Great location, close to Trevi Fountain & Spanish Steps & easy to jump on hop on/hop off bus. Thankful to have an elevator as we were on the top floor.

Dirty A/C could not keep up Very small Showers did not warm up, only reached tepid temperatures and then shifted to cold The rain shower head leaks when not in use, you have cold water falling on your head. Pictures online did not depict reality. Cleaners came in before check out time and removed our luggage from the rooms.

The location was wonderful. So close to the Spanish Steps. And 15 mins to everywhere . The apartment was big enough and comfortable for three of us. Modern bathrooms and comfortable beds. Also like the roof top terrace.

I wasn’t quite prepared for the stairs (60 to our room!) but the young man on reception helped us with luggage on the way up!

The location of this property was amazing, it was a beautiful street with high end designer shops and it felt so clean and well maintained. There are A LOT of stairs to get up to our room and would definitely not suit anyone with mobility issues as there was no lift. The room had everything it needed and the air con was LOVELY having come from Paris where we had none. For a three star hotel I would say it exceeded expectations.

When I booked a single room, I certainly didn't expect it to be ultra-large. But this room is tiny, like a capsule. The handwashing area is opposite your bed. There's no separate wardrobe or anything to put your belongings in. I had to pile all my things on top of each other in the area where tea and coffee are kept. My belongings often fell to the floor and got dirty. There are no slippers in the room. You have to walk to the bed in your shoes, unfortunately. I can't comment on the other rooms, but the single rooms are terrible and I think they shouldn't be rented out. Or they should be renovated (I don't know how those capsule-like rooms can be renovated). Also, I think a cleaning staff member entered my room without asking me. This was very disturbing.. ALSO, WHEN I FIRST MADE A RESERVATION, THEY SAID CHECK-IN WAS POSSIBLE UNTIL 9 PM. HOWEVER, ON THE DAY I ARRIVED IN ROME, THEY TOLD ME THE LAST TIME WAS 8 PM, AND I LITERALLY RAN HERE. THEY SAID THIS WAS AN AUTOMATIC MESSAGE. I THINK BOOKING SHOULD HAVE WARNED THE FACILITY ABOUT THIS.

A lot of stairs. Highly publicised but useless terrace (too hot in the summer and too many steep stairs). Rooms that have a lot of potential but are cheaply decorated. Shower and sink in bathroom blocked.

The room was far too hot, the aircon unit was on, but not cooling, just blowing around the hot air. Hallways freezing cold, reception had stand alone portable, aircon unit we weren’t offered that!

Hard to beat the location. Near metro station, tourist attractions and shopping.

We had a large group (5 separate reservations) planning to stay with this property. Two of them were initially cancelled because of an issue with credit card processing. One party was able to address the issue but the other reservation was cancelled on short notice before resolving. That family had to find last minute accommodations. This seems to be a common issue with this property based on reviews from others. Overall, I wouldn’t book this place again. Anecdotally, a 40% cancellation rate and the stress that would come with that situation isn’t worth the hassle. Better communication- a phone call or text message might have helped resolve the issue without the need to cancel

Great location! Check in was so smooth, staff was pleasant and the room was exactly what we needed. I would definitely go back.

No elevator, but that was expected as it’s pretty common there. Just be ready to haul your suitcase several floors when you arrive, then you are good.

Location was wonderful , in very heart of the city. Staff was kind. Roof terrace was great with stunning view!

Room was too small and uncomfortable, There were only two racks and no place to place clothes, hung dresses, or personal items. Everything remained on floor in the suitcase during my stay. Last day there was no hot water and it is quite challenging, to stay deprived of shower, when outside is +45degrees :(

Great location! Walkable to shopping and Romes historic landmarks. If walking isn't your thing the metro A line is 5 minutes from the apartment. Small apartment but very comfortable for a family of 4 (2 grown children). Rooftop patio had amazing views. I would stay here again!

Posizione meravigliosa, personale molto gentile e disponibile e comunicazione con la struttura sempre rapida ed efficace. La camera era molto pulita e di dimensioni generose. Ho apprezzato anche la presenza di tutti i comfort essenziali. Nel complesso, sotto questi aspetti, la mia esperienza è stata decisamente positiva.

L'unico aspetto migliorabile, a mio parere, riguarda la valorizzazione della camera. Pur essendo molto spaziosa, ho trovato pochi spazi pratici per riporre vestiti ed effetti personali e avrei apprezzato una poltroncina o una piccola area relax per leggere, bere un caffè o consumare un pasto in camera. La stanza ha davvero un grande potenziale e, con qualche piccolo accorgimento, potrebbe diventare un ambiente ancora più accogliente e memorabile.

Internet non funzionava, abbiamo chiesto alle ragazze della stanza di fianco e ci hanno detto che erano giorni che avevano questo problema. Apparentemente era stato consigliato loro un altro wifi ma lo stesso non funzionava, quindi abbiamo usato i nostri dati internet, avendo una scheda tedesca. Ma cosa davvero pessima. Stanza pulitissima, ma differente dal look "chic" delle foto, magari perché la nostra camera era in una via vicino più Barberini e non P.zza di Spagna. Tutto sommato ok, ma non ci torneremmo.

Durante la notte fino alla mattina si sentiva una puzza di fogna non sono riuscito a prendere sonno. Alla mattina alle ore 10 AM ho raccontato al personale che stava facendo le pulizie e anche lui ha detto di sentire la puzza e si sentiva amareggiato. Prima di andare volevo chiamare ASL perche non si puo' tenere una struttura ricettiva in questo modo bisognava un rimborso. Poi per evitare il peggio per i ragazzi mi sono convinto di andare via da questo posto. Cordiali saluti

La habitación algo ruidosa, estaba muy cerca de la calle. Se puede mejorar el aislamiento acústico y lumínico.

Location and room design

Noisy location. Windows are not soundproof, you sleep like on the street. Walls are also not soundproof, you hear your neighbors.

- easy access to Spanish steps and Trevi fountain - close proximity to fantastic restaurants - air conditioning and bathroom were great to have during very hot Rome weather

- it’s common in properties within the city, but the stairs were quite challenging with suitcases, however not a point of difference to stop booking here.

The roof terrace provided a pleasant seating space as I was there during a heatwave...34 degrees so shade was welcome. Room air con was excellent. Room very clean and serviced daily.

My room was 4th floor and as a lady in late 70 s stairs were a challenge at least twice a day. Would have preferred to have someone on site a bit longer, but no issues.

The localization inserted into the Plaza D’Espana

I had a big problem to access the B&B once they forgot to give me all the keys I needed to enter the B&B after leaving the location during their working hour. I tried to communicate with someone but it was outside their work time and no one gave the necessary support to help me. Thanks god after more than 30min trying a solution a guest appeared and helped me to enter.

La ubicación es inmejorable. Es un barrio muy lindo e ideal para recorrerlo. Hay muchos restaurantes y tiendas. La zona es residencial y muy segura. Es muy recomendable. Seguramente volveremos porque lo pasamos excelente

Το κατάλυμα είναι σε εξαιρετική τοποθεσία! Κοντά σε πολλά αξιοθέατα (σε απόσταση λίγων λεπτών από Ισπανικά Σκαλιά, πλατεία Popollo, βιλα Borgese και σιντριβάνι Τρεβι). Επιπλέον είναι δίπλα στο μετρό. Ήταν πραγματικά μια άνετη διαμονή!

Τα πολλά σκαλιά για την ταράτσα και η ταχύτητα του WiFi.

Toutefois, plusieurs points mériteraient d’être améliorés. Il a été impossible, avant comme pendant le séjour, de joindre la réception. Par ailleurs, la chambre n’a pas été nettoyée le deuxième jour de notre séjour, sous prétexte que nous n’avions pas placé le panneau « Merci de faire le nettoyage », ce qui, à mon sens, devrait être automatique dans un hôtel de ce standing. L’escalier menant au troisième étage est également très sale et mériterait un nettoyage plus régulier. D’autre part, certaines photos sont trompeuses. Par exemple, le « rooftop » n’en est absolument pas un : il s’agit davantage d’une petite terrasse avec une table pour fumeurs, et la vue est loin d’être à la hauteur de celle présentée sur les photos.

Très bon emplacement -central et vraiment proche de tout, très pratique lorsque vous faites tout à pieds. Matelas très agréable, aide à bien récupérer après 15km dans les jambes! La nuit est un peu bruyante mais le double vitrage fonctionne bien. Les rideaux occultants sont plutôt efficaces aussi. Bouilloire et dosette de café solubles à notre disposition agréable aussi. Arrivée et départ en autonomie possible.

Les équipements de salle de bains sont assez limités : zéro places pour poser nos produits, sèche cheveux pas agréable (à s’en faire mal au doigts pour sécher ses cheveux!), cuvette des toilettes qui tombe, pommeau de douche mal refixé et quasi pas d’emplacement pour étendre sa serviette après. Terrasse commune apparente sur les photos booking qui finalement après demande par mail (car nous n’avons jamais vu de personnel, ni en arrivant à 18h30 ni en partant à 9h) n’existe pas pour notre appartement sans explication claire lors de la réservation.

Amazing location right in the heart of a bustling part of Rome. Only a 15 minute walk from some of the city’s main attractions. Room was spacious and bed was comfortable. Easy check in and treated extremely well during our stay.

Street can be busy until late at night but we didn’t mind this so much. Not too late though, only until about 10-11pm

We were not told this until the last minute. Had to walk 10 more minutes each way to get to location we scheduled. Response to email requests were very slow.
