast and jam, marmalade or chocolate spread. Cereal, fruit yoghurts and fresh fruit was available. Also selection of juices and tea and coffee. A cooked breakfast was available to buy but we just had the continental as it was delicious. That there was somewhere for food and drink in the evening

The room was rather warm as there seemed to be a hotting system in the bathroom. Also the hot tap in the bathroom was spitefully hot

The hotel was friendly, clean and comfortable and free car park. I will use again.

Great location for local attractions. Staff made you welcome & comfortable, very helpful. Room was just right, cleanliness was exceptional. Breakfast (continental) had lots of choice: cereal, fruit, toast, pastries, yogurt. More than enough to the start the day off.

Parking was limited & a little bit cramped, but a space was available.

Great venue generally nice to have a drink there too.

The staff were really helpful and accommodating on our arrival and even offered to box up our Continental breakfast and put by our door as we were leaving early on check out and breakfast run wasn't opened that early. The room was exactly as described and had a spacious and clean bathroom. The location was great as there were supermarkets, pubs and takeaways all within walking distance from the lawns.

It was extremely difficult to park, due to the spaces being very small and many people taking up two spaces.

Only because I had the dog with me. I had a large case, dog bed, her food and bowls. I struggled with the fire doors and stairs, on my own.I realise it is a requirement for the doors, but holding a dog lead and my belongings, i had it closing on my body

The location is close to my family that live in derby that's why we chose the lawns.

The stairs are very steep to get to your room, there's also a musty smell in the landing and room. There was no space to get in and out of bed, the bed was very uncomfortable and neither myself or my husband got any sleep. The shower was also terrible, struggled to get in and you can't turn it on till you get in which is either cold or too hot, so I couldn't enjoy the shower, I had to get out and wash my hair in the sink. It was my nieces special birthday and we was so disappointed we couldn't stay for the second night ,we checked out a day early. Hopefully we can be reimbursed for the night we didn't stay, we would be very grateful.

Great welcome on arrival, shown to our rooms, food was great in the evening and breakfast was nice too and they even catered for gluten free.

Keys were difficult to get into the locks on the doors. We booked two rooms and one was clearly more modern and renovated than the other and felt a little more comfortable and homely.

All staff was very friendly and inviting, felt welcome by all the minute you arrived to the minute you checked out, the door staff was extremely helpful and welcoming too. Rooms was clean and welcoming. Overall a lovely place to stay and would definitely use again if in the area

Was no parking the night arrived but was not a real issue. Maybe make space for guest only but was nice to see an establishment thriving so again, not an issue. Was not informed no chef on a Monday morning for breakfast but again, was not a real issue and they was extremely apologetic for it

Wir hatten das im Preis enthaltene Continental Frühstück. 2 Toastbrote, 1 frisches Croissant, 1 frisches Schokobrötchen, Obst, Müsli, Cornflakes, Jogurt, Eier nach Wunsch, Kaffee, Tee, Marmelade, Butter, Milch. Im Erdgeschoss des Hotels befindet sich das Restaurant und Pub mit Außenbereich. Hervorragendes Essen und sehr nettes Personal. Gebührenfreier Parkplatz. Obwohl das Gebäude etwas älter ist, war es im Zimmer nicht muffig. Großes Zimmer mit Wasserkocher für Tee und Kaffee. Gute Einkaufsmöglichkeit in der Nähe. Schnelle Anbindung an die M1 Autobahn.

Breakfast was very poor. Burnt toast and a rock hard croissant. Only 1 plug socket in the room, which was very hard to reach.

The staff was friendly and were able to help me when I needed wifi for a work meeting. Breakfast is made for you at the time you arrive to the breakfast area.

The room was quite small , which is not what I was expecting from the images. The cleanliness was actually quite poor as there was dust in multiple surfaces, the bathroom and one of the towels had some stains. The room was really hot for the two nights we were there, we had to open the windows to get some fresh air. Included breakfast is only continental and not buffet - when you arrive they will go make the breakfast for you (coffee, juices, croissant, pain au chocolate and toast). From wednesday you have the choice of english breakfast, but you need to pay extra for that. The wifi was really bad - I couldn't connect to it at all. Staff in reception was able to help me with this when I had a meeting.

It is a quiet area with great personnel and a room that we needed for a one night stay.

I have stayed at The Lawns before and the food is always excellent; I would recommend giving the steak a try, I always do, which is exceptional. They clearly have a cook that can cook! The staff are always friendly and welcoming.

The guess WiFi connection in my room was not existent so I had to go to the reception area to ask for advice. The guy I spoke to knew what the problem was and gave me access to a protected connection which worked without a problem. This could do with sorting out.

The staff when checking us in and at breakfast time were so good. Welcoming and friendly. The continental breakfast was excellent. We couldn't eat it all.

The room was absolutely tiny with extension leads everywhere. The bathroom left a lot to be desired, very much in need of some tlc.

Plastic pillow protectors but no flap in pillow cases to hold pillow in so kept having head on plastic as slipped out case. Very hard mattress. Bath was extremley difficult to access due to static shower screen and position of toilet. Bath plug very difficult to remove and bath taps got stuck. Property did say they would address these issues. Room not cleaned and made up one day.
