Lovely location, great price …
The fact the gym underneath opened at 6.. and the music was loud enough to wake …
Good location
This being my second short stay at the Boat House Hotel, I was extremely disappointed by the frankly rude reception I received from the bar/reception girl. Whilst I accept I did arrive 20 mins before the 15:00 check in time was given a very abrupt unwelcoming “ Check in time is 15:00 “ ! And then proceeded to smirk at her colleague at the bar as if that gave her great satisfaction! When I did finally check in just after 15:00 having waited patiently outside the same girl just handed me a piece of paper with numbers on without any eye contact or without any explanation which I assumed was the code for door. So not a very welcoming experience and perhaps I would suggest the said girl has some training in customer service skills as first impressions count ! Other than that the room was clean and the location of hotel perfect.
Location
Location price and free parking.
Lift has been out of order for months and communal areas need updating very scruffy.
A lovely location, lovely hotel, excellent service from staff
Nothing
Comfortable bed! Lovely location and view from the balcony. Short walk to the supermarket. Free parking.
Breakfast was not ready at 8am like they said.
This was my second visit to this great hotel (my last was in 2015) and I had room 7 this time which has a balcony over looking Southampton Water, which I used when ever I could. The staff and food was great. Parking is free.
The access to the balcony does not have full black out with it being a triangle window which meant I woke on the first morning when it got light, so I would need to bring my eye mask next time. With being so close to the water it does have its downsides, but nothing that the hotel can do about the ships sounding their horns when you are trying to sleep.
The continental breakfast was basic but did the job well. I truly enjoyed the quiet and peaceful surroundings of this hotel in Hythe. A truly relaxing experience.
The staff was friendly but their attire was a bit too casual for my liking.
The room was very spacious in a very nice area, good locality to Beaulieu Autojumble too.
The fridge in the room was very loud.
Lovely views from the room, spacious accommodation.

Great location Size of the room was amazing
The breakfast options was poor and was never asked if I would like either a cooked breakfast or even another cup of tea
Location was fantastic. Room very spacious. Bed huge. Food in restaurant excellent quality
Had to find cash to tip staff in restaurant , no facility to add to bill on card. Checkin had to queue with people wanting drinks at the bar
Its location the staff were really friendly nothing was too much trouble and the food was really good
My only concern was the steepness of the stairs to the top floor
Location was fantastic
Nothing
The location was lovely, room was spacious and comfortable
It was very strange to book in at the bar and was a little confusing as to where breakfast was and more like a place you would go for a meal and explore the marina views than somewhere you were staying as little guidance on booking in and food and so forth
The area was really nice
Stains on the pillows and bed was very uncomfortable
Average breakfast - acceptable
Better continental breakfast choice.fabulous
The location on the marina was nice and the food was quite nice. The room was well decorated and very clean. Nice walk along the water and some nice boats to look at if you're into that. It felt like a safe location.
When we arrived there was an event on at the marina so there was no parking spaces and we had to drive around until one became free. Checking in is a bit weird at the restaurant bar, so you are queuing with people that are ordering their food or getting drinks at the bar. The room was a converted loft room with slanted ceiling so it felt a bit claustrophobic, so if this isn't your thing it might be worth double checking when you book if you've got one of these rooms. For the price, and location, we just expected something a bit better but it was ok.
Great location, great room and view, excellent continental breakfast included.
A little tired in places.
Everything was nice, clean, the room is cozy, the location close to the sea.
Nothing
Location..very relaxed atmosphere..friendly staff..large clean bathroom..bonus having a fridge..powerful shower..
Bed needed replacing..springs had gone. Would have been nice to have shower gels shampoo conditioner supplied. Needed more options for gluten breakfast..only gf brown bread available..no cereals. Some cereal bowls were chipped.
Great location. Lovely room with lovely views. Continental breakfast included in room price. Bathroom with bath and walk in shower. Staff were really helpful. Nice restaurant with good selection of well priced meals.
Location, friendly staff value for money
Decor tired needs a freshen up outside & balconies etc Fan in room was filthy
The Marina and the room
There was a pay machine to park

Lovely little find. Staff were nice and beds comfortable. Even had a fridge. Didn’t eat in the restaurant but the food look really nice.
Mirrors dusty and we had a dirty ashtray on the balcony that hadn’t been cleaned.
Location
We had booked over a year ago. When arriving it became obvious that there was a private wedding event. We had not been told about this at any point. Whilst booking in at the bar (this was where the sign said to book in) one of the wedding guests told us to go as it was private and that we should leave. Well we explained we were residents. The bar and restaurant were unavailable to us but we could eat next door at the Indian restaurant, we were told. We paid a good amount for a most uncomfortable stay. I still have a sore head from bumping my head on the ceilings of the bedroom which had the bed placed in a really low ceilinged area. The continental breakfast bar buffet was cramped and small choice of food available, but adequate - but I didn’t realise there was no included cooked breakfast - so no protein available without further cost. I gave fair as my overall comment and feel that was generous but will not aim to stay again as one cannot trust that one will pay £153.00 for such a unwelcoming and embarrassing experience where there is a private event stopping the enjoyment. Not happy.
Great location
The fact that the venue was booked out for a wedding and no food was available onsite was poor. We had wedding guests approaching us and telling us we couldn't be there when we were booking in. Why were we not contacted to advise ??? We felt like interopers...
Lovely situation, comfortable
Beautiful location, easy to park, very clean
Staff were not that welcoming
Location is beautiful Friendly and staff are amazing . Maddison’s customer service along with Lily and the boys are second to none.
The hotel was convenient for my business trip. The haloumi burger i had in the restaurant was good.
I had booked a superior double room Allocated room 7, which did not feel superior. A pillar in the middle of the room was tricky.. The shower room floor was in need of repair, it felt spongy. No coffee machine, just a kettle and coffee sachet. The desk top was sticky :-(
Breakfast rubbish nothing available to us after 8.30 only toast that was even forgotten to be served. Location was very good

Cooking and smoking smells from below
Room was very nice and clean.Nicely appointed.
Lift was not working. Quite a few surly staff, men especially, apart from Carlos the chef. There was reluctant assistance to assist in carrying suitcases to upper floors. I am elderly, and I got the feeling that most of the staff felt it wasn't on their job description. Despite having a "do not disturb" on my door, access had been gained by staff, as I had set the blinds to keep the sun out of the room during the heatwave, and when I returned they had been fully opened. As an Australian, I am very aware of how to keep the room cool during very warm weather.
Very good views, and staff were very helpful & very nice room with all we needed
Location of hotel, size and appearance of room, lovely meal in restaurant.
Uncovered pastries at breakfast and dead fly in jug of orange juice. Shower drain in room 10 needs cleaning...water was almist overflowing onto bathroom floor.
Location, the food and the view from the room
Lift is still not working so if in a wheelchair not good
Great !
Excellent room, service and staff. View is second to none. Good parking
Breakfast needs to start earlier - 8:00 is too late, should at least be 7:30
Great room, good hotel location and friendly staff. Food in the resturant for the evening was nice too. Always good to see a busy place. Went out their way to make us feel welcomed. They helped my partner with the bag whilst I was getting more. Given how hot it was in the room, we had a huge fan which helped.
Room was at the top of the hotel and with no lift and a 10 month old, we had a lot to carry back down.. Other than that, nothing to complain about.
Location is excellent, with lovely views of the harbour and Solent. The food in the evening was good.
The property feels dated and unloved in places. The outside areas were dirty, with paint peeling off the balcony. The chair cushions were dirty and there was old bird faeces on the sun lounger. The service was slow in the restaurant, but the staff were friendly. When we checked out, we were not asked about our stay, they just said thank you and good bye. Continental breakfast was poor, asked for some toast which took 25 minutes to come.
Location and room
Could do with aircon for the top floor rooms
Very friendly, great food!
Fabulous views & location!
Nothing
Lovely views. Enjoyed the balcony.
There was a lot of stairs to get to the room and that was quite difficult for me.
Lovely location. Close to shops and the water.
Cups too small - take a mug
The size, spaciousness and cleanliness of the rooms. We liked the welcome packs in the fridge and in the room. We absolutely loved the balcony and the views.
We didn't find anything to complain about.
Great location and views over the Marina
The room was tired and dated, and like a sauna with no air con. Breakfast was terrible, they don't serve before 8am which makes it difficult if you need to be up and out early. I did get there for 8am, shown to a table and after 10 minutes no-one had come by to ask for tea/coffee, or take the breakfast order despite that i was the only person in the restaurant. In the end I had to leave without breakfast otherwise I'd have been late.
We loved the view from the balcony overlooking the marina .
No reception, you go to the bar and tell the bar staff you’ve arrived. The carpet on the stairs going up to our room was threadbare and the walls were scuffed and grubby. The room was really warm and the bathroom floor was hot to walk on. No controls to turn underfloor heating off. All the furniture surfaces were sticky. The bath mat was dirty. The continental breakfast was very basic. Small cereal boxes, a few pastries and toast if we requested, fruit juice and tea or coffee. No cheeses or meats.
Fantastic Hotel The staff went above and beyond to help me arrange onward transport too. Highly recommended.
Over looking the marina was nice. 2 fans in the room which were needed as no air con. Paid £85 for the room which is good value.
Didn't like the parking as unsure if I should have paid or not as I didn't see the bays until I came back later that day. The lady on the bar who checked us in just asked where we had parked and said it was ok. It was really hot in the room, be nice if they had closed to curtains to try and keep it cool and cleaned the fans they left for us. Only little things and would stay there again but maybe not in the summer months.
Location
I loved the large bathroom with choice of a shower and bath. The room was large and stylish and clean. It was nice getting up on a sunny morning and having a balcony to sit on with a cup of tea. The location was good and the breakfast was great.
The only thing we didn't like was our balcony was right over the bar and it wasn't very private and noisy with it being a warm Friday night but otherwise an enjoyable stay.
Location
No food available after 21.00 hrs
Location Bedroom/bathroom
Reception was in the bar so we had to queue to check in with people ordering drinks Lift out of action
Location views.
Lift is still working
It was one of the best places I have ever stayed at. The view over the harbour is exceptional. The staff go out of their way to help in any way they can. Will definitely stay here again when booking my next cruise from Southampton.
No lift
We have stayed here a number of times and always the rooms are very good. If you get the chance book Room 1 which has a wrap around balcony.
Room was very hot. I think making the bathroom window to be able to open would help the airflow.3
Our room had a balcony overlooking the Marina!
Great location in a beautiful little marina and just a short walk into the town.
Restaurant closed as I arrived so needed to go elsewhere for an evening meal.
Great location
Location was great room was clean
The hotel itself was okay, but the breakfast experience was very disappointing. When we arrived for breakfast, almost everything was gone. There was no butter, no juice, no bread for toast, and many other items were missing. We waited over 10 minutes, but nothing was refilled. What made the situation even worse was that after we finished our tea, another couple came in for breakfast, and only then did the manager start bringing out fresh food. It felt as if other guests were treated better, while we were simply ignored. In addition, the tables were not cleared, so the dining area looked untidy and unpleasant. The manager was also unfriendly and unhelpful. If a hotel advertises a continental breakfast, it should be properly prepared for all guests, not just the first people who arrive. Every guest deserves the same standard of service. Unfortunately, this experience left us very disappointed.
Goede kamer, badkamer ook prima
Personeel, algehele sfeer.
Price and location for what we needed was great. We were on a cruise so for 1 night this was great for us, and the wife saw the cruise ship coming in early morning. Didn't eat in the evening but only because we arrived very late, breakfast the next morning was very good and staff very helpful
It needs a bit of a refresh. Its perfectly clean but is very tired. Frayed carpets on the stairwells and the windows had black marks in frames.
Location, Bar/restaurnt on site, comfy bed (after a fashion!), fridge
No lift, 3 flights of stairs, large suitcase left downstairs, room 8 was in the converted roof, boiling HOT, windows not opened prior to check in to allow some air. Fan not much good inthat heat, fridge struggled to stay cool, melted onto my consumables! Sat outside till nearly midnight for air, nervous to say out after last guest checked in and staff went home. Tried to rest under windows in the room....unhealthy for the heart! Room way too hot to rent out to unsuspecting guests...should have some level of effective cooling for these heatwaves as we know now, they can occur.
Location, facilities and staff
Cleaning the toilets after opening for breakfast and having to go to the toilet with the main door open whilst it was cleaned so people could hear. And the smile as I left the toilet😳
Room wax lovely great view
The layout of restaurant, bar and hotel was a little odd and no obvious reception
Convenience
Could do with more free parking for guests
The staff and size of the room was great. I had a balcony which was fun and great view of the marina. The food was good too!
The shower ran constantly had to be place on the floor. The room required a PIN number that was 8 digits which was strange
Wonderful location. Deck
The location was convenient and close to Hythe Village centre
The stairs are quite steep and narrow could cause problems for older folks or if you have large suitcases
Clean, location, fresh breakfast, parking
I found 1 Asian guy unprofessional and poor communication
Great location. Relaxed atmosphere throughout
Noisy fridge in room
Location was good with easy parking
Main entrance scruffy. Badly worn stair carpet. Curtain tie-back in room broken. Badly fitting curtains. Loo roll holder in bathroom broken. Insufficient number of breakfast bowls available initially.
The room was excellent, I did not eat in the hotel
Almost everything until I move the bed and saw underneath was the filthiest thing I have ever seen in my life
Cleanliness
I’ve stayed several times as it’s close to family, and the location is excellent in the Marina. I can always get parked and the town is a short walk away and a pretty walk too. The hotel is clean with a good bar and restaurant, and seems popular with locals. Check in is easy and a continental breakfast is included with an option to buy a full English. Rooms have fridges, plenty of milk, comfy beds and plenty of storage and space, some with large bathrooms. It is warm and comfortable, clean throughout and has full size toiletries with excellent large towels. Staff are friendly (often busy at the bar where you check in) and the manager/owner is very professional. Recommend this hotel
This particular room was In the eaves at the top of the building. It had a leaky shower and intermittent WiFi as well as limited tv channels with no scope to connect to apps due to WiFi issues. Not a massive problem for one night but would be a pain for longer stays
The property was in an excellent location. Staff friendly and welcoming
Looks tired in places but clean and tidy
Wonderful location for a pre cruise from Southampton. Set within a marina and easy walking distance into Hythe town. The hotel is modern and very well kept.
N/A
Location great
Stairs and carpets a bit tired
The staff nice, food was OK. location is nice. Parking is free if you can get an allocation.
room 7 smelled, worked out it was from the ensuite, the floor is rotten and bouncy, it is VERY dangerous, only the plastic lino is stopping you falling through it!! I reported this to the manager. On top of that the shower head was on the bottom of the shower because it could not be completely shut off and continuously ran. Suggestions of changing rooms went unheard. It didn't look very clean and is tired. Will not stay there again.
A bit more selection of fruit at breakfast ( blueberries raspberries prunes etc .Also natural yoghurt would have been nice. The room and view were fabulous.
Breakfast was good value and staff very friendly helpful
Long way to Southampton town
Location
Tired needs a freshener
Stayed here before but this time, the standard has gone down, it was one of the hottest days this year and the hotel phoned me to ask what time I would check in and I asked if my velux windows (common in this hotel) could be opened but with the blinds down so as to shield the room from the sun, this did not happen and the room was +80 degrees, the room fan did not work so asked for this to be changed, it was changed for a small fan, didn’t make any difference to the overall temp. I stayed out until 10pm to avoid the room, when I got back at 10, expecting it to be cooler, I found the bathroom radiator to be on full heat with no way off turning it down or off apart from shutting the door. Spent the whole night way too hot. The bar staff were friendly but were selling out of date beer or unclean lines, I had 2 different beers and couldn’t finish either and ended up going somewhere else, I also noticed that the tables took ages to get cleared after people went. Management of this place are to blame as it’s very obvious cost savings all over the place.

Nothing to dislike
Strange to have to check in ar the bar, which was very busy. The building is in need of complete refurbishment. Beautiful location and views. Had a brilliant night's sleep.
Check in wasn't as expected. We queued at the bar. The hotel looked tired. Staff were working very hard and were pleasent. I had an idea of what to expect from my stay by other reviews. Even though, I would stay there again, as its the only hotel in Hythe. Such a shame the Hythe train and pier have gone into liquidation.
Location and balcony. Staff did resolve issues raised and were pleasant about it. Comfortable bed and excellent shower.
No light in entrance to room. Dirty windows and dirty ash tray on balcony with lots of cobwebs on balcony. Under staffed for bank holiday weekend. UHT milk was off. Initially given wrong room code.
The room was beautiful and exceptionally clean
freundlich nette Lage
The location in the Marina was amazing with lovely views. It was peaceful and calming. It's fun to watch the big ships coming in and out of the channel. The staff were so friendly and helpful and the food in the restaurant was filling and really tasty. They have gluten free options on the menu. It is a short walk to Hythe which is a great little town.. We really enjoyed our stay and will be back.
Room was lovely, light and nicely decorated. The meals were also good value, freshly cooked and served HOT! Staff were all friendly and helpful Really good value for money.
The car park spaces were just too small but the hotel has a section of a council park so not the hotels fault
Large room with good view. Good location
Breakfast started too late for me
Super zentrale Lage, wunderschöner Ausblick auf Marina und Meer. Unterkunft topp. Freundliches Personal. Sehr zu empfehlen.
