The breakfast was an added bonus and quite delicious, a great way to start your day if exploring Roma

Bacon was slightly over cooked for my liking but overall it was lovely.

J’ai regretté le manque de contact physique avec mon interlocutrice qui malgré tout était très sympathique et arrangeante via WhatsApp . Un accueil physiquement aurait été plus appréciable à l’arrivée et sur place.

Very well located. Very clean and comfortable. Close to the St Marks Square and all the primary tourist spots.

A bit tough to get your bags up 50 stairs and from the water taxi, but worth the location.

Lots of stairs - (50) it was an issue getting suitcases to our room. Also tiring climbing them every day after a big day site seeing. Definitely an issue if age or health is an issue. Should be mentioned in description of unit.

Toll eingerichtete Wohnung, sehr geschmackvoll und stimmungsvoll (Betten, Vorhangstoffe, Kissen, Möbel, sehr sauber alles, sogar der Müll wurde unaufgefordert entsorgt und Kekse nachgefüllt), fabelhaft alles, ideale und traumhafte Lage inmitten Venedigs. Buchung und Anreise verliefen top. Wir kommen sehr gerne wieder!!!

Got a daily cleaning for $50 extra charge but only thing they did was changing towels. could have bought towel outside which would be cheaper

Loved the location- close to a nice square for coffee/ drinks, easy walking to everywhere.

Did not realize there was not a shared terrace, I guess I didn't see that when booking.

It was very clean as well as good quality overall, free coffee, a mini fridge and everything worked!

There were not enough spaces to put things, especially in the bathroom, a little shelf would have been nice.

The hotel is not too far from St. Mark’s Square, and the location is acceptable. And also prepare a babe bed for us！

The bathroom door is broken, and the hotel doesn’t have an elevator, so we have to carry our luggage up to the third floor. they offer water for us，but we don't know it need money or not.

The apartment is beautiful, very clean, and comfortable. It is perfectly located, very close to St. Mark’s Square, as well as many restaurants and shops. We had a wonderful experience here. We were welcomed with the air conditioning already on, which we really appreciated because it was very hot outside. There was also cold water in the fridge, Italian biscuits, and coffee waiting for us. We communicated very well with Lara. She was very kind and friendly, and she was always helpful whenever we needed anything. Everything was perfect! We would definitely stay here again!

We were very pleased with our stay at Residence Le Fenice, having read some bad reviews after booking the accommodation I expected little. The location was perfect, the room was excellent and was immaculately clean. We would love to return in the future.

If the shower cubicle was slightly bigger that would be great, however we did manage.

Friendly communication prior to arrival. Clean and plenty of room with a great location within an easy walking distance to everything we wanted to see. Cute coffee bar a block away to start your day.

Right in the heart of Venice. Air con was essential with the heat. Large and spacious room and bedroom.

Lots of stairs with big luggage.

In the city center but still quiet, clean and stuff super friendly, they helped me out with any request I had.

The building is old and I don’t think it has elevator, if you have issues going up the stairs you better ask before.

サン・マルコ広場に近いコンドミニアム・ホテル、友人宅を尋ねたような雰囲気で現地生活を味わうことができます。リビング１部屋と寝室＋バス２部屋をセットで利用、アメニティーも揃っており（スリッパもありました！）とてもゆったり過ごすことができました。ここにはフロントはありませんが、翌日は近隣の関係ホテルでチェックアウト後の荷物を預かってくれました。とても親切！

「良くない」というほどではありませんが、コンドミニアム住宅なので入り口がわかりにくい（写真を載せておきます）。フロントがないので電話でやりとりする必要があり、英語が苦手な人には厳しいかもしれません・・。ホテルに責任はありませんが、夜の10時から1時まで街全体が停電しました。

Teve uma queda de energia no prédio e ficamos trancados por horas para fora da acomodação, a limpeza do quarto também era ruim, banheiro minúsculo mal me cabia no box para tomar banho e não sou gorda

Cama confortável, tem café e uns snacks de oferta. O quarto é arrumado e limpo.

Pedi check in antecipado e foi me comunicado que deveria deixar as malas em outro local, quando lá chegámos disseram nos que afinal o quarto já estava disponível. Andámos com a carregar malas de um lado para o outro sem necessidade. O chão do quarto precisa ser substituído, tem alguns buracos.

Having stayed in Venice before and experienced tiny hotel rooms for a high price, this apartment was excellent value for a huge amount of space and in a perfect location for exploring Venice.

Lara es una persona super cordial, amable y excelente persona, siempre predispuesta a los requerimientos. La ubicacion es excelente, cerca de todo.

El tamaño de la habitación es realmente pequeño, su baño también, la ducha tiene mampara y es bastante encerrado bañarse en la misma, no tiene ascensor con lo cual si una persona no puede hacer fuerza con las maletas es algo complejo.

Unfortunately we did not enjoy our stay at residence la fenice and we were extremely uncomfortable in our room. I have attached pictures of the issues with our room, particularly the multiple holes in the floor we noticed immediately when we arrived, including one very large hole which we both tripped over many times. There is also a hole in the wall in the shower wall and the shower wouldn't drain properly. The electricity points are coming away from the walls which is a dangerous electrical hazard. The floor of the entire room has a significant slant, which was particularly apparent whilst lying in bed. I understand there can't always be a lift in buildings, but the floor on the staircase was very dirty too. We are especially devastated by the poor quality of the accommodation because this is our honeymoon and the end of a three week trip in Italy, and this was the most expensive accommodation but by far the worst quality (again, I understand that Venice is expensive, but we stayed the same number of nights in a nicer hotel in Florence for a better price). I am half Italian, fluent in Italian, and I have been to Italy over 10 times, so I'm aware that buildings are old in this country, but I cannot accept gaping holes in the floor and clear hazards in a room that is so expensive. After I made my complaint to a staff member via WhatsApp (because no staff member ever met us or assisted us with anything) they threatened to make a complaint about us as guests as retribution for me making my complaint. I am beyond disgusted with this property.

Everything was horrible. This place is a scam. I do believe they are not a reputable business.

Non saprei dire, la prenotazione è stata cancellata unilateralmente probabilmente per attacco hacker al sito Booking, almeno così si è giustificata la struttura

Non mi è stata offerta nessuna alternativa e mancavano poche ore al soggiorno

No tiene ascensor y la habitación estaba en el segundo piso. Difícil para subir con las valijas. La segunda habitación estaba en un altillo y el baño abajo. Cuando se bañaba uno en la otra habitación no tenía presión el agua.

Posizione ottima,stanza ampia,pulita e confortevole,staff gentilissimo. Molto apprezzata la possibilita'di depositare i bagagli, il giorno del chek out, presso l'altra struttura e di utilizzare i servizi.

Great location, clean, easy to find, awesome rooftop balcony. Surprised the apartment was cleaned every day. Cooking supplies were sufficient for a longer stay. Local cafe nearby with reasonable prices if you know how to speak Italian or understand Italian breakfast culture.

No paper towels or napkins available. Limited pillows. Shampoo bottles are tiny.

Do not open windows, i am bit by mosquitoes. I woke up as it is so itchy. I have many red-dots on my face and arms 🤣🤣. However, everything is fine. I will stay here again.😌

Pas d'eau chaude le soir. La porte de la chambre n'est pas étanche. Pas de télévision en français. Il manque une rampe à droite de l'escalier.. grosse poire de la douche coule quand on utilise l'autre poire. Escalier très haut et raide.

Excellent location and fabulous communication. The staff are at another location but in contact immediately via WhatsApp. Super helpful and really friendly. Roof terrace was amazing. Property was really clean. Water left in the fridge. Lots of coffee pods. Allowed us early checkin when we arrived and we left bags at sister hotel all day on our last day.

It was quite tired inside and didn’t look as good as the pictures.

The location is very central to everything in Venice. We loved the space and having a kitchen really helps with young kids. The rooms were spacious and comfortable.

Top Lage. Ausreichend große, helle Wohnung. Sehr freundliche und hilfsbereite Mitarbeiter. Wasser und Kaffee wurden zur Verfügung gestellt und regelmäßig aufgefüllt.

Das Bad ist sehr klein und bietet keinen Stauraum.

La ducha es pequeña y solo hay una pero éramos 5 y no tuvimos ninguna dificultad a la hora de bañarnos

Meraviglioso tutto: posizione, appartamento, la terrazza, la cortesia del personale.

L’unico dettaglio è che, avendo a disposizione la cucina (fornitissima), non c’era una tovaglia/tovagliette e la carta casa: ma è davvero un’inezia.
