Reception terrifically welcoming Breakfast amazing - their bacon and sausages and eggs from the on site hens were stupendously good quality Very cool to have an honesty bar Very kind and considerate to my needy and annoying dog
Decor and furnishings good quality and friendly
Nothing
Since last visit many years ago the holtel has had a massive facelift. The rooms are bright clean and comfortable. Staff are most welcoming. Very convenient for town.
It was clean, comfortable and ideally located for our visit to meet up with family.
No issues.
Friendly, helpful staff Exceptionally clean Good location
Car park very tight
Very nice staff/owner. Room clean, very comfortable and spacious. Breakfast was very nice, well cooked, waiting staff very polite & charming.
Really good value, old style hotel in beautiful historic building a 5 minute walk to sea front.
Hotel was situated very conveniently for everything. Room was pleasant and bed was very comfortable. Decor of hotel and room was lovely, but the facilities of the hotel weren't promoted.
We felt breakfast was very rushed, and average.
The hotel was gorgeous, lovely outdoor area and the room was extremely clean and comfortable. Breakfast was very good and the owners were extremely welcoming!
Location and cleanliness
Walk in shower en suite was so small it was like washing in a cupboard.
Good location, parking which was a bonus. Excellent breakfast and good facilities.
We felt the meal times were quite restrictive. Breakfast between 8.00 - 8.45 the same with the evening meal time.
Lovely bright room overlooking garden and exceptionally clean bathroom.
What lovely building much larger than it looks from the outside decoration inside is very homely beautiful furnishings throughout always clean & tidy with a lovely garden & a roomy conservatory The host & staff are just lovely made us feel very comfortable with service & like we belonged there very relaxing stay definitely one of the best places we’ve stayed
If I had to nick pick a little larger sink in bathroom But It wasn’t a major issue as stay was wonderful
Nice comfortable room and very good location. Staff were friendly and the owner gave us a quick tour as well on arrival .. Breakfast was very good … We loved the gardens and chickens .
Breakfast was excellent, great choice and service. Room was very clean and comfy. Evening meal was great. We stayed for two nights, would recommend.
Great location. Spacious hotel. The staff were so lovely and the breakfast cooked to perfection! Nothing was too much bother.
The room was spotlessly clean and very spacious for a single. There was a small balcony overlooking the lovely garden and I loved the chickens who were able to roam freely. The bed was extremely comfortable and the furnishings modern. The cooked breakfast was delicious and the serving staff very friendly and efficient.
There was no fresh milk for tea in your room. No towel rail in the bathroom. Several small flights of stairs which made getting a heavy suitcase up and down difficult.
Prima locatie vlakbij het centrum en bushaltes
Erg oubollige sfeer
Lovely comfortable clean bright room and bathroom. Beautiful garden for evening drinks. Perfect location with a short stroll to the shops and seafront. Very quiet and peaceful at night despite being at the front of the property. Good breakfast served quickly and nice and hot.
Fantastic location, free parking on site. Beautiful gardens. Friendly staff.
Very friendly and helpful staff ,nothing seemed too much trouble for them.
Due to the age of the property no lift.
It's a lovely friendly hotel close to the town and beaches, its quiet and the rooms are nice, breakfast was brilliant and all the staff friendly and trusting.Love the chickens walking around the garden, I will be staying here again in this lovely town most certainly.
Nothing
Good location and lovely breakfast
Clean hotel and friendly staff.
The check in time is far to late and check out far to early No time to unwind. Would suggest a 3pm check-in and 12 pm check-out
Excellent breakfast, very clean rooms, comfortable outdoor and indoor communal areas. Easy walk to the town and beach.
Great location and lovely friendly atmosphere
Friendly and welcoming hotel. Clean and comfortable with a good breakfast.
Nice welcome
Na
Very friendly relaxing hotel. Hosts were attentive, without being imposing . Breakfast and evening meal were very good. Pleasant garden to sit in . Comfortable bed .
Quite close to the road and parking was tight.
Room was comfortable and spotlessly clean.. the location was as described with excellent access to the town.
The breakfast timing was remarkably short. 08.00 to 08.45 which was not convenient. The quality of the breakfast was below expectation. The corridor to my room was so narrow that negotiating it with a case and shoulder bag was a struggle.
Our second time at this Hotel & it didn’t disappoint. Our room was spacious clean & comfortable as was the Lounge & Dining room. Can’t understand why more Guests don’t have half board. The Hotel has an excellent Chef & the Evening Menu selection something for everyone.
We stayed for two nights and the woman in charge (Nicola) was great. Our room was a bit small but we had a balcony over looking the rear garden. The location is great for walking into town center and front. Be aware the seagulls are noisy.
For the money, the breakfast was disappointing. Very basic but not what you’d expect for £275 a night.
There were no staff visible on Sunday evening, the bar worked on an honesty system which, once we got the bill (£16.50 for a bottle of cider, a can of Sprite and some nuts!) made us reconsider our ethical stance!!!
Friendliness of all staff
Price point high
Quirky vibe, friendly staff.
Some confusion over breakfast table numbering.
Stunning property, spotlessly clean. Comfortable bed and spacious room. Staff are a credit to this hotel, nothing was too much trouble and everyone smiled!! Breakfast offering catered for everyone and was delicious. Great lounge for relaxing and the garden beautiful to sit in and watch the chickens! Absolutely loved our stay here and would highly recommend.
Good location. Great friendly staff.
Parking spaces limited. Felt if you left your space it would be 50/50 that you may not get another space.(not enough spaces). The time limit set to take breakfast was very short. Only a short window of 45 minutes time frame whereby other venues allow you at least 2 hour time frame to come down for breakfast. The time to leave on exit day was stated at 10.30am in the manual. But on the day we were leaving the maids banged the door, 1st at 9.45 then again at 10 am. Breakfast; service was stunning but the quality of products for what we paid was underwhelming.
The breakfast was excellent and you could have whatever you wanted
Nothing
Such a wonderful hotel. The owners couldn't do enough for us. Friendly, welcoming and really gelpful. They really care about their guests and get to know them. We really loved our stay. The owners made our son's 21st Birthday even more special as they decorated our table and sang happy birthday to him too. Such lovely touches. Thank you, we will back.
Food and staff very good. Room almost unbearably hot from late morning until late evening
The temperature in the room
Kostenfreie Parkplätze, liebevoll eingerichtetes Haus, immer frisches Wasser, Frühstück wurde am Tisch serviert
A wonderful stay . The staff are attentive and so friendly. The rooms were spotless and so comfortable. We stayed a week and ate here several times. The breakfast is great and evening meals are delicious. Beautiful surroundings and a fabulous stay.
Great location, brilliant Al Fresco area for breakfast. Staff very chatty and very informative and helpful.
I didn’t like having to go home 😢
Really conveniently stuated hotel for visiting Sidmouth beach and town.Very nice room very spacious tea coffee biscuits etc, really comfortable huge bed good linen ,great shower room looked as though it was all very new...clean..lovely flooring..in the hot weather room 11 was great as it had a door opening to outside with spiral staircase which we kept open ..so lovely thro draught. We had drinks in the honesty bar in the evening.Breakfast very nice ...choice of fruits, cereals, juice ,toast cooked breakfast ..couldnt fault it..very friendly host!
Nothing i didnt like ...
Lovely building , full of character and the room was lovely, beautiful gardens and a warm relaxed friendly feel all in a great location …we all loved our stay here…
We had noted the hotel website's own description as being "Luxury boutique" and were lookingforward to a stay of a few days. The hotel is on the edge of town, but a 10 minute walk will get you to the sea front or main shopping area of Sidmouth, where a variety of restaurants may be found. We stayed in a standard room, which was fine in itself. The bed was good and firm, the bedside lights were dim and their light impossible to read by. The bathroom had evidently recently been refurbished. The shower was excellent, but the basin was the size of an eyebath and practically useless for washing anything but hands. The space it occupied would have allowed a basin 6 inches wider, which would have made some difference. As is common in so many smaller hotels, there was nowhere, apart from one small shelf above the loo, to put personal toiletries, washbags etc. No toiletries (shampoo, conditioner, moisturiser, shower cap etc) are provided for guests - just hand soap. Breakfast is served in a 45 minute window. There was a small selection of cereals, yogurt and processed fruit, but no toaster for guests' use, toast being ordered with ones cooked breakfast. Dinner, which we had one night was served early, between 6.30 and 7.00pm. The menu, which changes daily, offers three choices for each of three courses and if dining, your selection must be confirmed before 5.00pm on the day. What we chose was pretty good, but having been pre-selected, service was rapid and the dining room was empty by 7.45pm. If you wish to have pre-dinner drinks, these are available from an unmanned "honour" bar in the conservatory which has a drinks list at inflated prices - eg £9.00 for a glass of mediocre Chilean SB. The hotel, whilst clean, is pretty old fashioned, not in a chic way, and the route to ones room can involve plenty of steps up and down, navigating passageways and corners. Definitely not luxury boutique.
Lovely relaxing hotel .all the staff were very friendly and welcoming. Spotlessly clean ..Comfy bed ..great choice of breakfast ..couldn't ask for more .only a,few minutes walk to the seafront too
Nothing to dislike
Nice garden
NO ICE IN THE BAR CHEAP BEANS TINNED MUSHROOMS SAUSAGE FROM GOD KNOWS WHERE
Welcomed on arrival. Very clean hotel. Loved chickens in the garden.
Exceptionally clean. Run very professionally but in a friendly manner. Food wonderful.
Nothing All vey good.
Very clean and bright. Comfortable room
Very short window for breakfast. 8 to 8.45. We did know this when booking
The room was lovely and spacious, very clean and comfortable but also keeping the feel of the original building, we were welcomed and made to feel welcome throughout our stay. Excellent location just a short walk to Sidmouth seafront and shopping area.
Nothing to dislike
De eigenaar was erg aardig en behulpzaam
Vluchtroute loopt door de slaapkamer
Everything warm friendly welcome beautiful clean.. Relaxed Helpful Great location Quiet
Nothing
Certainly very clean Felt very welcome lovely staff Garden is awesome nice and peaceful Chickens running around Awesome breakfast looking forward to returning lol Even had a Canadian flag flying when we arrived my wife is Canadian 👍Awesome lovely Hotel 👌
The room had been freshly renovated and the hotel was very well run.
We were allocated a room at the back with no view of the garden, which always seems to happen to us when booking through booking.com
Clean , nice large room well decorated with excellent ensuite
Nothing major
Good location, a nice easy walk into town. The whole place was very clean, nice and quiet. The breakfast was lovely in a beautiful room. The owners were very friendly and helpful.
Nothing
Clean, comfortable and relaxed
Poor soundproofing between rooms but this did not create a real problem
Breakfast 0800-0845.
Really nice place, room was excellent, clean and comfortable bed pleasant friendly owner and staff and food was really nice
Leaving
Parking, fresh renovation of the room, quiet place, beach in 5 minute walk
received a very warm welcome when we arrived the bedrooms and bathroom were very clean and comfortable. dining room was lovely bright clean and spacious. plenty of choice for breakfast and the service was efficient and attentive. would highly recommend.
Everything about the woodlands was great staff, rooms, the grounds were great .
Nothing
The staff were lovely. Friendly and helpful. The room was adequate. The hotel was beautiful inside and outside. The nearness to the shops and sea were great.
Due to the hot weather and having booked a dog friendly room, a mini fridge in the room would have been good. I had to leave the dog food in the hotel fridge, which meant going to reception twice a day to ask for it. The ice bucket in the bar was usually empty, except in the evening and it all went quick.
Great breakfast. Super clean and friendly
Room was tiny but fine for one night.
Lovely friendly staff. Relaxed atmosphere. Good customer service. Very nice breakfast.
Nothing to dislike.
Location is great near town and the beach and convenient to use the car to explore out and about. The property has a lovely patio/garden and a conservatory too.
Nothing negative to add, all positives in our opinion. So much so we have been going back to this hotel many years.
Very comfortable and relaxing hotel with excellent facilities and friendly service.
The walk to the beach was a bit precarious due to lack of a pavement.
Schoon en netjes. Rustig.
Niets.
Very clean, nicely decorated, friendly staff. Lovely lounge/conservatory area to relax in.
Short time slot re breakfast (8a.m - 8.45a.m) though that does not mean you had to have finished eating by 8.45a.m. Would have liked to have been able to check in a bit earlier. These though really were minor niggles up to the overall experience.
Lovely, friendly staff and a relaxed atmosphere in the hotel. Well placed for exploring Sidmouth. Food wad very good.
As it was advertised as dog friendly i assumed i wouldn't need to check ( OK my mistake ) However although I fully expect to pay a fee for my dog and have no problem with that but i object that having a dog means the only rooms available are the premier rooms with costs an extra £60 as well as the £15 dog fee which resulted in an extra £75 that I'd not budgeted for
Quintessentially family run hotel with wonderful hosts Megan and Dan who took care of us exceptionally. We really enjoyed our stay and would strongly recommend the hotel for long stays (I think you’d feel like family) as well as overnight - we were hiking the Coastal Path.
Great location and very friendly hosts.
Convenient position and comfortable accommodation. Friendly staff.
Comfortable, friendly staff, convenient position for town and exploring
Just everything.

The room and gardens were beautiful . Liked the honesty box in the conservatory bar.
The bed was very hot as the duvet was too thick.
Good location. Friendly and efficient service.
Nothing.
Everything its beautiful and independant.
Nothing i didnt like.
My wife and I visited Woodlands hotel for a two night break in April 2026. We loved the hotel, everything was just lovely, the room, the very comfy bed, the staff, the breakfast, the decor, the garden, the chickens, the self service bar, the conservatory, we could not fault anything. The owner Dan was soo friendly, we will be visiting again.
Liked the hotel’s proximity to beach . Very quiet . Beds were really comfy and shower was excellent .
Parking was limited but we managed to find a space .
Comfortable room with a lovely view of the garden - very clean and was well maintained during our stay. Excellent breakfast and staff were very helpful. Overall a delightful stay.
Nothing comes to mind.
The whole experience was excellent, the owners very friendly and helpful as are the staff. The evening meal and breakfast were both exceptional. Room and bathroom very clean and comfortable. I highly recommend a stay at The Woodlands Hotel!
Breakfast was great , conservatory was great we sat 5here and played cards in the evening supplied by the hotel honesty bar was good as we could just get what we required, problem with heater in room , quickly sorted out , very helpful and friendly hosts will be going back
Nothing
Location is good and the bed was super comfy.
Breakfast was limited. One of everything and the bacon was barely cooked. A good sausage would really help rather than the skinny chipalata!! Poached egg on toast should be 2 eggs by default. Parking is limited so get there early.
Lovely on arrival - building is interesting and a friendly greeting. Very comfy room - small, but we were offered a larger room at only a slight extra charge. Good breakfast, with an excellent choice of fruit. Eggs - presumably from the many hens in the garden, lovely to watch. Parking. Good recommendations for evening meal.
The hotel is quite large, so felt empty, but it was out of season
The location was excellent. The ambience was friendly and relaxing. The bedroom was warm, well furnished and had all the facilities expected of a modern boutique hotel. Breakfast was very good with a good choice of items on the menu well cooked and served by friendly and helpful staff.
There was an embarrassing confusion caused by Booking.com, with the hotel being quoted a different price from me. Thankfully the hotel were happy to honour the lower price. We didn't eat dinner at the hotel as it had a fixed price 3 course menu and we would like a main course only.
Excellent hotel . One of the best . Owners and staff were extremely friendly and helpful . Room was great clean spacious and the bed was so comfortable . Breakfast was extensive and super tasty ...full English for me of outstanding quality . Took my dog and it is extremely dog friendly . Would not hesitate to recommend .
Very good shower. Excelent full breakfast, quickly served. Very comfortable bed.
No bath. Internet programs breaking up on TV
Very nice property, room was ok but bathroom too small, breakfast was ok but times were restrictive and it was too regimented.
Breakfast was lovely with good choices of cereals, fruit was fresh and delicious and cooked breakfast was of an high standard.
All good
The owners and staff were most welcoming and helpful.
There was nothing i didnt like.
Excellent evening meal, friendly staff and convenient to town and sea front. Nice to see the chickens in the garden.
No complimentary biscuits.
Everything was very good
Our allocated room was spacious with a very large shower in the en-suite. It was in a quite part of town with very easy access to the centre, restaurants and other visitor attractions. It was superbly clean and consumables like milk & tea etc were replenished during breakfast. The breakfast was full and hearty. With free range chickens in the rear gardens these looked to be indicators of the quality and freshness of the breakfasts we tried. The staff were highly professional and attentive at all times.
I believe we got the last on-site parking slot on arrival with Megan & Dan providing grateful assistance.
