The door access code would not work on my arrival but the employee at the end of the phone did manage to send me a new code in about 10 mins and I gained access Central location to town
Stayed at the Hamptons Brighton for one night on a cycling weekend. It was disappointing. The photos on the website are outdated, there is no sea view unless you go outside and to the end of the road. The shower knob was broken and although managed to get it working it was not ideal The carpet could do with changing and a good clean up Just as well it was only for one night only and I was alone. Not a place to take your wife or partner Can’t see how some people have rated this accommodation highly – something is very strange!
This is the worse accommodation you can find absolutely disgusting. I wouldn’t put a dog to stay here, I saw Rats mice and cockroaches within 15 minutes of arrival. I also informed the landlord that I’m disabled and struggling with my mobility yet they put me on the 3rd floor which is 6 flights of stairs. I couldn’t manage to get to my allocated room and the landlord seized all communication with me once I arrived and let them know I couldn’t get to my room. They also refused a refund which is absolutely disgusting and discriminated against disability and people who cannot climb six flights of stairs. You will not know which allocated room you have until 4 o’clock which is check-in time whereby I had actually arrived at that time. I cancelled immediately and messaged and called the management which they just completely ignored me. This accommodation is vile and the management are utterly disgusting for treating a disabled person with such disregard. Do not book to stay here it will be your worst nightmare.
Everything was utterly disgusting from the ripped carpet the dirty carpet the stench of the place the rats running around the mice running around the cockroaches zero facilities worst accommodation I’ve ever seen in my entire life

Clean good position
Brighton has never been a good value place to stay. This is no exception. It is expensive for what it is.
The carpet had tears, the faucet leaked, the toilet flooring was Peeling up around basically every edge. The stairs felt unsafe as they are not fully level and the rail isnt either. To not roll out of the bed, I had to brace my foot against the parallel wall, so not sure if its just a foundation issue or the bed was also broken and leaning
Location
No cooling, no fan, TV wasn't working
The location was good
The stairs were a nightmare and no WiFi
nhân viên phục vụ rất tốt vui vẻ
cửa phòng kéo rất nặng và phòng rất cũ kỹ, tivi ko xem đc, phòng tắm vòi ho sen bị hư, và hai phòng trên cùng ko có vòi hoa sen cầm tay rất thất vọng
Staff super helpful and polite
Bed was comfy, travel cot for our baby was okay
didnt like being on top floor AKA 6/7 flights of uneven narrow staircases with a 4 month old baby, room was incredibly small and definitely not worth £350 for 3 nights, dirty towels left in bathroom, no top up of toilet roll, its like the owners have realised its summer and charged £50 for the room and £300 for the fact its located on brighton seafront, will be staying well clear of this hotel in the future.
Nothing
Everything
Floor carpet inside the room need to be changed. Bunker bed was noisy .
Location, kettle and TV and coffee as well as towels
Missing batteries from TV remote
Location is brilliant but far away it’s quiet at night

Ligging nabij strand en pier
Zeer beperkte parkeermogelijkheden. Zelf hebben we op parkbee buzz bingo Brighton geparkeerd, ca 10 min lopen afstand. Veel max 2 uur parkeren in omgeving.
The location was about the only thing I liked and the kind gentleman who brought me a fan on request
I didnt like the overall cleanliness of the property the beds felt slanted and where very small the remote didnt work properly the shower was not nice and was very dirty mold all over the bathroom the mattress I had was stained so where my sheets and pillow case. i do belive if they fix all the carpets especially the main stairs sorted out the stains in the room and sorted decor and absolutely re did that bathroom it has potential to be a nice place but unfortunately whilst I was there it was not good and I was left very disappointed. I feel very bad reviewing the place like this as that gentleman was so nice and polite the one time we saw him and spoke to him but I do wish him well and hope it all gets fixed for the property
Such a great location
Little revamp and fix up would be great
It's close to the beach
Top floor specially when you have health issues
The rooms are always clean, there's always tea/coffee/sugar available and staff often ask if more is needed during our stay, beds are comfortable and the location is right near the beach. Super afforable accommodation for our stay in Brighton 😃
No complaints or negatives.
The room is very cozy, the location is great and safe, and the cleanliness was perfect. The architecture is old, but everything is organized and clean.
If the bedroom window is left open, you can hear the neighbors talking because the buildings are close together; however, they provided earplugs presumably for this reason so it isn't a major issue.
Great location, brilliant view wouid definitely go back 😁👌🏻
Good evrithing
Location was good
Room in poor condition compared to the photos I was lead to think it looked like .Paint peeling off walls Damp signs and damaged blinds
Cleaning arrangements and also staff very good
Seaview and location
The floor of the room was going down hill and noisy when you walk and carpet was not clean
The location and cleanliness.
Basic,no personality.
Location was great bus stops and local amenities were very close, walk to beach and pier were few mins, loud noises coming from outside as it was g floor family room. Room was bit small for a family, housing keeping were very helpful and one of the staff we meet was really nice.
No staff were on site most of the time, no fridges no fan got fan on request which was apparently staff fan, said by the hotel we can staff fridge but no one on the hotel to as they said so you can’t keep anything in the fridge,
Nice and affordable
No toilet inside the room
Great location, nice size room. Info given for check in so no need to see anyone.
Carpets need replacing, no staff anywhere. Did see two cleaning staff on first morning.
Room was lovely and clean. TV was not working, couldn't turn on, remote looked broken. Bed was lovely.
Couldn't use tv
Location
Carpets need replacing
Nothing really
We got put in a dingy basement room
Good location. Good communication - prompt replies to queries. Housekeeping was good.
Very uneven floors throughout. Bed was very low down with an overly soft mattress and pillows. Carpet was stained and worn and needed replaced. Window blinds were broken (one held together with string).
Location at the Brighton seaside
We didn’t see a hotel employee for our whole stay - it felt very anonymously. Small bathroom with dated facilities.
Good location clean and tidy
No hot water...tap in sink was broken and The SHOWER WAS TOTALLY BROKENN. I washed in cold water. Also no sugar in the tea making bowls, no chairs to sit on and the people next door argued thru thr nite. I admit the last one is not your fault but overall ir was disapointing and expect some finabvial recompense. Also i had askrd for a lunchtime check in that was cinfirmed several hours affter my requested time and close to 4 so nrver took it up
Nothing I liked, no staff, £250 for a tiny room overlooking a compound with a shed and half naked people playing loud bangra music bathroom was filthy absolutely gutted and moved hotel within the hour didn’t even bother asking for a refund!
Absolutely NOTHING
It was clean
Unloved hotel. Stained and thread bare carpets. Broken window blinds. Old and uncomfortable pillows. Stained mattress.
The location was fantastic - v. close to the beach (literally a minute’s walk) including On The Beach festival venue (Fatboy Slim etc). It’s set on a nice classic Brighton square in Kemptown overlooking the sea and a few minutes from the pier. The room is functional rather than beautiful and slightly dated decor-wise, but met our needs for a clean, secure, straightforward place to overnight after a night out on Brighton’s seafront.
The decor is a bit tired - but then the price reflects that. It’s a base for exploring Brighton rather than somewhere to hang out in for hours, and for that purpose it’s perfect.
Nothing I payed 150 pound for a tiny room with a shared bathroom
The shared bathroom
Great location - close to seafront, vibrant St James St area and town centre. I was happy enough with contact-free check-in / check out. Efficient tower fan made all the difference. Decent sized room, lots of storage, all lights, kettle, tv, working. Comfy bed, plenty of towels. The blinds / louvres are nice, but do let light through - if this bothers you, perhaps pack a light, dark sheet to drape over the window at night. I've stayed in other hotels in the same square - this was slightly more expensive, and slightly better :)
Clean enough - but could do with a deep clean of skirtings, pipework etc. Shower fine, but not draining well, so short showers!
Easy check-in and check-out
The carpet was ripped apart
Location to the beach, being able to leave your key behind
Didn't get the code when I was supposed to, had to phone to get it. I was in the basement, obviously the heatwave out of there control but no fans or anything. On arrival room had rubbish from previous person.
Could not even gain access
Everything
Nice and clean, quiet and I hope to be back soon (very soon)
It was all good
Only good thing was location
False advertising looks a lot more run down in reality than it does in the photos! The photos are old and not true to what you are booking! Should be hostel prices! Do not book this place unless hygiene isn’t important to you! I didn’t want to touch the doors it was so grimey! Booking.com should inspect and remove this place from the site as is a false advertisement for a hotel and is a hostel at best !
Sehr schöne Lage 👍🏻
Fenster, Toilette und Dusche sehr alt
Sehr schöne Lage 👍🏻
Zimmer sehr klein. Fenster, Toilette und Dusche alt
The location is great, just a street away from the beach, restaurants and the pier very near by. The host was very helpful.
The room is very small and its hard to get a suitcase up the stairs.
There was mould in the room the room was filthy the walls were disturbiningly dirty
Nothing
Everything
The location was the best part about the property.
Just that it was a bit small otherwise everything was perfect.
The location is very good, right by the sea & with a nice green space in front. The towels & bedding were clean.
It felt more like a hostel than a hotel, the toilet was stained, the shower cubicle filled with water so probably the drain was clogged, the carpets were threadbare, the chair in the room had a stained cushion, the basin was cracked. I could go on but I won’t. There are no staff on site so when the people in the room next to me had a drunken fight in the hallway I felt vulnerable.
Just the location did it for me
The room was very small , the smallest single i've seen . That's not the issue do , very uncomfortable bed ,every moment you have the impression you fell of the bed, mattress put me of completely as it was with spots . I realy did not wanted to be bitter about this room but the mattress was not good at all. Room at night was boiling as it was on the 03rd floor . The whole place deserve a renovation. Sorry but for 115 pounds a night at least change the mattress.
The location is so great Good staff, clean rooms.
The size of the room was great and the sea view brilliant. Comfy double bed . Decent shower. Twas good value for money.
Twas a bit run down and neglected . Needs a lick of paint n carpets need cleaning. Windows need cleaning.
Good location.
Horrible dirty hotel. Shower went cold, drains were blocked, only cold tap on basin. Filthy carpets. Room door wasn't secure because no extra lock. Paid £300 for 2 nights, it was like a doss house.
hellping goodddd
close to music event location cheap and worth the money inclusions - teabags and coffee
struggled with the blinds a little bit
Location
Room smells, carpets dirty smell badly.
It was very clean and easy to access, no complaints about the facilities
The hotel was truly beautiful; the rooms were clean, the view was magnificent, and the manager was very attentive and helpful. It was definitely a hotel I would want to stay at again.
The location was about the only thing going for the hotel.
The room wasnt very clean and inviting, the doors and floors were dirty and full of stains, cobwebs everywhere there was debris under the bed where it wasnt cleaned properly the blind was broken, it took us 2-3 asks to get anything i.e teabags sugar and toilet roll. No one greeted us or anything and they have the audacity to have a tip box, it was meant to be a birthday treat for my fiancé and I was appalled at the state of the room and even stepping foot in the hotel was horrid, ripped stained carpets, I found the previous guests keys down the sofa and the sofa was even broken the arm was coming off it was disgraceful and for the money was disgraceful I was so disappointed and had never stayed somewhere like it, wasnt even any brekkie involved just a voucher for a poxy 20% off at a cafe! Its like the owners do the bare minimum but charge alot for what it is and what u get which is nothing. Very dirty.
Ease of access
Ripped carpets, dirty down side of bed.
I liked Bek, he's a very helpful young man with a nice smile.
It cost me a lot of money to park my car outside the hotel on the road, nearly £70 for my two nights' stay , same as my hotel fee. Extortionate.
Location
A bit soleless
It was a clean environment, the room was bright, the beds we’re comfy and the tv worked perfectly. The hotel is in a very good location.
location
The room is small, completely different from the photos on website. the door is not sound proof, very noisy even in the early morning with people up and down the stairs. Losing confidence with Booking.com
Perfect place from where to explore Brighton. Spacious shower. View at the sea. All in all a beautiful room.
Room A (family room, four beds) is located directly besides the main entrance door, which shuts with an almighty crash. The TV could not be used, because it wasn’t programmed. The frame of the additional bed was a bit wobbly and squeeky
Room small but clean and comfortable. En suite very good. Great view
Very steep stairs if you come back a bit worse for wear.
Good location.
Very noisy. The front door slams shut all night long and every time it did you could not only hear it but feel it. The shutters on the window were "fixed" with tape so it didn't only look scruffy but you also couldn't close them all the way. The "seaview" was very limited through a dirty window. Firealarm went off and as there were no staff on site we all stood around outside for a while trying to work out what to do. No bedside table lamps or witches. Electric sockets too far from bed to charge a phone and use it. We stayed 2 nights but only had tea/milk for one morning.
Services
The room had the most amazing sea view. The location was literally opposite the beach. Staff lovely and so helpful.
Nothing!
Easy access to the beach
Picture not same with the given room. Very hot and humid in the room. Did not inform us that we needed fan. And we have got a toddler. The room given was on the 4th floor without lift. And didnt inform us abt this
The location is excellent. The means of checking in via emailed codes is useful. It was okay for an overnight stay.
There were two broken slats in the window shutters. There was a threadbare section of carpet in my room. The cold tap was impossible to turn off completely and kept dripping. The bottom fitted sheet was not fitted at all at one corner. As an elderly lady, I didn’t like having to climb, with my luggage, to the 3rd floor. Prior notification of this would enable a change of room or a cancellation.
The little bit of a view of the sea from the window
The stairs being uneven and too narrow, the slow close door that actually had the opposite effect and would often try to knock me down the the dangerous stairs, the fact that I specified I was booking 2 adults and a 3 year old and was given a room barely bigger than the double bed that was in there. I found an ear plug and finger nail under the bed, dust on the higher surfaces in the room, the bed was extremely low. The room was very hot even with the small window open wide. The wardrobe door was blocked by the bed so it was hard to put anything in it. The door to the shared bathroom was extremely stiff. I called after the first night to ask if there was any other room available and if I could move rooms if I paid the difference, they said the did and they'd get back to me, and I didn't hear back from them. Just to emphasise it again, the stairs. I knew there would be plenty of stairs and I was okay with that, but they were so crooked and wonky, and the last couple sets were so bad that I genuinely felt in danger.
Lovely stay at Hamptons during the May half term. Always so welcoming and helpful. The rooms are always clean, fully stocked with towels and tea/coffee. We had a wonderful break in Brighton with brilliant accommodation and comfortable sleep, right near the sea front. We love it so much, we've already booked again for the summer holiday 😃
I cant add anything here because we really enjoyed our stay. We stayed in February too and again, no complaints whatsoever.
Location is the only thing that is good about this guest house
They cancelled our 12pm early check-in at 10 50am! The carpets are threadbare everywhere. The stairs are dangerous in places. There was mould around the windows and in the shower. There were no staff available.
Good location
Pull out bed had trouble getting out of the room door lock not good hard to get out Friday night horrible smell as entered the building
Location, Value for money, Co-operative staff
No Iron, Fridge or Fan available
Location was the best thing, 2 minute walk to the beach. The young man who checked us in was very helpful & polite. He showed us our room but then realised it hadn't been hoovered be was very apologetic and got it sorted straight away.
We had the room downstairs it was ok, nothing special, unfortunately it 100% did not look like the photos. There was paint peeling off the walls, the wardrobe needed fixing, the slat in the blind was broken to fix it they had stuck a piece of paper over it. Luckily we managed to get parking along the street outside but that will definitely be an issue during the peak season.
So close to the beach. We could nip back to use the bathroom. Just down the street from a late night co-op for water and snacks etc also irons can be found at reception.
No air con, which is understandable. Close proximity to bars so late night music was annoying but we still were able to nod off.
Had a wonderful stay at Hamptons Brighton! The owner was incredibly friendly, welcoming, and always helpful throughout our visit. The room was spotless, comfortable, and had an amazing view. Everything was clean and well looked after, which made the stay even more enjoyable. We truly had a wonderful experience and felt very well taken care of. I would definitely come back again and would highly recommend this hotel to anyone visiting Brighton!
Everything was just wonderful!
Nära till strandpromenade och piren
Ett trångt källarrum med utsikt mot en betongvägg och nät tak.
I walked up Snowdon and Ben Nevis but the stairs to room 11 were knackering
Very friendly staff comfy beds and clean
No curtains in the room!
Position was good
Late notification of entry code, and keypad was slow to respond, staff member input WiFi code which then didn't work and I couldn't find the guy to get it rectified. No towels provided in the room or elsewhere. Very noisy.
Great location, easy to access
Rooms very small. Broken facilities like taps and drawers. Booked as a family with two adults and a child, was surprised to arrive and find we had two rooms, 4 floors apart, was really expecting a single suite with two beds. I thought the high price was one nice room, not two slightly rubbish rooms. On the top floor the fire door is so aggressively hinged that it actively tries to push you down the dangerous stairs
Location couldn’t be better. Great 4 person room to lay our heads for the night. Self check in was easy.
Some noisy fellow guests - but nothing the hotel could control.
Location
Bed was a little firm
The bed was comfortable and the staff member interacted with was wonderful. The location is excellent too. I also appreciated the kettle with tea and coffee selection. A bottle of spring water was provided too.
It wasn’t clear that I would be sharing the bathroom. It felt a bit dirty and it was awkward when someone was in there- you have a key to it but have to lock it with another slide lock inside. I wasn’t totally clear on this and found it quite inconvenient having to remember my keys every time I needed the loo. The carpet in my room was wet! So I had to wear my shoes whenever I got out of the bed. The room had some mould and was quite noisy.
Sijainti, siisteys, selkeät ohjeet ja sujuvuus.
Huoneen ilma oli tunkkainen ja kuuma eikä ikkunaa voinut lainkaan avata.
