Really lovely place to stay with good location.

I stayed in the room with the external shower and I think it should be clearer on the booking sites that the shower room was down the other side of hallway passed all of the other guest rooms. It was advertised as private but it wasn’t a private bathroom - it was accessible to others and other guests used it. It was occasionally in use when I went to use it. As a lone female I wouldn’t have booked it had I known it wasn’t private or easily accessible from the bedroom and it was very exposing going back and forth in the night with no staff on site. I think thats fine as long as thats made clear when booking. It wasn’t until I recieved my check in code at 5pm on the day that it said where the bathroom was located. The pictures make it look like it is right by the bedroom and describe it as private. There was also no soap or toilet rolls for the duration of the stay.

Great to have quick and easy self check-in for the 3 rooms we had booked. Communication was brilliant and response times to queries were fantastic. The location was excellent for walking to pubs/shops and restaurants and a short drive to the Castle and Cathedral. Perfect for our needs. The bed was exceptionally comfortable - the downside being I didn’t want to get up in the morning! The communal lounge area was lovely to sit and chat with the other member of our group in the evening.

The rooms that were at the front of the property are near a very busy road which did affect the sleep for some of my group, although my room at the back of the property was fantastic and I slept amazingly in such a comfy bed. The only other thing was bath towels weren’t the most large but were perfectly fine.

Absolutely loved the layout & it wasn’t it too much of a loud area

Used the shower then went to use the hairdryer, it worked for 2 mins then cut out & wouldn’t work?! Little disappointing

the room was spotlessly clean with an ensuite bathroom which made life really easy, Communications with the hosts was fantastic i was able to ask questions and that made me feel right at home. My mother is elderly and the housekeeper was kind enough to help me get her up the stairs. I was very grateful

Breakfast not applicable. The atmosphere in the house was friendly and calming after a long journey and the proprietor, Sheila, was so attentive to our needs. The beds were comfortable and we wouldn’t hesitate to stay there again.

The decor and the building are lovely. The room is well decorated. The shower is powerful.

Our room at the front was quite noisy from traffic noise.

The location was ideal close to the city centre 5 minutes by car.

The parking was a little tricky on street if you could get a parking space not too far away.

Location idea just on edge of city centre 10 min walk to spoons ideal for breakfast as this apartment doesn't allocate bb 👍

I stayed during the hottest days of May and slept with open windows. Information it is located on busy road I think traffic never stopped even at night.

Great location, the room was super clean and well sized, had everything I needed. I traveled for work and it was perfect. Smart TV in the room, and the owners kindly upgraded me to an en suite which was amazing. Very easy to access the room and the owners were kind and communicative.

Near to a pedestrian crossing which beeped throughout the night. Light sleepers might struggle in these courtyard rooms.

This hotel has easily the best way to check in. Received a text in the morning for lock box code and that's it easy simple, stress free. Very clean and tidy well presented and the most comfortable bed. Cannot wait to stay here again

Easy to get too. Fast free Wi-fi, Walking distance from the city centre and Brayford. Nice decor and bright room. Clean Bathroom and Bed. Hairdryer and coat hangers included with ironing board. Self check in with code too access keys which is convenient. Staff messaged to see if we received the code and also if we needed a parking permit which was great, but we didn’t need it. They included some croissants which was nice. Room has a fridge which is great.

Was woken up by neighbouring room at 2 am of movement and talking. Carpets were dirty / stained and tables dirty and scratched. Bathroom door is off one of the hinges so you have to lift the entire door to close it fully. Bathroom cabinet door is off the hinges too with screw fell out. Shower, doesn’t drain so unusable as it was about to overflow after a min or so. So we didn’t use it. Could do with a deep clean and some maintenance. Bit overpriced because of this.

Cosy room

The room I was in was close/ opposite to the main road, the road was quite noisy early in the morning.

Clean and spacious, attentive host, excellent communication before, during and after stay. Comfortable beds. Lovely sitting room to relax and the provision of a parking permit. Short walk to waterfront restaurants and then a few minutes in to the city centre. Perfect for a short stay in Lincoln.

The only minor issue for me was the shower cubicle was too small. There is just enough room in the en-suite for a larger tray although it would be tight.

Clean, very close to the centre of town. Interesting building with character, quite a cool communal living room/library area. The Georgian style of the building and rooms with panelling etc were unique and attractive.

The room was on the ground floor with a window that had a direct view of the busy street/road so it didn’t feel very private. There was no opportunity for breakfast. We said we were vegan but they left cow milk in the room with no alternative.

The location is very good the room is a Lovley size the parking & facilitys are all good The only thing that let's the stay down was the size of the 'Temu' bed.. In what is a Lovley large room the notion of putting what apears to be a 3/4 bed in a very large room seamed very short sighted the net result being me and my wife berley slept a wink A big problem given that it's all about comfort 🤔 A further small issue is the toilet is lacking a cleaning brush, that's not the end of world, the small bed is Kind regards Ian As a foot note we are both slim people.

Lovely helpful staff, very clean, good facilities. I am a frequent customer. Very close to the elderly friend I am visiting.

Only non en-suite available. Not at all the hotels fault, I booked the room with that understanding but had imagined the bathroom would be next to the room.

Smallest room I’ve ever stayed in (except Tokyo and a tent). Bathroom could do with refit. Description of a courtyard is creative. A very hot night, there was a fan but no ventilation in the room and no ability to open the window securely. Very expensive for what it is. It was well cleaned and there is good access to Lincoln town.

The property is very beautiful, with a lovely colour palette. Loved the living room area on the ground floor too.

Sadly, the bed just wasn’t really big enough and didn’t quite feel like a double. We felt like we were falling off most of the night so didn’t really sleep. The only other thing was you couldn’t close the curtains if you were watching tv, so felt like we were on display to the outside.

The room was really cosy, the kitchen area meant that I could prepare my own foods (in the microwave). I had to work all evening after travelling in so having a cosy environment with a TV that I could connect to (meaning I could watch my own programmes as opposed to whatever hotel TV show was on), meant that I was able to be comfortable. Bed was super comfy too and I loved all the extra throws and cushions.
