What a little gem of a hotel .food was great (homemade jams and bread ect).room clean .the host and staff were outstanding
Host was very friendly helpful and kind. Easy to drive to Lowestoft town centre from hotel. Nice outdoor area to front also. Breakfast was ample
Few little fixes required in bedroom. Both overall nicely decorated throughout
Nice location, friendly staff, good decor.
Bedding smelt damp, hair in shower and rubbish behind bedside table.
Mit viel Liebe eingerichtet, auch der Vorgarten ist sehr schön zum sitzen. Das Zimmer und Bad sind sauber und großzügig.
Warm and friendly staff. Spacious room, large bed, comfortable chairs. Compact bathroom yet sufficient for moving around - good shower pressure. The hot breakfast was lovely - we did not have any of the continental offerings.
Great location, peaceful, homely and clean.
Nothing!
The lady who owned the place was very kind and made us feel very relaxed
We had a fantastic stay at Baytree House. The owner was lovely and friendly and happy to do anything for you. The room was just as the photos suggest and very spacious. The 4-poster bed was very comfortable and the rolltop bath a delight to soak in! There's a complimentary continental breakfast of cereal, croissants, toast, jams, fruit, cake, homemade cheesy bread and tea and coffee, and a delicious hot English breakfast for a small extra charge. It's a short walk to the town centre and High Street one way, or a short walk to the North Beach the other. Baytree offers meals and a bar inside or out, or if you fancy venturing out there's a nice Italian restaurant 'Giardino's' in the park a 5 minute walk away (open in the evening), and Martello Coffee House which is open during the day. Thank you for a wonderful relaxing stay! 😊
Nothing, it was fab!
Lovely old house really well maintained and decorated with great style
Narrow staircase to top rooms
Self contained flat with little garden
Door to bathroom did not shut well, the plastic sheeting under the bed was all hanging down, draws contained wrapper from previous guest, coffee machine did not work well.
Amazing little gem. Had a lovely relaxing stay. Slept really well. Owner was really nice. Will definitely be back.

Fabulous, owner so friendly, felt so comfortable and homely.

It was cosy and in a great location

Lovely house, nicely decorated and very comfortable rooms. Courteous and professional staff, very helpful. Afternoon Tea and breakfast was delicious, lots of homemade goodies. Would definitely stay again.
Nothing
The property was beautiful inside and out. Very welcoming on arrival, even a box of celebrations as we visited with a few children. The staff were amazing and always on hand, even for the hot chocolate requests at breakfast! Couldn’t fault our stay in any way. Would recommend 10/10
Location good
Breakfast poor expected full English by description for price not good or as advertised had to pay extra to upgrade Service not good had to ask for a drink at breakfast and flies in the bedroom
The annex has its own parking which is great. The host is lovely. Breakfast was delicious and highly recommend.
The decor is very tired. Housekeeping isn’t the best and there was dust and scuff marks. The vellux window was broken (which was reported) and unable to be opened. The property has a locked connecting door to another room for staff. Its occupants were noisy first thing in the morning making it difficult to sleep.
Food and the room and a lovely bed
Everything good
Very friendly and fantastic location with parking.
My room was right by the front door, so there was lots of comings and goings outside my door late and early. The running water feature inches from the bedroom window was on all night and was very off-putting. Looking for a socket to charge my phone, I unearthed rather a lot of cobwebs. Don't stay here if you don't like dogs. I objected to the barking alarm at 6.30 in the morning. It's such a shame as the hostess obviously works hard to try and make her guests welcome.
Very quite location East to find Lovely outdoor seating area Greeted on arrival Lovely spacious family room Lovely selection for Continental breakfast Chatted to guests Home made food
Some areas poked tired and could do with re decorating but noting major in the rooms, don’t affect our stay.
Really lovely bedroom, the towels with the flowers so nice really comfortable staff really lovely and really relaxing short break from work , breakfast liked the homemade toast and jam and outside garden really magical,
All really lovely
It is expensive but it was nice to treat my daughter and myself to a peaceful quiet night away from our hectic lives and the owner Liz is an old friend sort of from the 90s .. my favourite era of life 😊
I can't really think of anything we didn't like . Great selection at breakfast and was lovely and quiet
Pet friendly
None
It’s beautifully decorated and the owner obviously cares about making sure you’re comfortable and you enjoy your stay
Nothing really.
Didn’t stay for breakfast, had to be elsewhere.
Comfortable stay
Lovely property bright and cheerful
Location not a lot to do in the area
Happy with the staff
Happy with the property
It was in a great area!
That you could smell dog when you walked in, and I don’t think the sheets was changed. We was on the ground floor and was woken up early due to people talking really loudly next to our window.
It was boutique style & very homely. Liz was very welcoming. The garden is gorgeous, with a gazebo to enjoy breakfast outside, without being in the glaring sun. Lovely seating area & a little gin bar too. Afternoon teas served plus coffee, but we didn’t get time to experience these. We were in room 2, which is on the ground floor. A good size room, lovely furniture & decor (loved those fringed bedside lamps Liz, very art deco!) I was nervous about the bed as the mattress was very soft. You really sink in it when you sit on it…….but we both had a great nights sleep & no backache! Lovely bathroom with a decent sized shower, plenty of hot water & grab rails for those that need extra safety. There was also a shower mat, which we were very grateful for. We were pleasantly surprised! We upgraded to a full English breakfast, but we could still help ourselves to the cereals & pastries. The cooked breakfast was very filling & cooked perfectly! We couldn’t eat anything more, so I’m glad we didn’t give in to the temptation of cereals & pastries! Good quality bacon, sausage & bread! Parking is free, up & down a small street, but we always found a space. Excellent value for money! Would we go back again….. absolutely! Thank you Liz!
Nothing to grumble about whatsoever!
We liked that it felt very homely and our host was perfect, friendly and easy to get on with. Made us feel at home 🏡
There was not anything that we didn't like!!
Baytree House is unique, from the outside with all its seating areas and colour to the attention to detail inside, and most of all the host Liz and her team make you feel at home immediately. The property is near to North Denes beach and a 15 minute walk into town, a bus serve runs on main road and Liz will also ring a taxi if you request this. Liz has put her heart and soul into her establishment and it shows. The Breakfast was delicious and we were treated to home made baking too. Looking forward to staying again, Linda, Mick & Family

The owner, the bar area although we didn’t use it, very cosy and nicely done
Only the bed which was uncomfortable for me personally, too soft but another person may like that
Breakfast would have been better if the choice of eggs bacon and sausages But the choice laid out was fine

Friendly owner Bike storage in the main house's garden Away from the high street The main house has a cute front yard Hot water
The bathroom doesn't have a window Bedrooms have only tiny ceiling windows, so for some, it might be too hot at night Wi-fi signal wouldn't work or be very poor Backyard on the pictures seems like it is enclosed, but it isn't actually The owner's two small dogs constantly bark if you are sitting on a patio
lovely 4 poster bedroom, room was clean, shame one of the taps in the basin did not work properly so we shared a basin which was fine... great bathroom, just end up getting water everywhere when showering as there's no curtain or enclosure, so had to wipe the floor with the towel. A little tweaking would make it perfect.
For the continental breakfast would have been nice to have a choice of some cold meats and cheese
A lovely, homely, comfortable, very welcoming stay. My room was so pretty and I was given the choice of 3 on arrival. The Hotel runs very well with a personal touch. Lovely relaxing outdoor area. Had breakfast in the Sun. Didn't feel like I was in the UK 😎
Nothing.
I had a wonderful mid week stay here when visiting Lowestoft for work. The room was a good size, comfortable bed with lots of pillows and everything was very clean! The staff were all lovely and helpful and I was made to feel very welcome. Breakfast in the morning was great and cooked fresh with lots of choice to appeal to everyone. I’ve stayed in a few hotels in the area over the last 6 months and always seem to struggle with the room having a TV I can actually use! Baytree House has good sized, modern smart TV that you can stream your own services from and actually relax in the evening <3
Lovely and peaceful, great location ...
Lovely welcome and amazing breakfast. At first glance the property looks lovely. The location was great, away from hustle and bustle but close enough to the beach.
The room needed more attention. The paint work was poor and there was water damage to the ceiling which had been patched up badly. The bed was squeeky. The noise from out front was loud but in fairness it quietened down by 10pm.
Breakfast was amazing. Lots of choice and quality with quantity. Evening meal was average but tasty.
Bathroom needed black mould removed from shower. Beds a little soft for our liking.
Nice character of building and room, and friendly staff, nice outside too.
Unfortunately the sink plunger in bathroom took several pushes to release water in sink, and noticed that the long seat in bedroom was a bit stained. Overall place seemed clean. Forgot to mention to owner about sink.
The room was gorgeous, smelt amazing and bed/pillows were extremely comfortable, I slept amazingly well. Breakfast was also fantastic 😋
Bathroom is a little dated with plastic shower curtain but that is my only criticism.
The breakfast was lovely continental is included in the price but you can also pay for a cooked breakfast. The guest house also has a bar
We had never been to lowestoft before so I think we were expecting the beach / shops to be a little closer but that is just our preference but did not stop us having a lovely weekend
This lovely hotel is one of the best i have stayed in, within the U.K. They have a room downstairs with disability features. All the rooms are very clean, and are cleaned on a daily basis. The hotel garden is lovely, surrounded by a small outside bar, with surrounding rattan furniture, and under cover rattan furniture and glazebo, palm tree, fish oond tank, all lit up with fairy lights, And Liz the host is amazing, hardworking, and very pleasant and kind, and is a credit to her profession.
Everything excellent. no dislikes.
Absolutely everything Liz was super attentive and paid full attention to her guests needs and comfort The continental breakfast was wonderful with everything you could possibly want and if it wasn't there, she would make sure she got it for you. A cooked breakfast was also available if desired Lovely outside area to enjoy a relaxed coffee or meal Location was excellent, close to the sea We would definitely return and not hesitate to highly recommend.
There was absolutely nothing to dislike
Loved the everything soon as we arrived. Liz was so friendly and welcoming made myself, partner and 3 kids feel very welcome. Room was excellent as described clean and plenty of space. 3 single beds for the kids good size bathroom clean and tidy.
The room was good very cool and big with an en-suite, it was quiet and very well decorated the outside area at the front of the property was nice to sit and have coffee tea and some alcoholic drinks. The host was very chatty and her staff were very polite. The host did provide us with a list of places to eat. The bed was very comfortable and we both slept well both nights. The free crisps were a very nice gesture.
When we arrived we had some coffees out in the front garden as the room wasn’t ready which was okay, later that day when we came back we had some drinks outside the dogs were outside in the front patio too one of the dogs weed on one of the ointments and knocked it off it rolled down to the gate it was glass so my husband had to pick it up it did it again so as we left we picked it up again ! The room had a big emersion tank in the wardrobe and made some noise when guests were using the hot water it wasn’t too bad as it was an old property. We asked about booking for an evening meal when we arrived but she replied that she wasn’t doing any and maybe the rest of the week as her dog was about to have puppies ? On the first morning we came down for breakfast at 8.30 but there was no room in the dinning room which was fine as it was a nice morning we sat in the dome outside. I asked for a cooked breakfast but she wasn’t doing any just crumpets and toast with tea or coffee. I looked in the main room for the continental breakfast there was some cereals, one pain au chocolate, bananas, three yogurts, some compotes and some orange juice. I tried the compote it wasn’t very nice so I left. I had the crumpets and so did my husband I had finished mine before the conserves were put on the table. The host came and sat with us and told us about how her dog had given birth to five puppies and that she had very little sleep! We had a breakfast at Wetherspoons as we were still hungry. The next morning my husband went down to see about breakfast but the same thing no cooked breakfast he also over heard another guest saying that they had booked thinking they could have hot food and cooked breakfast for a surcharge! We left with no breakfast as we were disappointed with the day before breakfast.
This was our 3rd time at the great bay tree when we stay in lowestoft lovely host great food and great location for the beach will be going back in 2 months.
Nothing
Liz is an incredible host, you can see her love to the place and the thinking of every minor detail to make the stay more enjoyable.
we had a lovely 1 stay, small very pretty place and we were warmly welcomed and treated like family, big family room - the kids loved it and the location was in quiet location. breakfast was great, not full english but homemade breads etc included, overall we really enjoyed it and would recommend this if you love a vintage property with a cosy friendly home from home feel. thanks so much we will return for an afternoon tea one day too!!

Nice lady running it
Liz Was Amazing! Fantastic Place And Lovely Service. Definitely Recommend ⭐️
First of all, Liz the owner is such a welcoming and lovely host where nothing was too much and it was a pleasure to talk to her every time we saw her throughout the days of our 3 night stay. Our room was a huge space with a 4 poster bed which was very comfy indeed and no problem sleeping at all. It also had 2 Chesterfield style chairs, TV, tea making facilities and a wonderful huge bath to enjoy in our ensuite. Every morning Liz put on such a wonderful spread for our Continental breakfast which had so much choice and was beautifully presented. Tea, coffee and juice was on offer with refills at anytime you needed in the lovely bright and open dining room with the sun shining through the windows at the front of the house. So many types of bread was offered for toast including Liz's homemade breads which we enjoyed thoroughly. Muffins, crumpets and sourdough all on offer too so plenty of choice. There was a full cooked breakfast on offer every day which we did not have as we were so busy trying the continental each morning but what I saw from other guests ordering it was certainly a healthy portion and looked very nice indeed. We were there visiting family and also to unwind and with the area and location of Baytree House being very quiet it certainly did the trick. Only minutes away from Sparrow's Nest and Belle Vue Park which leads on to Ness Point it was a perfect location to be in to visit these places. Just a 5-10 minute stroll to the top of the High Street and also a 2 minute walk to a bus stop to get you into town if needed. Parking our car outside of the guest house was never an issue even with a few more guests checking in and on sunny days. Again, Liz and her staff were so welcoming and friendly and when we asked to see her beautiful dogs she was happy to oblige when appropriate. Overall a lovely experience and would most certainly return for all the reasons above!
Leaving. Remembering I had to make my own breakfast when I returned home. No pugs at my house.
This is the best B&B we've stayed in. Liz was a perfect host, offering help whenever needed. The location is wonderful, and I would recommend Bay Tree House to friends and family.
Everything. Lovely staff

It’s a beautiful clean property. We stayed at the annex which is an apartment at the back of the house with own entrance and parking. There are 2 spacious bedrooms which was enough for my family of 4. Comfortable beds and nice decor.

Excellent location on edge of town. Continental breakfast was very good with an option to upgrade to full English at a reasonable cost. All good home made food inc evening meal also wonderful marmalade for breakfast. Great friendly staff, we will return.
Liz couldn't do enough for us, she's an excellent host and so warm and friendly. The accomodation was immaculate, and the evening meal was delicious. The continental breakfast choices were amazing too.

Perfect for visiting our daughter. A little dated and could do with a spruce but also quite charming and homely.
Very polite and friendly staff, and the owner is an amazing lady who does amazing home-cooked food,Sunday roast is awesome .
Booked 2 months in advance told the evening before date they cold not let us have the room as there was a shower problem not happy
The landlady rang no room gave me two addresses to get in touch after me making a booking elsewhere she rand me and then said she had a cancellation but I already booked elsewhere so no good. I was not happy as I had driven up from France
Lovely staff, loved the doggies, very cosy and friendly
Loved everything! Gorgeous place with friendly staff. The owner has done a beautiful job with the property.
Do not hesitate to stay here The room was beautifully set out..clean..tidy..the decor has been done with style ...the staff where so friendly and inviting..comfy bed...(dont leave before trying the homemade bread)...delicious..I opted for the complementary contenental breakfast...perfect..the full English looked plentiful...enjoy....
Could not fault...
The owner and staff couldn't of been more friendly and accommodating. Fab stay!

There nothing we didn’t like
A lovely comfortable room, very clean and excellent food and very approachable staff
Nothing, I was very happy
Friendly staff , breakfast was lovely and location perfect
Although we parked ok if busy I expect can be tricky
Liz was friendly and welcoming. She has a lovely selection of in jars jams and pickles which were for sale. Beautiful soft furnishings. Comfy bed. Lovely Victorian? house. Thank you.
Just little things that would make it a perfect stay - Stayed in room by front door, which was quite noisy up until about 10.30 pm. No gown in room - this was stated in the details. Bulbs weren't working in two of the lamps.

Good position. Lovely old building. Very welcoming staff and owner Liz was very friendly and helpful.

Location was good....
....
Room was spacious and clean.
Owner sharing her personal family problems was not appropriate. Owner commenting on my appearance telling me how tired I look is very unprofessional, rude and inappropriate. Staff entering the room twice without even knocking , in the evening and afternoon, despite the Do Not Disturb sign on the door and I actually told them not to disturb us. It scared me to suddenly see someone in the room. We felt very unsafe and insecure to know staff would enter room whether we there or not and so felt uneasy showering and dressing. To make matters worse when mentioned to owner, she didn't see anything wrong at all with staff coming into the room stating that they work there and are totally safe!! I wasn't going to leave a review at all but since I have been hassled 7 times now to leave a review...here it is! The one sure thing I learnt from the experience is to stick to hotels. At least there the rooms are secure and staff never enter when the sign is on the door, and never at random times. One last thing is that there was the smell of owners pugs in room and bed..they are obviously allowed to roam the rooms when unoccupied..gross!
Clean & Comfy

Spacious room, very clean, regular changing of towels, privacy respected, perfect location, continental breakfast offered lots of choices. Very friendly hosts without being intrusive.
The bed was very soft!
Quality of service and standard of accommodation.
It was ok
Goodnight sleep
The breakfast was very good mostly homemade.
Good breakfast and plenty of choice.
Liz the owner was very friendly and welcoming from the minute I got there. I did my booking wrong and she quickly changed it. My room was perfect, well decorated and immaculate. The bed was very comfortable I had the best nights sleep I have had in a while. Would definitely recommend and return for another stay.
Everything was perfect
Everything is very pretty, & staff are delightful. Excellent breakfast.
Lots of pretty but impractical flourishes - cute bathroom sink with no space to put soap or a toothbrush & nowhere to hang a towel, perilously slippery bathroom floor, ornate bedside lamp one had to crawl right under the bed to plug in with a flex that barely reached & threatened to pull the lamp off its table, a handsome footboard on the bed which obscured the TV screen positioned to be watched in bed… clearly more designed to look good on Instagram than to be functional for visitors.
Lovely building, feels very homely. The shared bathroom was very spacious. Nice continental breakfast included too.
So beautifully and tastefully done our own garden too
Lovely furnishing
Gorgeous house and surrounding area. Lovely breakfast. Comfortable beds.
Nothing.
Easy to find, very boutique. Lovely staff, pleasantly quiet, literally on top of the beach.
Slightly cluttered.
Friendly hostess, cleanliness, location.
The annexe is conveniently located at the rear of the guesthouse, accessed by a single-track alleyway which was wide enough to reverse our vehicle down. There is a parking space for one car at the side of the annexe. It is decorated to a good standard in a shabby-chic style and had all we needed for a comfortable one-night stay. The bedrooms are of a good size but could do with a little more storage if staying for more than a couple of nights. We slept well and the surrounding area was quiet at night time. Check in was simple, and we were greeted warmly then shown to our accommodation. In the morning, we enjoyed a continental breakfast in the dining room. We could have upgraded to a cooked breakfast if we had wanted to. The staff were all polite and friendly.
I appreciate that we visited in January but even with the heating on, the annexe was quite cold, especially underfoot. A couple of warm rugs would have helped immensely. The shower room was also bitterly cold.
