Breakfast good
Qualità bed
this was a second stay and did not disappoint. clean, comfy beds and lovely owners. free parking right outside which is a bonus. walking distance to the shops and amusements. fridge in the room is really useful.
only downside is rooms could do with additional plug sockets, other than that, nothing not to like :)
Larry and Linda are brilliant hosts this was our third year here and never disappointed rooms very clean the breakfast is also brilliant would recommend staying here and hopefully back next year
Very clean and comfortable Good sized rooms . Staff were really friendly and helpful. Great location, close in proximity go the prom and i parked right outside. Also i was allowed my little dog.
Stairs were a slight problem for me.
Lovely service, very clean room.

Very dog friendly, nice cooked breakfast. Location good. Near to the beach and town centre. Free parking
No lift
The area was really quiet. I was able to take my dog just over the road for a walk in a really nice park. The breakfast was really good quality, hot and tasty. There was a lot of choice for everyone. The room was a good size, clean and had hot drinks available. Plenty of storage if you stay longer. The bathroom was small, but it had everything I needed, and again lovely and clean. I would definitely recommend St Anne's for a short or long visit.
Lovely people and lovely breakfast well looked after
Nothing really looked after
Breakfast was so tasty. Service was excellent. The owners Linda and Larry are helpful and happy people. I felt secure staying in the hotel as I'm a lone traveller. I will definitely be going again and again.
I loved everything about it. I don't want it to change because I have finally found a get away for me.
Nice and quiet, good location and parking, hosts were lovely and very helpful
Nothing
Room was basic but had everything I needed. Friendly and helpful welcome and good breakfast. Excellent value for money.
Excellent location, friendly hosts , nice and quiet in the evenings, lovely breakfast to set you up for the day👍
Nothing
The host has a dog. it was allowed to roam around whilst we were having breakfast.
Good location, nice breakfast, relatively cheap.
Toilet seat wouldn't stay up!
Hosts very friendly, breakfast was lovely. Very decently priced and a good location.
Wasn't anything
I didn't want to go home it was amazing
I loved it definitely will be back
Breakfast cooked to order. Beach towels provided. Allocated double bed. Room had a fridge
It was good for the price and convenient free parking opposite
Nothing really, it was fine
Myself and my dad stayed recently as part of a birthday weekend away and it was amazing! The staff are so friendly and welcoming, helpful and actually enjoy having a chat! Our room was lovely, beds were comfortable, there was a fridge in the room, coat hangers, extra blankets. An en suite with a toilet, sink, and walk in shower. It was such a lovely stay, a very “home away from home” experience. We will definitely be returning!
Very comfortable bed home from home and dog friendly.

Breakfast was so amazing, the hosts Linda and Larry were so friendly and helpful. Lovely room, couldn't ask for more. Again can't wait to go back.
We loved everything, nothing to dislike.
Larry was very nice
The bathroom smelt like a public male toilet. Luckily I had one of those small Febreeze Air fresheners in my bag so had to use it. The kettle still had water in it. The fridge was very old and noisy. Oh and let's not forget the BED BUGS!!! 😱 Yes that is right, BED BUGS!!? I have phptos and videos too!
Breakfast was offered but I didn’t get to have any. Location was good as it was close to the sea.
My bed was full of bed bugs. I only noticed at around 11 and had to stay elsewhere on short notice. The owners offered nothing in terms of compensation for my time, comfort or money spent on a new hotel and professional cleaning of clothes
Sorry Larry. I did tell him. TV kept coming on late & early hours through my 4 night stay. 3rd night 5am woken by birds in loft room 10. Other than that , breakfast was great. Close to beach etc.
TV & birds
Lovely friendly hosts Linda and Larry did a fantastic job with looking after us all and made a delicious breakfast each morning 😃 Clean, comfortable, well maintained, great location, great hosts! We weren't sure if we would be able to find free parking... but as well as the spaces immediately outside there are lots more across on the opposite the road so it was fine, we always did! We also read some recent reviews about dogs misbehaving at breakfast but all the dogs we saw when we were here (the resident 3) were perfectly well behaved and very sweet and docile 😁
There was nothing we didn't like, a wonderful B&B! Highly recommend!
Good location. Friendly owners. Really nice breakfast. You can choice which items you want
Bed a little small and uncomfortable
The hotel is literally a couple of minutes to the seafront, the parking was good, there was a driveway on the hotel front and free parking right opposite. For breakfast you had a chose of cereals, fresh coffee, full English and as much toast as you wanted with jams/ marmalade etc. The host's were really nice and their dogs, I loved them, amazing stay.Thank you.
Enjoyed everything 😄.
Pillows were so comfortable, hosts were incredible, couldn't do enough and the breakfast was superb
Breakfast was just enough, Room was very clean and bigger then i expected
Nothing was all good
Everything about our stay at St Anne's was exceptional. The friendliness of the owner was amazing...such a smashing guy! The breakfast was superb, my son loved it so much!
Nothing at all to dislike
comfortable bed, lovely breakfast, staff very attentive, was just a lovely stay , felt like home .
Liked it all
Breakfast brilliant room needs attention
Hard towels
The room was big and the staff were friendly.
Owners very friendly and accommodating. Location you cannot get any better and reasonably quiet. Breakfast was good, you have to choose the day before. Slightly unnecessary but I kind of understand why. Would be better you just choose according to your mood the day you are eating. Maybe a slightly more choice would be good but I cant complain too much because quality was good.
Sadly the mattress for the bed is below average and that puts a huge downer on the stay. The mattress needs changing as it is that uncomfortable. It's probably the most important part of the stay, to have a comfortable bed. I get the rates are lower than average and standard is not high due to aging but change the mattress and that changed the score from a 6 to a 10. I am really sorry to moan about that but I travel a lot and it's so important, I don't want to feel springs in my back.
Relaxed, dog friendly, easy going staff, fab location and great value
Nothing, you get what you pay for and this place is great value
friendlyness, cleanliness, breakfast, parking, location. Just about everything on your doorstep. but quiet aswell.
nothing at all to moan about.
Another great stay, Larry and Linda are great hosts and welcome you from check in. You fill in the check in list for your breakfast which is lovely and sets you up for the day. The rooms are always super clean and nicely decorated. I stayed in a room where you could open the window so it wasn’t too hot and bought my own fan because the weather was very hot. It’s also the height of the season so I waited for a space to park. The hotel is within walking distance of Regents Road and into town or down the amusements or the piers. There is also a land train to take you along the front. This hotel is so great you will want to return.
Nothing
Location is good, and breakfast was nice, hosts were friendly and advised on activities.
The room smelt of dog widdle and poop as windows were open to the garden as you expect in summer but was full of poop they need to pick up more often and wash down the fake grass room was very dated with paint coming off walls, only 1 light of the 3 main switch lights worked so had to use the lamps, TV remote didn't work (not that we watched tv) the cups in room were stained, toilet was out of the room not onsuit it said shower there was also a bath in there so not sure if was even in the right room not good for children to be going out room in the night to go loo, the sheet although looked clean and smelt fresh it had like cigarette burn holes on it and although breakfast was nice there was a dog sat watching you im a dog person but not everyone is could see others not liking it. Breakfast on mucky sign is bedroom said between 8 and 9 on arrival we was told 9.30 as we were second sitting so we did go down 9.15 towels provided smelt fresh and bathroom was clean no hairdryer like stated thankfully its summer and I let my hair dry itself....
Very clean & excellent location. Just off the sea front, quiet road & free parking.
Nothing
Friendly staff close to seafront and town
Nothing not to like
Pillows were better than last time
Room had bedbugs and i was not told about the bugs until after i brought them up the nect day after sleeping there
Wonderful hosts, good breakfast, comfortable bed
No faults
It was a lovely few days away, nice hotel very accommodating, good breakfast and dog friendly which is quite hard to find. Larry and Linda were very friendly.
There was nothing not to like.
Good location. Friendly owners
Having room on top floor.
Friendly staff, and good breakfast. Good location near seafront and town, but in a quieter area.
No problems, the room was a little warm with no through draft though the weather was warm.
Nice couple, good food and a good location.
Bin liner was dirty and had sticky chewing gum in it and was not changed all week, shower head looked disgusting, shower door seal was dangling off and they had a metal chain for the bathroom light pull. Dogs in dining room and one lady fed her breakfast to her dog using the fork which after being in the dogs mouth was then washed with all the other knives and forks.
Good location, very friendly staff!
Not the cleanest, very heavy smell of dogs or something similar, stained bed sheets, few hairs in the bathroom, very small shower.
Good location near the pier, beach and local shops.
Owners were very friendly.
Lovely find, our go to place when we next visit Great Yarmouth. Excellent location, comfortable room and a very good breakfast. Excellent value for money. Very friendly and helpful owners
Can’t think of anything
Liked everything about st Anne’s

Location
Very good welcome from the owner, great value for money with a good breakfast included. A comfortable room with everything working as it should and clean and tidy. Great location with free on road parking outside.
Possibly a little dated in decor for some people's taste, personally I didn't mind, it's a proper seaside guest house run very well.
Location and friendliness

Easy check in great breakfast
Delicious breakfast, comfortable bed.
On my arrival I was welcomed by a lovely man whom was the owner that carried my suitcase to my room. It was fabulous, my room, the owners, the cleanliness of the whole hotel. I loved it that much that I booked for another holiday in August. I was given a fan because I can't stand being hot. Everything was perfect.
There was nothing that I didn't like.
Breakfast was great, the room was spacious and clean, with fridge and fan, friendly staff
It was okay 👍
Cheap
Very good location. Proprietor was extremely helpful and accommodating. Basic accommodation, but everything you need. Served a nice breakfast.

Absolutely lovely couple who own this B&B, very welcoming and friendly.
Spacious and clean room. Friendly owners. Great location. Exceptional value for money.
Everything was perfect
The hosts Larry and Linda were really nice and friendly. The room me and my partner stayed in was great. It was nice and spacious, the bed was comfortable, coffee and tea condiments were well stocked and having a little fridge in the room was a godsend for us with it being so warm in Great Yarmouth! 😁 Breakfast every morning was cooked really well and was so nice. Toast was provided along with both orange and apple juice and also cereal so plenty of choice available! We would recommend St Annes to anyone who's visiting Great Yarmouth. P.S....They have dogs there but they are lovely and certainly enjoyed getting plenty of fuss from us! 😁
Opening the window in our room was a bit of a stretch as it's pretty high up, a shorter person than myself (like my partner) would probably have to stand on the chair that's in the room to open it. Apart from that minor complaint me and my partner had no issues at all with St Annes. We thoroughly enjoyed our stay there!
The room was ok and clean. The breakfast was freshly made and serving times were flexible. Plenty off hot water from the shower. Small fridge in room was extra bonus for putting in bottled drinks.
overall the rooms need redecorating as they are like seventies colours . There was black mould around the windows and the shower. They advertise a bar, but this was never open. Reception area needs brightning up as it is very dark. Not keen on the owners dogs begging for food and wandering around the breakfast room .
didn’t my expectations, should have better, you get what you pay for it served purpose and thankfully my wife was with me
Good room, good shower. Very friendly owner who sorted a prompt breakfast as I needed to be at work early. Great price, plenty of parking, definitely stay again when in area. Thank you for a great stay.
Room good value for money. Breakfast excellent
All as expected for the money

All good
A really comfortable, welcoming stay. The hosts were genuinely kind and nothing was too much trouble. The room was comfortable and the location is spot-on. A quiet square just a short walk from the seafront, with free parking on site (a real bonus in Great Yarmouth). They made us and our dog feel right at home. Would happily return.
Great location, great breakfast, great staff.
Everything was 100%
I loved everything.
The staff were very good at accommodating guests. The breakfast was superb as was the room, which included a fridge, as well as the tea/coffee facilities.
The room did feel compact

Excellent breakfast, unbeatable value.
An excellent hotel in a good location with a good English breakfast included, there is limited free parking nearby as well,. Larry is a warm and friendly host, you can even bring your dogs as well.
I have stayed at the B&B about 6 times. I love the hosts Larry and Linda, they are so kind and very helpful.
The toilet didn’t flush well.
Lovely place, everything good 😊
I enjoyed the room, it was ideal for me, as I was travelling on my own. The breakfast was lovely, a filling English breakfast and served very quickly, no waiting around. The people that ran the place, we very accommodating to my needs and friendly. Larry, who mainly dealt with me, was very nice. Definitely would recommend to future travellers to Great Yarmouth and I would also be willing and ready to stay there again.
I didn't find anything that I didn't like.
The fact that dogs are welcome and they holiday for free . I just wished I’d requested a lower floor room as I have a disability that affects my leg . I was made to feel welcome by the owners breakfast was lovely and always nice ,hot and filling . Loved the walk in the park and the fact I was close to a beach
Just my leg hurt after the steps but that’s my issue .
Dog frendily, excellent breakfast,Larry the host was frendily and helpful, will definitely be returning.
Larry the host was exceptional, made my stay easy as my first time with my dog, breakfast excellent, only went for one night but ended up staying for 3 nights, will definitely be returning.thanks mike
I was happy with everything.
Great location, easy parking
Squeaking floorboards, decor could do with fix, but I enjoyed my stay and would stay again
Lovely hosts, dog friendly, room had everything you needed. Lovely breakfast. Good value for money.
The room was nice with plenty of room
The pillows are like memory foam but otherwise, amazing hotel would absolutely go again
St Anne’s is like a home from home. Larry always makes you feel welcome, the rooms are always clean, the breakfast is lovely and fills you up for the day. It is ideally placed for the seafront and shops. Plus you can take your dogs too
