Nice breakfast 😊
Location for what I needed The 2 ladies and 1 gentleman that worked in the kitchen were fabulous
Rooms too small and dirty, only superficial cleaning done. Huge cracks in walls that hasn’t been decorated since 70’s. Bathrooms filthy stained shower drains, never cleaned , cracked sinks
Staff and service were excellent. Very friendly and helpful on reception and at breakfast. Enjoyed the theming of room names on ground floor.
Room was just a bit tired in general but nothing that would put me off staying again if I were in the area!
Having no taps in the sink was a bit odd.
Very comfortable and clean, lovely bathroom.

lovely staff
i wish i had a fridge in cadbury suite
Great location and friendly staff.
The friendliness of the staff & the location was great. The breakfast was lovely & licensed bar & rear outdoor seating area were both really appreciated given the weather. Staff really accommodating in allowing you to order & bring in take away food as there was no restaurant on site for evening meals
The room was a bit small & basic. There was only room for one small chair, Limited space to put small items & some clothing apart from inset wardrobe to hang clothing up & room was very hot, although small air con unit was provided.
Absolutely stunning throughout, very clean. Staff were always helpful, friendly and had good knowledge of the local area. Food was freshly made and very nice. Would definitely stay again
Really friendly and helpful staff. Breakfast is really good too. Rooms and facilities are as you'd expect, the Terrasse in the garden is a nice benefit in good weather.
Extremely hot rooms, but no-one can really fault that in a summer like this. Just good to be aware of in case you are sensitive about it.
Perfect location Staff friendly and happy to help - found a spare fan for us when we asked Lovely bar and garden in the evening Bed very comfy Lovely bathroom and shower Very good value for money - would recommend
Breakfast came out a little cold - this was due to ordering veggie sausages and was explained by staff Coffee amenities were not refilled in the room (no milk) Check in/out process relied on finding staff - possibly busier than usual due to wake/athletics being on - so this was not smooth
The rooms are always spotless and front desk staff will do everything they can to make your stay problem free. The location is great, with just a 10 minute walk to the station and trains to New Street. The kitchen ladies and chef are extremely accommodating and it's lovely to sit in the garden on a warm evening
The bells ringing hourly from a nearby church but that's not the hotel's fault!! 🤣
We had an early breakfast arranged prior. The breakfast chef was very obliging and done an egg on toast breakfast and a cup of tea before he had started his shift. Fantastic service thank you.
The bar had limited days of the week, I did manage to get a drink from the receptionist, greatly appreciated. Restaurant would have been nice if open on a Tuesday as we had not eaten all day after a long trip and a hospital visit. But very clean and nice looking restaurant.
Very generous breakfast portions. Nice and quiet. Fans available in rooms. Clean and tidy. Very attentive and friendly staff
Rooms a little dated in places.
Staff were incredibly welcoming. Easy to find.
Pillows need an upgrade
It is near to the event we attended.
The car park is very small and breakfast was not great.
Staff are friendly
The shower in the room was probably the worst one I've experienced. It took me 25 mins to wash my hair, it was freezing, it was boiling, no inbetween and very slow. The cold water tap on the sink was hot while brushing teeth. This needs sorting.
The location for what we needed was very good.
At first glance, this hotel looks amazing. Once you check into your room, however, you realise it is window dressing. The rooms were small, tired and basic. Breakfast was basic .
Plenty of breakfast choices. Neat and clean room, comfortable bed. Facilities as expected. Reception service and good breakfast times. Convenient location for Bournville and Stirchley.
The ensuite in the single room is very small, and the bedroom layout is very restricted due to its size, so there is not a bedside lamp at the head of the bed.
Hotel was clean and comfortable, with friendly staff. The room, though small, had all we needed for our short stay. Location perfect; restaurants, party venue and train station a short walk away.
Room was on the small side and there was a small crack in the sink. Only one bedside lamp, fortunately on my side. We were surprised by the amount of traffic noise but not overly disturbed.
Lovely and peaceful
Lovely little hotel easy to get to and we enjoyed our stay.
Nothing everything was nice
Good location. Clean and nice bar area / garden for a drink. Friendly staff. Plug sockets in right place for bed.
No air con and was very warm ( was particularly warm day around 34 degrees). Had a fan, which was not quite enough. Shame the bar closed at 9 on a weekend as would have come back for drink after meal. Breakfast was ‘light’ and would have liked more.
The staff changed one of our rooms so our party was closer to each other. The breakfast was delicious.

Lovely spot with a nice garden, friendly hotel.
We booked 2 nights to stay for our wedding at Rowheath Pavilions, the staff were very welcoming and friendly, the room was clean and breakfast was delious
Nothing
The staff are lovely and this is a nice clean property. On a normal night it would be very comfortable.
Two things to bear in mind - they do not do evening food (not when I stayed on a Thursday anyway). I stayed on a very warm night and had room at the top of the property. In those conditions it was awful, very very hot, I found it impossible to sleep. It was a small room which felt over priced. I would say be careful if you struggle with heat.
It was very conveniently located right by Cadbury World. It was clean and comfortable

Nice big rooms, friendly staff, and yummy breakfast!
Parking lot was very tight and would have loved a/c in the room, but the fan was helpful with the heat
Breakfast was fantastic. Downstairs room was lovely but upstairs needs a lot of TLC. Staff were lovely.
Colazione buona, personale molto accogliente, gentile. Buona scelta per la colazione e inoltre la struttura ha un suo parcheggio.
Le dimensioni della camera matrimoniale, piccola e con il letto attaccato al muro da una parte.
Breakfast was excellent service very friendly and efficient. Location was excellent for our party. Just a 10 min walk.
Room on the small size. Late comers (1 pm), very noisy.
On first arriving, the hotel looked nice and the entrance was very clean and modern. All the staff were lovely. It was great having the small bar so we could have a drink before we went out for dinner. Location of the hotel was great for what we needed. Room was clean and beds comfortable and there was a fan in the room which was helpful. We had dinner at the Mahfil restaurant in Kings Norton menus in the hotel and recommended on the hotel info in the room. Food was excellent and later found out it was the same owner as the hotel.
BREAKFAST...We bumped into the owner the night before who said he had a new chef in the kitchen and would welcome feedback. So our feedback is that the chef needs to practice cooking everything for a bit longer. The sausages were not great but would have been better if they had been browned off, same with the bacon and the fried egg. All edible but all needed a few more minutes in the pan. it just did not look appetising. I had the continental option which was fine but the fruit bowl would have been nice to have had fresh fruit cut up in a bowl not a banana, apple and satsuma on a plate! Needed more granola it was such a small amount. Personally I think the juices, fruit and cereals should have been laid out on the long empty table in the dining room so we could help ourselves There was a lot of unnecessary running back and forth for the two ladies waiting on us. Waiting staff were lovely although seemed a bit stressed with the kitchen! We could here the ladies telling the chef what eggs to cook! BATHROOM...not good at all. There was a step up into the very small bathroom. Toilet felt like it was going to go through the floor when you sat on it. Shower grout was disgusting and the shower was either boiling or freezing, not good at all.
Good value! Clean, modern bathrooms, friendly staff, nice garden!
The location was perfect for us. Close to the train station and walking distance to my daughter. The staff were very friendly and the manager went out of his way to buy us a fan for our room as we were there in the unbearable heat. The ladies who served us in the dining room were lovely.
The only thing was with it being an old building there was no air conditioning.
The staff made my stay extra special. It was my daughter's birthday and they were so helpful and kind - thank you.
I would have liked air con.
Particularly lovely staff - both on reception and in the breakfast room. We were welcomed warmly and staff were friendly and helpful. Ideal position for us - just a couple of roads away from the friends we were visiting. Easy parking. Good breakfast.
A bit of traffic noise at night. One of our rooms was quieter - facing the garden. My room looked lovely but ... there was no bedside table, and the reading light was at the foot of the bed. That ruled out reading in bed!
Brilliant staff, efficient, friendly and knowledgable. Great level of cleanliness. Excellent breakfast.
Room was very small with double bed pushed up against a wall. At 70 and 75 years of age, no mean task getting in and out of bed on the wall side. Mattress uncomfortable, felt springs all night. Grout between tiles in shower stained from mould.
great location for Edgbaston cricket, local attractions and easy access to city centre
rooms on the small side, but functional
The whole establishment was fresh and clean. The bed and duvet were very comfortable, the bathroom was very clean and well organised and the staff were very nice and helpful. The bedroom was quite small but the space was well used, including a side table with a kettle and tea- and coffee-making facilities. The breakfast menu was an ingenious compromise between too many options and too few.
A few minor quibbles only: there was no bathmat in the bathroom to keep the floor dry after exiting the shower. The coffee at breakfast was rather weak.
Friendly staff
Room was pretty dated
Rooms and service were good, when staff were there. No onsite staff from 9pm to around 7am. Lovely garden was shut off around these times, as was the bar, which was disappointing, especially with long summer days (visit May 26). Breakfast staff were very good. Shame this couldn’t have been extended throughout the day.
Open garden for visitors post 9pm- 7am “shut down”. Make bar available later, especially in summer period where the lovely garden is a great facility.
The location and breakfast was wonderful. The staff was kind and attentive.
The toilet had some leaking issues, but the staff were very mindful and attended right away. We, unfortunately, came on an unusually hot day, so the room was a bit warmer than expected- nothing the hotel could do about that short of investing in AC!
Lovely room.
Would have liked a greater choice for breakfast.
Location du top pour aller voir Cadbury World ou un petit tour de l'incroyable Village de Bourneville. Un vrai petit déj' anglais aussi!
Vous êtes vraiement en ville et il y a toujours un peu du bruit de la route dehors.
Lovely atmosphere Friendly staff Clean rooms
Comfy bed nice room excellent breakfast with great vegetarian options
There was no iron
I booked this hotel for somewhere to stay for a work trip. When travelling all day and a full on day at work, having somewhere to relax is important. The Old Farm offered this 110%. On arrival I was greeted by the manager who was professional and kind, who advised me everything I needed to know. The room was beautiful with modern features, outstanding and comfortable bed, tea and coffee facilities and a well presented bathroom. After the nights sleep, I went for breakfast where I was greeted by a lovely lady who took my order and was brought to me very quickly. The food was delicious. I cannot recognise or recommend this place enough. 10/10!!
Everything was to standard. I do not have any complaints. Everything was perfect.
The staff were friendly. The key and pass code for entry made it feel safe. The hotel was very convenient to Stirchley the area we were visiting. The reception and dining area have been refurbished and are very nicely decorated. The hot breakfast was cooked perfectly. Bed was comfortable.
Our room was a “standard double”, the room was tiny for £100 per night, the bed was against the wall, so have to climb over the other person to go the toilet. No space for bedside cupboards, no sockets and lamps by the bed. Only one double socket by dressing table. No storage space, just a cupboard space with a rail. Small tatty headboard attached to the wall. The en-suite was dirty, tiles/silicone mouldy, black mould falling out the shower hose, dangerous raised floor tiles, bathroom in desperate need of replacement. Minimal beverage tray, 3 teabags, 3 coffees, 4 milk portions and no water for 2 people. The “4 options” for breakfast was really odd, not standard practice of helping yourself to cold food like cereal, yoghurts, fruit and juice before you order your main hot breakfast, basically you can have one or the other but can’t have both. The breakfast was very basic and like a child’s meal, 1 sausage,1 Bacon,1 egg, pot of beans, tomatoe and slice of toast. No jam/ marmalade. Tea was Luke warm, coffee wasn’t very nice either.
Location close to Train Station and Birmingham University. Breakfast included is a nice touch.
The parking is very cramped, especially if you have a larger/ longer vehicle
Beautiful house and the room was just right for being able to visit my kids and grandchildren who live just up the road. Very quiet and lovely breakfast. Waiting staff lovely.
Only saw a member of staff on reception once. Which as a single guest I was a little worried about
Lovely green area of Birmingham and felt very safe. Five minutes from train station to city centre which only takes thirteen minutes into New St and across the road from Cadbury World. Amazing staff and set up a table with tablecloth, crockery and cutlery for our chippy takeaway. Loved hearing the church bells go off. Fantastic cleaners and breakfast staff amazing too.
Would of been nice to have evening meals served as had a lovely dining room which only served breakfast to guests, but did let us use dining area and staff set up the table which was really appreciated.
Clean Efficient Friendly
A few of the rooms need updating One had strange sink arrangements so could t really wash in it. Maybe get some double glazing on the road-facing rooms? Linden road is busy and noisy
The staff were really friendly, Roast dinner & breakfast were really tasty, room was clean (but basic). Ideal for Cadbury world visit.
The road noise & hourly chimes through the night from local cathedral kept us awake most the night, double glazing or enhanced sound proofing desperately needed.
The hotel was as described and was a good base. The staff were helpful and the room was as I expected it to be. I was able to park on site which was really helpful and free.
The bathroom was very small and a bit cramped. The reception desk isn't staffed in the morning which made my check out more difficult.
Wonderfully happy, helpful, and friendly staff. Delicious and varied breakfasts. Nice quiet room facing the garden. So good to be able to park on site. Decor was fresh with a super flourish, And having a fridge in the room was a real plus. The addition of a dressing room was a bonus and the shower was lux.
Would have liked breakfast a bit later during the week. Would LOVE a bath, though I understand the reasoning. Other than that, everything was good.
Staffs
Space
The breakfast staff were brilliant! Went out of their way to locate a hairdryer for us. Breakfast was lovely too
No hairdryer in the room, no kettle in the room. Lots of stairs to get to our room, so be careful if you have large suitcases as the stairs are steep.
Small double room - en-suite. Both clean and comfortable. Welcoming and friendly receptionist and waitress. Close proximity to Cadbury World.
Nothing
Location was excellent, only 5 minutes walk to our daughter's house. Breakfast was terrific, very helpful & cheerful lady served us.
Room was a bit small, but we only slept in it so it didn't matter too much.
Not much
Not worth anywhere near £100 per night
The staff were very friendly
It was clean and comfortable and had everything needed for a one night stay.
Nothing
Wonderful location and lovely room - I was given a free upgrade which was a Lovell start to my trip. I was travelling solo (female) and felt entirely safe from the moment I arrived to the moment I left. Staff were super friendly. Room was great. Bed comfy. TV was tricky to use but that would be my only issue and it wasn’t even an issue really. The breakfast was delicious. Highly recommend.
The room was nice the staff were nice.
The breakfast was said to be excellent, it was average at best and the portion was small, you only got 1 piece of toast , that is crazy. The lady on reception did not speak English and did not know where Harvey Nicks was ???? Also they could easily have a vending machine that serves snacks to save you walking to the petrol statin to get snacks from Tesco?
The Old Farm has been renovated since we stayed there in 2025. It looks fabulous. Staff are absolutely lovely. There is a good choice for breakfast.
Nice ladies serving breakfast
Bins outside window, window unable to open, bins connected at 4am!!! Woke us up. Emailed to check we could get an evening meal later, were assured it was ok, arrived earlier but first think reception chat said was they didn't have a restaurant ????
Location, room, breakfast room. The staff, both on the front desk and at breakfast were extremely helpful and very friendly.
Futon looked lovely in the room as a sofa but was not the most comfortable to sleep on.
Interaction with staff
Loved how close it was to Cadburys world Breakfast was lovely the lady serving was very friendly
Staff were friendly and welcoming and breakfast was generous with options of English and continental.
The room was not super clean, there were hairs on the carpet and mould in the shower. But sheets were clean and beds were comfy
Staff are lovely. Rooms clean and bedding felt lovely.
The public areas were newly decorated but our room felt tired, especially the on suite.
The on-suite was cold, and in need of decoration.
Staff were very nice - a very good stay 💛
Lovely hotel, breakfast was delicious! Staff member at breakfast was so so lovely & friendly, so we felt very welcome
We asked for a fan at the reception desk and had a slightly strange interaction as the staff laughed.
